I really enjoyed renting through 360 while I was stationed in Whidbey! I had a few apartments through them, and they always took care of me if I needed something. The app makes paying rent very convenient.

Moved out and the details of the contract require specific things to be done, arranged sub contractors to do listed items which was done. 360 property then decided to charge me for standard where and tear like painting and a light bulb charging exorbitantly high rates to leave me 1/5 th my deposit and basicly rapped me due to not being present for the final walk through due to us having to leave early. Very disappointed in the dealings with this company, what made it worse is we paid on time every time. Typical Navy town treatment. Stay away if you can, youve been warned. I will be filing a complaint with the BBB as well.

Dont rent from these people, they have incredibly unprofessional conduct and repeatedly attempt to coerce you into staying quiet about maintenance necessities through threats of violence and harassment of you and your place of employment.In addition, they use unlicensed individuals to attempt maintence in their homes. When faced with legal action it scares them into compliance, albeit only temporarily.Theres a narrow market in housing, they know it and act like it. Do not lease with them.

Do NOT allow them to inspect the home after move-out. The β€œCOVID prevents us from inspecting with you home” is bogus. They had 2 walk throughs while we were home bringing in potential renters before we even moved out. Apparently not an issue when you’re trying to make more money. Charged $300 for cleaning after we broke our backs cleaning from top to bottom (the house was cleaner than when we moved in since the last tenant left kitty litter and cat hair all over the place). When asked what cost $300, I was told there were bugs in lights and some dusty floor boards, but they thought the house was β€œpretty clean.” Renter beware.

Most unprofessional office I have ever stepped foot in. The owner had the audacity to mock me while in his office making a payment. Also super neglectful the stove they had caught on fire and that wasnt the only fire on his property that month.

Koetje in three words, is completely criminal. In this time of global pandemic, you would expect a local company to try to help people out. Instead we were accused of false claims and stolen from. As I helped my mom and my family move, we cleaned every inch of the apartment being rented. This is important, we tried exceedingly hard to meet the standards they expected. They even tried to accuse us of not cleaning things that didnt even exist. They also charged them for general wear and tear, without an itemized cost list. If I could tell a potential renter any advice, itd be run, just simply run as fast as you can.

HIGHLY DO NOT RECOMMEND!!!! This place seemed nice at first okay rent and a decent space but they had a lot of bogus charges for cleaning and repairs when me and my wife cleaned that place top to bottom and only replaced things we had damaged anything that was damaged before and annotated we did not touch and they still over charged us on cleaning and repairs that were annotated but worded them in different ways. They had us clean the carpets professionally and after we moved out they cleaned them again and charged us for them again. We also were charged for pet and urine stains when we never had a single pet. On top of everything they would up our rent 100$ every 6 mounts. Help yourself and don’t go through this place

The staff here are always busy but for good reason. They manage a lot of properties, but whenever you have an issue they actually try to advocate to get these items taken cared of and repaired quickly.I love how they are flexible and try to keep things extremely professional!

I spoke with the leasing agent who over promised and then underserved my family. They said they would ; remove trash on my property and have not, clean out a shed, accomplish repairs to the house well over due...etc, etc. They want their money and dont care about the tenants they rent to ( keep reading all of the reviews). This company wants legal problems, or they need to be for the people they rent to and make landlords keep the properties in proper working order. I know that there are two sides to the story- thats not the renters problem we pay good money to live in a home no one wants to maintain. Im sure thats stealing, maybe I should pay for what I get and not for what the going rate is. Im tired of hearing that the landlord refuses to replace or fix things, why own a house you dont care for, oh wait because they only want money.

Rented here because I just needed a place while in transition. The apartment was absolutely awful. Fixtures were falling apart, repairs needed to be made, carpet was old, mold painted over in the bedroom ceiling blinds were yellow and dusty, and upon move in the house was very dirty.I received back half of my deposit which would appear I was luckier than most, however the charges were BS. I highly suggest avoiding this establishment. They are slum lords and the rental management guy is rude and arrogant. Super nice until you’re in there, then good luck getting a call back for anything.If it is a last resort, don’t plan on getting your money back. Take lots of pictures and be thorough in your move in inspection because if you are not they WILL take your money.

Im not convinced any property they rent is worth what they charge. Our apartment is tiny and cramped, there are holes in the walls and the closet doors, most of the outlets dont work properly, the carpet is filthy and coming up in places, and the cabinets inexplicably smell like cat pee? We had to deep clean the whole place (especially the bathroom, kitchen, and fridge) when we moved in because it was so dirty. All these issues wouldnt have stood out so plainly to me, if we were paying $800-$850 a month instead of what we currently pay.Rent elsewhere, if you can help it! The housing crisis is no joke, so we had to take what we could get, or else we wouldve been living in a hotel.

I’ve only lived in my outdated apartment for 2 months and they already scheduled a β€œwalk through”. Unbelievable. And they sure love to rent run down apartments to match BAH exactly because they know service members have nowhere else to go because there is no base housing. Thank you for being a price inflating second class rental company.

Horrible. If you are military please stay away from this greedy company. The apartment me, my wife and kids stayed in wasn’t even worth the $1050 we paid a month. On top of that we constantly dealt with mold and mildew, that you can tell they painted over. Had a huge spider infestation, because they don’t spray at all. This company can’t even manage to pay their bills on time, we received a notice saying our water was getting cut off. Stay away from Drew, he is very rude and while I was on detachment he decided on numerous occasions that he was going trying to argue my wife down. I had to call the office to let him know we don’t conduct business like that. I’m glad we moved out of the matchbox and I’d advise anyone looking for a place to stay to stay far away from Koejte Rentals.

Please do not rent an apartment or property managed by Koetje unless you like a slew of problems and headaches that aren’t taken care of effectively or in a timely fashion. We’ve been renting an apartment managed by Koetje for 5 months and have had constant problems since moving in. Our apartment wasn’t even cleaned in the slightest before moving in, despite them having two weeks between the previous tenant moving out and us moving in. They said they couldn’t get it cleaned because they used the last tenants deposit to replace the carpet because she flooded the place, but the carpet job was so shotty anyway, we have carpet coming up from vacuuming because of a center diagonal cut going across a walkway. It looks like they just used a chunk here and a chunk there and did patch work to replace the carpet. The baseboards are very damaged from water and that wasn’t replaced, the linoleum is also very water damaged but that wasn’t replaced. So I don’t understand how 2 weeks and a full $1,000 deposit didn’t give enough money to β€œfix” the problems and clean before we moved in. We’ve had constant issues with our fridge going out and they refuse to adequately fix the fridge, just rig it to work again for a few more weeks before the problem happens again. We’ve lost so many groceries because of a faulty fridge/freezer, and they still won’t fix the fridge properly.

They rented a place to me, and my young children and didnt tell me the neighabor was a problem. They knew the neighbor problem and so did the rest on the people in the area. The police even knew his name when i gave the address when I called them. Anyways 6 months of hell 4 calls to 911, I moved my family out of there. Now they want to charge me the other 6 months of rent, cleaning with flee treatment when I didnt even have an animal living there. Taking no account for my deposit. Ps I was current on my rent.

I only give 1 star. They are not professional. Staff not helpful. I felt like they think all tenants are bad..when we moved in, we found something was broken, we put in move-in inspection and was told to submit the maintenance request. We did it a month later and the guy came and checked it out, guess what? They said we broke it and never fix it until we moved out, they charged us $400 for that. I’ve tried to contact the manager, but no one even care...they took our money!Not recommended.

Id like to take a moment to thank Camden and Jerry for their customer service and dedication. Scam artists, rented me a dirty room. Light fixture collasped on its own and they charged me 150 dollars, When I moved out the charged me 500 dollars for the room being dirty even though it was as clean as when I got there. Now you probaly thinking Im just lieing but the costs for the repairs and cleaning was === to my security deposit.Dirty doorframes, dirty ceiling, stove (brand new and working as such when I left) drip replacements, 200$ for clogged drains carpet replacementAll as good as when I got there. . .

Koetje is a β€œfine” property manager. When we moved out, we discussed our move out with Liz. We were told not to be nervous because it wouldn’t be a β€œwhite glove inspection” and that they expect their tenants to be able to live in the apartment without fear. Normal wear and tear was expected. Despite this, we asked for a pre-inspection because we were still nervous about what they would hit us for. We were denied. We were also denied the opportunity to be present at the post-move out inspection. We were told that any hit found would be explained with photos and a detailed invoice for hits and repairs. As residents, we had always been told by the maintenance personnel that we had a very pristine apartment. We spent 5 days deep cleaning with Magic Erasers and scrubbed every speck of dirt we could find. The apartment was actually in better condition when we moved out than when we had moved in. Every hit we saw was covered on our pre-move in condition sheet.We recently received our move out inspection. There were substantial hits on the form to indicate that they actually did do a white glove inspection. There were hits on the form that completely baffled us, for example, dusty and dirty heater vent in bathroom when I actually removed the heater vent and cleaned with soap and a magic eraser. In the end, we were hit with cleaning fees, $25 per hit for 3 hits ($75). No pictures. No invoice. No transparency as promised. We were also charged $54.35 to β€œstraighten the mini blinds and a guide missing a screw.” No pictures. No transparency. We inspected every inch of that apartment and did not see any guides that were damaged or missing any parts. If it was missing a screw it would have been noticeable immediately as the door would have been freely. As a resident, if I was picky about a screen door that was never repaired, I think I would have complained about a closet guide.In the end, if you are thinking Koetje, be prepared. Document every speck of dirt, dust, paint chips, cracks, be unforgiving in your pre-inspection because if you don’t they’ll find something to hit you for.*****Updated 30 April*****Changed review from 1 star to 4 stars.Camden Schutte contacted us this afternoon regarding our concerns and reviewed our case for the move out inspection. He stated that our full deposit would be refunded and in the mail tomorrow! Camden and Jerry both have always listened to our concerns over the past two years and have always taken care of our family. Thank you for helping resolve this issue!

They would not remove from my lease FOR A YEAR after have moving out because they said they had been waiting on paperwork from an old room mate. When they finally did take me off they had the paper work they needed for months. They are terrible and will make up things to get more money out of you.
