Sonia Nieves is a true professional and love her job. I am a leasing agent from Remax in charge of one of the condos in Fairway Glen. I know how busy is the management field. Sonia manage her time to responds to every communication in a timely manner and a professional way. I just had the opportunity of meeting her today and confirmed who she is. Take a look at the negative reviews here and you will see a common theme. Unprofessional, unresponsive, and will take a good chunk of your security deposit during move out. Unfortunately, I had the same experience as a lot of the folks here. I would recommend avoiding this agency, if you can. They dont even care to acknowledge the negative feed.

After a few hiccups everything was solved by Ann. Very fast at responding and gave a lot of information. I suggest going in person to talk to her because it makes things so much easier. She answered all my questions and was able to get me started in my first condo. Highly recommend meeting up with Ann and discussing properties with her

They take a large chunk out of your security deposit for needless repairs/services and when asking for justification or a rationale they are not able to provide any. After submitting disputes the property manager just goes completely unresponsive and refuses to answer any sort of emails or phone calls. Even calling the main office is useless because no one is willing to pick up the phone. Honestly one of the worst property management companies I’ve ever had to deal with. Would recommend you look elsewhere if you find that the property is being managed by this company.

What makes customer service exceptional is communication & accountability. However, if you notice most 1-star reviews are all related to the lack of these two things.You’re dealing with families’ well-being. This isn’t fastfood where you can apologize by adding extra fries. If you’re a Property Manager and cant establish a fluid communication between a new tenant and a homeowner, guess what? You’re the problem. Families shouldn’t have to be left stranded while you get things together. Here’s an idea: Come up with a back-up plan that would work as a safety net when you drop the ball. Maybe guarantee a 3-5day economic stay in a local hotel or something at the expense of the homeowner, I dont know. The point is, if the new tenant is left hanging due to your mistake, they shouldn’t have to pay for it.If this message bothers you, it’s because its for you. Y’all need to get it together.

So I havent even moved in yet but Anns service is so amazing that I had to give this lady a shout out! She is the bomb! I do the same thing for a living but from home and know how hard it is to find good people. Ive probably sent her over 100 messages at this point and she responds immediately no matter what time of day and is always so happy to help. I am so excited to move in to my new home and so happy with Anns service that I couldnt wait to leave my review. Someone definitely needs to give her a raise. Ann you are a beautiful person and thank you for everything! I will recommend all my friends to you :)!

Home River Group, in particular, Charity Lewis and Michelle Harvell, ripped off a colleague of mine. The condo they tried to rent him was uninhabitable, they didnt try to remedy the issues, or even try to clean the place, and then they refused to refund the security deposit. He is in the process of filing a lawsuit, more for the principle than anything else...

Our experience renting from Home River Group was terrible. At move in, our property manager (Ann Barrasso) told us to make a list of anything that was wrong with the apartment so that they could make the repairs. We sent her the list of items that needed attention 7+ times over the 2 months that we lived there but nothing was attended to. We tried communicating by phone, text, email, and even resorted to the live chat on their website -which was unhelpful as they said they would just notify Ann. We requested to speak to a supervisor but no information was provided. The apartment had cockroaches in the dishwasher even though the appliances were said to be new. The dishwasher did not even fit properly into the space it was mounted, making it difficult to open and close. The oven could not open all the way because of its proximity to the fridge. We had multiple plumbing issues.We had to end our lease early due to job changes and COVID. The policy in the lease is ridiculous - leaving you rent responsible for the entirety of the lease (no way to pay a month or two and get out). We did all the work to advertise and show the apartment so that we could secure a new tenant -and yet HomeRiver Group still charged us a $400 fee at move out for finding the tenant that we provided them. I cannot count the number of times I attempted to contact Ann and got no response.At move out I over-communicated regarding the address to send our security deposit to and yet HomeRiver Group still mailed it to the address we were vacating, had to wait for it to be returned in the mail, and then sent it to the correct address. All the while, I was asking Ann where the deposit was and she was not responding. We also asked for details on what needed to be completed at move out and Ann only stated that we needed to have the carpets cleaned -which we did. Then, when received our security deposit back they subtracted a fee for not having pest control done.Ann also stated she would send us the water bill monthly but never did so and substracted this from our security deposit at the end of the rental period. I am doubtful the amount she subtracted ($150) was the actual water costs. She also said she would send information about putting the electric in our name, we reminded her multiple times, but got no response. Then one day, when our newborn baby was just a few weeks old, in the middle of winter, the power was shut off. The power company couldnt come to turn it on for two days. We had to find somewhere else to stay because our apartment would be too cold for our newborn.All in all, our experience was TERRIBLE from beginning to end. Maybe, if you are assigned another property manager, you will have a better experience but if you find out you have Ann Barrasso I would recommend finding somewhere else to rent.

Home Run for Home River!If you’re reading this, there’s a good chance that you’ve had one or more unremarkable experiences with property management, or HOAs. I’d like to offset that balance in a small way today and give you something to smile about.I’m willing to bet (only $10) that very few people wake up in the morning and decide they will make your situation unsavory just because. We’re human beings who have the capacity to do amazing things with the right mindset and other intangibles necessary for good business. In the same breath, one can still be subject to bad days or just poor management. I am happy to say that my experience was a good one.About a month ago, my company (Pillars Cleaning LLC) completed a pressure washing project for an entire community. Any project of that scale will come with it’s challenges, but we were immensely grateful for the opportunity. When it came time to invoice for services rendered, there was quite a bit of a time lapse. So, this morning we Forwarded the invoice again and learned that the community was under new management. I reached out to Stefanie Nicholson who provided our company with rockstar-level customer service and professionalism. She included her colleague Marcus James and collectively set us on the right track to receive payment. Is this scenario typical? No. It doesn’t always end well for that smaller guy. Today, dignity prevailed. Because these guys made a conscious effort to rectify this issue with fidelity. I would like to commend Home River Group for your outstanding level of professionalism and making quick work of something that casted a significant shadow for us. You clearly understand the delicacy of time-money-management and the impact it has in the smallest businesses. Thanks, again Stefanie. Also, hats off to Andy Propst and the leadership team for fostering this type of company culture.

We just recently purchased a home in Blue Springs Villas Orange City, managed by Home River Group. We are remodeling and needed quick approvals for exterior paint and a new roof. It has been such a pleasure to work with Sonia Nieves. She has been so polite and quick to respond with approvals for the work. She was there at any time for me. After switching our management from in-house to this company we have seen a marked improvement. Swift responses, excellent record-keeping and a great management team. I would especially like to note that our current CAM Stefanie Nicholson always seems to go above and beyond for our community I know that she manages many but we feel like we are the only one.

Racist company or I should say racist employees . I continue to get harassed over the same thing my neighbors do but are never advised of. I’ve asked my neighbors to they get certain letters (pressure wash walkway, cut grass when it’s not high, etc) they tell me no. I got a noticed to remove hurricane boards in September a week after Dorian meanwhile today 10/23 my neighbor STILL have up there hurricane boards up. And I did ask they stated they haven’t gotten a letter . Guess the “rules “ only apply to black people.

Horrible service. I lived in a property managed by Home River Group. It was infested with wasp nests. I called them multiple times over the phone. It kept transferring me to voice mail. After 3 attempts, I was finally able to reach a live person. They were unwilling to pay for pest control services when the whole condo was infested with wasp nests.

The company is out of touch with the renters. I rented a property managed by this company. When I first saw the home, it was a quick walkthrough, when I moved in the home was dirty with cat hairs all over. The home also had a major plumbing issue, and from talking to one of the maintenance workers it looked they attempted to fix before. There were 3 major main water leaks, my furniture was damaged and just imagine the water damage on the bathroom vanity and baseboards from the entrance all the way to the livingroom, it seriously looked as if a river passed through inside that house. When I called, they didnt believe me. It was so inconvenient. My neighbors loved me and they didnt want me to move, Im a workaholic so barely there and I enjoy peace and quiet (seems the previous renters the management company put there have the neighbors a hard time with noise and all). Hearing the complaints from the maintenance companies the company uses, and how poorly they treat the renters is the reason I wont rent from properties that use a private management company. One horrible experience was enough.

Hi,We currently have a rental with them and they neglected to notify us for over a month that our tenant was not going to pay rent. Actually, they never reached out I had to e-mail as I can never reach anyone by phone to see what was going on.We then voiced our frustration with Karrie over not being notified on January 6th via e-mail and asked for a manager to reach out to us. As of now the 28th weve still not heard from the property management company.UPDATE: Shortly after posting this the company reached out and resolved my concerns.

One of the most unprofessional companies I have ever worked with. Trying to get information out of them is like getting blood out of a stone. The builder completely screwed up the building of a community pool and getting updates from Home River is near impossible. The pool should have been finished weeks ago, work hasnt even started but they feel it is ok not to update us on this. Weve been contributing to maintenance on the pool that no one can use all year. The Budget meeting was scheduled on a Monday morning approximately 30 miles from the neighborhood, making it almost impossible for most homeowners to attend. They send you to collections if you account owes 10c. Meeting minutes werent uploaded to the website until a neighbors attorney got involved. We received a violation because they said our mailbox had been moved. The mailbox was in the same position it had been for over 10 years. Only after sending them a picture from a previous violation about the lawn which showed the mailbox in the same position, did they remove it.Our contact has changed at least 4 times in the 2 years Ive lived there, yet they are never pro active and advise us of this. We find out by accident when we email them. The company changed from EPM services to Home River and again, we were not informed of this change which resulted in a change of email addresses. Not one of the neighbors knew about this, despite Marcus being kind of rude and insisting we were told. The violation letter we received about the mailbox even had the wrong email address on it!Stefanie was the property manager for a while and she was great.Edited to add after Homerivers response.Too little too late Im afraid. Youve had our contact info for the past two and a half years. Thinking back to when we purchased the property, you were still sending documents to our old address even after we informed you it wasnt correct. I dont know what you think you can do now. Our home is being sold and Ill be happy never to have to deal with you again.

I personally work with Lynn E. multiple times a week. Lynn is very professional and quick to respond to emails (my preferred method of communication). Lynn is very knowledgeable about the dos and donts of managing a subdivision. Lynn has the best knowledge on which contractors for the job, when issues arise. She is a pleasure to work with.I met Marcus J. moments ago when he responded to a submitted work order within an hour of submission. Marcus is a wealth of knowledge and was able to answer all my Cincwebcc questions.A great team to work with!

My building hasn’t had common area lights for over a month. Not a word from HomeRiver, via email or a posting to their work order website where the issues was reported ion 11/1. Their communication is non-existent and they do not take safety issues seriously at all.

We are extremely dissatisfied with Home Rivers services. Here are some reasons:No contract, no inventory of places of entry, no report to inform us of grievances and complaints from tenants, no quote sent so that we can decide whether or not work to be done, no history of reports, no regular inspection, etc. Their lack of responsiveness to solve the problems( by claiming to have the agreement of the owners to intervene). We had to come on the spot to discover their mismanagement.We always wait for answers that they are supposed to communicate to us.

I was an employee of HomeRiver and terminated regional Stephanie Nicholson & president Brad VanBroyen as my employers for poor management. I currently still am a tenant at one of the properties. Today January 31st I went to the location to pay my rent at 4pm. The office was locked and a sign stated to ring the door bell for assistance. Now anyone who has visited the Orlando office knows that windows are in every office. I was intentionally ignore by office staff whom vehicles we’re outside (black Nissan, black Chevy truck & white Chevy car) and stood outside while ringing the door bell and waiting. I prefer to hand my rent to someone for accountability rather then the drop box .The level of Petty goes to show of why leaving the company was the best decision. I hope that no other tenant has to endure this type of unprofessionalsim from a management company. Business is business and should remain as such. I reached out to my Prpoerty manager Maria Hummer in efforts to resolve issue.

The response time to maintance is unacceptable. My first request was due to the fact that my kitchen sink was not working (no water), garbage disposable broken and slow drain in the bathroom. It took more than 3weeks to get this resolved and I had to do the reaching out through email, portal or phone. I currently have a new issue (light in guest bath is not working, no window so its dark in there) which I submitted a request for on Dec. 14 and as of today nothing. I had family here for the holidays without lighting. On the 18th they said a vendor would be out, someone came on the 20th, looked at the light and wall (5min) and said someone would call me. I got nothing so I contacted HomeRiver again finally got a response on the 24th apologizing and stating they would contact the vendor to see what was going on with the status. I still was not contacted so I called the emergency number on 1/7, the agent said she would look into it and as of today I sent another email because I have yet to be contacted or anyone come out. Horrible experience.

Do NOT ever use this company if you are planning on renting a house and your Equifax score is under 700!! They took close to a week to deny me based solely on my credit score (which is in the low 600’s due to all the inquires and revolving debt). I have a 12 year job, make around 8k a month and have NEVER been evicted or had a late rent payment in my life!!! Doesn’t matter, they just charge you $100 to pull a credit bureau (which costs them 4.00) and if you don’t have a 700 Beacon simply deny you. Not one of my previous landlords were called or my employer! If you have 700 beacon and make minimum wage, no problem, they’ll put you in anything.
