They advertise that they are a completely smoke-free property and they make you sign a 43-page lease agreement of which there is an addendum that you must sign acknowledging you will not smoke anywhere on the property. This is a lie. Feel free to smoke everywhere you like - no one will terminate your lease for violating that clause and if you call to complain they will side with the smoker and take no action against them. I have no idea why they do this unless its to defraud their insurance company if they are getting a lower rate for claiming to be a smoke-free property?

I go to work here every other day and this complex is the cleanest complex Ive been to in recent months. Even the renters here are extremely courteous and cool. And for a complex that allows dogs you rarely hear them barking. It is very zen like with the beautiful fountains and pools.

Gorgeous complex. Cozy and full of trees near the Back Bay. Im so happy living here, its quiet and then people are so friendly. Sajida in the leasing office is WONDERFUL. Shes responsive, knowledgeable, and supportive through the whole process. I moved into a one bedroom, then realized that I needed a two bedroom. Sajida made the whole process seamless. I was able to find a great location with an amazing view of Big Canyon at a great deal. I love it here. The only downside is the lack of air-conditioning, but I havent really missed that. When its hot, there are 6 pools to choose from. The food trucks are back on Fridays and everything is opening back up after covid.

Same here 8.5% rent increase $160 after my lease expired on a 1bd, electric is close to $100. Luckly when i signed i got 1 month free and it goes mtm after lease. But as far as location to back bay and amenities like gym,pools, food trucks, onsite market and quiet neighbors . You cant beat it for the price

If you’re looking for a great deal in a great location, this complex is your place. While it may not have the bells and whistles of more modern apartments inside the actual units, there are AMAZING amenities for a good price. Very convenient location. Christina at the leasing office is an absolute GEM! So helpful and informative, took the time to answer so many questions and take pictures of our units and give a tour. Such a great employee, I would consider moving her to upper management if I was running the place. Ask for Christina if you’re looking for a unit here and she will take great care of you as a customer!

Spent the day with friends here playing pool in their apartment. The bay views are incredible. I don’t live here, but the amenities compared with the rent seem very reasonable. Parking seems a little limited, but overall the place is well kept and overall seems like a great place to live.

The apartment itself has an amazing view with lots of greenery and trees. The studios have a little den for the bed area, which gives it a cozy, nook kind of feel. And the Back Bay is just a walk down the hill, perfect for running, biking, walking, etc.My application process was a breeze thanks to Saji, one of the leasing representatives. When I called to view an apartment, she was able to work out a time for me to visit later that same day. I was approved the following day and Saji promptly answered any and all questions I had throughout the process. I was all moved in within 1 week of that initial first call. She was on top of all the details and super friendly/helpful as well .The day I moved in, I was welcomed by friendly neighbors on my floor.Also, I was assigned a parking spot where the car next to me was squishing me in a bit, so I left a friendly note on their windshield asking to park a bit more to the right side, to leave us both some room. And the resident left me the friendliest note back apologizing, noting that spot had been vacant quite a while, letting me know hell move over, and lastly welcoming me to the complex.Looking forward to living here and hoping the positive experience continues .

I was so excited to move here for the beautiful views, great location, and amenities. My excitement was soured upon moving in by the lack of security, the disrepair in the units and common areas, the rude apathetic management, and the health hazards being ignored.Within one month of moving in, I had a bike stolen from my balcony. The “security” is a really just a greeter that waves at you as you drive in, after pausing their netflix. I’ve called security for various issues about 6 times during my stay at park newport. Not once have they showed up, logged my call and issue, or followed up with me. If you call for follow up, it’s either a new employee who has no clue what you’re talking about, or they act like they never talked to you at allThe buildings themselves were built in the 70s and are in a state of disrepair. Door handles, elevators, and pipes often break in common areas and the interior is musty and outdated. The apartments themselves appear to have dozens of layers of enamel paint layered on, which rips up when you bump it. Elevators are tiny, smelly, and frequently out of service, not to mention loud if you’re unlucky enough to live near one. The trash rooms are garage level, unreasonably far from any units, and always smelly full and bug infested.The plumbing is horrible. Every drain clogs, the sinks overflow from the pipes in the middle of the night, the toilets don’t flush, we’ve had 2 RAW SEWAGE overflows into our apartment, and a horrible noxious sewer smell every night. Contaminated carpets have still not been replaced.There is constant construction throughout the property, no matter how private your unit may seem, eventually your paper thin walls will be rattled by jackhammers and other heavy equipment from 8 AM-6PM Monday through Saturday for at least 3 months.Speaking of paper thin walls, I can hear my upstairs neighbor blow his nose over my TV. God forbid your upstairs/nextdoor neighbor gets a bowflex or a treadmill. The ceiling creaks and rumbles when the above so much as sit down, and cracks are running between the popcorn ceiling throughout the apartment.The kitchens are tiny and outdated. The oven door only opens to about 45 degrees, any further and you’ll slam it into the fridge. To open the drawers next to the oven, you’ll have to lean over the open oven door. With it closed, the drawers slam into the oven handle and only open about an inch. The electric stove has disfigured burners that scratched up all my cookware and don’t apply even heat. The vent hood just blows air above your cabinets and soon all your walls will be sticky with grease.The ventilation is horrific. The halls rarely have air circulating and smell like musty socks. The apartments have no central air because of the “ocean breeze.” Our apartment reached 96 degrees with all windows open this summer, in the middle of construction on top of the heat. Window AC units are not allowed.I frequently wake up to a balcony covered in spiderwebs and my upstairs neighbors trash, after cleaning it every night. Strangely, there is no balcony light built in, and no outdoor plugs. If you want light you’ll have to drag a lamp outside and run extension cords through the sliding door. With my balcony being robbed before, the lack of security, and the constant package thefts/car break ins, the last thing you want to do at Park Newport is leave your doors unlocked and unattended.My energy bill does not at all correlate to our actual usage. We frequently receive bills of random amounts between $200-350 when our usage was the same. I have never paid more than $100 on electric before, (Lights off, no ac, very energy-conscious,) yet every month I get a crazy bill.Every time I call resident services, I am either forwarded to a call center that can only provide leasing information, or get a rude dismissive Park Newport employee who treats me like I’m wasting their time. All facilities were closed for over three months, a big reason chose this ancient and overpriced complex, and offered no discounts on rent. Do not live here

I lived in Park Newport apartments for 5 years, my experience is nothing but great! Management is very friendly and maintenance is prompt...Its very quite and peaceful! I wish only one thing which is washer / dryer in the Unit, this is my only pain point...rest everything was awesome! I moved to Texas but I left my heart with Park Newport....one day if I move back to California I would love to move there again!

On the surface it looks nice but it has gotten awful.Very dated. Worst is dealing with customer service upstairs in the leasing office. Parking is horrific and security is bad. Not sure what they do besides sit in the booth and wave at people. Many recent reports of vehicle break ins. Also unsafe for woman. No in unit laundry and the machines in the facility are ALWAYS BROKEN! 24/7 construction. Honestly its a great area but for what you are paying you can find better, modern with laundry and security gate. Best regards.

I love living at Park Newport. The amenities are great, the property is well maintained and the staff are super responsive and friendly. My unit is a great size and everything was clean with new carpet when I moved in. Terri in the leasing staff was great to work with. The location is great and the views are wonderful. Ive been here six months and plan to stay.

I lived in Park Newport for two years. My experience was overall very disappointing.1 - Apartment description : BAD SOUND ISOLATION, OLD BUILDINGPark Newport is a quite old apartment complex so the walls and ceiling are very thing. You can hear everything from your neighbors (TV, bathrooms, music, neighbors moaning...) and also from outside (loud music of some cars during the night, talks between residents...). The isolation is very bad so that heavy footsteps from upstairs neighbors or drop of an object on the floor will transmit vibrations to your apartment.There is no AC in the apartment, so during March-October, the indoor temperature of the apartment is on average 80 F even with windows opened.There is no in-house washer/dryer. Several buildings share a laundry room so you will have do cross the parking lot with your basket of dirty clothes to do your laundry.The ventilation fan in the bathroom is very weak so you will see some mildews on the walls and the ceilings.The ventilation in the kitchen is also very weak so you will expect some oil stains above the oven if you often cook.I find personally that the popcorn ceiling is not a good taste.2 - Location: GOOD FOR BACKBAY BUT VERY CLOSE TO THE AIRPORTThe complex is very close to the backbay. However, it is also 10 min away from the John Wayne Airport therefore, you will hear also aircrafts till past Midnight.3 - Safety : MINIMALThe community is not gated and the security is minimal. You just have one guy waving to you at the entrance of the complex. It is often to see non-residents in the complex and also in the laundry room. It is advised to watch your laundry to avoid any losses4 - Management team : UNPROFESSIONALThe team is not responsive to your emails. For instance, they left my apartment with the door not shut after an inspection visit in November 2019 while I was at work.I sent to Mark Rogers and Jim Diaz (property manager and maintenance operation manager) several mails and left phone message to Jim Diaz. I never get back from them for what I consider a serious breach of safety procedure.5 - Leasing team : UNPROFESSIONALI had Sajida Khan as leasing consultant. She is somewhat friendly, however some arguments she mentioned to convince you to sign the lease are untrue: for instance, contrary to what she said about no flights past 10pm, you will hear flights past midnight. You will also need AC even if the complex is closed to the ocean.In 2018, when I moved in, she gave twice the wrong lobby keys for my building, I consider that it is her job to make sure that the keys allow to access to the building I rented. No apologies from her side following this double mistakes.6 - Closing account team and inspection visit: UNETHICALBefore I moved out, they usually scheduled a pre-inspection visit where they pointed out what you should do before moving out. Hector was inspecting my apartment on 7/22/2020 and all he mentioned is to repaint the wall and to do some superficial cleaning (fridge, oven, bathtubs, toilets, oil stains on the ceiling over the oven), which I did. At the final inspection, they made me pay for the carpet replacement and subfloor decontamination because there is a strong smell of cigarettes, since none of my family smoke. The final inspection is also done by the same Hector.The pictures they sent me showed a perfectly clean carpet. I tried to explain this to Simon Tram, closing account manager but he didnt even try to understand my points. I guessed they just want to charge as much as possible since you moved out.7 - For the rent they asked, I think you can find a better apartment with better amenities unless you absolutely want to live 2 min away from the Back Bay

The geographical location is great. Breathtaking bay views, long walking trails; you can walk to the Fashion Island, Newport Beach Public Library, Newport Dunes (where lap swimming is safe.) The complex is built with good intentions in mind, and apartments look appealing.Now about negative things:1. Very old and loud bathroom exhaust fans. They sound like a lot of dust has accumulated on them, due to airplanes flying over (the airport is nearby) and a busy Jamboree street, but it seems that nobody has cleaned them for years! Even if you specially request to replace your exhaust fan, the problem will not disappear because every time neighbors (above, below, or on a side) use their bathroom, your apartment is going to drone and vibrate, which is annoying. All the management needs to do is to gradually replace fans in all apartments, the same way they are checking and replacing toilets now.2. We have bad luck with neighbors: they smoke on their balcony, and our apartment smells like an ashtray, and my husband has asthma :(. Another neighbor walks around the hallway with a beer bottle in the middle of the night and leaves his cigarette butts and empty bottles outside, which makes the hallway stinky and our life here uncomfortable. Regardless of these or other issues, tenants are NOT ALLOWED to change the location within a complex. Despite what the lease manager promised us just before we signed the contract, tenants are required to serve 6 months in a current unit before they may be given permission to move.3. They havent given us our copy of the lease agreement even though we moved in two months ago. Strange, because the company legally obliged to do so, without us specially asking.Overall, not the worst place to live in Orange county, with good walking distance to places and 8-to the ocean. but your comfort totally depend on your neighbors, since you are locked-up in a particular unit for at least six months.

Nice apartment building however its become very old and outdated, at recent look the layouts are very dated and the interior of the units need a desperate update! Location is still one of the best though, after a remodel this will regain its status as one of the best Irvine Co. Apartment complexes, for now the Fashion Island Villas are much much better!

Great location and excellent maintenance. Also have awesome trip ideas and amenities. Cant beat the price and location combination here. Some of the utilities are a little older, but since maintenance responds to requests in like an hour, its all good from Diego to the Bay.

I lived here for an entire summer and though the area is really nice and the facilities are quality, their service is terrible. They will whatever they can to make a dollar off of you. They add random costs and fees into your statements and your deposit is probably going to be cut in half at the minimum even if you leave the room totally clean. Really greedy people here.

Very disappointed with the noise level. This is a very old complex and sound travels terribly if you are a lite sleeper this is definitely not the place for you. They claim it is very quiet, that they have excellent rules that the tenants follow with 10 pm being quiet time. There is also an abundance of barking dogs and large dogs that look to be on their not approved list. I cant wait to move out.

We really like living at Park Newport, its not perfect but we love it. We moved in a few months ago, although we almost didnt after reading the reviews on here!Its a quiet complex and people are considerate of each other, we love the location and the gym, clubhouse and weekend activities are a real bonus.The only part we dont like is the shared laundry, unfortunately some days its impossible to get a washer or dryer because people leave their stuff in there. We only have one car so we are not affected by the parking, but we did have a few people park in our allocated bay in our first few weeks. We chatted to security and they sorted it out.The on site market is great, I just wish it did dinner - currently only does breakfast and lunch daily.

They lure you in with a tons of features like the pool area, sauna, and steam room but I have lived here for a year and the pool only gets maintenance once in a while and the sauna/steam room has been out of order longer than the time its worked. Also once you have signed the contract no one cares about you, the security guards are over aggressive and maintenance has failed to fix a rat problem for 3 months.

Park Newport is not a safe place for womenI lived at Park Newport for only 10 months because I was forced to move just to feel safe. If you don’t want to read this entire review - take this away at the very least: if you are a single woman, DO NOT MOVE HERE.After only 4 months of living at Park Newport, I noticed pieces of garbage were being placed on my car windshield in the garage overnight. After a week of this, I received a strangely written, vulgar, threatening note on my car. I immediately called the management office and scheduled a meeting with them. I assumed there would be camera footage that would enable us to identify that idiot who left the disturbing note.I met with the assistant manager, Yvette, for over an hour. During that time, she informed me there were no cameras and it’s their policy not to install them. I couldn’t believe it. During the time I was in her office, she never once mentioned (or hinted) there were other notes written that week. I met with the police after speaking with Yvette and that’s when I found out there were multiple notes written to other women in my building that very same week - ALL of them single women. He left notes on their apartment doors and threatened to break in. I was rattled.I went back in to Park Newport offices and had my first of many conversations (arguments) with Mark Rogers, the General Manager of the complex. He told me they would not install cameras because he “valued the privacy of his residents.” I was baffled that he was more concerned about ‘privacy’ in a public area of the complex than the safety of his residents. I pressed hard and explained that I no longer felt safe in my own home - they wouldn’t budge. NO CAMERAS. They agreed to send out a letter warning (to the people in my building only) and moved my parking spot in the garage.A few months went by, the garbage started again and finally this disgusting letter was put on my car windshield.The Newport Police department were no help at all. They said the apartment complex needed to do more to protect their tenants. Park Newport, in turn, just wanted to pass the buck to the police and do nothing to find out who this person is. Meanwhile, I’m carrying a taser every time I leave my apartment.Mark Rogers said he was unable to obtain authorization to install cameras in the complex. I could not get a camera to work in my car overnight so I literally BEGGED him to install at least ONE camera pointed right at my car- it was the only way we can find out who it is. He was unable to get approval from his superior. I asked for that persons number, which he gave to me, and that woman (Alisha Fransisco) did not even have enough courtesy to return my call at all. So I had absolutely no choice but to move from my apartment.Park Newport was helpful with one thing - me moving out. They let me out of my lease 2 months early (like they really had a choice with this under the circumstances) and returned my deposit early so I could use it to secure another apartment.Bottom line: they know they have a psycho living at their property and they are unwilling to do anything to find out who he is because they want to bear no responsibility. I strongly discourage anyone (especially single women) from moving into this complex.

For the price you cannot beat this complex. The buildings are dated a bit, however the maintenance team is excellent at ensuring everything is in good working order. There is a wide variety of people and as with every apartment complex, some are louder than others, however Ive found that noise does not carry through the walls (I assume because the property was constructed when things were built to last). As long as you have a box fan you can drown out any noise which there really isnt a ton of. The amenities are top notch, plenty of washer/dryers under every building that take credit cards, and a central market that has anything you need to get you to your next grocery trip. Finally, the access to the back bay path is great especially if you like biking or running. It is a full 10 mile loop that goes around the back bay unimpeded by any street crossings.

Lazy, careless and unorganized staff.Made an appointment with their central office. Showed up on time, only to be asked to wait 10 minutes and then 20 and then half an hour... I left after an hour. They blamed it all on their central office while two staff members were monkeying around, trying to upsell someone.Save your time and go look elsewhere.

Lived here for a couple years & the location was great. Apartments are so close you can hear everything (you know what Im talking about). I hated the community laundry & guest parking situation. There were times I had to park across the complex to get a spot. And dont get me started on the zoo on July 4th weekend. The gym & main pool is nice and easy access to the back bay trail. Oh yeah the onsite market and dry cleaning is a convenient.

I was planning a relocation from Hawaii to California and inquired with Park Newport to learn more about their community and townhomes. I spoke with Adrian, a leasing agent, on several occasions and cant say enough about his level of professionalism and the genuine thought and care he provided throughout the experience. Not only did he answer several questions via long emails and phone calls, but he also took the time to personally take photos of the interior and exterior of the unit that I was interested in. It is very difficult to lease something sight unseen, but after working with Adrian I felt very comfortable. Although I ended up choosing to live in Aliso Viejo for personal reasons, I would highly recommend working with Adrian and considering Park Newport in your search for a new home. Absolutely outstanding customer service!

Been here for 3.5 years and this place has gone down hill so much. Management and the front desk staff can be quite rude and seem totally disengaged unless you are looking to become a new resident. The parking situation is horrendous. The saunas only work every now and then (and when they do, the temp only goes up to 120.) Security consists of a guy sitting in a booth waving at everybody as people drive in to steal motorcycles, make the women feel unsafe and break into mailboxes. The ventilation system in the hallways of my building seems like its never ever been cleaned. There is no AC in the units and you arent allowed to have a window AC. The washer and dryer system we have doesnt work- You can go into my laundry room at any moment and see someone freaking out because the machine wont work and their clothes end up stuck. Long story short, do yourself a favor and move somewhere else.
