We LOVED working with Catelyn Newman! We were unsure exactly what we were looking for, or how much we really wanted to spend, and we lived out of town. Clearly, our home search was not straight forward. Still, she met with us by phone and Zoom, and emailed several ideas to get a feel for what we liked. She was relaxed and low pressure, but she also had a great eye and offered great suggestions. She arranged a whirlwind home tour across Omaha (even added some that weren’t originally on our list), and we found the perfect one!! In 2019, I decided to purchase a home with my girlfriend. Jen was amazing in helping us purchase our home. When we mentioned a house in which we were interested, she set up an appointment the same day. We looked at what seemed like an unending number of houses.On Saturday of Memorial Day weekend she met us at the house that became our home. We walked inside, she looked us in the eyes with a smile, and in that moment we knew this is what we had been looking for. She knew us as people, and she knew what it is we had hoped for.Since then, my girlfriend and I got married and have built a life in this house that we now call home.I would not hesitate to recommend Jen to anyone looking to purchase a home. Kathy Betts helped us list, prepare, and sell our investment property this year. She negotiated and secured a good offer from a buyer while ensuring that we were informed all through the process. She was patient in walking us through the entire process, and even assisted us when we had to file an insurance claim on the roof of the house in order to ensure that things moved along smoothly with the buyer. She was diligent, attentive to details, and very responsive when we had questions. It was great working with her, I would highly recommend her as a real estate agent to anyone trying to buy or sell a property.

Pay the application fees and heard nothing back for a few weeks. So i e-mailed them was told they couldnt get a hold of the landlord I had. Felt I just wasted my money on a service that was never done. Worst company to go throught to rent a house. So if you want to throw away your hard earned money then go through this company because theyll take your money and do nothing for you.

I was doing my due diligence for finding the right sales agent to to list my commercial property in NW Omaha when I found that sales agent Kathy Kavan worked for PJ Morgan. I have known her for years as a honest and empathetic person. When I spoke with her she recommended Regi Powell with his commercial experience to lead and she would work with him. The combination worked and we sold the building within eight months. The closing was fast and efficient. Because of Covid I would have been happy selling within a year. Their strengths are being straight forward (honest) and good communication. I enjoyed there guidance too. They were easy to work with. I rarely rate a product or service unless it is very good or very bad. This was very good.

Used to be managed by hike realistate and they were way better and more understanding! Our fridge that was here before moving in was leaking water from the freezer. We called about it to be fixed and weeks went by and nothing was done. Then when we called again asking if they could just replace the fridge. After they finally did, the manager flat out said if our fridge goes out again its our problem. She seemed to be very rude and judgmental. We also had a plumbing issue and had to call multiple times and was told someone would be out. Took months before that was actually fixed! This company seems to only care about the money. We are only 2 weeks late and are already being threatened to be kicked out. Thats ridiculous! Hike real estate is better!

I have been trying to rent a place for three weeks with no luck. This market is tough enough to find a place but having a property manager that will NOT return phone calls, emails, even texts makes it even more difficult. My roommate and I both call her and of course have to leave a msg because she will not answer the phone no matter what time you call. Neither one of us receive anything. One house went up on a Friday afternoon and I called about it 1 hour after it posted and got no answer. Apparently we like to post things on Friday then take a long weekend to rest.

I rented a duplex for 7 years from PJ Morgan with Cara Woosley as the property manager. It was a great experience, I cannot say enough good things about how Cara took care of the property and any needs I had. They made various updates to the property during the time I was renting. New windows, deck, carpet, sink, sliding glass door, completely remodeled both bathrooms, various light fixtures, etc. Cara was always prompt with getting any issues taken care of that I had withing 24 hours. I never worried about something not getting done. It has been a great experience and I will reach out to her again if I am ever looking to rent again. Horrible experience!!! It took 1 and a half months to get our deposit check back. On top of that we were charged for utilities for a whole month after we moved out. JP Morgan agreed to reimburse us a few days but here we are 52 days after our official move-out date and we havent seen a dime from them. Reading all the other unpleasant reviews sums up exactly the experience you will have with JP Morgan. Save your time & money and rent/buy elsewhere.

Really disappointing.I have tried to call to view a house for rent for over two weeks now.I called today and the voicemail said “our business hours are Monday-Friday 8-5 and currently we are closed” .... well it was a Monday at 9:30 when I called.Cara Woosley is the agent in charge of the property I am interested in and I have called over 10 times with no answer and no returning call. A secretary has answered a few times only to put me through to different people that do not answer the phone, including Cara.I’m confused, if I were to rent from this property and needed assistance would no one answer or call back for weeks?This company seems to be extremely unprofessional which is really upsetting because some of the properties look great. I hate to leave negative reviews, but this has been a really frustrating experience.

From my initial contact with her prior to renting, her finding the right tenants for me, signing them to a lease, as well as providing monthly maintenance (providing reports to me etc) she has been outstanding. She is always friendly, courteous, and pleasant to work with. She is always very responsive to me and my many questions, and she always gets back to me with answers quickly and accurately. This company sucks. I wouldnt recommend renting through them at all. The management is beyond lazy. They take forever to call back or just dont bother...When we first checked out the house, it appeared to be clean, but after doing my own thourough cleaning I found it to be quite disgusting. Copious amount of animal hair, human food and dog food under the stove and fridge. After moving in we discovered numerous problems...broken this and that....crappy attempts to fix things like broken cupboard doors. Even the maintenance man scoffed at the owners handywork.When we looked at the house in the fall it smelled fine. Then the humidity showed up...the smell of animal urine permeated the house. Their idea of fixing the problem was to have the carpets shampooed. That will not help if the urine soaked into the floor boards. What do you know, it didnt solve the problem and they couldnt have cared less.Now, we received a letter that we have 30 days to move (And must have the carpets professionally cleaned or its deducted from the security deposit-Yep, its worth having ancient pee smelling carpet cleaned over and over) because they no longer want to rent out the home...thats fabulous, we have so much time on our hands to hurry up and find another place, pack, move it all, etc etc...and make sure its within a reasonable distance from the elementary school.Wish I had read reviews first....

Our experience with PJ Morgan has been nothing short of amazing! We used to rent a home from Cara and everything was always completed in a timely manner, and was always attentive to the needs we had. Naturally, when we listed our house we called Cara! Cara and Kat came to my house to view the property, as soon as they left they had already scheduled everything and filled me in. Went from renting from private owners the past 10 years with excellent service (and they actually care about thier properties), to renting from PJ Morgan and an unresponsive property manager. House was super dirty when we moved in, put in our own screen door on the slider to the back patio since it was missing, improved the overgrown landscaping on our own. Weve been requesting the ceiling fan in the living room be fixed or replaced since we moved in a year ago, and weve been without lights in our main bath for over a month. They did replace the ac when it went out and the house was recently painted. There is just so sense of caring about the property from this company or our property manager. ***update as of 7/18/17 everything has been taken care of by the property manager.

I moved into my condo on April 1, 2018. What a nice welcome gift I received, iI was told that I was going to be assessed over $1600.00 for roof replacement for damage caused by hail in 2014! This does not seem right since I did not even live in Nebraska until 2018. Since then I have heard nothing but complaints about PJ Morgan. Their rep. Ann Kinder is never available. I like my condo but I am not going to be able to afford to live here due to rising HOA fees and frequent assessments - four within eleven years. The condo grounds are in disrepair, bare spots on lawns, shrubs and tress that are at risk of dying. I liked the concept of owning a condo and having the grounds and exteriors taken care of but that’s not the case here. We seem to have to pay extra for anything that is done. We have no say in what is done or when.

One of the worst places to call with questions and concerns as a homeowner. Liz is the office is quite possibly the most aloof, rude, and impersonal people I have ever talked to. When expressing my concerns and frustrations, she sat silently on the phone and then offered nothing in return. Pure silence. This is the worst property management company my lease ended over a month ago and I still have not received my deposit back. My lease was up over a month ago and my former roommate has been living month to month. They are claiming there is a problem with the carpet stairs. Which we reported and asked to be replaced.The property I rented was actually bought by PJ Morgan about 6 months before the end of my lease. When i tried to ask for my deposit back they said they would have to wait until my former roommate had moved out. This makes no sense as our lease is up. He was living month to month any damages would then be on him as my lease contract is done. They are now currently not returning my phone calls as the building is being bought by a new landlord again. It has not even been a year. Building issues that we had reported to former landlord and PJ Morgan were not resolved in timely manners, resulting in water logged roofs falling in and back door becoming like waterfalls during storms. This is by far the worst rental company ever.

Im a renter, we first moved in and it started great just a few fixes needed, sure enough they fix a few and then about a month later more problems arise and they said they will get someone out asap, 7 months later garage door still broken, mold in the basement still, gutters in disarray and air conditioner needs to be replaced have contacted them multiple times and informed them of our newborn and yet still no reply. To say the least we pay way to much for this kind of treatment dont go for these guys anyone would be better.

I highly recommend Cara at PJ Morgan both as a very experienced HOA manager and Real Estate Agent. My recommendation is based on several years of personal experience as a board member of our HOA working with Cara as our manager and also having the privilege of using her as my personal RE agent for the sale of my home. Along with all her HOA management guidance regarding contracts, members and contractors, her experience was also so very helpful as our HOA went through the recent annexation.

I rented a house from this company, recently moved out. I always paid rent and utilities on time. Upon leaving I was told by my agent multiple times that PJ Morgan is allowed 14 days from the last day I was there, which was April 15th, to have the deposit back to me. I made it very clear I would do everything needed to ensure a full deposit return as well. During my last couple weeks living there I even had random people show up at random times because the website listed it as an open house. I did this company a solid and let the people who wanted to view the house look around and provided contact information if interested. Around the 18th day after moving out, still no deposit return, I contacted the agent in charge of the property while I lived there via email, no response. Contacted the new agent who took over, no response. Called last Friday and spoke with the agent who managed the property while I lived there who seemed annoyed that I was calling to ask where my deposit return was and was told the check would be mailed out Monday. It is now end of day Thursday, May 10th and I still do not have my deposit return! It is a local address so even if it was sent out Tuesday it should be here. After reading other reviews I am now wondering if/when it will get here. If there was another time frame it would have been nice to know as I have been expecting it. I paid my deposit upfront without making them wait, moved in 3 days early and had to pay a prorated portion of rent, rent was always on time, left the house in same if not cleaner condition than when I moved in. Do you plan to prorated over my deposit I was told you are allowed 14 days and has now been 25 and counting? ****update**** after posting this review and contacting them again today they went out of their way to make it right and bring me a check today. Changing from 1 to 3 stars because my experience renting the house was good but the deposit return was a fiasco and to boot them bringing me a check today means their agent lied to me last week about the check being sent out Monday.

We had difficulties getting them to address concerns from the tenant. When we eventually discovered her concerns, we couldnt get PJ Morgan to deal with it. We contacted people to come fix the issues on our own.The biggest frustration was our payments. It would take a full month to get the payment and only if we hounded them.Avoid them if you want to see your rental money.

Rented an apartment in West Omaha from this company. I had significant problems moving in as the apartment carpet had not been cleaned due to stains on carpet floor and multiple light bulbs were out when I moved in. After initial refusal and rudeness to have the carpet shampooed, it was eventually shampooed a month after I moved in. Was also flatly told that I had to replace multiple light bulbs on my own! Had more problems with moving out when I was notified that my entire deposit had been taken. Explanation provided by the company that it was due to problems that were all pre-existing including significant mold which were noted on my move-in sheet. The company even had the audacity to fine me for stains on the carpet and multiple light bulbs being out! Have attempted numerous phone calls for further clarification but unsuprisingly have not been given a reply. Renters beware!

Renters beware! PJ Morgan does not work in good faith with tenants and will send lawyers demanding more money! I cant have visitors to my house in SoMa because the HOA harasses them and threatens to tow their cars despite displaying parking passes. The HOA president is extremely disrespectful and condescending to tenants, and refuses to work with tenants, telling them to speak to PJ Morgan. This company neither provided a copy of the HOA policies that tenants are expected to follow (repeat visitors are declared residents and banned from parking there) nor fulfills their role as the tenants representative to the HOA. When tenants seek relief from these failures, PJ Morgan refuses to work with them and sends in the lawyers. If you dont want to have your visitors harassed, your life at home interfered with, or lawyers demanding more money, rent somewhere else!

Initially my pregnant fiancé and I inquired about an apartment on 110th and Blondo. We set up an initial viewing with the office & they had said a maintenance man would show us the listing. We waited for 30 minutes and no one showed. We called several times and didn’t get ahold of our agent until hours later. We rescheduled for the next day. The appointment time was miss communicated which could have been either party’s fault. We then rescheduled for the next week and arrived again to meet a maintenance man 15 minutes before our appointment. Again no one showed. We called several times and finally got ahold of our agent 40 minutes later. They asked if we reschedule for an hour past our original time. Again the gentlemen was 20 minutes late. He was a very sweet man and showed us around. We were a bit discomforted by the uncleanliness of the hallways. The apartment was decent. After that, we had called the same day and did not get connected. We called the next 3 days and were told our agent was out sick. The next time we got ahold of her she informed us the apartment was no longer avaible. They had already accept a deposit PRIOR to our viewing. Then after a week we got a call saying those tenants had been denied. Me being a very busy man, had to reschedule 2 appointments just based on my schedule. Then after arriving at the office, the lady I worked with was very short and passive aggressive. Questioning the authenticity of my 2 years of renter history jabbing with “Well look at that. Just like you could’ve printed it off of the internet.” I was immediately done with the interaction. After further discussion, the 1099 I brought, stating my year to date and payment for contract work I do that is over 42k annually, she said that the owner would want 2 years of tax returns, not mentioned prior to this meeting even though she was aware I am self employed. She was very short and as I explained to her we’d been accepted at much more established agencies and that I didn’t understand why my income, with proof, was unacceptable, she simply said “Well then you should go with the other apartments.” She spoke down to me as if I was an annoyance. She was very disingenuous. Being denied is one thing, but being told not to even fill out an application and being spoken to as if I’m unaware of terms and policies was a completely different story. Extremely disappointment in this management. And they should really update their properties if they are going to have such high standards for tenants. I’m not mad, just disappointed in the attitudes of their representative I worked with, and baffled by the lack of professionalism.

P.J. Morgan managed my property from approximately 2010-2016.The relationship is ending on a sour note as I have just been informed that there are a myriad of damages I am going to have to fix that I was charged and told were fixed (even though the house has a warranty and insurance).I was informed after the tenant became several months in the rears that I now am losing them as a property management company because I am no longer current with the mortgage. P.J. Morgan representatives in the past 2 years changed dramatically, they were no longer thoughtful nor were they proactive, they were not diligent nor were they forthcoming. It is truly a disappointing blow as I too had great experiences from 2010-2013ish.P.J. Morgan did offer to evict the tenant, but did not offer any other solutions. It was only in the last few months when tenant called them and told them he would be unstable when I was notified that the relationship would be coming to an end.I am extremely dissatisfied with how this is panning out.What started off so beautifully is now ending very ugly and as a result, I have turned quite bitter.If you are seriously considering hiring them to manage your company, I will say this, it will start out beautifully, but dont be fooled: take caution!!!

Im a rentor. I feel like P.J. Morgans discriminatingThis issue with the water damage has been going on for more than 4 months.Until June, even though there have been many house damages, I didnt blame P.J.Morgan and I have never once delayed in rental payments.When a contractor for P.J.Morgan came in May, they said many things needed to be done to prevent further damage. There are many health hazards that can occur from the carpet being wet for so long. Mold is definitely a health hazard and it is very likely that there is mold growing especially with the carpet being wet nonstop for over 4 months.I couldnt use the houses whole area, andmy bookshelves wouldnt have been damaged if P.J. morgan would have been quicker in repairing the water damages,which still have not been repaired. ( I have no house insurance)- I have not been able to use whole house area for the last 4 months.- It is Health Code Violation.- This is not livable condition.- Due to this I have emotional distress.- I feel like P.J. Morgans discriminating.

Ive called P.J Morgan Real Estate because my family needed a management company to handle the houses in Omaha. Ive left two voice mails for the agent that is handles the management and I did not receive call or email. I live in Hawaii but Im calling during working hours so I dont understand why I did not get a call back. I called once last week and once this week. Its sad to say but they lost the chance to manage 2 properties with renters already living inside.
