I have been living in my condo for over 6 months and I must say this has been such a great experience. The community is so nice and quite, and the property manager Pam Ocampo is so nice and friendly, she genuinely cares about the community and the tenants. If I ever have any concerns she gets it handled right away. If I could give the property and the manager more stars I honestly would. I’m so happy to have found this community!!

Update 7/28: I increased the score by a star because I have faith that the property is headed in the right direction. The manager is now Eric who is responsive and seems to have good intentions on improving the quality of the property.7/19: I noticed there hasn’t been a detailed review of the property in some time so I wanted to share my personal experience. I give this complex a 1-star for the location. It is located close to the beach, short drives to restaurants, schools, and around the corner from grocery stores and food locations. If you’re on a good side, you’ll have great views and a very good breeze. We barely needed our fans because the breeze sufficed. Parking is not the best. I was informed that they had 72 homes and only had 72 spaces but for almost the entire year I lived here, the broken maintenance vehicle took one of those spots. Not functional for them to even utilize. There is no guest parking. My new car was hit by a child’s bike and has a gash in it. Many dings from others doors on our vehicles. If your family has more than one vehicle, you just park in the tiny garage in which even my small sedan barley fit. A lot of people park half way out of their garage blocking the way but nothing is done about it. But you can’t blame them as many parking spaces are tiny. The tow company picks and chooses if they’ll tow your car from in front of your garage and the manager at the time did nothing. $300 gone! Remember if you park outside the gate when street sweeping is because you will get a ticket if you forget. The dog park is never cleaned. It’s huge though, which was cool but it backs up to another tenants yard so I rarely brought mine as their dogs are out, as they rightly should In their yard, the complex should have just separated some distance between the yard and the park. It’s a gated complex but anyone can walk in on the side and the gate didn’t close for a couple of months but the area is safe and has a security company. Laundry is okay. They have 6 washers and dryers. It would be better if other tenants set alarms to remember to move their clothes. There were times when items were left the entire day. Sunday’s and evenings are bad so I would avoid them. The apartment had a good amount of maintenance issues and we received the apartment dirty especially the bathroom. Bobby pins were Painted over in the drawers. When the movers came, they found spray painted items in the highest cabinet we never used as we are short people. Upon moving out I put in my notice April 8, I paid for the entire month of May because we were waiting to hear from the movers. We moved out on May 18. They attempted to keep my pro-rate for May although we fulfilled the notice and moved on military orders. It took 2 weeks of discussing charges with the Senior Regional, Sonya, for resolutions as the new manager, Veronica, doesn’t respond to emails. They tried to charge me for carpet cleaning when the lower condos don’t have carpet. They later said it was a patio clean but also said the cleaning charge they charged me was for the patio. Again, home was dirty when we moved in. So take pictures! Of everything! They also said I left items by the dumpster but had the documentation that my bulk items were picked up by waste management as I had the emailed proof from them with the date of pick up! The former manager, Pam would always argue with me and was always combative with me. Her husband when was her leasing agent and once took a picture of my kids sitting at the top of the stairs. I was right behind them locking up, literally right behind them so I caught him and he tried to tell me it was because they were so cute. 1. That’s weird! 2. I knew he was trying to get Pam to argue with me some more about something. The maintenance AZ does the same and once told my husband, “I’m busy and you guys are taking up my time for this!” Um what? He also tried to get me to pay him cash for a garage remote. Nope! I paid online to my account. They didn’t keep record of work orders so I recommend email for documentation purposes.

I would never recommend this place to any of my friends. It looks good on the outside but thats all that its good for. Once we moved in, none of the paint was dry so our dishes, cleaning supplies, anything out in a cupboard paint got pealed off and stuck to it. Mold grew in everything on our clothes, shoes EVERYTHING. Manager was never there when actually needed. Once I moved out she gave me a date to do our walk through and never showed up. She wasnt in that day. So the maintenance man was there to help. During that he stated that only thing that need to be replaced was the carpet. That apartment was scrubbed top to bottom we had paid people to come and clean it. Then she calls me with that we need to pay for all carpets to be redone and whole paint of the apartment and a house cleaning. Which came out to around $1400. Then we called her and let her know what was told and she spoke with the maintenance man and she called me back and said the new total was $700. And that once she fixed the receipt she would call me back and tell me know to pay it and where. She never did. Now we got collections calling us saying that ocean breeze claims we have not been paying. But she never called us back!! So now we paid the money but yet they f**ked is over cause all they care about it making the outside pretty . Watch out when moving they will take you for granted !

PARKING is limited. My car was towed last night because I accidentally forgot to put my parking permit in my vehicle. Prior to finalizing lease at Oceanbreeze Village they acquired my vehicle information, I assumed it was to benefit both parties for instances like this but in my case they failed to forward information to their Security Patrol prior to towing my vehicle. Why doesnt security patrol have additional information to prevent towing tenants vehicles? I spoke to Jessica in leasing office prior to paying towing fees to get this resolved but there was nothing she could do but say there are rules to parking here at Oceanbreeze Village. I feel like tenants here are not getting taken care of as much as they could be which is sad to say and completely wrong on Oceanbreeze Villages behalf. I ended up paying $265 for towing, my car now has damages to my right side door from towing company AND keep in mind I am a PAYING TENANT. So future tenants and present tenants beware !!All other postings on rodents and fleas are correct! Ive found plenty of dried rodent feces on kitchen counter tops even after keeping food clear from counter tops. Ive invested in elevated fruit baskets to avoid them nibbling on fruit and veggies, its been a nightmare! My dogs are on the pill to get rid of ticks and fleas. I woke up to a tick crawling on my leg!Dog Park: is a dirt lot consisting of glass, rusted nails and sharp pieces of plastic. My dog came home with bloody paws after playing fetch one day and later noticed all these sharp pieces in the dirt. I spoke to leasing office and they said they didnt find anything. So I assumed I could play fetch but my dog came home with bloody paws again. Its disappointing to say we no longer can play fetch there. There are minor things within the townhouse we have continuous problems with for instance our kitchen sink knob turns off in the middle of me washing a dish and Oceanbreeze will not switch out sink.•Popcorn ceilings have dust webs hanging from prior tenants which I just noticed and unable to clean because pieces of popcorn ceiling gets everywhere.•Sliding closet doors slide off tracks constently. Maintenance guy has been very helpful but hasnt replaced tracks and feel its bound to happen again.•blinds were put on backwards. We removed blinds but need to store them in our limited storage space which is either the balcony or garage.Lets just say at the lease its been a hassle living here.

I really LOved our place, until the problems were uncovered. They have termites, bugs, and rodents!I lived there for a year, they had to replace my Dishwasher because a rat chewed through the plastic cables and died underneath! They never brought an exterminator over. They nearly took all of our deposit. Our dogs ALWAYS had fleas because of their flea problems. So therefore our carpets had fleas. Our ceiling face Crashed to the ground for no reason but it could have landed on someone and really have caused problems.I loved the location. The apartments were nice, if only they were managed better.

Lived here for one year and was decent not the best not bad. till the last 3 months we started getting bugs and we had the exterminator over 3 times and it didnt stop so when our lease was up we moved out, 6 months later a charge for 1000 bucks hit my credit report they filled for damages and cleaning fees after we did a walk through and was marked as good with a few small dings but nothing that the security deposit wouldnt cover. now trying to fight against the collection of 1000 dollars that we never even knew of till it ruined our credit...be aware of this place

I lived here for two years and it was pretty good for the most part. The building I was in has termites, the exterminator comes once a month if management remembers to call them (havent seen them come around in a while). Theres also rodents. My dog got Guardia within the first week of moving in and fleas shortly thereafter. Frontline doesnt even work on these fleas! I loved the fact that they have a community dog park, but it sometimes gets neglected for weeks by maintenance to the point where the waste bin is over flowing. Moving out has been an absolute nightmare. They waited days to even look at the residency confirmation form and then ignored it after seeing it was my maiden name and I started the lease with Oceanbreeze under my married name. They told the place that Im moving to that there is no one with that babe living there. How many Krista J.s live there? Clearly, they couldnt be bothered with calling the person with a similar name in the same unit who they knew was moving out at the end of the month. The office was closed for most of the week so fixing it didnt happen, ended up spending the weekend in a hotel until they hopefully open on Monday. Which could be a long shot because actual office hours do not reflect the listed office hours on their website.

Wouldn’t recommend to anyone especially with this new management. I have been calling to make a noise complaint for the past month about my neighbors, never received any callback. Then, to top it all off, management had the audacity to tell me I needed to leave a work function to come home because my dog “was barking for 3 hours” yet I had only been out of the apartment for about 30 minutes at that time so that was impossible.Lastly, I attempt to contact corporate about their office workers yelling and speaking to me in an intimidating tone and they don’t seem to care either. If I could give 0 stars, I would.
