If i were to leave a review just a couple months ago, it would of been one/two stars, they changed management three times while I was there. But third time was definitely the charm. The new manager is so nice and you can tell she genuinely cares about the apartment and tenets. Great price for the units. The hot tub is still under construction but with how much faster things have been going under the new manager I wouldnt be surprised if it was finished soon.

I have had nothing but a pleasurable experience since I moved in, in December of 2020. Ellisa the manager is amazing to work with as well as the rest of the front desk staff. Maintenance is the best I have ever had with a great and personable maintenance person. The only downside is parking fills up faster than I would like it to but I also work until midnight so cant really complain. I fully encourage anyone who is thinking about it to move here.

My son applied to this property, trying to assume another student’s lease. Apparently there was a misunderstanding between the lessee and the property as to how much his rent was and so my son decided not to purchase the contract. He had paid a $300 deposit upon application and has STILL not received his refund over two months later! He and I have left multiple messages trying to find out where his money is. Please make sure you read your contract in full before handing over any money or signing a lease with this property. It’s sad that college students can be taken advantage of in this way.

It is a nice place to live in and the managers try to be nice but read the contract really carefully. It is super misleading!!1- If you are signing a yearly contract they will not honor the contract and will kick you out of the apartment about 15 days earlier. ex: I payed a yearly contract which payed for the entire month of August but forced to leave on the 11th of August.2- The advertising is misleading for the monthly price, I got mine at $399 per month but after a couple months started paying almost $600.3- I spend two days with white gloves and cleaning they still charged me $40 after all the cleaning was done.Overall, they are nice apartments but have things that need changing right away.

I have lived here for the past year and this place isnt the best. Management is pretty bad, grounds are not kept up well. My roommates car got broken into and Ive seen the police here many times. Also its WAY too expensive for what you get, and especially since most people living here are college students working part time jobs. I was told Id be paying about $525 for everything and it turned out to be $600 a month. Its not very social. Its also very difficult and almost impossible to sell your lease. They only have full year contracts. I would not recommend this place.

Lets not kid ourselves here. This place, like most of Orem student housing, is owned by RedStone. The mini-monopoly they have drives up prices. Now Summerwood in general was a joke. The freeway noise is loud and constant. The washer/dryer was nearly always broken and needed to be fixed. Every unit has appliances from the 90s. Dont even consider this place unless you dont own a car and are going to UVU.Sadly most of student housing in Orem isnt much if at all better, (cuz RedStone is my guess), good luck out there.

I lived at Summerwood during the 2020-2021 school year. At first it was rooooough. It is a little on the more expensive side. With rent, utilities, parking, etc. I usually paid around $580 a month. Maintenance was good when we needed it but sometimes took a while. The new management and property manager Ellisa is fabulous. The earlier management was incredibly frustrating to deal with. I always felt like they didnt care about residents and only wanted good business. It wouldnt be my first choice at housing simply because of price and the social life wasnt great (but it was also covid), but its not bad.

The apartments themselves are nice but the management team lacks communication which is crucial. When you come to the office with questions they give you half of an answer and rush you out of the office. I have lived at Summerwood for the past year and the management is some of the worst I have ever seen. Both before and after they switched managements was not good. Summerwood announces cleaning checks just a few days before they happen, making it difficult to clean up to their standards if you happen to be busy in those few days. They are also pretty strict on cleaning checks making it very nerve wracking every month to see if you passed, or if you have to pay an absurd amount of money if you fail. They also tried telling me that I had to move out two weeks earlier than my lease said, and were not very willing to tell me why or work with me to figure it out. My apartment at Summerwood was also much smaller than other apartments in the complex, so I was not able to fit as much furniture in, but I was paying the same price as other people were for a smaller apartment. The best thing about Summerwood is the maintenance man Charles. He is so kind and always took care of maintenance requests very quickly. I once put in an emergency request because my bathroom pipes were leaking through my walls and he was at my apartment like one minute later and the problem was fixed within an hour. Overall, I would not recommend living here.

If you are looking for a place that rips students off at every opportunity, you have found it! It is fine to build an apartment right next to the freeway, however the windows and walls are so thin that you can never get away from the constant roar of engines, even at 2 am. Forget trying to sleep. The management is also awful. They will lie, cheat, and deceive to get what they want. Not to mention they promise things and never uphold their end. Extremely unprofessional and rude people. I have worked in leasing before at they are despicable. They will not help you or work with you, which is extremely important during this COVID-19 situation. Save yourself heart ache and money and go somewhere else!

Please do not move here. There are so many other options, you can NOT get worse than this. PAY ATTENTION TO YOUR CONTRACT. They charged us more than they said they would, they didnt have a solid price in the contract. They didnt provide a exercise room or hangout space until a year after they said they would. I moved out without having ever receiving the hot tub they told me they would have installed by my first month. Our cars were getting broken into and they did NOTHING about it, wouldnt even install cameras. The rooms are decent but the remodel was done VERY poorly. You are overcharged for the quality provided. The only good thing about this place is the close proximity to UVU and their maintenance employee. I have heard they got new management, I am not sure how they are. Overall, I would suggest going to University Towers if you are looking for the closest apartment to UVU. It is right next door to Summerwood and a thousand times better.

Ive lived at Summerwood for 4 year now and I would have to say my experience was good in the beginning but when they remodeled the place a year ago and went through 6 managers it was a nightmare. The only true consistent thing that has come out of this place was Charles. Charles has been the glue that keeps this place together and he is the only thing I can trust from Summerwood maintenance. He has ALWAYS addressed EVERY concern we had with the apartment and is prompt in fixing things. He came after hours during the winter because we were afraid that our pipes were frozen. Our washer and dryer combo was broken and we got a new one within a few days. He truly cares about the residences that he looks over. Especially with Covid-19 he takes great care and consideration with safety wearing a mask and gloves anytime he enters an apartment. By far one of the best maintenance managers Ive ever had while living in an apartment complex. Id give maintenance a 5 star but since this is evaluating Summerwood as a whole I gave Summerwood a generous 3 star.

I lived at summerwood 2019-2020. I thought the apartments were pretty nice. Whenever we ran into any problems, the maintenance man, Charles, solved the problem super quick and was really nice and friendly. I did not have any issues with the management until the last few weeks I lived there, when my car got broken into and suffered a lot of damage to the door lock and window mechanism. I called the office to see if there was any cameras or anything they could do about it. They told me to send them an email with pictures and a description of what happened, which I did. I lived at Summerwood for a year. It was nice being near UVU, It was also very noisy being next to the freeway but you get used to it. The rooms were good quality with nice amenities. The biggest problem I had with Summerwood was the communication. It is very difficult to get an issue resolved, I had to wait in the office for an hour and a half, after several dead end emails and calls, in order to get in contact with the person who could resolve my issue. I just moved out and didnt pass the cleaning check, which is fine, I should have scrubbed the oven trays for another 2 hours. The problem is that I wasnt told about having failed the check, this resulted in 8 days of late fees. They were kind enough to let me know I still had a standing balance with them and so they didnt send any collectors after me.

Well Im about to move out, so heres my review. The property is decent, but a little noisy being by the highway. Being so close to UVU is great! The new apartment updates are really nice and private rooms are a good size. I do wish they had a food pantry. Theres plenty of visitor parking there and across the street, although, resident parking feels limited on site because the underground parking drips and can damage your car. (Owners need to figure that out.)In the end, I give this place 5 stars for good memories and great maintenance! Summerwoods maintenance (Charles) has been awesome!!! I kid you not, I wish he was coming to my new place. Charles has been a huge help keeping residents well taken care of and happy. He keeps the property well maintained, is very quick to respond to needs, has a good report with residents and keeps us updated with good communication. He is very polite, has a great respect for his tenants and goes the extra mile to ensure we are safe, especially during Covid. Regardless of your Covid stance, Charles respects everyone by wearing gloves, masks and sanitizes between apartment visits. He actually knocks several times before entering too. (Wish everyone did that.) Charles has to be the most honest and open guy you can meet, so you always know exactly whats up.As for office management, its hard to know what to put due to all the changes. In the last year or so, weve had more than 5-6 different managers and 2 different owners, so I cant say good or bad of the most recent management because I dont know them yet. Past managers Donetta and Jenny were awesome! Hope they can keep or find good consistent management soon. Keep Charles for life! Thanks again Summerwood.

I lived at Summerwood for the 2018-2019 school year. I regret it every day. I moved out of Summerwood on August 8th 2019 and I havent received my security deposit back yet. Its been 3 months now. I have called the office 4 times and every time they apologize and put my name on a list of others who havent received their deposit and say I should be getting it within the next 2-3 weeks. Obviously that is an empty promise because they have recited that exact same phrase to 3 of my friends who moved out as well. I am a college student trying to pay tuition and I need that deposit money. The actual condition of Summerwood was not worth the rent. They decided to schedule renovations during finals week last April. Why would a company who advertises themselves as Student Living schedule their renovations during the most critical part of the semester? We asked them to wait a week or two, but they did not. They emailed us saying the renovations would take 2 weeks, but ended up taking over 2 months due to poor scheduling by Summerwood and the contractor. They currently dont have a permanent property manager so anytime you go in to ask questions either nobody is there, or they tell you to go to the corporate office in Provo. I am hoping that I will get my deposit back sometime this year, but I am doubtful. Thanks for the memories Summerwood.

I lived at Summerwood for about 3 years. It was pretty good the first few years. Rent was really cheap, even without the scholarship that a lot of people who live there have. The underground parking, washer/dryer, and location were positives. The repairman is great and fixes issues very quickly. After the new management came in, it went a little downhill. They started renovations about a month before I moved out. Very short notice was given. They would leave a paper notice on the table/counter and sometimes it was easy to miss because of all the renovation clutter. Some of our things were ruined without anyone notifying us. We were living in a literal construction zone. I ended up staying other places because of how messy and gross it was. They handled it very poorly and unprofessionally. The renovations I saw were alright. The new lighting looked pretty but wasn’t very practical. I moved out before I saw all of the new furniture/appliances. But I heard they looked nice. The new management seems decent. You could tell there was a lot of stress when it switched over. I heard a lot of rumors that people wouldn’t get their deposit back because of the switch, but I got mine back. All my messages were answered promptly.Rent has raised a LOT. Especially in the summer. I was paying at most $250 (including utilities) last summer (2018) and that was with no scholarship. The rooms are extremely small compared to similarly priced apartments in the area. They do cleaning checks, which I found weird and annoying considering it wasn’t a dorm/on campus housing. It’s an ok place to live when you first move out.

DO NOT LIVE HERE!!!! Summerwood changed the locks while i was at work without giving proper 48 hours notice before doing so. I was locked out of my apartment and had to crawl in through the KITCHEN WINDOW at midnight. When I called them the next day and finally got ahold of Debi, the manager of Summerwood, her first reaction was to ask me where I was when I was “supposed to pick up my keys”. She then asked me if I really needed them. I have no roommates so consequently I’d have no way to lock the doors when I leave for work or school. When she finally got to the office to give me my keys, she said this wasn’t her problem nor her fault, even though she is the MAIN MANAGER of Summerwood. She was extremely condescending and disrespectful when I was explaining how frustrated I was with the situation. She said there were flyers noting this change would be made days earlier—which there were not, she also said she sent out an email with plenty of time for tenants to pick up their keys—the email was sent the afternoon of the locks being changed. She also stated she came to give me MY KEYS out of the kindness of her heart, and that this wasn’t part of her job. Not to mention they started huge renovations during finals week. If I could give this apartment complex 0 stars I would.

It was great until I moved out. Extremely disappointed. There was a miscommunication for final check out when I moved to get married and after addressing it and communicating about it, the management didnt hold up their end of responsibility and charged me for something that shouldnt have been charged. I moved out in the middle of the semester and personally went to them to ask how to handle the bathroom clean out since I had a roommate still there. I was told that would NOT count against me by one of the girls in the office. Well, guess what? I see the fee for it not being cleaned and reached out to them because that wasnt supposed to happen and then they turn around and blame me for not cleaning the bathroom! Called out management for not doing their part and they dont even have the decency to e-mail me back or refund me from their mischarge. Only trying to get as much money from college students as they can. From other reviews, it looks like Im not the only tenant that had to deal with a failed cleaning check when everything I did was on the check out sheet and my husband was even there helping me clean it all! Also, there is mold in the bathroom(s; from other reviews) nothing has been done about. Hope its worth it to them, maybe they can use the money they rip off of students like myself to get new vacuums for the complex (since you get failed for using them in cleaning checks and theyre stupid old).

I moved into summerwood August of 2019. The reason I don’t give them zero stars is because there were some really nice people working in the office. However, the first 3 months of me living there was riddled with financial complications on their end in regards to how much was owed for the monthly rent. There were numerous times that I’d go to the leasing office to find them closed almost half an hour early. There were many renovations going on for summerwood and I understand that that could be very busy and stressful, but things like the “spa” and “club house” were supposed to be complete before The fall semester. Then I thought maybe during winter break. We’re coming up on February of 2020 in the spring semester and neither are finished. There has been no compensation in our rent though for 5 and a half months we have been paying for their extensive promised amenities that are not available. And there is no projected time that we’ve been updated with saying when they might be complete. Also it was filthy EVERYWHERE when I moved in, the blinds all coated in dirt so tough and thick I thought it might’ve been dried mud, and the baseboards and walls permanently look dirty and dusty because dusty and hair was just painted over. The floors have huge stains and marks from furniture before we had moved in - even though they were supposedly new floors. There were literally things left from the male owners before us (yes we know they were male). Some of these things included food scraps in the furthest back corner of the cabinets, and old used cleaning supplies in the bathroom, and a clogged shower drain. We had received emails when we moved in saying that if our apartments didn’t receive the cleaning before we moved in, to just let them know. I went to the office and did so and they sent someone who vacuumed the floor a bit and vacuumed the floors of the rooms (if she even did that) when she left there was still dirt and grime everywhere.I’ve been so disappointed with the quality of living here for how much they charge for rent. But maybe a few more amenities like a clubhouse and hot tub would’ve made up for a small part of that...

I don’t even live here and I felt it necessary to write a review warning those to stay away. I have several friends that live at the Summerwood, it’s a headache every time I go to visit.1. The office manager, Debbie, has been nothing but rude and unprofessional to everyone I have seen her come in contact with. I’ve stopped into the office on multiple occasions (waiting for friends to ask their questions or what have you), and I am floored by how she chooses to speak to residents! She’s very short, rude, and just doesn’t have any form of customer service training. I have also been in the office while she chose to speak rather loudly with an employee on speaker phone for all 5 residents to hear. You can clearly tell she isn’t trained properly on her position as a property manager.2. Heavy construction in the middle of the spring semester and far into the summer?? Students were kicked out of their apartments for hours without proper warning. The workmanship was terrible. Nothing was done on time as previous notices had stated. A million dollar renovations?? PLEASE.3. Finally, corporate couldn’t care less about its residents. With the two previous statements above, do you think any of that would have happened if they chose to check in on their property even once in a while? No. They won’t even call back the residents that have gone out of their way to personally call the corporate office in an effort improve their living situations. Money grubbers. That’s all they are.Long story short, do yourself a favor and just pay for a UVU parking pass and find another living situation. You’ll probably save some money, but most of all you’ll save your sanity.

This place is only about taking your money and not giving any real benefits in return. I lived there for three months over the summer for an internship and then moved back to where I go to school. The utilities were very expensive but they wouldnt give you an itemized receipt of what we were using in our apartment. We had to trust that they just divided it between the four of us. My bike was stolen from the parking garage where it was chained up and they didnt want to help in anyway or even show concern that crimes were happening on their property. They dont have any cameras in a parking garage, I thought that was weird. The noise from the interstate which is located right outside many of the bedroom windows is horrendous. It never stops and the walls dont keep any of it out. Lastly but what really makes me never want to live here again is that when I moved out I was charged $73 to clean a vent a window seal and a vent on the microwave. Explain how I can make $73 of a mess in an apartment that I only lived in for three months and based on a vent (oh yeah and they passed a clean check every single month that I lived there). It is an unethical practice to be charging a very steep price for an apartment, charging utilities on top of that, parking is extra, internet is extra, TV is extra, they automatically dont give back $125 of your deposit and then charge outrages prices for cleaning that is well within normal of living in an apartment. I WILL NEVER LIVE HERE OR IN A RED STONE RESIDENTIAL APARTMENT COMPLEX BECAUSE OF MY EXPERIENCE HERE.

It basically made it so that we were living in a construction zone and couldnt use our apartment for almost entire days sometimes. It also sucked because since instructions and notices werent always clear some of our stuff got ruined because we didnt know to move it. This would have been fine (somewhat) if this hadnt gone on for like 2 months in the middle of the semester which made it even more inconvenient.I know that management was trying to work through a lot of it but it was honestly one of the most frustrating experiences Ive ever had. I also felt like the old management under Redstone was a little bit more organized, but that could have just been because they werent also dealing with renovations. All in all, now that renovations are done Im sure its a fine place to live but it sucks that everyone in my apartment had to live through them only to not actually benefit from them since we all moved out. Management suffered under Redstone, but Im sure its bearable enough now that the worst is over.

This was the worst place i have ever lived. The maintenance sucked. They never fix your problems. (we had many already before we even moved in completely) Examples- heater/a.c was broken, fridge smelled bad, dryer did not work. And those were only a few of many throughout the year. They charge you money for pretty much anything they can. At each month you get a cleaning check, and for whatever reason if you fail they can charge you 10$ for failing plus another 30$ an hour for someone to clean your apartment. (Keep in mind they get paid by the hour). Also at the end of the year they have a final glove check through the whole apartment. Lets just say the only girl who passed in mine was the one who stayed there. Our apartment looked better than it did when we moved in and we all got atleast 70$ taken out of our end year deposit and they refused to give us our money back. So take what i have said into consideration before moving in here. I highly recommend looking else where. One last thing. The apartment previews look nothing like the actual one. The walls are scraped and they arent very clean.

So I had honestly both good and bad experiences here, but I genuinely would recommend avoiding this place if possible. The place itself is fine, management is not thoughAs honest of a review as possible:The good:Really close to the university, maintenance was really good at responding to and handling requests or repairs within the apartment BEFORE renovations, the other residents have been really nice and good for the most part. The bad:Management is terrible (Debi to be specific), I happened to be the resident present during the renovations and it was honestly just issue after issue. For the most part they were good about notifying us when things were happening but they shouldve really given us partial payments back because half of our apartment wasnt usable through the duration of the remodel. People were in and out of the apartment for weeks, banging and making construction noises the whole time.Management also falsely accused my whole apartment of possessing firearms where we all had to report to the office (I personally worked during this time so had to take work off) and threatened to call the police and said they werent afraid to have people arrested. Only to later apologize that they had the wrong apartment entirely. After renovations they did walkthroughs of any issues, I was home when they did our walk through and told the lady of both a leak in the plumbing from when they remodeled the bathroom as well as touch ups needed in my room, 1.5 months later these werent taken care of.When the end of my contract rolled around they asked for volunteers to move out early to get new students in for the school year. I told them I wouldnt be leaving early. A couple weeks later I received a follow up text saying I needed to be out by the end of the month for move out by the end of the month even though my contract wasnt up. I followed up that again I wasnt moving out, they then repeatedly tried to persuade me to move out earlier because they had new tenants that wanted to move in.I agreed on the condition that I would move out August 3rd or 4th and that I wouldnt be charged for those extra days. I agreed under the context that they wouldnt be charging me for August and they refused to uphold this even though I was doing them a favor saying that I misread the message and they meant that I wouldnt be charged for the remaining days on my contract which makes no sense as they were asking me to move out in the first place so why would I be charged for that. When I mentioned this to them they again refused even though I was trying to help them.At this point I was curious and stated that because they couldnt communicate that properly I would be living there for the full duration and they can figure out what to do with the extra tenant, and that I would be leaving a review across the board for my bad experience with management. Their response was that bad experiences are caused by both management and tenants, so instead of even learning from the experience they turned around and tried to blame it on me even though I was the one trying to help them in the first place.Their cleaning checks are also really intense, we got docked and had to pay a fee because there were some crumbs left on the magnetic strip of the inside door of the fridge amongst other things. From what I heard they plan on making these more frequent due to the remodel as well.Lastly, I did have my bike stolen on the premises which was never addressed or acknowledged by them. Police were great though and helped me file a report.Again if you can find another option for the same price or even slightly more, take it and dont stay here.

I don’t know where to start.... I moved from San Diego to this complex to finish school at UVU and work for the fire department. My dad came with me on the road trip to help me move in and right off the bat was disgusted with the conditions of the place. I looked past the filth and went on with living here and attending school (big mistake). The management is horrible. I had my bike stolen from the bike rack in the parking garage and then my car broken into with basically all contents inside stolen. The management “acted” concerned and wanted to help but they could have cared less. Clean checks were failed monthly, and then my roommates and I decided to stay home for the clean check and watch them check it one time and what do you know ? We passed ! This place is sketchy. Lastly to add to this horrid review. I was so done with this complex that I moved out of my unit and found a room in provo before my lease was up and paid double rent for both places unit my lease was up. Upon returning to give my keys to summer wood who sent me an email with the date to return them, I found a young man living in my room room weeks before my lease was up, and he had no idea it was still technically my room. The managements response was “oh we thought you left”.Then a month late my degrees from graduation of UVU and other important documents were sent to this apartment so I asked management if I could retrieve them from the mail box and the told me to my face, “it’s not our problem if the tenants of the apartment allow you to get them then go ahead but if not you’re on your own.” Do not live here, the manager Jenny or what ever her name is horrible. She doesn’t care about you but loves your money ! This place should be shut down honestly.

We rented a room for fall semester 2015 for our son. Prior to signing a contract, we went down to tour the property. We were shown a very beautiful, immaculately clean model apartment. We were told that the apartment he would live in would be very similar, but naturally would be not as immaculate since it has been lived in. We understood that and were impressed enough to sign the contract. Prior to moving in, they had my son fill out preferences for roommates. They had assured us they try very hard to match them with others who are similar in age and interests. He received an e-mail shortly before he was to move in with the names of his roommates. The day we took him down to move in, we opened the door to an apartment that had absolutely filthy carpet. The kitchen was messy and the floor was dirty and covered with crumbs and food. There was a big box in the corner of the living room with a full size washer in it and junk all over the kitchen table. Some of the cupboards had old food from past roommates. We had to scrub off dried liquid from cans that had leaked before we could put away dishes and food. The bedroom he was to sleep in was relatively clean, though there were a couple of spots on the carpet. We were instructed to write down anything that was broken on the sheet of paper so that it could be repaired and so that we would not be held accountable when he moved out. We did so.We met one roommate that day and he told us a bit about himself and the other two roommates. None of them were the names of the people he was e-mailed and told were to be his roommates. None of them were close to his age or current students or anything close to his interests as we were told they would be.Several weeks after he moved in, he was told they would be cleaning carpets and that everything needed to be off the floor and that he needed to be available so they could get into his bedroom to clean the carpets in there. That day came, no one showed. They then said it would be on a different day and to just leave the door unlocked to his room if he couldnt be there. He was not going to leave his door unlocked as he had several expensive electronics and other valuables that he was unwilling to leave unattended as his roommates often left the front door unlocked and anyone could just walk in. As a result, the filthy living room and halls were cleaned, but not his room. The worst part of all of this chaos, is that on the day we moved out, we spent considerable time cleaning and scrubbing his room, including the old blinds that were stained and scratched but not broken so we didnt list them on the move in paper, and left everything much cleaner than the disaster we found on move in. And these people had the nerve to then charge a 50 dollar fee for failing the cleaning check and an additional 17 for someone to come in and do the cleaning. The item that failed were the old blinds that probably failed on the person before us!!! After calling and arguing with them, they finally did refund the 67 dollars but they have now lost more than that money because we would never rent from this poorly managed property again!!!

Pros:•Covered parking•Close to UVU•Private room•Washer/dryer in unit•nice office people, they just have no power to really help you with anythingCons:•Pipes in covered parking leak and your car WILL get covered in hard water stains that DO NOT come off. If you have a car you care about and/or you just like your car to look nice and clean, don’t ever park below. Parking space above is VERY limited though.•Thin walls and right next to the freeway means noisy rooms. Like, you need to be a deep sleeper and be able to tolerate noise when you study. It’s L O U D. Some rooms are quiet I’ve heard, but mine definitely was not and yet I still pay the same price as others•thin walls also mean you pay more for your heating bill, especially in the winter. My room would get cold even with the thermostat at 76•The carpets turn your feet black even after they come and “clean” the carpets•we’re charged every month for our cable box despite never using it and not even owning a TV for the first 6 months•maybe other rooms are different, but we had a stairwell in front of our living room so we always had 0 natural light in our apartment. You feel like you’re living in a cave.In short, as long as you are OK with living in a dirty and noisy cave it’s not awful. It’s a pretty typical “you get what you pay for” situation.

DO NOT LIVE AT SUMMERWOOD.After being purchased and ran by a notoriously bad company, Redstone property management, quality of life at Summerwood Complex deminished.Management does not care about students nor realistic pricing. Apartments are overpriced and the only good price would be for Honors students due to contracts with UVU.You can get extremely better commodities elsewhere than at this complex for the amount you would pay monthly now.

The ladies at the front desk were very kind and friendly and the maintenance guy was quick to fix things. However, the apartments are nothing like the one they show in the tour and the bedrooms are very noisy because the freeway is so close. Besides that its a great place to live if you dont plan on getting your full deposit back when you move out. The check out is just leaving your key and parking sticker in an envelope in your bedroom. The final cleaning check is a joke. They dont do a final walk through with the resident which would give them a chance to clean things better if they arent up to standard. For all I know they could have checked what I cleaned a week after I moved out which isnt fair since other girls were still living there. There is an automatic $50 fail fee plus $20 an hour to have someone else come clean. The policy needs to change because it isnt fair to former residents and it seems like they are just milking every last penny out of us. I know I am not the only one that feels cheated.

DO NOT LIVE HERE. Notice that most of the good reviews are from 2+ years ago. The place itself is fairly nice, but the management is horrible. They’ve changed management at least twice since I’ve lived here. I lived in Summerwood for almost two years and at the beginning of spring break, they emailed me and my roommates that we had 2 weeks to move out because they were going to do renovations and expand the gym into our apartment. This was like a month before finals and so I had to find a new place to move in a week (because I was gone the first week over spring break). Needless to say I was extremely stressed and exhausted and the management was unapolagetic and unhelpful. Other events that occurred during my living there were that my shower was ALWAYS clogged, our heater was broken, and no matter how many times I asked for maintenance to help, my shower remained clogged and yes, I used drano mannnyyyy times. The only pros to living here are the closeness to campus and a washer and dryer unit in the apartment. So not worth the rent and so not worth the scams they’re gonna try to pull on you.

I have lived at summerwood for almost a year now, under the premium apartment contract. The apartments are really nice, the carpet is new, the walls have been painted. It feels like home when you walk in the door. Maintenance is super easy to request, you just go online and submit a maintenance request. Last time I put in a request it was fixed the next day. The man that does maintenance also works in the office, and he is the best employee that they have. He is always working and is aware of everything that goes on in the apartment complex. While staying at summerwood I have had some good and bad roommates however management has always been on top of making sure that the rules are being kept. If there is a problem then they will address it, however they are fair during the processes. One of my old roommates was breaking a lot of the rules. Management clued in really fast, they first gave her a verbal warning (no paperwork) then there was a written and then finally there was eviction. Before evicting they got statements from different roommates etc. making sure that they understood the situation. They do not evict people lightly and they are fair in the process. The people that say differently are the ones that are breaking the rules. Long story short I would highly recommend this apartment complex to anyone, there are lots of different socials planned through the apartment complex, the apartments are very nice to begin with and very well kept up, the management is knowledgeable and fair.

If you dont need a place really close to UVU then look somewhere else! We toured and saw the nice model apartment and decided to upgrade to a Premium apartment on the third floor, which among other advantages was to come with a flat panel TV. Instead all we got were amazingly high utility costs and NO flat panel TV, just a GIGANTIC TV left by a previous tenant that no one would remove. The furniture was dirty and we had to purchase covers.I helped my daughter clean and it was cleaner than when we she moved in and yet they deducted $50 for a cleaning fail and $35 for cleaning time...I wonder how this could even be determined for ONE bedroom since she is the only one from her unit who moved out? When she was trying to move in in August the air was broke and she couldnt move in for a week because the apartment was so hot. They said they would credit our rent for that week but that never happened. The air continued to only work off and on for the first month she was there (the hottest month). She had a clogged sink for a week and they kept telling her to use Draino (which she did), but they wouldnt come until the shower finally clogged also. The ceiling in the underground parking leaks rusty water which stains your paint on your car.Her mattress was actually a box spring. There are less expensive places to live that are actually nicer, so shop around!

Ive lived at Summerwood for a couple of years now in their standard apartment. Prior to the change in management, I truly loved living here. You really cant beat a private bedroom with a washer/dryer in unit this close to UVU. The current manager is great, but her superiors are making our time here difficult.Starting in January 2019, they began renovations and it has been a nightmare. The renovators schedule is inconsistent and the lack of communication made it even harder for us to peacefully enjoy our home. It took 4 months for them to finish our apartment when it was promised to take 2 weeks. The people hired for renovations do not seem to be professionally trained based on the quality of their work. The whole situation has been unfair to the tenants with no consideration for our needs.

I have both good and bad experiences here. I do love the location. I can walk to school, or take the bus, whith the stop being right outside, and busses coming every 15-20 min or so. The underground parking is a life saver in hot summers and snowy winters. The fact that there are washers and dryers in the apartment is amazing. I do love the office and maintenence staff. They are all so nice and super helpful and understanding. They take care of you well, and let you know the updates. The problem, though, is that they are uninformed in some aspects. But it has nothing to do with them. Management doesn’t tell them basic info. They are as informed as the tenants are. Which is basically nothing. Especially with all this new management stuff, and renovations. They are being told very little. And this is absolutely not the time for management to be holding back information.Rent is going up. That’s insane. These ‘renovations’ are not worth rent increasing $75 per month. They added solarpanals, and are supposedly decreasing the size of the already small clubhouse. That doesn’t seem like a good thing to me. The rooms have been in need of new furniture for 10 years now. But making the Rent increased so much is not worth it.Now, I understand that rent is going up all across happy valley. But this is a bit ridiculous. So, bottom line, if you can afford it, it’s great. But most of us poor college students cannot. And we will be moving as soon as our contracts end.

Terrible to work with trying to resolve that issue.-got charged cable even though we didnt even have a TV-NOISY rooms. Like, if youre a light sleeper, it will be impossible for you to sleep here. Sure its close to UVU (kind of, still a 20 minute walk to get to any buildings) but you pay for that by sacrificing your sleep to the freeway-Their system wouldnt take my online payments, which was annoying, but more annoying was the fact they dont do anything to try to help you outJust pay a little more to live somewhere decent

I had a premium, 3rd floor apt for two years. It was a decent experience. It’s a steal of a deal if you live here for honors. Here are my pros and consCONS:-For some reason there was sometimes a poopy smell outside but this isn’t Summerwoods fault. They’ve been doing a lot of sewage re-piping around UVU.-Every time except twice when I went to the hot tub it was closed. I stopped going after a while so maybe this has improved.-Try not to park under dripping pipes in the garage. I have a stain that i can not remove, probably because i didn’t clean it off immediately-If your window faces the freeway, it’s LOUD. After a couple nights I learned to make it an ambience at night, and it stopped bugging me. On the plus side you get a wicked view of utah sunsets every night!-Biggest con I would say are the WHITE GLOVE cleaning checks. The regular cleaning checks are much more reasonable.PROS:-Convienece to uvu is the biggest pro. It’s like a 5 min walk to the CB, or hop on a bus right outside the apartment. Busses go by constantly.-Yes the gym is small, but it’s still a plus. Especially when you want to workout alone/at weird hours, or on a sunday when UVU gym is closed.-Cheap rent! Through honors. It’s totally worth it.-Fully furnished-big TV that looked nice but i never used.-My apt had a brand new washer dryer (another big plus), and a brand new microwave.-They clean the carpet like every other month-Nice office people. They were always helpful. They have vacuums that you can borrow so you don’t have to buy one if you don’t want to.-I don’t have any complaints about the actual apartment rooms or anything. It was overall a good experience and IMO the pros outweigh the cons.

Some people might have problems with the noise but it didnt bother me. Even though I had no problems with the freeway noise or the age of the buildings those two things did prevent me from giving 5 stars. Also they dont Wi-Fi because its a plug and play but buying a router is an easy fix for that. Id recommend this place to other people.
