Our building burned in February. It is still in not repaired. It’s July. We can not park at our building. There are bugs due to the walls being ripped out. I suppose. There is no water pressure, the tub will not drain. Spiders,.terrific dust. No laundry faculty, and TWO giant dumpster and 2 Porto potties right out side my front door. It is 100 degrees. Can you smell that? For 5 months. It has been this way. See snow. We have gotten no apologies. No rent reduction, we pay $980 a month to live like this, and we have been refused another apartment. Horrific company. Horrific site manager. Horrific experience.

BEWARE!! I lived here for a year. They really scam you. I moved into a $650 a month apartment but I was actually charged $730 a month for a bunch of fees they tack on. Some of those fees were for the property being gated, but the gate ends halfway around the side. It is not gated. Their manager is terrible. She is always mean and rude. I would never recommend this place to anyone.

I have truly enjoyed living here. The management do a great job maintaining the property and maintenance is quick to respond to any issues I have ever had. Kaylee is a jewel. Wonderful to work with.

I am now looking for a 1-Bed 1-Bath loft, Studio, or apartment and would really appreciate if I was treated fairly.

I really thought this was a great place to live until Lindsey fasley accused me of tampering with there gas meter. We are moving next month due to mold seeping from behind the walls and lingering maintenance issues.

I would not recommend this apartment at all! Upon breaking lease overbrook sent us our final bill with multiple charges that were wrong. I reached out to them to have them fixed and instead of working with me they sent my account to a debt collector. Staff was very rude slow at getting back to you! I’m still trying to resolve my billing issue months later. During our time at overbrook we were charged for vacant gas fees even though we were paying for gas. Vehicle was broken into and people would walk around looking into windows. Sketchy at night. Overall a terrible experience.

I might be a tad biased because these are the only apartments I’ve stayed in but I love these apartments. When my lease was over they moved me into my new apartment early. The staff is friendly. I really like the lady that helped me with my current apartment. It’s in the perfect location. It’s 10 minutes away from most places. The only downside is the maintenance. When you call they come straight away. You don’t have to wait long but it shouldn’t be as many problems as I’ve had. It’s always something. Both apartments I had in this complex. I would recommend these to people.

My Mother just moved into Overbrook Apartments after a long search in the North Little Rock area. The experience could not have been more pleasurable. The complex manager, Grace, and her entire team was a delight to work with. They were extremely accommodating in finding a unit that met my Mothers needs. When my Mother moved-in, the apartment was in top-notch condition... well painted, repaired and clean. The surrounding common areas and amenities are unsurpassed in the North Little Rock area and the overall complex is well maintained and cared for. I would highly recommend Overbrook if you are looking in the Sherwood / North Little Rock area.

Moved in a couple months ago. There “water bugs” are a big problem! They take forever to actually come out if you need something fixed. You have to keep calling them. They moved to section A housing and isn’t telling anyone and will lie about it, I got followed in through their “gate” and the person followed me around for 15 minutes through the apartment complex. Asked if they could catch the security footage they said their cameras don’t have good quality. I just got my car broken into and they took everything. They are with the military program, but will not let someone take over your lease you will have to pay over 2,000. It’s getting worse here. I would not recommend! I’m pregnant and I can’t wait to move out of here.

My boyfriend and I had the WORST experience. They kept giving us the runaround from the beginning. We made blank trips 4 times and still wasn’t satisfied. The first time we were scheduled to come sandy failed to contact us about all showings/appoints were cancelled due to the ice on the sidewalk. So we drove 30 minutes for nothing. Only reason we kept going bc we really liked the place and area. Jus recently Sandy told us we had the apartment and everything; not to mention she even gave possible move in dates. She also knew we had already got the money order for the apartment just for her to say someone else had already applied for it; which we were in the process of doing. She never told us to turn the applications in that day to save our spot, she was rushing to do her job as if she was tired of being there. The staff has poor communication skills except for one lady couldn’t remember her name but she was VERY helpful. I recommend going somewhere else. Terrible experience.

Worst experience ever so I was told couldn’t renew my lease after I’ve been living here for over a year paid my rent last month but the manager wants me gone by the end of the month no notice or anything I’m not getting evicted told them I have no where to go until the 7th of next month and I’m 9 months pregnant she tells me if I don’t get out she threaten me and said my problem have nothing to do with her kalie and very unprofessional and rude I asked if I could speak to her boss she wouldn’t let me I asked for corporate number she hangs up in my face this lady needs to be fired I don’t recommend these apartments to anyone to get anything fixed you have to say your apartment is on fire for them to fix anything DONT MOVE HERE TERRIBLE MANAGEMENT

Of course everywhere you travel is going to have its benefits and disclaimers but as far as communications go, Sandy and Lindsey do not fall short of information you can possibly need with clear statements almost anyone will be able to understand and and getting them to laugh makes the experience well worth it in itself! They helped me figure out life information that school doesnt teach you and for that I am thankful and I look forward to talking to them again regardless of their decision just because they are great!

I have enjoyed living here very much. My sister & I walk around the complex for outside fresh air and feel safe here. The location is wonderful! Everyone here is friendly. The staff is very busy, but they are always willing to help if they can. Maintenance always responds as promptly as possible and solves the problem. Very happy here.

Nice updated appliances

My husband and I lived there for a year and moved out when he deployed. Very close to base and never had any problems! Any maintenance issue was taken care of within 2 days. The staff was always very efficient and helpful. Apartments are absolutely beautiful and modern as well. Will definitely recommend to any military friends who are moving to the area!

We moved here in August 2016 and are so grateful that we found this place. The neighbors and staff are phenomenal. Our main reason for moving here was because it was in a great school district we drove around and it was set up like a small community instead of apartment homes stacked on top of one another. It has a gym And a great pool, a dog park, a pavilion with a fire pit, picnic tables and a built in grill for residents to use. It is just a really great place to live!

The parking and units are very accessible and safe.

I recently toured this complex with Grace and I can gladly say the staff is by far one of the best I have encountered on my journey to finding an apartment. I would gladly recommend this complex to anyone looking for an affordable and clean property with great staff. Looking forward to moving ahead with my application process! 10/10 recommend.

Quality apartments with decent size rooms! Quiet and safe with a doggy park,kids park and party pavilion! But be careful and make sure your apartment has laundry room attachments or youll have a washer and dryer thats useless like I learned the hard way! Overall its safe, quiet, and mellow feel makes it a great location to choose to live!

The apartment are great as well as the maintenance, they are alway their as promised! The only problem I have is a stalker neighbor. He follows me, watch me, always try to park his jeeper-creeper truck next to me and come and go with as I enter in and out my door. He lives in the upper apartment, so he follows me from room to room and even when I go to the bathroom. He have a wife or girlfriend and kids, she have to know or she involved herself.There no privacy,. He stomp or creeps every morning until I wake up like he’s my alarm clock. He feels so creepy that my thinking and reaction are not in control. I have been to the office on this person and it stops for 1 to 2 days then the creep, stalker returns! HELP!

Beautiful community, awesome and knowledgeable team to work with and great amenities! The pool is beautiful and I like the front gates. The playground area is a nice area as well as the covered patio area and firepit for residents! Rooms are a nice size and the closets are great!

Lived here for a year between 2017 and 2018. The staff were responsive (usually within a day or two), always took my call and made me feel like my concerns were theirs. Outstanding living and friendly people. I would recommend to anyone.

Overbrook was overall is not a bad place to stay. It’s quiet and great for families. The only problems I had staying there over two years was that most times you had to constantlyRemind the staff about work orders and never get a reply back via email. When I first moved in I knew staffing needed to be improved. I made a scheduled move in day. To then have one of the workers tell me they didn’t know I was coming so my bathroom door was off the henges and the old toilet sitting outside my front door. It was fixed, but not a good way to start. Also, it took forever to get lights replaced throughout the apartment parking lot. That was pitch black at night even had staff make a comment about this and always got the reply “ we are working on it.” Mind you days have gone by. This is super unsafe for me and my family. Not until I wrote a long email to the apartment manager with no reply back is when suddenly the lights remained replaced. I found this to be very unprofessional.

I have lived here going on 11 years now, and although they have gone through several managers the current management, and stuff is excellent, very friendly. Maintenance is great. request are usually filled pretty quick considering it is a fairly big complex, and from my personal experience is usually taken care of and fixed the same day

Overbrook Apartments was a great choice in me wanting to find the perfect apartment home until my home is complete. The leasing specialist Angelica was very knowledgeable and took her time in finding me a 3 bedroom, with a GREAT personality! I would recommend anyone to lease here at Overbrook Apartments!!

I love the maintenance team at Overbrook. They are extremely efficient in communicating throughout their team and attending to every concern I have had regarding maintenance. The maintenance supervisor Braulio has always shown we as tenants are priority when it comes to everyday living. Also answer any questions we have. Great job!

I have loved living in this community for the past two years. I will be moving out, but it is not because of anything negative at Overbrook. The office staff are wonderful and the maintenance crew have been very quick to fix any issues I had (nothing extreme ever happened, though - lights burning out, plastic toilet part breaking, etc. - all just normal things for living in any space).If you are moving and searching for a great/safe community of people and to be treated well, this should certainly be at the top of your list.

Overbrook has an awesome community, it’s very quiet and the renovations are lovely. The gated community provides that extra sense of security and not to mention we have NLRPD living here too! Maintenance is always on top of their game and accommodates well. This place has done a 180.

I havent lived here long, but I will tell you that I love it already! Sheree was incredible to work with. She showed me a unit I fell in love with and worked with me (even through my endless questions) to make sure I got exactly what I wanted. All staff are extremely friendly and hospitable. Overbrook Is The New Fabulous!Ok. So, I am cautious about posting personal info online, but I know no other way to do this or do justice to a well-deserved staff! I have been greatly satisfied with the new management! Not only are they respectful and considerate, but they value us enough to decide were worth the time and effort by responding promptly! Theres also been a lot of money invested in the form of serious improvements to units and the property as a whole! The staff is awesome! For example, I recently had an exceptional experience with Kyle and Diego from the maintenance team! These gentlemen came over and installed a new water heater, which they began late at night and persevered through until the next morning! Thanks, Overbrook, for making this place truly feel like home! I invite others to check the newly, improved, Overbrook out for yourselves! If youre seeing any negative reviews, its highly likely they were from before the new management. But, dont just take my word for it, come check it out for yourselves!

I like to wait a little while to let newness set in and to give opportunity to let problems arise before I give reviews to a new apartment, hence why I have waited until now to put out a review. My roommate and I have lived here since May 2017. Our first problem came up over this past week. The issue, regarding a mishap with paying rent, was not black and white as to whose fault it was or was not, however, I have to say that I was beyond impressed as to how the mishap was professionaly, maturely and respectfully handled by Krystal, the property manager. (unfortunately, conflict management and compromise of this quality is rare these days) Krystal respectfully listened to my side of the story and really seemed to care about my situation. She seemed to genuinely care more about keeping and maintaining a good relationship with me (the resident) and educating me so that the situation does not reoccur, rather than trying to get all of the money out of me that the apartment could could at that moment and me leaving unhappy and with a sour taste in my mouth. So, I just want to say thank you to all who are on staff and making things happen at Overbrook, because everything else good that you have been reading is very true. Overbrook has been great to us thus far. Sheree and Ashley moved us in and have be great at answering all our questions and concerns. Maintenance has had crazy fast response time (never been in a place with less than 24 hr average response time to maintenance requests until now, thank you James and Kyle). Overbrook has been a very refreshing place to live. Thank you!

The Staff @ Overbrook are just awesome! They helped make our move from out of state so much easier! and anytime we had an issue they were quick to get it fixed! I guess my only complaint would be my kiddos didnt get to enjoy the pool during the summer but other than that neighbors were great plus its always a bonus to have Larrys pizza right across the street!!

I have lived in the Overbrook apartments for more than three years now. When I first moved in, there were some problems that seemed to take a while to fix. Lately, there have been many changes that have markedly improved the entire facility. The apartments are clean, well maintained and quiet. I would not hesitate to recommend them to anyone needing to live in the North Little Rock area.

We have lived in the apartment complex for almost 4 years now and have no desire to leave. The updates are incredible. The new pool is awesome and the nicest people occupy the office! We definitely recommend!!!

I have lived here for over a year now. The management has changed since I first moved in. It is definitely better now. They get around to maintenance requests very quickly. They are updating the grounds an trying to make this a nicer place to live.

My time at Overbrook Apartment, I was very pleased with the service manager. Maintenance was always quick, and Braulio made sure we were always taken care of!

I had to move to NLR in less than 2 weeks. Overbrook was able to get all the paperwork done in 2 days and on the 3rd I was getting moved in. Davida in the office has always been so friendly and helpful. The staff even wraps gifts for their residents at Christmas time! I had some plumbing issues after hours, Kyle and Richard came over immediately and got right on it. They were so helpful and professional in getting it fixed.

Lindsey was great with my family and I on helping us make this our home. Looking forward to living here.

My daughters and I have been here since October, 2016 and absolutely love it. Our apartment is renovated beautifully. Cant wait until they gate gets put up around our community. The clubhouse staff and management are always extremely courteous and understanding. If there has ever been a maintenance problem, Kyle gets right on it, along with the other guys. Met another one of their newer techs, Wes and he was extremely eager to help as well. Hard to find a good place to call home, but we most definitely have here.

Manager is nice and employees are fabulous. Love Sheree and the maintenance crew. Personally I am fed up with owners and communication. When we moved in a year ago we were told there would be a gate soon and gym. There has been nice changes but other changes were crazy and unexplained. Such as now the gym cant open till a gate has been put in. Gate was supposed to be finished 4 months ago and still is not operating. Someone thought it was a good decision to remodel a beautiful pool a month before summer. We were told it would still be open by memorial day. That didnt happen.... We were told it would be open by 4th of July still not open. People keep giving us run around answers. I am ready for straight talk. Just tell us the pool will not be open this year and that the gate will not operate till the first of the year. I have loved Overbrook but this summer has pushed me to my limits.

I love over brooke apartments. The staff is friendly. Unlike foothills where the staff is on hard drugs and they are very rude. Im surprised they still have a job and havent been fired

I am extremely pleased with the staff and management at Overbrook. The entire team is accomadating and welcoming. There is a true community feel. I am known by name, and my families needs are and always have been considered. The modern updates and attention to upkeep and maintenance are added bonuses!

Moved into a remodeled apartment in March. No complaints here, staff is friendly and helpful. Lots of new work being done on the property. Wish they had opened the pool a little earlier but no big deal.

Okay so Ive had a bad past with Overbrook, but I must say they have definitely improved. Krystal has helped us significantly throughout our water problems so far, and Im hoping the plumbing company can fix the issues. I am very grateful for her help and taking such great care of us throughout this process.

I have lived here since January 2011. I just moved from a townhouse to a remodeled unit. The transfer was very frustrating for me because the new unit was only cosmetically made to appear ready. There were numerous issues but I am very happy to say every maintenance personnel working on the problems got it done & I thank them for their timeliness, skills, and positive attitudes!!! Thank you to Kyle, for doing a great job, and gets in & out to respect my privacy. I pray when all renovations at Overbrook Apartments are completed I will still enjoy the place I call home...AMEN!!!

I have been staying in Overbrook apartments since June. Im very pleased with the staff and they are very friendly. I recently had an issue with the complex and theft. The management is not handling the issue properly and I feel as if its being pushed under the rug instead of handling it properly.

Clean, quiet, remodeled apartments, putting in security gate, new pool. Fabulous office staff and maintenance issues are addressed quickly. Simply a nice complex.

I worked with Sheree she is very friendly and she made this process so simple and easy. She made this entire process seamless and delivered the best customer service! Whenever she wasnt available she made sure she updated her coworkers on what I needed and Ashley was also extremely helpful! Im excited about this move and most importantly Im glad I have a great staff to assist me as needed.

Absolute garbage. Looks nice but the management and staff are horrible. They will come into your apartment and take your things and try to screw you whenever they can.

This apartment is horrible. My truck has been broken into twice, there were people looking in our back window. Their response? We are putting up a gate and security cameras The result? Two months later and there are still 0 cameras and the gate isnt even finished. The fence behind our apartment has a hole in it where people walk through and up to the apartment constantly. Then after having my truck broken into the second time, they still want 30 days notice and 2 months rent to move out! Are you kidding? It no longer feels safe to live here and you want to take more money? After talking to Arkansas Renters Association, they are required to provide a safe, healthy environment to live in. Id like to know how to contact the management over this offices staff.

I will not waste my time on a long post telling you how horrible these apartment are, and how rude the Manager (Krystal) is along with a few of her staff. I lived in Overbrook for a year, and it was the biggest mistake of my life litterally !!******If you enjoy cats, then youll definitely love living here..There are hundreds of cats everywhere, and despite the multiple complaints the office receives from residents, nothing was ever done. Some residents even tried to solve the cat problem on their own and were unsucsessful.

If there was an option for 0 stars I would definitely choose it, but theres not so they get one star for having warm bodies with a pulse in the main office. I moved from Atlanta to Arkansas last year and this is by far the worst place I have ever had the pleasure of living. Im writing this review to caution anyone considering living in this place. I will also provide proof of how poorly these apartments are managed.The first big issue was when the AC in the apartment broke in March. The unit was ages old, appeared to have never been cleaned, and blew a fuse causing it to stop working. It took almost an entire month to get the problem resolved and six work orders. The wiring job was amatuer and objectively terrible when they attempted the repairs. They blew 8 different transformers and countless fuses while trying to make the repair. On the last work order it was finally determined that instead of replacing the fuse that kept blowing as soon as the unit was turned on that a new thermostat line would be ran. I guess you can only try the same repair so many times before it finally sinks in that there’s probably another problem. They sure did run a new line though, and they did with style. The new line is ran OUTSIDE of the building. They ran it straight from the AC condenser, along the brick, and then drilled a hole through the brick. The condenser was also left open with exposed wires. They had to move the thermostat presumably because they couldn’t figure out how to pull the wire correctly and actually didn’t patch the old drywall where the previous thermostat was located. Please see attached pictures if you want a good laugh.Onto the next big (and currently on-going issue). Our upstairs bathroom is leaking into our laundry room through a light fixture near the electrical breaker if the shower is used. I call the front office promptly after noticing and notify them before I head to work. They say they’ll put in a work order. I get home 8 hours later and no one put in anything. I submit my own work order because, damn, water typically doesn’t mix well with electricity. The next day I get a call from the service manager asking if anyone showed up...Nope, they never did. He comes and says the issue is the toilet and that he tightened the bolts. I try the shower, still leaking. I put in a new work order, guy comes and replaces the bolts on the toilet. I try the shower that night, still leaking….I’m guessing that just like the thermostat this will probably go on for a month and several more work orders until they realize it’s not working. During this process there was never any concern from their maintenance folks about the drywall or the mold that could possibly be building up (perhaps even before the problem was physically noticeable), or the coating falling off the drywall onto the floor.There’s countless more issues I can describe with this place, but I feel this is long enough already. All the reviews talk about how nice the staff can be, and I agree, they can be nice. I have never done a review regarding Overbrook however, I wanted to share my latest experience. I had some things that needed to be done in my apartment, so I did an online work order. I was genuinely surprised when someone named Crystal (sp?) called me and stated that they had received my work order and would be working on it and most likely have it done the next day. Then she called me back to say that they were having some trouble getting in and needed me to come by with my key. Talk about shocked. I have lived here almost 6 years and have NEVER received a call from management regarding work orders. I went in the following day to brag on Crystal because I was sooo wowed by the experience. Why have I stayed so long? My apartment hasnt needed many repairs, but I live in an area that is nice, quiet, and safe for the most part. Two of my neighbors have been there as long as I have and we look out for each other. At some point, I will move because Im ready for a house, but until then I hope this current management remains and continues providing support and awesome services for the residents.

I moved here 3 years ago, left July 2019 & moved back Feb 2020. I love it here. I guess that’s why I had to come back. When I moved it had nothing to do with Overbrook. I love the location, office staff & peacefulness.

I have never lived in these apartments, but my friends do, so I visit often. Doesnt seem like a bad place (although Ive heard negative stories about the property managers). However, Ive sent a few emails to the management inquiring about renting. Within a two week span, they have yet to contact me back. I find that a bit concerning. Do the tenants get ignored this way as well?
