Florida Sunshine booked a condo with us and had their guest stay. Nancy told me twice and sent a screenshot the booking has been paid however we still have not received the money. Nobody is answering their emails or phones so everyone beware! This pattern is consistent of a business closing. If you are a guest and have paid them, you most likely wont get your money back and have to find another accommodations. This was our absolute last resort to post a review but with nobody responding to me we have no choice!

This website is easy to browse and has TONS of vacation homes near Disney and in other parts of Florida. They are always pleasant on the phone and available to help via the phone but the online booking process is easy. Everything was smooth from beginning to end and we actually compared prices and Florida Sunshine Vacation Rentals is a bit cheaper than the other websites! They have a really awesome blog with tons of travel and Disney tips too. I will definitely be booking again with them. Thanks!

I had hosted our family reunion this year in Orlando, and rented a 7 bedroom home from Sunshine vacation rental. My family really enjoyed the home i had chosen. Our experience with you guys were awesome. We had a beautiful house that you can only dream of. The bedrooms are spacious and cozy. The theater and game room was the highlight of the house, the kids enjoyed it. The kitchen had every appliance you can think of. Everyone had good things to say about this house. Customer service took good care of us too. We absolutely appreciate everything you did for us and more.

Wow!!! My family and I stayed for 5 nights in one of your lovely town homes. I must say that it exceeded my expectations. Your reps went over and beyond to help find me the right home to accommodate my mother needs. The town house was very spacious, clean and modern. My family and I are once again have rented a house for our family vacation for this year in Orlando, Florida. Our vacation last year was wonderful and the house we rented was spectacular. I rented with Florida Sunshine Vacation Rentals back in March & was very impressed! I have used other rental companies before & I was very pleased with this company when comparing to others. They were very helpful when I tried to find the perfect rental home. Additionally, there were some mild issues with the home & when I reported them, staff was here immediately to assist us. There were reminders throughout the house which assisted us with following their guidelines. It was an overall great experience!

It was nice, cozy and gave me the sense of home! The neighbors were nice. The staff was really great, sweet and understanding. Any thing we needed they got with no complaints or attitudes. I would recommend this place to every and anybody! I would definitely stay again and again!!

Family vacation - 2 Adults and 5 teenagers couldnt have been more pleased with the location, quality and proximity to all amenities and tourist attractions. Very comfortable and well appointed condo. Walking distance to groceries, restaurants etc.. lovely grounds very well maintained. Spent 5 days and nights and will most certainly visit again. Highly recommended.

12/2016.. Renting a vacation home for the first time truly turned out wonderful. The home was very spacious for the 12 of us and though I didnt know what to expect, hearing my adult children praise the accommodations we had and ask if we can do this again was sweet sounds of happiness, so I was very pleased and hope to be doing another trip next year

We stayed in 5 lovely Villas the weekend of 7/21/2017. the location to stores was fantastic. The Villas were large in size and accommodated our family just fine. The flotation devices for the kids was a great plus. Thank you so much Florida Sunshine Rental.

We planned a retirement vacation for our adult children and their children. We booked a nine bedroom house with Sunshine vacation Rental. The staff was very helpful with our needs. The house was beautiful and my family loved the pool and outside patio. I would highly recommend Florida Sunshine Vacation Rental.

We had the pleasure to stay at one of the homes on the property. It was really nice and it suited us very well. Everything was in working condition except for the garbage disposal. I made a call to get it fixed and it was done very quickly. We were given excellent service during our entire stay. I would stay here again.

My family and i had so much fun in this place !!! We always love a good and clean place to stay the whole week and this one was one of our favorite. 4 stars for the House. 1 for the management companies. Far from the luxurious property promised. The accommodations were fairly nice. Could have been cleaner and better equipped. There were no kitchen towels, measuring cups or measuring spoons. No hot pad holders. I guess we were supposed to eat out all the time. The biggest disappointment was dealing with the management company. The property came with a book of totally useless information. It seemed as if it was thrown together. Trash collection instructions were wrong and the trash bin was totally unaffordable a house which supposedly slept up to 12. The worst part of the stay however was getting to and from the property. The gate entry required you to put your license into a reader and identify yourself and property. Half of the time the person who answered took several minutes to finally respond and open the gate. Why not provide a gate code or gate card? For this reason alone I would never rent this property again. It is really a shame that this beautiful resort and property are so poorly managed, but I guess that is what happens with absentee owners.

My friends and our family had a blast in Orlando. We booked with Florida Sunshine Vacation Rentals because they make you feel as if your home but away from home. And they have the best customer service! Theyre really patient and very informative. Were already booked for our next vacation.

Me and my boyfriend loved the villa, it was beautiful, the view every morning waking up to the pool and the sun was amazing..The house was fully furnished with all your basic needs,they also had a grill which was great! The gated community was gorgeous, quiet,and well maintained..There is grocery stores nearby,fast food,gas stations, etc... Lets just say everything ended up being even more perfect then i could have imagined!! The resort, management company and facility and staff always go above and beyond. This past June (2018) was our familys 5th year vacationing with Florida Sunshine Vacation Rentals and staying in their Champions Gate community. We rented a condo from Florida Rental and we were very happy with the decision, the apartment was large, very well kept and decorated there is nothing we found to be wrong. Florida Sunshine Vacation rentals took my money and reservation. Casa Floridian is property management company. Both companies falsely advertised the guest access to the pool, fitness center, and other amenities at The Vista Club. Florida Sunshine Vacation rentals and Casa Floridian left my daughter and myself stranded OUTSIDE the security gate the entirety of our vacation. It was a daily phone call to get inside the gate to the villa. Sometimes the property manager name on the call box didnt answer to open the gate. It was a stressful mess! Casa Floridian stopped answering the emergency number provided. A female has been answering the emergency number and had said she would get the key card. She never did! It was dark, raining, and we were left stranded. I called more emergency numbers until I got, Nancy Casey, at Florida Sunshine Vacation Rentals. Nancy had already lied to me that the manned security gate would have my name on a list as a guest. She didnt know the address to the correct security guard entrance and deflected responsibility when I couldnt find it. The security guards didnt have my name on anything, had no idea what address I was going to, and indicated I could not get to The Vistas from there. Nancy had said I was supposed to use The Oasis Club. That was day 5 of our vacation and should have been on the initial paper work. It was not! The staff at The Oasis didnt know where the villa address was but felt sorry for two females left outside. The shuttle driver agreed to lead us back around Bella Citta Dr to let us in the gate. I told this information immediately to Florida Sunshine Vacation rentals and Casa Floridian. No resolution. Florida Sunshine Vacation rentals and Casa Floridian completely ruined our vacation. It was bad enough we couldnt use the pool and fitness center. The fact that we spent everyday dealing with getting access to the villa was unacceptable. These people are a disorganized cluster who arent accepting responsibility for providing security gate access. They owe me a refund and have yet to provide it. Any reviews by Quinones, Valle, or Melina Camacho are family and friends of this company.

I JUST RETURNED FROM A STAY IN FLORIDA JULY 2017. THERE WERE 17 FAMILY MEMBERS THAT VACATIONED TOGETHER THIS WAS THE MOST MEMORABLE EXPERIENCE HAD BY ALL. THE HOUSE AND THE GROUNDS WERE BOTH EXCEPTIONAL. . THE HOUSE WAS CLEAN AND SPACIOUS AND SUITED ALL MY NEEDS THE CUSTOMER SERVICE WE RECEIVED FROM THE RENTAL AGENT AT FLORIDA SUNSHINE VACATION RENTALS WAS GREATLY APPRECIATED, THEY WERE EXCEPTIONALLY PROFESSIONAL AND PATIENT. WE WILL CONTINUE TO USE THEM FOR ALL OF OUR BOOKINGS IN THE FUTURE. FIRST THE CUSTOMER SERVICE WAS WITH ASSISTING MY NEEDS. This was a great holiday stay for my family and friends. We enjoyed every bit of our stay at the Wilson Resort Teascone Blvd. Home was nice, rooms were large and furnished up to date. We vacationed here with our family. It was a nice place & was clean. When we arrived the neighbors had put all their garbage in our cans which left us with no where to place our garbage until garbage day. Also algae was growing in the pool & one of my kids broke out in a rash; it was quickly cleaned when the owner was notified though. Plenty of room and nice kitchen. We overall enjoyed our stay.

Beautiful vacation home! My group of close friends every summer rent a home in Orlando and this by far has been the best one. This home exceeded our expectations, I would definetly recommend this company to family and friends, staff made sure to find us the perfect home and it was truly perfect.

I have not even started my vacation and stay at Florida Sunshine Vacation Rentals and already disappointed. I got a call saying that the 4 br house I booked 2 months ago is damaged by someone and so I cannot get that property to rent. They were nice enough to give me other options but I will have to the change the rental property after 4 days and out of 2 options I do not like one property but I was told I have no choice and can take refund. Well my vacation starts on 12/24 and there are no properties available to rent so I seriously dont have a choice. But I really hope that my stay in the given properties will be good and I wont have any more bad surprises.

Omg! I had been looking for a place to accommodate my family for a family funeral and after being let down by so many places I found FSVR!! Nancy.....wow was this lady the best!! She worked with me, was patient, caring and just down right AMAZING!! Although this was not a family vacation, it sure felt like one! Everything was so nice and enjoyable!! I have been reading some of the reviews, and the negative ones, I really dont understand and find them almost hard to believe.I had 2 major bumps in the road, with my reservation and these 2 ladies (especially Loreen) stepped right in and made it right!As soon as they got wind of any of my problems, Loreen addressed.So when I read the posts about nothing being done to help the ones who had problems, I wonder if they even informed there were problems.So to you Loreen, I shout a great big THANK YOU!!!!Sharon

If it were possible to give this company zero stars, I would.We are the owners of a property that we bought while this property management company was responsible for maintenance and upkeep of the property by the prior owners. To say the least, this property management company failed to maintain the property to a standard that was acceptable to us. We discovered many years of abysmal and mediocre maintenance and upkeep:1: Failure to maintain the pool.2: Failure to ensure air conditioner vents were cleaned.3: Failure to replace simple light bulbs that were blown out.4: Failure to provide cleaning services -- they claimed that they performed a deep thorough cleaning once a year. Upon our inspection, we found this not to be true. We found outdoor light fixtures filled with dead bugs and insects; we found the carpet has not been deep cleaned for over 18 years; we have found the pool has been neglected with water leakage, etc. The list goes on and on.5: Failure to perform rudimentary, preventative maintenance and upkeep of the property.6: Failure to ensure that the dryer vent was properly connected to the duct system. Upon or inspection, the area where the washer and dryer are installed, the floor was full with lint by the ton!7: We discovered advanced stages of black mold that required severe remediation and corrective measures.8: Toilets were black around their rims.9: The rain gutter had accumulated over 60 lbs. of dead leaves and debris.10. Smoke detectors were missing batteries; smoke detectors were disconnected; and outdated smoke detectors were not replaced.11. Many more issues and problems we discovered too numerous to mention.We could not, even if we wanted to, enter into any contract with this management company based on our findings and concerns. In short, we are mesmerized, confused, and bewildered how several reviews by a few individuals have provided excellent reviews by this company.Do not consider renting through his company that directly manages any properties.At the end, it has caused us substantial expen$e$ to bring our property to a decent, safe, and sanitary condition after close to a century of neglect and mismanagement by this company.

House was nice and plenty of space.Within reasonable distance from everything.The sheets & comforters needed to be washed.The pillows were from 1960-Old.Better inspection needed before letting renters in.

I stayed in a 8 bedroom home with a theater with my family and it was all we could dream of. The booking process was smooth and easy and we got everything that was promised. I will be booking with Florida Sunshine Vacation Rentals again.

My family and I had a marvelous time this past summer in Orlando. Most of us were able to fit in a six bedroom six bathroom home with a closed in patio/pool/Jacuzzi/relaxation chair etc. It was awesome. We were able to invite my brother and his family over to enjoy the pool with us, and it was the best family reunion ever. We would love to get the same house, the same rate and the same professional people we dealt with from the reservationists to the maintenance employees. Everyone just wanted us to relax and have fun and leave the rest to them. We left with no complaints, just family filled fun that we will never forget. In lieu of going from one hotel room to another, we were able to have family meetings in the extra large living room. We looked at movies, it was truly a blessing for all of us to be together. If we dont get the same house next time, we would like to rent from the same owner, with about three or four more bedrooms so my brother and his family can be with us. HORRIBLE. A vacation I paid for in mid April, here it is June 12th one day before my arrival date, I receive a call saying the house I paid for now have bugs, BUGS!! I initially paid for an 9 bedroom but they told me they only have 2 8 bedroom houses available. So, I picked the 8 bedroom I had to settle for. We get here and the house is horrible. The air didn’t work, sheets were dirty, the ice maker doesn’t work and the house was terribly OUTDATED! MOST OF THE BEDS AND NIGHTSTANDS ARE BROKEN! No comforters on the beds. Tv’s barely work! I didn’t get one good nights sleep because I was also scared that the house had bugs. We have an annual family trip to Florida and usually book villa direct but they didn’t have anything but I will NEVER rent from FLORIDA SUNSHINE VACATION AGAIN. PLEASE BE AWARE!

I have rented from this company 2 times in 2018.My 1st experience was not so good,but I must say they did make it up to me and my family.Which allowed me to rent from them again a 2nd time, now that was a wonderful and pleasant experience.😁And now it that time again I need another house and I will be renting from them again in March 2019. I rented a townhouse with Florida Sunshine Vactaion Rentals in Paradise Palms and I fell in love! It was close to everything and most of all fit my large family. Very spacious and comfortable! Everything was taken care of all I had to do was get the food. We will be going again!

Our Family recently stayed at one of these locations and it was everything we expected. Clean with proper A/C and really close to the theme parks which was great. They came through for us at the last minute and we are very pleased.....Will use them again in the future...

We stayed in one of the properties on Balmoral Dr and it was perfect! Very close to Disney in a gated community. The house was the perfect size and everything was very simple. We are going to reserve again in 2018 for our next Disney trip!!!!

Loved the area it was Close to everything we wanted to see and do. The townhouse was huge enough space where we didnt have to be on top of one another like In a hotel room.

The owner tried to charge me a $300 fee that they had already charged in the initial contract. Shady business practices and even worse she became hostile and arrogant when confronted with the truth. Still havent received my refund for the fully paid reservation.

We booked thru Florida sunshine vacation rentals. They WERE Great, easy to work with and very nice people. Check in and check out was super easy! I will be using them again and everytime I go to Florida. All the resorts they work with are beautiful!!

I didnt like the house restrictions in the Watersong community but the house was ok. I love working with Nancy shes always helpful. Every year shes my go to girl when I need to book a reservation. Shes 5 stars!

This was our first time traveling to Florida. My family and I had a wonderful time at our Serenity, Dream Resort house rental. When we arrived everything was perfectly nice and clean. Furniture very modern and the beds very comfortable. The neighborhood was very nice and quiet. We also got to see near by our rental a turtle passing thru and a white crane.We immediately fell in love with the location. We will definitely book again thru Florida Sunshine Vacation.

Had a poor experience with Nancy. We started paying on our reservation 7 months advance. Brand new 14 bedroom home never got to see it. Me & my family had to syay in 2 homes instead of 1 huge home. She waiting to a day before to tell me the house wasnt ready. Just about every 3 days i would call to make sure the house is ready. They gave me attitudes behind this. On top of my family being inconvenient one of the homes had a mouse. So we could not leave food out r enjoy the other home. They are liars !! They mess up my family reunion

The house address I was given was already taken by another guest when i arrived. They took over an hour to find me another house. Then they sent me to another house where someone ended up breaking into and stole a whole bunch of my belongings. The sheriff got involved and everything. Its just very odd to me that they had to move me to another house and then I get robbed!! It seems like it was all planned! DO NOT book with them.

We travelled to Florida for a group couples weekend, and the accomodations of our condo were excellent! The home was clean and the kitchen had everything we needed to prepare our meals.

We have left after 1 night when we booked 3. We expected comfortable beds and a working A/C. We ended up sleeping on the floor because the mattress was the worst weve ever slept on that the floor was more intising. The bedrooms were hot upstairs because they dont allow the ac to go below 73 downstairs which means the area you sleep is 75+! It was horrible! As someone that is in the industry of hosting over 1000 guests in my home from Airbnb with all 5 star reviews, try a reliable place that has good reviews. This place is not good!

My experience with Florida sunshine vacation rentals was AMAZING. I rented from them about 5 years ago and just recently rented from Feb 14th till the 19th . Ms. Nancy & Ms. Loreen were very helpful and beyond sweet . There was a issue that occurred the very first night and these amazing ladies were able to accommodate with another home within a few hours . I would definitely recommend any one to you guys and definitely will be booking again with these ladies . It was such a pleasure to stay at these amazing homes and be comfortable for you and your family. They accommodate large parties with pools, grills and other amazing things to help you enjoy your stay . Again I cant Express how overly accommodating these ladies were and did above & beyond to make me happy . My family & I look forward to renting again very soon and I will be spreading the word about you guys . Dear Sir:This letter is to inform you of the disappointment my family experienced while dealing with Florida Sunshine vacation rentals. What started out as planning a dream vacation for a family of four adults and one child quickly turned into a nightmare. An offer too good to be true is exactly what was offered to my family.We chose your company on line with several others in search of that perfect vacation home. Our time of travel July 5, 2015-July 12, 2015 four -bedroom, pool with spa, grill and televisions in rooms. There was a home that fit our expectations so we initiated the renting process. We were contacted by telephone and email and told the house was available. We were then instructed on what needed to be done for us to secure this home. My husband did inform agent there was another house in our sight and she offered an added discount. Paper work was signed card information given and security deposit was taken.Fifteen minutes later the agent for the contending home emails confirming the other home was also available. We replied by email informing him that we made our decision on another home. He thanked us for returning an email informing him of our decision. Yeah we are on our way; emails with pictures go out telling family members what home we will be staying in. Not so fast four days later we receive an email saying the home is not available. And we are sent replacement homes that had none of the amenities we asked for. May 14th we had the home May 18th the home not available. May 21st we receive email stating deposit will be refunded per our request giving the illusion we initiated the refund. We requested the deposit because the home promised was not available .Now my deposit is on hold and July 5-July 12, 2015 is booked everywhere. May 22, 2015 money still not on the card we use for deposits. Then another email yes it is available and two agents are contacting us with conflicting information. Finally we are told by the original agent that the home owner was out of town and could not be reached and the home was available. Then we were told the home owner was reached and the home is being lived in. We have saved copies of all correspondence pertaining to this situation. Okay emails go out it is obvious this vacation ship has sunk. Thanks for this eye opening experience the Hill family.

And so, we booked a house for about $1,400 that had a heated pool with 4 bedrooms. The owner called and told us that the house we booked would not have the pool heated because it was broken. We cancelled that house because we were looking for a house with a heated pool. The owner was truthful and honest to us about the pool. We then found another house that was about $2,700 in Clermont with 6 bedrooms. We called them to ask about the pool and they said that the pool would be heated. We stayed with that house. When we got to Orlando, we then found out that the pool wasn’t actually heated. We only booked this house because of the pool. We felt fooled because the first question we asked was if the pool would be heated. Nancy said yes. We didn’t need 6 bedrooms. We called them again and they said that there was a problem with the pools gas. This house was almost $1,300 more than the other one we canceled. Once again, we called them before coming, and they said that the pool would indeed be heated. We called the manager of the property and he said that there was nothing that he could do about this situation. We called them so many times. They were full with exuses for 4 days until they told us it was broken. Nancy didn’t do anying about it either. She said that it wasn’t her fault. I know that it’s not her cault the the pool isn’t heated. But it is her fault that she booked the house for us without making sure that everything that she was offering about the house was working. This may not seem serious or important to the prople reading this, but I wanted to let you know that the Florida Sunshine Vacation Rentals has terrible management and terrible service. They lie. All of them are liers. We felt very frustrated, and fooled because we had 4 kids in the house that couldn’t use the pool. I do NOT recommend them. Very disappointed. Booked a 3 bed 3 bath on 1st floor with all the upgrades( flat screens, nice furniture, etc), got to Orlando and gave us a 3 bed 2 bath with pee stains furniture and 13 inch tube tvs and the 3rd floor beside a construction site. Tried to move us in a property a city over. did not compensate for any of their mistakes and still charged us full price for the trash property. they are double booking properties to fill their vacant properties. We wasted half our vacation looking for a different property. DO NOT RENT FROM THESE PEOPLE. Call Cosy Casas if you dont want to deal with the headache, they put us in a beautiful unit for our final 2 days.

LONG BAD REVIEW OF A COMPANY:Let me begin by saying this company is a middle man, and that this review has no bearing on the actual house or the company that actually manages the property. So, we went down to Florida for Christmas and booked a villa with this company.... Well, its actually a little more complicated than that. We were referred to this company by the company that we normally book with. They gave us two housing options, and told us that we needed to pick and pay immediately because these were the only two houses available. We immediately picked a house, and paid via credit card. The pricing included an Accidental Damage Waiver. For those of you that are unfamiliar with what that is, it covers any damages up to $1,000. The ADW wasnt optional, it was a built in cost. We stay at a ton of villas yearly, and we are used to that, so it wasnt a big deal at all. Once they processed my credit card, I received a call that the house was no longer available, and that the only house she had left was $300 more. 😐 The $300 wasnt the issue, the fact that you assured me of my booking, run my card, and then put me in a position where it is going to to cost me more money than initially agreed upon... Thats where I had the issue. I paid the money, and proceeded with the booking. Then, I get an email with a CC authorization form for damages. Wait a second, I just paid for the ADW... Why do you need my CC??? 🤔 This was new, I had never experienced this before. Next, I get a contract in my email. It says that I have 24 hours to sign and return this email to finalize the booking... Wait, doesnt the money that you took from my account secure the booking??? 🤔 Then, I read that all damages during the stay are covered by the guest via their CC!!! So, what is the ADW supposed to cover??? 🤔 I call and speak to a lady named Sandy. Sandy, assures me that the ADW pays for damages up to $1000, and that the CC is for damages beyond that $1000 threshold. Awesome! I sign the contract and send it in. Go to Florida and enjoy my stay.... Leave the house spotless. Get a call from the management company that there is a stain on the clothe mattress pad in the room my kids stayed in, and they would have to send it to the cleaners. Im thinking, no worries, we go the ADW… I was wrong, my CC was charged a $40 dry cleaners fee. 😐 I call the company only to have Nancy at Florida Sunshine Vacation Rentals, LLC. tell me its not her problem, and then hang up in my face. When I attempted to call back, she refused to answer the phone. This company pockets the ADW money and runs your CC for any and everything. Ive stay in numerous villas yearly, and every company Ive told this story says the ADW shouldve covered this issue. $40 isnt really the issue, its the principle. How much money have they made via bogus ADW fees? If you do plan on going to Florida, let me know, Ill hook you up with some awesome companies thatll take good care of you. 😀

I have booked with Florida Sunshine Vacation Rentals 2 years in a row and the service with great they always make us feel welcomed and like a part of the family. We will continue to use them.

I must say that Florida Sunshine Vacation Home Rentals has once again gone above and beyond our expectations. This is our 4th rental through FSV and each time they have by far exceeded our expectation. We were short some beds for our stay and I contacted FSV to find our if there was anything that they could do to help accommodate us and within the hour we received a delivery of 2 additional roll away beds. Our stay was wonderful looking forward to our next rental. The associates are very helpful and make great recommendations on things to do in the area. THANKS FSVR cant wait to set up our next get away with you all.

The rooms were filty and the freeze and fridge was Luke warm ... My husband left with over a dozen golf ball size knots from the bed .... The carpet was nasty and the air had to be set on 75 the hand rails were sticky and the bedding had white stuff on them
