We have been very impressed with Rental Home KC since moving into one of their rental homes in March of 2020. Their office staff are incredibly helpful and extremely responsive to questions, and maintenance requests are handled quickly and efficiently by reputable local companies. They even had a company clean the gutters after the leaves had finished falling (the first weve ever experienced from a property management company)! They are a class act and we would highly recommend them to anyone who wants to do business with a reputable company.

I highly recommend Rental Home Kc. We leased our first home through this company and have been so blessed with such an amazing experience so far. We started our lease back in June of 2020, they have always kept us update on the customer portal with repairs and reminders. They have been Awesome with getting any of our repairs done in a timely manner and keeping us updated on the time frame.Mary Beth is so wonderful, this is who we always have to get In contact with, i cannot say enough good things about her, she has been so good to us. I havent had any bad experiences with Rental Home KC. Every time I need repairs or have a question I get a response in less than 24 hours either by phone or through the customer portal. I leased my first home in Kansas, back in Aug 2019, after moving from California. I needed a house ready asap because my kids were going to start school and Rental Home KC team worked with me and accommodated my needs. And, to this date the communication has been open and professional and with excellent customer service. I would definitely recommend Rental Home KC.

I viewed the rental I wanted, applied for the rental and was even approved for a rental through this agency, only to be told that the current tenant (who had previously given notice to vacate) had changed their mind and decided to stay.Be careful, being approved for a property does not mean anything to these people. And now I am back to square one because they cannot honor their word and obviously I lost all the application fees I had paid.If you have not done so, call the office. It will be 10+ calls before you can get anyone on the phone. This is a clear sign of how this company is run.

They worked with me when I first moved in and didn’t have access to a computer to do the first initial setup to pay rent online I was 5-6 days past my first rent payment and should gotten a big late fee according to the contract and they would of been well in there right to do so but I was working 12+ hours a day and couldn’t get to a computer I finally did and they waived the late fee which was 100 plus dollars that said a lot to me and my Air conditioning went out and it was 100 degrees out and they had some one out to fix it the next morning so I am very pleased living here.

KC rental has always immediately responded to any and all issues (which there are few) but things do happen to every home. We have lived in our duplex for 2.5 years and would recommend renting from this company to everyone. We came to O.P from a small town where we own a house so renting was a new thing to us, which was a little scary since we are homeowners. I called one time saying I had seen a few spiders and the next day, there was an exterminator who went through our entire home. They are so easy to work with and I believe they really care about their tenants. We had planned to only stay at our duplex for a year until we could sell our old home and buy one here...but we are going on our 3rd year because we are so happy here and hate moving!

REPSPONSE: We werent charged for normal wear and tear and we hired a professional cleaner and carpet cleaner that performed service the day before the landlord and Rental Home KC came to inspect. We also have email proof of communication with Rental Home KC that we didnt have to fix the nail holes and it wouldnt affect our return. We would have been more than happy to fix those holes. Im completely okay with paying for the normal wear and tear but I have a hard time believing there was such a high cost for living in the home for one year. I wont be renting from Rental Home KC again and I will absolutely not recommend them to anyone that I know.Ive lived in several rental properties and have rented from owners directly and through companies. Unfortunately, Rental Home KC is among the worst that Ive rented from. The first winter I was in the house, a tree fell on it during a snowstorm and it took over a week for anyone to come out and remove it. When I moved out, I was assured that I wouldnt be charged for several things (nail holes, general wear, and tear, etc.). In the end, I hardly received any of my deposit back due to all of the minuscule charges. As I said, Ive rented my whole life and have never experienced such a thing. I would not recommend Rental Home KC to anyone, and I wont be looking at any of their properties in the future.

I rented from Rental Home KC for 1 year.For starters, Rental Home KC is the middle man between the actual home owner and the renters. THEY ARE HERE FOR THE HOME OWNER, NOT THE RENTER. They will hose you if it keeps their relationship with the homeowner in tact.Our first month and a half living in our home, we thought our dryer was broken and spent a good amount of time and money at the laundry mat. Come to find, the hole for the dryer vent was never cut after siding was replaced on the outside of our home.The homeowner also had the entire front door replaced before we moved in. When the door was put in place, they didn’t bother to paint or complete any finishing touches. Bugs would literally crawl in from the outside through the exposed cracks.When we moved out, the homeowner withheld some of our deposit to fix the rest of the front door area.They also charged us to fix an entire wall in a bedroom that was caused by the home shifting. Rental Home KC sent a handyman to fix some things, we pointed it out the wall to him and asked for it to be fixed and he told us there was nothing he could do because the wall damage was due to the home being on a concrete slab foundation and the home was shifting. Rental Home KC and the homeowner withheld multiple hundreds of dollars from our deposit to fix this issue as well.And finally, during our first walkthrough before moving in, the landlord physically kicked up an entire patch of carpet. He told us it was old and the homeowner considered replacing it but decided it was best to keep it since it’s just a rental. Rental Home KC and the homeowner used this as another opportunity to charge us hundreds of dollars to “re-tack carpet”.I contacted the company multiple times to dispute the withholding from our deposit and they always replied with a date they would get back to me with answers and never did.This organization presents itself as professional and organized. That may be the case when it comes to dealing with the homeowners who pay them to manage properties, but that is not the case when it comes to dealing with the renters.Lastly, when the owner of the company and its employees are the ones leaving the google reviews, that’s all you should need to know when it comes to their credibility and trustworthiness.Thank you for reading.

I trusted Rental Home KC with my home in Olathe, Ks when my wife and I moved out of state. Similar to other reviews, we spent many hours cleaning the home in preparation for the new tenants. When Larry did the walk through prior to listing the home he mentioned that we needed to have our home professionally cleaned, he sent one of their vendors to do the work, my wife and I were hesitant but justified it because Larry assured us that we would never have to do this again and the home would always be returned to us in the same condition. We were also charged initially for several different line items that we caught in our monthly invoices like a screen door that Larry broke and new garage door openers when we had the originals. Communication with us was poor at best.When we finally decided that the real estate market in Kansas City had recovered enough for us to be able to sell our house we decided to list it with another agency and not Betty Simmons. At that time our relationship became very stressed. When we showed up to do the final walk through we discovered that the home was in no way shape or form left in the condition that we turned the house over to Rental home KC in. While talking with the tenants we discovered that they had requested that Larry set up cleaning, painting, etc. None of these were set up and the house was turned back over to us leaving us to pick up the pieces. Our home was dirty, lawn was not mowed, a bedroom was left partially painted, and the garage was full of garbage. We consulted with Larry on how to handle the situation because we were to list our house the following morning with the other agency; he advised what his vendors would charge for the work and we decided to do the work ourselves because his vendors couldnt do it on such short notice. We charged to do the work at those rates and the tenants disputed the deposit refund. I contacted Rental Home KC multiple times with no response. We are working through the dispute with the tenants personally. I have emailed back and forth with various members of Rental Home KC, none of which were present or a party to any discussion that I had with Larry, and they claim that we were advised of these issues; we were not. I will never do any business with Rental Home KC or Betty Simmons, they are misleading, unprofessional, and do not have the best interests of either their property owners or tenants at heart. Do business with these companies at your own risk, it sounds as if many others have had similar issues with both Rental Home KC and Betty Simmons. If I could give them fewer stars I would.

I signed an application to rent a house from Rental Home KC (RHKC) in May 17th, to move in July 1st. I had a family emergency and notified them I would not be able to move in June 11th. By June 18th, they had already found a new tenant to take my place. So, they are not out any money cause the previous renter is still in the unit, I know, cause I used to live up the street, and the new tenants move in on July 1st, but somehow, they say there is a fee that is totaling $1355.78, for re-leasing commission. This is a total double dip and not sure if it is legal or not, but I have never lived in the home and it is currently occupied. You get a home loan, and you lose the house during the purchase cause of something happen, you don’t still pay the loan officer. It is part of the business. This is not right and would never want to rent from a place that is making up charges just to keep more money for themselves. I like to know what all I can do about Rental Home KC. My deposit was only $1,595. Re-leasing fee, Really.

We rented a house through Rental Home KC and BJ Rental for three years. The day before we were to move out my husband and father-in-law worked late into the night thoroughly cleaning the house. The next day, the property manager (Larry Johnson) from Rental Home KC came by as scheduled to do the final walk-through. He and my husband went from room to room together and told my husband everything looked great. About a month or so later we called the rental company to inquire about our deposit refund. My husband spoke directly with the lady (Lee) from BJ Rental that we had dealt with for years. She told him the check was going in the mail that week. When the check never arrived my husband called and left a couple of messages. She did not return his calls. The following week I was back in KC visiting so I stopped into the office. She told me the check had just gone in the mail a couple of days before (two weeks AFTER she said we would have received it). She never mentioned at any time to me or my husband that there were any problems. The next week we received the refund check and to our surprise it was $800 short! There was a letter from the property manager written to the lady dated two days after our move out. It stated that, according to him, we had never scheduled a move out inspection and that he had tried several times to contact us. That was the first lie. Again, this was the same man who had done the walk-through with my husband just two days before the date of the letter and told him everything looked great. The letter also stated there were lots of large holes in the walls and that we hadnt left a forwarding address or a way to contact us. I think its safe to assume if there were LOTS of LARGE holes this guy would have pointed them out during the walk-through. In addition, the guy wrote that he had to hire a house cleaner because we had done a lousy job of cleaning. Again, why wouldnt he have pointed that out during the walk-through? Also, we did leave forwarding information and we still have our same cell phones from KC so they had several ways to contact us. Obviously, we were shocked and outraged by the letter so we called the lady. She said she would call the guy immediately and get back to us. The letter was addressed to this very woman! She was completely aware we would not be getting our full deposit back but failed to mentioned it ever. That was three months ago and, no big surprise, weve never heard from her again. Our fault in all of this was not getting something in writing at the walk-through and these people know it. This is how they can lie and say there never was a walk-through and we cannot dispute anything they have claimed. Trust me - We wont be making that mistake again! We also will never rent from this company again and will make sure that all our friends and family back in KC know not to do so either. Very unscrupulous business practices! I would have given no stars if that were an option.

Crooks! Between the owner and the property management company they are both into some shady business! I had to unfortunately move before the end of my lease. I gave my 60 day notice, I was then asked if I could move out sooner as it was the renting season. I complied and was out in less than 2 weeks. The final inspections were made and it was estimated that I would be responsible for about $1500 of my refundable $4000+ deposit.Well, the renting season must have been dry this year, because 2 months later the place still was not rented. I had made the 2 payments (plus the utilities) and finally reached out to RHKC and the owner to come up with a compromise... They graciously allowed me out of my lease by having me pay one last 1/2 month of rent and KEEPING my entire deposit and stating that the utilities would be transferred once the final payment cleared. 2 months later I get a bill from KCP&L stating that I owe them for their services... I hadnt lived at the property for 4 months now so I forwarded the bill to the owner/RHKC since the owner had moved back into the property.So bottom line is that the owner (JON L) was not getting billed or paying KCP&L for 2 months and did NOTHING to contact me to say there was a problem...
