Worst rental experience for the most expensive rental payment.Roof Leakage during rainy days really threw me off. This happened on the 6th day after I moved in. Rain water fell right on top my newly TV stand set-up, on the power strip, at 1AM. The leakage went worse and worse along the rim on the roof, at multiple sites. Their so-called on-call 24/7 emergency maintenance was a joke.Meanwhile the move-in process was pretty awful. I had the truck with car carrier in the back… and I drove 15 hours to get here, told that my apartment room was not cleaned at all because the cleaning crew called off in the morning. And I was told to money order before I could get the key…? I checked my balance on the portal so many times before I showed up on the move-in date and there was nothing, and I could not make in-advance payment as a credit for some reason, since the system kept telling me it could not log me in. There was no email explaining that I had to pay the first month rent plus multiple things. They didn’t track it until you showed up… and you had to get money orders or cashier check.This was not the worst. My room was not ready until 7/8pm on the move-in date. After I walked in.. the freezer was gross. The washer and dryer were still dirty with several dirty towels inside. The bathtub was clogged.The cleaning crew and maintenance didn’t show up until 4/5 days later. And the dryer is still dirty, I have to clean it by myself.I have to admit it is a friendly neighborhood but I did experience the worst move-in and rental in my first week here.

Our time at Curren Terrace has been a fantastic living experience. Residents are friendly, and if you have a dog the dog parks are great. The walls of the apartment are very thick and we rarely hear our neighbors. Its well-ventilated and stays warm in the winter, cool in the summer. Parking is always easy to find. Location is very convenient and we feel safe living here.

UPDATE 9/01/21: They claimed they had roofers on the property to fix the roof. They lied. Now, after another rain storm, the leak is worse. WAYYYYY worse. Run away. Do NOT fall for their pitch. We REGRET signing a new lease but we seriously didn’t have the capacity to move when the lease was up. Disgusting.Been here two years. Some of the buildings within the complex are nice, clean, and quiet. Majority however are littered with trash, cigarette butts, and loud nightly parties. The staff is terrible, and changes very VERY frequently. If you have a problem, tough luck. They MIGHT get to it eventually. My washer was supposed to be looked at 3 months ago…supposed to. Writing this now, because I hit the final straw. Had a major leak in my walls/ceilings. Took maintenance 3 hours to respond. After they showed they promised they’d be right back after checking out the apartments above. Guy never showed back up and some lowly new guy with a fan comes knocking saying “I was told to bring this here”. Do yourself a favor, the only good thing about this place is the location and there hasn’t been any roaches. UPDATE: Maintenance guy just showed up…drywall was soaked and warped…he is spackling it. This drywall was drenched the day before.

I will give one star for one person in the leasing office. Stay away. They do t fix anything. They literally get the apartment ready in a few days. That means they put a bandaid on all the things wrong. This is the worst place to rent. Old appliances. The wont fix anything. To cheap to hire enough people. They dont like certain people they wont return your calls. The current manager...thats laughable is so out of touch...she will never return calls and never walks the property...she is too good for that...I hate it here and I leaving...stay away

The most pleasant moving experience ever! I lived here a few years ago when it was under different management. I ended up moving to go away to school. I loved it so much, I moved back! Victoria was very friendly and helpful from start to finish during the whole move-in process. I wouldnt have asked for a better leasing agent! I love my apartment (updated by the way:) and I love the area. Its a clean, friendly, and quiet environment. I love the updated gym as well. I would recommend Curren Terrace Apartment Homes to anyone who wants to live in a peaceful environment.

I love my home, we moved in almost a year ago. Victoria was our leasing agent. She made the process so smooth. I love visiting the office, Aleisha and Kristy always make an effort to help without whatever issues I have. Curren added so many things too. The playground is right across from me which is so convenient to take my daughter too. I love it here!

5 stars for the maintenance man Tom! He’s THE only guy I allow to do ANY service in my apartment; he’s trustworthy, thorough, kind, and super respectful. With his knowledge I don’t understand why he isn’t a supervisor or manager. This guy is passionate about what he does and I applaud him for it, doesn’t seem like it’s an easy job. If you reside here, ask for him. Guaranteed you won’t have to make another maintenance request for the same issue like I have in the past!

Its only been a few months since I moved in, but already i feel so at ease and comfortable in my home. Some may say its only an apartment, but to me it truly is a home. Ive only had the opportunity to meet Tom (one of the maintenance men), and the majority of interactions with the office have been with Victoria who has taken the time to explain in detail my lease and anything else I could ask about. If your looking for serenity and peace of mind, its definitely here.

Absolutely love this place!! The apartments are very nice, the staff is super helpful and friendly, our maintenance issues are resolved in a timely manner, and they just added a dog park and playground area. Curren Terrace is just an all-around great place to live. You will not be disappointed.

The office staff and property manager are amazing and always so friendl6 and willing to help! The rent is a great price for the location! Definitely recommend to anyone!

I have lived at Curren Terrace for about a year now, and I loved it! I moved from another apartment complex and was very please when I met Victoria and she showed me everything Curren terraced has to offer, she was very pleasant, helpful and does the extra mile to help you which is amazing!Things are up dated in the units, and being updated, dog parks have gone in, their is very good security, pet friendly, off the street parking and lots of it, and 24/7 maintenance that is very responsive, it’s a great place to live!

She worked hard to make sure my paperwork was processed quickly. I can’t wait to become a curren resident! All the staff I spoke to was extremely friendly and the grounds looked clean and nice !

First and foremost, the office staff, especially Aliesha is awesome and the entire management team is very friendly and sympathetic if you are having issues. They truly seem to care and even checked in on me when I needed to go to the hospital one day. I don’t know what the reviews complaining about crime are all about. I haven’t witnessed one crime since I moved in and have never felt unsafe here. The pros are that the apartment comes with a washer/dryer and built in microwave. However, the apartment is pretty small. There isn’t even room for a dining room or kitchen table so I’m forced to eat off my coffee table everyday. The kitchen is also insanely small. I live in a two bedroom, one used as an office and their size is acceptable. However, the cost of rent is insane. You can literally get a mortgage for less money. Plus, you are charged for water, sewage, and gas based on the average that all the residents in the complex use. Therefore, you’re basically paying more for people who use more. They have improved and have a pretty nice gym but I really can’t take advantage of it because they charge the equivalent of a gym membership, actually more than some. They really don’t include any amenities. Everything is an extra charge, including trash. So the rent you are told you’ll pay before moving in is really nearly $300 more than what you were told. It’s incredibly difficult to afford, especially if you live on your own. Although parking is not often a major problem, they even charge an additional $35/month if you want a reserved spot, which is something I believe every resident should have one of and be included in the cost of the rent. The grounds are kept nice and Maintenance responds rather quickly. It’s a quiet place to live and most people are friendly. I have to complaints with management because they don’t make the rules, set the rent cost, make the decisions to charge extra for all of the things that should be and are normally included with the price of your rent. However, the price is completely unjustified and I have no doubt if I decide to stay, rent will be increased for absolutely no reason other than the fact that they can while not providing residents with any new amenities or benefits to warrant an increase. It’s not a bad place to live, just overpriced and lacks certain things that should be standard in any apartment. My only other complaint is it is nearly impossible for people or delivery drivers to find your apartment and just as hard trying to explain to them where you are located. Curran Terrace is not a bad place to live but it could be better and definitely should be cheaper and residents shouldn’t be responsible for paying things like water, gas, sewage, and the gym considering the amount of money you pay each month in rent. Hopefully, Morgan Properties starts taking some of things into consideration and makes some changes to keep their residents happy and make their apartments more reasonably affordable. Plus, you should really be told what your total cost will be including the additional expenses on top of the rent. The price you are told you will be expected to pay each month is not accurate to what you’ll actually owe when factoring in the additional expenses.

If you are looking for a place to live and call “home” Curren terrace is not the place for you. They are unprofessional and all around bad. Everything broke in my apartment and even though they say it’s fixed it really never gets fixed. My circuit breaker box was sparking and I put a emergency call out but no one showed up for days... I pay extra for a washer and dryer in unit and 7 maintance requests later it still isn’t fixed..

Current resident at curren terrace apartment. Maintenance responds very quickly, and the staff is super understanding and friendly. Rent is definitely reasonable for the area. The apartments have a very homey feeling to them. I love living here. Plan to stay here as long as we can afford to. I would recommend this place to anyone and I am picky when it comes to where I live.

I moved in about a month ago and I love it here. The neighborhood is quiet, the residents are nice and friendly and management is super nice! If you have any issues they try and handle it same day if not the next business day. The apartment sizes are great. It’s just me and my two dogs and this is more than enough space for just me. The walls are pretty thick so I can’t ever hear my neighbors and they don’t hear my music (I like it pretty loud) lol. Also, it’s close to everything! So your minutes away from KOP, Plymouth Meeting, Conshohocken etc. it really is a great place to live in the perfect location.

Leasing office staff are not so pleasant and professional. Maintenance guys are great. These guys could teach the office staff something on customer service. The area isnt the greatest because of the crime but it is close to everything. I would try to stay on the New Hope side of the complex. The other side is closer to the more suspicious residents.

I lived in this apartment complex for 4 years. It has its pros and cons but ultimately the cons were too much for me and two months ago I moved out.Pros:~Washer & dryer in every apartment~Private entrances (no hallways)~Patio or balcony on every apartment~Dish washer & microwave in some apartments (Note: they will charge you more for these units)~Dogs allowed~They shovel the sidewalks and clear the main driveways (though with heavier snow it sometimes takes several days and you always still have to dig out your own car)Cons:~High crime area, you can look up a local crime map & see the crime even within the complex includes: thefts, assaults, armed robbery, vandalism, drug dealing, and more. The surrounding neighborhood is even worse.~The gym they brag about is horrible and you have to PURCHASE a key fob to use it. It only has 2 treadmills, 2 ellipticals, a recumbent bike, and a weight machine. Only 1 treadmill and 1 elliptical actually work moderately well and all the equipment is old and outdated. There are rarely, if ever, paper towels to wipe down the machines so they are never clean. There is one small TV that you cannot hear, even at max volume, over the sound of the treadmill, if someone is running.~Rent will go up EVERY year. When I first moved in it was only $15-20 per month with each lease renewal. When I decided to leave I was told it was going to go up $40 per month that year & again the following year, simply because they could. There is no consideration for being a quite, respectable tenant who always paid rent on time.~There is a non-refundable pet fee up front as well as a monthly fee per pet as long as you live there.~The office picks & chooses when to enforce the rules in the complex. Some people always have a grill on their patio, let their dogs poop in the complex without cleaning it, let their dogs run around without a leash, or have pets without listing it on their lease. Other people will get warning notices or fines for the same things. As a resident youre told to inform the office if you see these things happening but when you do there is no follow-through to stop the behavior.~They claim to have thick walls & floors between apartments. You can still hear your neighbors conversations, TV, or music playing.~People drive through the parking lot at top speed. The management installed speed bumps to deter them but they are very small and set in the center of the driveway with plenty of room for people to drive around them without going over them. As a result, people are driving fast and swerving.~The previous management company planted flowers throughout the complex every year. The new company only plants flowers by the main road and around the leasing office so it looks good when you visit. The rest of the flower beds are empty patches of dirt throughout the complex.~The security company drives through a few times a day but does nothing more. The office will tell you to call security if theres a problem because they dont want any more police reports in the complex but security will openly admit that there is NOTHING they can do if there is an actual problem. They can politely ask people to leave if they dont live there or they can watch people & call the police, thats it.

The most horrible apartment ever. Moved out after 3 years and am glad I did. They lie from the beginning till the end. I have never rented an apartment where the people in the office are so out if it. Never consistent in what they tell you ever. They are also so slow in fixing things. Imagine my apartment roof was leaking, they come in and only patch the outside and did not fix the main issue from the inside...and guess what happens again, it leaks. I have pics but dont know where to add them here so you all can see for yourself. They also turn the heat off in March/April and the lady in the office had the guts to tell me if I had a blanket or a space heater. Am like I pay my heat (every apartment gets one huge bill and the split it) every month and you have the guts to turn it off? I said show me in my lease agreement where you state that and she could not show me anything. They are horrible!!!!!!!Imagine they are so behind on paying their bills too. One month I got a huge bill and I was told that they had some issues and didnt bill my heat or water for two months. Nothing was sent in the mail stating that. Of course I had to cuss them out. No corporate number to call to complain.Also, zero parking. You have to pay 35 dollars a month to get parking.Do not lease with them because they are horrible!Also, Google maps, uber, lyft can never find you. The apartment do not have any sign in front by the road showing the apartment number so you can be found.The area is crime invested too You hear gunshots here and there. Its terrible and yet the keep increasing rent. Why?Also, just a warning to you guys before you charge me some ridiculous bill, I have videos, photos and audio message from your staff, my apartment about how crazy this place is. They customer service is so bad and I keep asking myself, how can you be in such a business and you employ such ignorant and lazy people? How? Very sad!

My wife and I moved in 3 weeks ago and from the first night the staff and maintenance crew have been significantly better than our previous place. These units have such a nice homelike feel from the private entrance to relative peace and quiet within the unit.

Not a bad place to live however the staff does not do well with snow removal or salting. The lack of urgencies with service requests is unreal. And the fact that your charged for all utilities with no real accommodations other then your rent being slightly cheaper but even that is false advertisement. Very disappointed in my choice in moving here.

Good value for the money. Only complaint is the irresponsible dog owners. They need to pick up a little better after their dogs. (poop) There is NO excuse. It is unsanitary for humans and pets. Other then that, I LOVE this place!

The leasing professionals are experienced and empathetic. Maintenance work is prompt and immaculate. Many time winner of best condos in Norristown. Outstanding rates for Montco and region. Washer and dryer in every unit, which is not easy to find in a Montco condo. Nice, quiet community. Pets welcome, (the units are too small for large dogs). 88 Security Co is frequently in the parking lot in mid to late evening. Nicely manicured. Local to everything. Excellent place to live.

PROS: Price, in home washer/dryer, close to all the main highways/businesses.NEGATIVES:Location:It is not located in the bad parts of norristown However, the amount of crime is consistent. There have been at least four reported incidents (links attached)Shooting 2014Drugs: 2014Murder:2010Armed Robbery: 2015Gunshots are heard at night. Police are often called. This property has hired security officers however they only monitor(car patrol) the property certain days of the week. Not sure why they cant be there every day?The Norristown School districts are rated very low. The student to teacher ratio is really high and not all kids get the necessary attention to learn. If you have kids and wish to live here I would recommend a private or charter school.Community:There are no community planned events. The people that live there mostly keep to themselves and some are pleasant. I wonder how thorough property management screens resdidents. There are some unsavory characters that live in the complex. Kids range in ages of 2-10 however, they are unsupervised. It is not rare to see a small child wandering the complex late at night. Some kids are nice and some are troublemakers. It is true that this a dog/pet friendly location but unfortunately not all neighbors clean up after their dogs.Apartments:Fairly decent size however not all come with the listed amenities(i.e washer/dryer, microwaves etc.) Be sure that you ask and know what youre getting. I would request newer appliances prior to moving in. If youre living on the ground level you are subject to mold, wet carpets (when it rains and it seems to come in through the foundation) and bugs! Ants are an issue from the start of spring all through summer and late fall. Being on the ground level is no worse than being on the 2nd or 3rd levels (issues with mice). The walls block out most of the noise from your neighbors however in some of the older apartments (especially in the bedrooms) youll get some unwanted sounds. It is true about the bundle/pro-rate gas,sewer and hot water bill. This means that they do not charge base on your usage but rather on the number of occupants in your residence and your building. Some residents find this unfair.Office/Maintenance:The rental office can be somewhat attentive/responsive. However, not all are professional when working with residents. The Maintenance crew are available in urgent situations. You should ask what is their definition of urgent is because in most cases what is urgent to you is not to them. During the winter the maintenance team could do a better job of snow removal. In many cases walkways are not cleared or salted. In the parking lots the plows come through but they bury you car in. I would recommend bringing your own shovel and salt.Overall you get what you pay for. The rent is cheap but it does come with some negatives. I would not recommend this place for those that have families (children). This place would be more for a single person, young couple or retiree that is looking to stay close to all the main routes but also perfer to keep to themselves. The reason I left was due to safety concerns along with issues with how the property was managed. Do your research! When I started looking for a new place I did the tour with the home properties person, came by myself later in the week and visited the property day/evening then late at night to get a feel for the area. I hope this review was helpful.

This place looks, and sounds great at a glance, its not the best, especially if your a dog owner. Snow removal is a joke, this winter was hands down one of the worst winters on record, after it would snow it took well over 24hrs for the snow crew to arrive, and they never put salt down which is horrible considering there are several elderly people living here. Bottom floor apartments have a lot of bugs in the warmer months, parking isnt terrible but if you have a motorcycle forget it. The trash removal is hit and miss, as a matter of fact, if the dumpster is over flowing and you have no choice but to leave your trash next to the dumpster, management will actually go through your trash to and find an old envelope in it with your info, this way they can fine you a wopping $75.00 for improper disposal of trash. They also bundle everyones gas, sewer,and hot water bill together which is total BS because I can hear my neighbors taking 45min showers which runs up the bill. I own a dog, and like many other responsible dog owners I actually clean up after my dog. Unfortunately people here dont clean up after there dogs so be prepared to step in crap, and be grilled/accused by your neighbors because they think its you not picking up the poop. This complex is also situated 1 block from the beginning of a less than desirable neighborhood in Norristown. Apartments are way to small, the gym consists of 2 elypticals, and some crappy machine. If you need a roof over your head there are much cheaper options available, rent for a one bedroom is just under $1000.00 they are small, and you wont even get a microwave. The good... Well I had to think, its close to king of prussia, 5 min to I-476/276, local to stores, and elm wood park.
