Their website is extremely easy to use and any questions we had were quickly answered with one phone call. Their responsiveness is impressive! I especially like the screening done for each potential investment as well as the depth of information they provide on each one. Very well done!!The only negative we have found is that weve noticed some investment properties can go months without any updates. More regular updates would ease the mind and show that things are progressing (or not) with the property in question. Other than that we are completely satisfied and plan on investing more as soon as we are able. Thank you FTF!

This year (2021) I have invested in six notes, or packages of notes, with Fund That Flip. While these notes are unsecured, the underlying properties are subject to first mortgages, and personal guarantees, held by a FTF entity. I find the platform easy to use, the disclosures complete, and the information provided regarding the structure of these investments thorough. I had two test investments that were successfully repaid on time. I have not continued investing with fund that flip for three reasons: 1. The offerings fill up quickly and Id prefer to review a potential investment in more detail before committing capital. 2. I set up a zillow notice regarding the status of the property. The zillow updates (based on public info) were better than the companys status updates. I had no issues with my two loans but relying on the developer to provide the status of the loan left me uneasy. A statement from the developer that the project is on target or similar is not sufficient. Banks require in person inspections at many stages of development. At least photos of the status of the property at regular intervals would give me more confidence the property is being adequately overseen. 3. It was hard for me to tell how many deals a developer had at once. The site shows how many deals were repaid etc but are they flippers with 1 or 20+ properties with outstanding loans? Yes, there is downside protection with the property itself but the level of risk increases with the number of properties.

Have invested with FTF for 3 1/2 years and am very pleased with the results. The new Note funds enable me to enjoy instant diversification with no effort at a minor cost in terms of yield

Ive invested with Fund that Flip since 2017 and have never lost any principal or had anything but great customer service. I particularly like their aggregated offerings (PFNF and RBNF) - they have always paid consistently in their monthly interest and have repaid on time at maturity. Good website, deploys cash back to your bank immediately when paid if you choose. The ARV seem a bit stretched for me on occasion as a conservative investor.

I have talked to Matt (CEO) and he seems reasonable in understanding any issues with investors. I have had some minor issues but nothing that is of magnitude to worry investors. Very accommodative. Quality of loans and follow-ups to update investors appears better than other platforms.

Used them to fund a large renovation / flip. Love their technology which makes sign up and underwriting smooth. Very friendly and responsive crew. Hard money lenders can be a terrible evil bunch of and these folks are not that way. Definately worth working with them if you have a deal that fits their criteria. In the cleveland area a lot of our single family deals are a little bit to small for them.

I bought my 1st home from auction 26yrs ago and it took me a long time to build the capital to make this a full time business (the was my dream since WAY before TV shows made it a thing!!).I wish FTF had been around years ago! Our business is 2 yrs ahead of schedule but we hit a small hiccup and just needed some extra cash. Our credit union, who has never said no, appears to be going under so when we changed banking I found out I was the victim of credit breaches on all the bureaus!!I did some searching and found FTF. Jennifer has been amazing!! The whole process is so easy and stress free and the place more importance on your property, your knowledge, and experience than on ridiculous and, usually incorrect, reports created by criminals.Im looking forward to doing much more business with them.They really saved me from a terribly stressful time, which is not common for me!
