They dont maintain their properties like they should, and dont pay their mortgages! Properties they own are going into foreclosure. Do not rent from these people.

DO NOT GO HERE!!!Pictures are attached of bed bug bites black mold holes in carpet. Missing light fixtures, Broken window locks. Plastic used as a kitchen window. THINGS I HAD TO LIVE WITH WHILE THIS GREEDY MAN LIVES IN A MANSION....Bill caldwell the owner of this company is nothing but a con artist crook, I rented from this man for about 4 years every month paying my rent on time. I am disabled and only have SSI supplemental income and could not afford anything to move out. The building that i lived in that he owned and managed was a dump due to him not taking care of the issues it had. With Black mold, Cockroaches, Bedbugs, And meth heads doing meth and selling it out of the building. I forchantly had the determination to get myself out of the situation i was in with no help from him. I fixed my credit and bought my own house. With the help of one of his fabulous collings Debra, While buying the house threw his greedy company my house had to go FHA meaning it needed to be painted. One of his contractors did the paint job, No prep work was done sloppy, he made around $2000 just for the paint job while paying his contractors and the employees and paint out of pocket was probably around $300 for him for the sell of house he made at least $2,500, We had previous verbal agreements sating that he would not raise my rent as me doing business with his company. He went back on his word and tried to raise the rent as soon as i closed on my house. With renters living in the house i bought ii had nowhere to move to. debra was kind enough to offer me a place to stay. As i did not want to impose i declined. All said and done Bill Caldwell makes around $4500 while also taking me to collections for $2300 some odd dollars for damages he said i caused to his building. When in fact i had to make repairs to live in it. Carpets so that i would not have to walk on the dog soiled carpet from the previous tenants. Air cleaners and dehumidifiers for the toxic air because of the raw sewage leaks that his maintenance men couldnt fix in the apartment below, I would advise anyone to do your business elsewhere....

They treat there employees like garbage and there tenants even worse. They never have any money to actually fix anything and I cant honestly say that even if they did they would use it correctly. Worse company! Stay away!

The worst company, do research before moving(my mistake. My first apartment) I moved in Nov 2019, deposit isn’t worth it either, move in to a dirty apartment, had dead roach by the door(which I informed) they don’t care. I also informed them about seeing a mouse running by(no response) then a month or so passes by and they send out a text to tenants to inform everyone there is a mice infestation-which they didn’t do anything about, I had to buy mice traps every 2days, they claimed to be scheduling people and giving traps, etc. they never did. From dec-April, I sent texts,pics for proof for them to take care of the problem, they never did. Froerer real estate ended up taking over 4/6/20

They were awesome to my fiance and I! Application and lease was easy and fast and it was all taken care of within a couple days! Apartment is beautiful and they got back to us on the repairs we recommended within a day.

Paradigm was so fast in helping me get an apartment on such short notice. They had tons of options available and helped me look and move into an apartment on the same day! The only issue I’ve had is with how long it takes for maintenance to come and look at things. As long as it gets done it’s fine but I wish they’d be able to come out sooner and fix what needs to be done.

This place is less than dirt. They want 3 times as much as you get payed to be able to even be considered a candidate for applying. My husband and I applied for a simple apartment well within payment range for everything, but our monthly wasn’t 3 times the rent that was needed. Why do we need that much for that apartment?!?!!!!!! If we had that much, we’d buy a house. This is ridiculous!! I rated them too high already. Good luck getting someone to move into those apartments when they can buy a house.

I own a 10-unit apartment building in Ogden Utah. In September 2018 I signed a management contract with Bill Caldwell, the owner of Paradigm Real Estate in Ogden Utah. The terms of the contract specified that Bill would collect all rents and charge me for his management services and any repairs that needed to be performed on the property. Any remaining funds would be sent to me no later than the 10th day of the following month. In practice this meant that the first time that Bill collected rents on the property was 1 October 18. Those October funds would have been sent to me no later than 10 November. I would receive the November rents on 10 December, and so on. In actuality, this is what happened:The funds for October were sent to me on 18 December--38 days late. This deposit was combined with funds for November--8 days late.The funds for December were sent to me on 31 January--21 days late.The funds for January were sent to me on 27 February--17 days late.The funds for February were sent to me on 4 April--25 days late.The funds for March were sent to me on 3 May--24 days late.As of this date (17 Jun 2019) I still havent received the funds for either April (37 days late) or May (7 days late). The last communication I had with Bill was on 23 May 19. After that he has refused to respond to numerous attempts to contact him in order to resolve these issues.The payments average out to 22 days late so far.Of note, none of the funds I received were sent over without numerous emails, phone calls and texts from me to Bill. When he does make the effort to respond to me, he consistently blames his office staff or his bank. I might buy that argument once, but he has not met a single due date since we started working with him.I have no problem with his office staff. They seem responsive to my queries and have done a decent job working with my tenants. The only issue I have is with Bill and his failure to give me my money.I signed a contract last month (May 2019) with a different property management company. They collected the rents for June 2019 and I have already received my money. It can be done.

Do not trust these people. In my contract, it says a 1 year, 12 month lease. The contract should’ve ran from May 1, 2019 until April 30, 2020. I overlooked the contract and saw it ends May 31st, making this 13 months. Just be sure to know all of the details before hand but I feel they make these mistakes in contract on purpose to get you out of your deposit.

I have been working for Bill Caldwell for a while now and can honestly say there isnt a more genuine, caring and friendly person. He does everything in his power to make his properties the best they can be. Its not a quick or easy process to make drastic changes but there is always an organized and sensible plan to improve the community and the properties we manage. Watching this happen is one of the things I enjoy. Unfortunately in property management, there will always be the tenants who feel you have wronged them or because of the outcome when the rent isnt paid they are unhappy. Overall I love working for Bill and for Paradigm and helping the community in housing people that other property management companies have turned away.

Paradigm Real Estate is the best experienced I have ever had renting any property in my life. Bill Caldwell is the Manager, and is the BEST manager I have ever had. Extremely friendly and was always willing to go the extra mile, to help me with any tenant need. I cannot emphasize enough, how much I loved living at this property and my experience with the manager. You cannot find a better manager and living experience.

Paradigm has been exceptional since I first rented from them 6 years ago. Bill Caldwell does a great job at improving the properties that he purchases. He hires responsible, professional, friendly staff that help in maintaining my apartment and all common areas. They do follow and enforce the expectations in the lease agreement and those who choose to break the contract are the ones who usually blame Paradigm and accuse them of not being fair. Pay your rent and follow the lease and everything is great. I will always recommend them as one of the best property management companies around.

We rented an apartment at 2300 Jefferson ave in Ogden under different management. The apartment was small but affordable and mostly bug free. About 10 months later paradigm bought the building. We signed a lease we later found out was illegal. Said pest control was our resposibility.wittithin a few months the place was infested with roaches.we were in the process of moving out when we had a flood for the 3rd time in a few months. Drywall collapsed in our bathroom from floor to ceiling. We left that night with an inch of water on our floor.. They then sent us to collections for the damages. My advice is dont rent from paradigm .

I like being able to look at the apartment but there wasnt much to that process because I have to pay an application fee in order to see if I qualify but I was able to go look at the apartment just want to know if my license which was cool I guess

Never rent from here. Theyll remove autopay from your account without telling you, and then charge you late fees. They also wont honor any extensions they agree to. Everyone here has an attitude. I completely regret renting from here

Signing process was quick and smooth. The only issue we have had is with the elevator in our building. The elevator has been out of commission since May and we haven’t seen anyone out here to do anything about it. We were reassured by paradigm that the issue would be resolved soon

I have had many different management companies in the 2 1/2 years that I have lived in my apartment. Unfortunately, some of them have not been very good at all :-(So far, I am very happy with Paradigm. I know it can be a bit crazy when taking over management, and they have done a great job job.I can pay my rent online with them, which is wonderful. And when I called them about a leaky sprinkler box and some dead lawn issues, they came out immediately and took care of the problem. Great landlords. The only problems Ive ever had with them is during the transition to them as the landlords. A few issues slipped through the cracks, but once they were made aware of the problems they were addressed within 48 hours. The office staff is super helpful and friendly, much better than the last owners/landlords.

THE KING OF SLUMLORDS! my apartment flooded not once or twice. But SEVEN times! I asked to be transferred to another unit cuz I figured trees will do that to sewers. Bill said it was fine, and to come see him later in the week. I went daily for 2 weeks and could see him in his fishbowl office, feet up yakking on the phone. Waited for an hour once. Always too busy. So I told the lady at the desk I was going to move since I only had a month left on my lease. The last flood I discovered upon returning home from heart surgery and had to stay somewhere else to avoid infection. She told me she understood and it was fine since there was only a month left. Then later find $3000 debt on my credit report. Call them and am told its due to breaking my lease on my sewer/swamp. I left it as clean as I could considering there was 2 inches of water throughout the dump. No trash, wiped down everything that wasnt under water. My ex neighbors told me the swamp was rented quickly after I left. So they lost no money. I forfeited my deposit as agreed with his staff. The only person who had time to talk to me. Im on SSI so theyll never get any money from me. But its insane that I should owe for leaving a sewer! Look this place up, BBB has complaints and wont recommend them. The city has several complaints. Been on the news for the way they operate. People permanently injured due to fires.

Rented a house from Bill for 4 years. Had to pay a cleaning deposit. Had to clean the house before I moved in. I was never behind always paid in advance. Rent continued to go up . I found another Real Estate agent and found a better deal on a house much better than the slum he was renting. In order to get out of the lease I had to pay an extra thousand. He said he wanted an additional thousand. I told him the cleaning deposit would take care of that. He said that certain charges were going to be taken out of it. I told him that was my final offer and if he did not take it he was getting nothing. He said OK and said when I was ready he would personally inspect the property. Later on his office called and said they wanted to inspect in the morning. I had almost everything moved when he came. I was cleaning. Then he started with steam cleaning requirements and spackling walls. I told him it was not in the lease. He said yes it was. I pulled the lease from my briefcase and said show me. Once this property shark has his teeth in you. It is hard to escape. Thank God I did!

The management was very Quick getting you in the door paid deposit and all .. after sitting down and trying to settle in some friends welcomed our family and they go by the name of “Roaches” ... the property manager came to inspect my unit after constant complaints and me I’ve showed pictures Of the nasty gruesome creatures I have captured after looking and finding One Roach ....he told me sounded like it was a “personal problem” that they would continue to spray my apartment ......I see roaches in the hallway outside on the steps I’m not sure why and how a place even Seeing 2 to 3 cockroaches a day is LIVEABLE . I pray to God he does something more like a transfer my family becuase me .... I can’t eat or sleep living this way HELLLLLL NAW !

Ive been trying to call them to rent one of their properties for like 2 weeks. No one answers. Voicemail box is full. And their office is closed for like half their business hours for lunch. Guess you dont want my money.

Very terrible. I had cockroaches, roof leaking, appliances often broke and I got to know Maitenance very well (very nice guys, only redeeming quality about this company as far as I am concerned!) I initially made a review giving them five stars right after I moved in, which they incentivized. I had to change that to reflect the reality of the situation. Very very bad. I got the impression of not being cared about. Good luck to future residents

Im only giving one star because the program requires at least one star. This company is one of the worst slum lord organizations I have ever worked with. I would avoid renting from them at all costs if you value your time, money, or dignity. We lived in a home of theirs for over a year and a half that was in complete disrepair. Every time we submitted a work order, it was like pulling teeth to get someone to come out and help us. We were without hot water for 3 weeks at one point. We were without electricity at one point. They moved in tenants behind us who smoked in our smoke free home and this caused our unit to wreak of cigarettes every time we turned the heat on. Please avoid this rental company at any cost.

The absolute worse property managers. Please make sure you have checked and sign off on emergency repair. Water leak last night and they had to break in upstairs because the managers couldn’t be bothered. I am sitting here waiting to talk to the managers manager. He is in a meeting. Chit chatting with his feet on the desk. The damage is extensive at my apartment but they aren’t concerned.

They helped us buy our home and took great care of us. They always knew what was going on and kept us informed. Bill is very knowledgeable and caring.

I have had nothing but good experiences with Paradigm Real Estate. I was going through a rough time and had been denied at other property management companies. The nice ladies who work there showed they care by explaining my situation to Bill Cauldwell and he made an exception. I know he does everything he can to help people out. The company does follow through with penalties for those not following the rules. We are all made aware of these rules at the time we sign the lease and that should be expected. Bottom line if you live up to your lease and pay rent on time or make other arrangements with them then they work with you . I haven’t had a bad experience yet with anyone who works for Paradigm Real Estate and I do recommend them highly to anyone looking to rent.

They are really good at fixing repairs in a timely manner. And good at communicating back and forth with you if you have questions.

I was excited about the apartment, but, there was holes in the wall, the bathroom had stains on the walls and two lightbulb fixture were out. They tried to pressure me into signing the lease before these were fixed. They said they were gonna fix these but no guarantee. They said the holes in the wall dont matter. They charge a convenience fee of $20 for every online pay. They also make you pay $50 extra for sky sattelite even if you dont want it. Its part of the package. Horrible experiencing feels like Im talking to a telemarketer. I will refuse to rent from them because of the pressure they put on me to sign the lease.

They have always been quick to take care of any maintenance requests we have put in. Makes us feel important :)

We have been renting with them for about 2 years now and they have been great to us. Any time we have had an issue they have been real quick to respond.

The leasing manager was quick, efficient, and pleasant to work with. She got a work request processed within a week of me asking.

First Ill say I had to leave one star to write a review. Its been the worst experience iv ever had not once did I see the girl at the desk smile that should have been my clue to what I had in store .. she alone took my excitement to be getting a place and turned it into a nitemare.. I would advisadvise owners not hire haters.. but you know how it goes what would we do without haters to show us everyday this is who we dont want to be like... just be careful not to show excitement to haters it makes them feel uneasy to the point she shut the door and locked it ....very very poor work skills.. altogether I rate -3 stars

Cheap rent. Close to public transportation the signing process was nice and smooth.

I have had a couple different people run the apartments I live in and they all never seemed to care about there tenants but these guys seem very caring and sweet they also got right on the ball when I needed something done in my apt

He has a comprehensive knowledge of Realestate and anything related to it and always goes the extra mile to help. He is always fair and equitable in our dealings and I would recommend him and his company to anyone.

There is always someone nice to talk to when you have to call in. We recently had a change in management to Paradigm. They have been fast acting with repairs.
