The apartments are very secure you need a key fob to get through the second set of doors also the back door and all the stairs are kept locked from the outside. I love the amenities nice huge pool can always find a spot to do laps.! There is a bathroom you need a key fob to get in on the side of the clubhouse, and a gym that has somewhat tinted windows so you cant see inside as well but you get a gorgeous view of the pool in the grounds while you work out. There are tennis courts available also and a lot of green space with trees and grass to walk your pets. Underground parking is also available, and there are storage closets down there available also in the sides of the parking garage. There are carts to help you move boxes or items or even your groceries or shopping for the day.Beautiful elevators with mirrors and lights in the ceiling and also long hallways
Ill start out by saying that we had a good experience our first year of living at EPA, so its unfortunate that it has turned sour during this second lease.This year we decided to move into a bigger apartment. We were originally given one price, which is what made us decide to move forward with it. However, the week we were scheduled to move in we were told that the rent was actually about $50 more a month than we were originally told.... Then, the next month we were charged twice for utilities and given two late fees (even though we have NEVER paid rent late). It was a headache and a half to get them to waive these, and we never did get any explanation for why the rent went up suddenly without our knowledge.Additionally, weve had recurring issues in our new building with security. We live on the first floor, and some tenants have started leaving the exit door propped open at all hours of the day and night. Weve tried contacting management multiple times about our safety concerns, and have gotten zero response.The only real benefit to living here is location. But thats about it at this point.
We chose a specific unit based on the layout and the promise that it would have brand new carpet. We were told they needed 6 weeks from when the previous tenant was out to repair the unit.When we moved in the apartment was GROSS.The carpet was NOT new. See the photos for the nice crusty stain that is clearly some kind of food/vomit. The carpet in the office has a 8x8 patch that isn’t even the same color tan. There’s also 2 black ink stains in high traffic areas. We had to vacuum right away since it clearly wasn’t cleaned and filled the entire canister (started on empty ).Every cabinet needed the inside and outside wiped down. There were spices in the drawers and oils / sticky stains. One cabinet had endless blue food coloring inside. I even found medicine from the previous tenant in the cabinets.The kitchen floor was not cleaned. See photoThere’s someone’s gross bird feeder is drilled into our patio. Our entire patio has wood chips on it (we’re on the top floor)The dryer was coated in soap and lint.The ceiling has a large yellow patch in the bedroom. There’s also a random black mark that looks like sharpe.Our screen door wasn’t even on the track and the bedroom screen has a quarter size hole.Photos were promptly sent to the office the morning of our second day. The response from the office was that their cleaner went out vacation earlier and didn’t finish our apartment. I was told they would contact us to schedule cleaning. We’ve been here 13 days and no one has reached out. This wouldn’t bother me so much if we didn’t wait 6 weeks for an apartment that was supposed to be CLEAN.Don’t move here unless you plan an extra first day to clean the whole place before moving in your stuff.Pros: The neighbors have been nice. It’s very quiet. The apartments are large. Lots of parking. The large kitchen island is great.
Quiet, unfortunately could hear neighbors through vents and when they smoked we could smell it in our room and bathroom. Lots of parking, price for apartments are a little too high with fees added. Unfortunately winter time was horrible, we had ice piled inside the window and balcony doors. Windows need to be replaced. Elevators not good had to wait forever for them to come and this happened everyday.

I recently signed my second lease here. I love how quiet my apartment is. You can hear neighbors in the hall and the second you’re in your place it’s silent! The balcony is a dream and I have a gorgeous view of huge trees and a tennis court that was just redone. Laura is an amazing help in the office and is quick to address any questions or concerns. I transferred in to a larger apartment just down the hall for my second year and anything needing fixed was done in a very timely manner. Right now with Covid precautions things are crazy and I still have any concerns addressed quickly. Liz is the manager and she is super nice. She calls and checks in to make sure all is well and we have never had anything ignored. Every place will have its pros and cons but the pros are huge here. I’ve looked at a lot of places in Omaha and none have this kind of square footage for this price, washer dryer in every unit, amenities, allow pets and QUIET! Worth every penny. If you’re looking for a place to live call Laura! She is wonderful and you can tell she loves this complex.
My boyfriend and I absolutely loved our time living at embassy park. The front office is always honest, upfront and on time with tenant requests. Maintenance was wonderful as well and answered our calls very quickly. The apartment building was always silent, clean, and never once did we smell smoke during our 2 years of living here. I want to personally thank Liz and Laura for being so great to us while living at Embassy. Personally, I believe any negative reviews are people looking to cause stress and problems because we never ran into any issues that weren’t handled immediately and neither did any of our many neighbors that we knew there. Be a good tenant and your apartment is good right back to you!!!
I strongly disagree with the review by Karlee. I have lived here over 5 years and Laura has been nothing less than wonderful. She is kind, helpful and has always treated me with respect. Please don’t let one persons review change your opinion on living here, especially someone who hasn’t lived here.
I had a very good stay at Embassy park. The apartments are nice, the complex is save, and the location is great. Reasonably priced. Leasing office staff are supportive and helpful. Maintinance is good. You do not get the same amenities you would get with the other richdale complexes but their leasing office staff perform way better than the other complexes. Ive lived in this apartment complex for 4 years, and really like it!1- Price: the units are great for the price, large in comparison to other apartments of similar price. They have in-unit W/D, underground parking, fitness center and big pool (all of which I use often). Its great!2- Quality: As above, the quality is solid. And quiet! I can hear in the hallway that my neighbors are loud, but I never hear them from my unit. The kitchens are large and standard, but not updated... but I dont miss stainless steel and granite countertops (I think this is why the price is so reasonable). Overall very clean. Any big messes get cleaned up within the day. Downside: they stopped recycling b/c residents kept throwing furniture and trash into the bin :(, so now I have to drive my recycling to the collection center.3- Location: Loses a star because you cant walk anywhere fun, except the mall (1 mi away). The area is mostly apartment complexes and office buildings. But its almost perfectly in the middle of town, so its a reasonable drive to almost everywhere (10-15 min, 20 min to downtown).4- Safety: Im a petite female and have never felt unsafe, walking around the property. My husbands car did have a break in when parked in the garage... but nothing was actually broken, he had left it unlocked and someone got into it. A bummer, but staff was helpful in providing the videotape of the crime (they have security cameras).5- Leasing office: In my experience, all the leasing office staff have been great! Friendly and responsive, and quick to address any concerns. I was very picky when I was deciding to rent. and they were still great about it.6- Repairs: In 4 years, I have probably needed a total of 4-5 small repairs. In the one case that the repair was intensive, the apartment staff was good about communicating with me.Overall, I really like this apartment complex! Would 100% recommend to friends (and, clearly, to strangers).
The staff in the leasing office has been super accommodating. They let me choose my own parking spot in the garage, we had a plumbing issue early on and they were right on top of it. They even said they would get me a new toilet because I have bad knees! Everyone who lives here Has gone out of their way to say hello. It’s really it’s own community here. Oh yeah, the apartment is great too – I love the view!
If you’re looking at these apartments do yourself a favor and do not move in here. As other reviewers have mentioned, the management and corporate office as absolutely terrible. Very difficult to get a hold of anyone and when you they are not helpful. I was fined one month for not paying rent, after they had already taken it out of my account. I was fined another month for having pets that “were not documented” after they were already listed on the lease and I was told I had filed all the appropriate paperwork. Was fined for not having renters insurance even though I had it and my insurance company sent several forms of documentation. They claimed my roommate was not covered, which she was. I had my insurance write them a letter explaining who was covered and when and the still refused to refund the fees for renters insurance even though I was compliant and went out of my way to show them documentation. When you call the corporate office they are not trying to help resolve things. They dodge your phone call for days and then call back in the am when you have mentioned several times you work night shift. . . Don’t do it. Spend your money elsewhere. Also google Richale Group and BBB (Better Business Bureau) they have several complaints listed there, and are not BBB certified.So apparently google doesn’t allow me to respond to the comment below. So here is my response. Richdale was not “in contact with me frequently.” I would get a phone call back days later. It took me an entire week to get ahold of someone to get my final bill total because I was sent a bill for the entire month when I was only there about 10 days of the last month. The pet fees were re-imbursed after my roommate and spent literal hours on the phone with your company and provided copies of all paper work that was filed with you months before. It should not be this hard to just live in an apartment when I am trying to comply by your rules and pay my bills on time. I was also unaware my insurance company was giving you false information because no one from Richdale reached out. You just kept fining me and not returning phone calls. There was no communication. These problems with lack of communication are the exact reason I moved. This is not how you treat people!
I LOVE living here for multiple reasons!! ALL the staff are nice, kind and very responsive - They do a GREAT job! Common areas are kept very clean, its so nice and very, very quiet!! A perfect haven to retreat to after a hectic day at work!!
This is my second time living at Embassy Park, a total of about 3 years so far. It took me a long time to find the perfect complex, and this is it! I work weird hours and sleep during the day a lot, and it is so quiet in these buildings that I have never had any issues. The office staff are all super sweet and accommodating, and maintenance is always professional and timely. I love the super large patios with courtyard views!
This place was horrible to live in. They added on different payments for things every month that we’re not correct they’re leasing office and corporate office are the worst thing to deal with. They don’t give correct information or just don’t call back. They’re buildings are only cleaned like every 3 months or so, all the floorboards and carpets in the hallways are stained and always dirty the elevator was almost always broken and “getting fixed”. They tried to charge us for carpet replacement when we have video proof that there was nothing wrong with the carpet when we left and we also didn’t get a clean apartment when we moved in. It was sloppily painted everywhere and it was just a mess. Bats and bed bugs are a regular thing there as well. The only good thing about these apartments are they are cement so there is very little noise pollution. Would never recommend anyone live here.
Do yourself a favor and lookup richdale group before you agree to living here. Laura Axmann was an absolute nightmare to deal with. Extremely rude on the phone. I got approved for these apartments and I’m extremely relieved that I did not go through with it. Office staff is very rude. Very shady. Communication is an absolute nightmare.
Liz is amazing. Before living in a home, embassy was one of the top apartments I had lived in. Pool and amenities were great, maintenance staff were great, just make sure you get Liz to handle your work. She is too notch when it comes to service and follow up!!!
I have lived here since 2010. Embassy is a great place to live. The apartments are so quiet I sometimes forget I have neighbors. (In a good way!) The underground parking is heated and a lifesaver in the winter. Elevators and the carts they provide are super convenient when bringing up groceries. I live on the top floor and have a beautiful view and a huge balcony to sit and enjoy it. Maintenance and office staff are always on top of stuff and they treat you like family. I have used their clubhouse for several events that have always turned out so nice and the pool is as good as any resort! I highly recommend.

We lived there for 2 years and overall had a good experience. Our 1 bedroom was spacious and we never smelled smoke or heard our neighbors (I think part of that was luck, though). We lived on the top floor and utilities ran around $60/month which I think is reasonable. Pool is nice, and the gym is okay (at best -- pretty outdated & gets hot quickly). Maintenance requests were always done within 1-2 days.The staff at the office are helpful but I dont know how much power they have. Our rent increased considerably from Y1 to Y2 and would have again if we stayed on for another year. Only their corporate office could help me reduce the rent and you are unable to call them. Calling the leasing office in general is tough. if they are out giving a tour, you get some random person at their corporate office who will give them the message which for me, never happened.PRO: Big apartments, good amenities, relatively quiet, easy parking, good location, leasing agents are friendlyCONS: Gym, rent increases, corporate management
Liz the property Manager at Embassy is the MOST Professional and friendly Manager I have been so happy to deal with. I absolutely am pleased with how thorough she is and her energy is definitely contagious! I have asked for just a couple things to be adjusted or fixed within my apartment and she never fails to have maintenance complete these tasks right away. The only reason I didnt give it one star was because of the property manager I spoke with named Liz was such a helpful and wonderful person. I appreciate her for trying to help the best way she can. I applied for these apartments on Wednesday I believe and was very confident that my fiance and I would be approved since we have great rental history. By this I mean make payments on time and have never been evicted from any property weve rented from. So on Thursday I received a call from Im assuming my underwriting reviewer who advise that our application was denied but once I asked why was it SPECIFICALLY denied, she told me very rudely she doesnt handle consumer reports and expects a letter from Rentgrow. So I was pretty upset because I love the location and the apartment I was shown was perfect for my family and I. So I got a free report from Rentgrow and didnt really see anything on my credit that possibly got us denied. I have student loans I pay on time and old medical bills that Im currently paying on as well. Beside that I dont see how we got rejected and by the underwriting reviewer being so god awfully rude Im posting this review. I even offer to pay a higher deposit and/or first month rent.. yet that was still rejected! I have read some of the reviews on here regarding how terrible their Corporate company is. Its a shame they wouldve had great tenants.

Im a happy five-year resident of Embassy Park, and today I must give a shout out for the extraordinary maintenance crew that has worked all but round the clock in blizzard conditions with wicked cold temperatures. Visibility was all but zero on Saturday evening, but from my warm and cozy balcony view I could see clearly that Ray R, Craig S, Kyle C and Shawn G were working beyond the call of duty moving snow, ensuring that residents could come and go as needed. Thank you, head of maintenance, Ray R., especially. You are always so very kind, ensuring repairs are done in a timely fashion. I should have posted this a year ago when you were the one with a shovel moving snow when my car with bad tires was stuck. You are a true gentleman...always kind. Embassy Park Maintenance goes above and beyond the call of duty, and Im one grateful tenant.
The office accidentally charged our account twice and overdrafted our bank. Corporate was frustrating to deal with but the Office Manager was able to take care of it and help us find a resolution. As long as she is going to bat for you this place will be ok.
I can not write a good review. Corporate offices are difficult to deal with. Google Richdale Group, the corporate offices for Embassy. I receive conflicting information from different people employees. Some employees are rude and argumentative. I would get into details about the actual apartments, but I knew what I was getting into before moving in with how the apartments look on the inside. What I did not know or understand before moving in was the corporate office. There is a lack of understanding about customer service.
Embassy Park is a superb place to live. I have lived in other apartment communities but the amenities and features at Embassy Park surpass every apartment I have resided in. Embassy was built in the 1970s on a huge plot of land that was formally cornfields. The apartments are large with concrete floors which provide excellent soundproofing. Each building has four floors of apartments and an underground parking garage. Underground parking and elevators make living there very convenient. The interior hallways are clean and appointed with crown molding, beautiful light fixtures, and walnut stained doors. The balconies are among the largest in Omaha and many of the apartments have outstanding views of mature trees. The finishes inside each apartment are luxurious with cultured marble countertops, white trim, nice faucets, prep islands, and updated countertops and appliances. Taking your dog outside is a breeze with a quick ride down the elevator and out the front door. The pool is enormous with a 10 deep end and beautiful loungers. Last, the staff at the leasing office are highly responsive to maintainence requests and questions. I love calling Embassy Park my home.

Having owned my home for many years, adjusting and downsizing to apartment living was a challenge. I began apartment living at Washington Heights, but found the place to be lacking in many things such as security and responsive management/maintenance. When I decided to move, I looked at several other places, i.e. Embassy Park, Wyndham, and Bentley. I was looking for a home, not just a place to live. The Martinique fit the bill for me. At that time, the 2 buildings between Western and Cuming were limited to seniors, which was nice. That has changed, but it is still a lovely home for me. These two buildings were originally built as The Landmark Apartments; they are security buildings, one with a fitness center, the other with a party room. They are elevator buildings, and there are heated attached communal garages available for rent as well. The garage door to the one I have a space in becomes very touchy during hot humid weather and it often takes several minutes trying to get it open...which is a safety factor from my point of view, and the only real complaint I have at this time. Youll just have to keep trying is not reassuring when its late at night and dark and you sit there pushing the button on the opener. There have been 2 changes in management since I moved in. Overall maintenance is good and I have found management to be responsive to my concerns. In these 2 buildings, there is also 5-day-a-week trash collection at your door, a great convenience. Noise has not been a big problem from my point of view. I have individualized my patio and enjoy growing flowers and herbs each year. I have my own washer and dryer in the apartment, and management allowed me to replace the dishwasher with one of my own choosing. Utility costs have gone up, but where have they NOT? Is it perfect here? No, but it is perfect for me at this point in my life, and I have jokingly told my family I want to be here until you have to put me in a nursing home or carry me out feet first. I find that the people who complain the loudest are those who start out with a grudge to begin with. We each can make a decision to love what is. If we choose not to do that, we have to realize we are responsible for our own attitude. I have had no problems with any staff...office or maintenance. But I enjoy being friendly and find that returns to me many times over. Pet cats are allowed. Dogs are not; and when a resident got a large dog who barked loudly, management dealt with the situation and the resident moved; that was appreciated by many of us, and is an example of their willingness to deal with issues. I am home.
I have had nothing but excellent help froom the staff and maintence. Everyone is very friendly and Emily in the office always seems to go an extra mile and a half for anyone that needs something. Its a great place to live!!!
Zero stars if I could. I applied at this apartment complex and received a call back saying that because I worked for a construction company that was a competitor to the management company that owns Embassy, they were denying my application. So apparently, the management company that owns the place doesnt want competitors living at their apartment complex, what a scam. Cant WAIT for Embassy to respond back to this and say Im lying :) I filed a report with the Omaha Fair Housing Committee, the guy on the phone said theyve received plenty of complaints in the past towards this place. Richdale Group is the management company, just google their name and laugh.
I have had nothing but problems from the word go. My car was broken into in their secure garage. Leaks not fixed and after I made second mention of it, I am now being told it is part of the weeping of a brick building. Plumbing in master bathroom never was fixed correctly so if you take a shower and dont point the shower head at the opposing wall water will leak into the actual bathroom. They did replace the floor once but never bothered to correct the actual problem. One month they attempted to charge me an additional $600 on my bills. One month their online system didnt so I ended up with late charges. It seems you always end up having to ask for something to be done at least twice and sometimes even more (IE...I have asked numerous times to have a simple cart replaced that is supposed to be in each unit...as of this date it has been two months and still not been replaced).They charge upper end rent for the sq foot but you are paying for outdated apartments with very questionable ownership / management. I would highly not recommend this place to anyone.
