We called this place and they gave us information on the apartments and literally scheduled us for a Zoom Tour at 8:30am the very next morning. We were so excited all night for the next morning. Then when no one called us we called the office again (same number) and they said that we had talked to their Call Center and that they gave us wrong information. The lady told us that they dont even do Zoom Tours. So we were rightly upset because we were waiting for it since the day before. Then to top it all off she said that people came that exact morning and took the remaining units. The one we were literally waiting to see a Tour of. If we would have known this we wouldve have signed. So the fault is 100% on the apartment, and if its first come first serve than it should go to us because we were waiting since the day before. But nope, the lady acted like she couldnt care less. To me that is beyond ugly, and it shows that they dont care about their renters. Definitely look elsewhere!
I have been living here for a year. Maintenance is fast, friendly. Office is fast and friendly. Any issues I’ve had get taken care of right away. Grounds are clean and kept. Pool and spa are great after a long work day. There are lots of wildlife around to look at while we walk around the pond. It is safe and gated. Large patios. Large garden tub. Love my big kitchen and walk in closet. The perfect place to live.
Very well kept! Girls in the office are amazing, very kind and helpful! Maintenance is prompt and they do a great job! property feels safe. I love the different birds and turtles by the lake. No tolerance for ignorant behavior...(you wont have to deal with screaming or annoying neighbors) You get what you pay for! This is a nice community. If you cant be a courteous member of society...dont bother! Sad people will take the time for a bad review but not a good review that may help someone else make a more educated decision regarding where they live next... Very nice place to live!

After living here for a year, I noticed management is very professional and friendly. Maintenance requests were completed within a 24hr notice. Air condition runs well. Lawn care was up to par. They give more than a 48 hr notice of entering the apartment. I love the layout of the apartment buildings with the porch attached to the front. Washer and dryer run like new. All appliances are working great after the year of living here. Wouldnt recommend if you dont want to live next to a busy road and sewage plant. Sewage plant smelt bad maybe twice out of the year. Besides that, its affordable, safe and clean apartments. They have tarpon springs/anclote about 10 mins away and starkey trails about 20 mins. Publix is less than 5 mins away for grocery shopping. Great restaurants all within reasonable driving distance.I only wish they would invest in updating the appliances and put in vinyl floors instead of having carpet. I wouldnt mind paying more for an up to date apartment.

Im a little disappointed to be honest. My friend lived here, and she lives on the first floor. Seemed nice enough, spacious, right next to our kids school.I move in, spend almost 1400 a month on rent and my A/C will not work. Im constantly putting in work orders, only to have the maintenance men to tell me they cant fix it because Im on the 3rd floor. Okay?? So if I have to live in an 80 degree home with my poor 5 year old then WHY am I paying so much money to live here.I guess if youre lucky enough to be on the 1st floor its nice.So disappointed I really wanted to enjoy living here. Now I feel stuck.
My husband and I chose Trinity Palms for our first apartment and it has been a great experience. We rent the smallest one bedroom floor plan they offer and it is the perfect size for two people. I enjoying cooking and the kitchen is large enough for me to spread out if I am making a larger meal. When we first moved in there was a spot on our counter and the Property Manager, Colette, did not hesitate to replace the counter top for us! The team is always friendly when we come into the office or put in service request. They also offer free pest control which we are fans of. The property is well maintained and the landscaping is nice. They also have a car wash station on property that my husband loves. Sometimes the compactor gets backed up but they always make sure there is a second dumpster so the trash does become uncontrolled. The staff seem to be good problem solvers when it comes to stuff like that. We really enjoy it here and would suggest checking it out.
I just want to let anyone that does rent here that if you have a pet and the charge a pet deposit it does NOT cover any damage done by your animal. They had to replace a outdoor screen from my cat ($180) and a piece of carpet ($35). They took this out of my SECURITY deposit. I looked it up on FL rental for pet deposit and its suppose to go to damages made by the animal. Not sure why they charge a pet deposit if they just take it out of your initial deposit. I agree that they should fix the stuff. So keep in mind they are charging you a pet deposit just so you can have a pet.Not a bad place to live,besides the tenants not cleaning up after their pet fecies on the walkway and living next to a waste station. It usually smells in the morning.
I have lived here for almost a year. I love my apartment and feel very safe in the area. Office staff have always been wonderful and nice. The couple of times I’ve had to call maintenance they have been responsive. All my neighbors I’ve encountered have been very nice and respectful. There are actually several deputies that live here that add to my feeling of security. There is sometimes a smell but I haven’t been overly bothered by it. I can never smell it in my apartment. Grounds are kept very nice and clean. Every once in a while I’ll come across where another tenet didn’t clean up after their dog. The only real negatives I have encountered is that the master bedroom is right next to the stairs and can get very loud when people are coming and going. Also the company that owns the apartment charges a $7.00 billing fee to send you a rent bill every month which you can’t opt out of. There are definitely a lot more positive things than negative and I plan on renewing my lease when it is up.

My wife and I lived here for seven months. Friendly neighbors and great staff, and Colette takes great care of the tenants! Maintenance was always on it when we needed them! Also, great neighborhood to raise a family. It’s sad we had to move away for work. Awesome place!!
Love living here... the location is perfect for us, the office staff is always friendly & willing to help, and you cant beat the pricing! Also a really pretty lake that you can walk/jog around!

I have lived here four years and I love it. From the time we moved inn Nina has been amazing. Even after the new company taking over a few years ago, Colette the property manager as well as Linda and maintenance staff have been always helpful and consistently attentive to any problem. I would definitely recommend living here.
We have been living here since August 2018 and have never had a negative experience. Every time we have need a repair or a replacement of an item the staff quickly resolve it and are kind and professional.Last night, we had a freak accident with our washing machine and the hose somehow disconnected. Consequently, the entire carpet and area surrounding the laundry room (yes full washer and dryer) was flooded with several inches of water. We called the emergency after hours phone number and within minutes the maintenance staff came out to our apartment. They were so helpful and relieved our worries about water damage. The carpet company came shortly after and brought industrial fans and dehumidifiers. We are so thankful for the the swift response and compassionate care the maintenance staff provided.
I love it here. Its clean and pretty The apartment is beautiful and very comfortable. Everyone, that I have met, has been friendly. The pool is nice also. If anything needed attention I did not have to wait long. The grounds are very well maintained also. I have been here six months and still nothing to complain about.
Nice kept pool and gym. The garbage area was barely kept clean at all. Constantly smells like the sewage from the plant behind the apartment. Roaches everywhere. Put in request for service. They came, but the roaches remain. Asked for a working dishwasher for months but still have to wash all dishes by hand. They spend the money for the property on curb appeal like painting rather than on the quality of living.Staff is fantastic. Very kind and caring. Can’t say a bad thing about them. Just disappointed in the property owners.

Burton Carol Management is terrible! We lived here for three years, the first year we had no problems and our renewal rate was fair. After Burton Carol took over the property things started to slip. They no longer did quarterly pest control, pool was not kept up, lake looked disgusting, and THEY DO NOT BILL YOU PROPERLY FOR YOUR WATER USAGE. They will tell you when youre signing up that you are billed by your personal usage... They are lying. The water meters in the apartments dont work and havent for the past year. They know about the issue, yet do nothing about it. They just bill you on their national average which is a bunch of bull and overpriced. If you bring any issues to the Property Manager Collette, she has no idea how to solve anything. Shes completely clueless and has no customer service skills at all. The apartments are decent for the price, but if you decided to move in you better hope you dont have any maintenance, pest or billing issues because they WILL NOT get solved in a timely manner.
I have lived at Trinity palms now for going on two yrsIve looked at several.other places before here and the layout Trinity palms has on the pond with the palm trees beats any others out there for sure .Its like living in your own little world in here and its nice to get away and relax looking out at the ducks and water every morning and night when you come home its very therapeutic.parking isnt cluttered like so many other complexes which is huge bonus as well..I had my dishwasher go out last week and a few other minor issues I needed fixed and the maintenance Guys were great replacing my dishwater with a brand new one which was great to see they really care .The staff is great here and its a great place for anyone wanting a nice place to live and feel safeThats dog friendly ..Price is a little higher than some other complexes but the atmosphere and people here are well worth it for sure Which sets them apart.Ill probably renew again once lease is up if I dont buy a home till then ..Great community to be and would tell anyone to come here whos looking for a great place to live.J leuw ...
I lived in this apartment complex for approximately 5 years, for which I lived in two different apartments. During this time, the property was bought by Burton Carol Management. This change led to the WORST customer service I have ever experienced. When I moved out, I was told that my apartment was re-rented, therefore I would not be charged any more rent (per my lease agreement). I received a bill in the mail for nearly $400 for a lease breaking penalty, after I clarified with Nina (employee at the complex) that I would NOT be charged anything. Also, I was charged a variety of fees for the carpet, wall repairs, cabinet removal (which the maintenance man installed for me upon move-in), etc. When I moved from the first apartment to the second, I was not charged any of these fees because (as I was told) the walls and carpet are repaired/replaced between every tenant. When I called Burton Carol Management about these fees, I was met again with poor customer service with no assistance in the matter. I spoke with Jennifer and Marcia, both of which told me that I was LYING about what I was told prior to moving out. Be hesitant moving here!! All they want is money!! I spent 5 years at this complex, never broke anything, never had a late payment, never had any complaints against me--only to be told Im a liar. I would NOT recommend this complex to ANYONE.
There is a waste treatment facility poop plant that stinks horribly directly behind. Within throwing distance. Absolutely not!!! Granted they are nice on the inside, but breathing fresh air is kind of high on my list when living somewhere. And for the price, Id half expect them to give them away! I currently live in Palm Harbor, price matched and a far better place lace to live all around.
Ive been a resident for a few years now and I love it here. If I ever have a question or maintenance request they respond immediately, the grounds are nice, the pool and hot tub are very nice as well. I have a beautiful view of the sun setting over the lake and I get so many compliments when I have visitors. The only complaint I have is there are some kind of scummy looking people move in with no respect for leash laws, cleaning up after your dog, or NOT being drunk off your ass (loud inappropriate language). It seems those are the majority of people complaining too. I give this place 5 stars and they deserve it.
I moved from Nashville, Tn to Trinity, Florida and looked at alot of places and found that Trinity Palms at Seven Springs was the nicest one around in this area. I love my apartment and the view that i have from the 3rd floor is awesome overlooking the lake and the resort size pool. It is luxury living at an affordable price and they keep the property up very nice. Thank you Trinity Palms for making this a great place to live!!!
The staff is very nice and helpful. Especially Nina who was very helpful with the leasing process. The few times I needed something done in my unit. They came and fixed the problem very quickly. Very quiet and the neighbors are very nice.We are moving out this weekend. I want to thank the staff at Trinity Palms for making our stay a great experience. Anytime we needed something fixed the guys were right there making things right for us. The payment portal was easy to use. Im going to miss this place. I cant thank you enough. Thank you!! My girlfriend and i havent even lived here for a year yet, and are AC has broke, are washer has broke, are garbage disposal broke twice, and are dishwasher has broke. This place is so cheap, they dont replace anything, are washer and dishwasher is 12 plus years old... And the staff is terrible. Everyone in the leasing office needs to take a class on proper etiquette. Looks nice from the outside, but out dated for the $1200 plus dollars paid every month. When it rains be prepared to smell poop, from the poop plant, located directly behind the apartments.
All these negative reviews are posted by scrubs. This community is very nice and friendly. I have lived here for over 3 years now and never had any problems. My friends might be moving here soon too since they like it here as well.
Im looking after my grandparents apartment and i work outside all day with no car at the moment. So understandably, i do not take the trash out every day. After two days of working long hours in the sun I had two, Maybe three trash bags left out on our porch and Have been too tired to haul them to the other side of the complex. Now i see i have to contact my grandparents while they are vacation about them being warned about having trash outside their house. And i came home from a full days work covered in sweat having to haul the trash all the way over accross the apartment when it would of been taken care of the night of the warning.
Beware, health hazard place to stay, located next to a sewage plant! There is always a nasty smell when the wind blows from the back of the complex, where the sewage plant is located. When you come out each morning, your car is smear with dirt in your windshield. I could never figure out what that was and when I asked management would never tell me.There are kids running all over the place and little supervision. The place is ripe for accident, sooner then later they will learn the hard way. The pool is very dirty and there are always kids from the outside raiding the place. Therefore, it rarely go there because it never safe with these kids running around.They used to run a month free promo, which attracted a bunch of homeless or deadbeat rednecks that trashed the place. Its hilarious when I read the previous review because if they only knew where theyre leaving, do you think if worth it to risk your health to live in this place??
DONT RENT HERE!! They will rob you blind when you move out bs fees and not refund deposits as well as tack on additional fees that are administrative. $1700 (total move in fee) including $500 pet fee, with an administrative fee of $150 for original application fee along with a $400 deposit. Also the first months rent is included. I have spoken to many other previous residents and are in the same boat. They now want $295, which our pet deposit should cover, and the $400 dollar deposit should cover stains, blinds, drip pans on the stove and other minor fixes. This should always be covered by the company that owns the apartment. Even with a $295 balance fee. Money should be owed to the resident. And its next to a putrid smelling sewage plant that slowly engulfs your apartment. Plus the staff has a bad attitude when any questions are involved with your lease or final bills.
Worst place ever, charged me thousands after I moved out saying I broke lease by moving out 1 month early even though I gave notice I had found a better place that was about to go off market. The thousands they claimed were the discounted rate I had got for the promo at the time and lived there for 12months and because I lived there 11, I had terminated the agreement of promo so they hit me with full price for each month of the lease. Took me 7 years to get it to go away.The smell alone makes breakfast out of the question, try to invite friends over for a swim or BBQ? Forget it! The smell will have them plugging their nose and feeling queezey.I had lived there for 6 months before they told me my breed was unacceptable and Id have to give up my dog or move out.Management is a joke when things break. My a/c broke 3 times in summer and always had 72hr response team even though you call emergency line and tell them your sweating to death.Beautiful on outside but bad location and horrible management.
Do not rent here. There is a stench toward the apartments in the back due to a waste treatment plant. I was never shown this apartment until the day I moved in. 7334 Columns Cir Apt 102. The dishwasher and dryer did not work on the day I moved in either. Then to top it off, while preparing to get ready to move out, I discover there is/was either mice or rats in the outdoor closet due to a whole in the ceiling. I was initially told not to worry, it would all be cleaned up. Today I asked about the clean up of vermin waste all over my things out there and was told by Colette, the manager that she could not have her guys go through my personal things when I was asking her to do so. So now, I have to go out there with sanitizing spray wearing clothing, shoes and gloves that I can throw away as this is totally unsanitary. They seem to accept no responsibility for the problem. I certainly did not put a hole in the ceiling and they should be responsible for cleaning up the problem. All they did was put a trap out there. She also told if I moved everything out of the closet, she could have her guys come sweep it up. What a joke.
Just moved here, the place is very nice. The lake view is wonderful,however there is a very nasty smell at night from the sewege plant.But the price of the apartment is great and overall the place is good
Recently trinity palms has been bought out... first off, we cant bring rent checks to the office/lobby anymore, UNLESS its late?.... now we have to pay online and get charged $30 first time doing it, then $10 every other month....the main reason ill be moving is the thin walls. i hear everything, conversations word for word.otherwise i lie trinity palms. the lake is beautiful, the grounds are well kept, they just recently cleaned the lake for the first time in 9 months.but the pool is all kids and people who dont speak english
This apartment complex jacks their rent rates up monthly try to avoid this place if you can!! It also had a terrible sewage smell that flows through your walls. My base rent was $1140 for a 2 bedroom and somehow it’s at $1400 monthly!! I can get a house for that price!! Burton Carol is terrible management and the office is super rude don’t let them fool you.
Nothing short of a horror story. The odor from the plant next door is horrible, it is embarrassing to have guests over with the smell of feces running through your home. The security gate is broken at least once a week, the gym equipment is marked out of order. The staff is horrible! They are extremely rude, just low class staff here with no moral or ethics. They speak the residents disrespectfully, without any consequences.My advice: save your money, do not move here. This place is far from home.
Trinity Palms recently came under new ownership in 2016 and the complex has steadily gone down hill... And continues to plummet. I have heard many complaints from fellow neighbors about the new property manager and have had first hand accounts, personally, about her condescending demeanor. To be honest, I am not sure if she truly is unaware of tenant laws or she, and her organization, simply try to take advantage of their residents. I am aware of at least 8 people who have moved since her arrival and Im scheduled to move as well in the very near future. You are not a valued tenant here and they make it very clear by the way they treat you. Please do not mistake this review as a rant, rather a warning to potential residents.

Trinity Palms is awesome... My wife and I lived there for almost 3 years(left in June 2014). Christa Kessler and her staff are super, and the apartments are very nice. The only issye is the stairs next to the bedrooms, but any where you go, you will find a weakness to talk about. I had to leave due to job relocation, but if one day I move back to Florida, that is the place I will move to. Also, they was very nice working with me on my break the lease fee due to the circumstances... Thank you Trinity Palms Staff for the pleasant 3 year with you guys...
Rude and unfriendly staff with a superiority complex. Very unhelpful to visitors. Instead of apologizing to me for the inconvenience of a gate code that doesnt work I was met with yeah...you arent supposed to have that code. Next time ask the resident for the gate code. My company did. That was the code they gave. Only reason this review is getting 3 stars is because they were human enough to open the gate for me so I didnt have to bother the resident I was going to see.
So far so good....i have been here 8 months, and so far i love it here.... yes there is a water sewage plant next door but i hardly ever smell it.. when i do its usually at night, but not every night. It does smell more back in that corner... glad my unit isnt back there..but i knew what i was getting into when i moved here. As far as the apartment complex goes, its clean, the lake is beautiful. I have the best view. Neighbors are quiet, and seem friendly. Maintenance staff is very friendly and the office staff seems friendly. So first impression is great. My favorite part about this complex are the balconys! Omg they are huge! Biggest balconys you will find in an apartment. And the inside of the apartments are a nice size as well. Full size washer and dryer is awesome... huge microwave built in to the wall.. this place is amazing lol I usually like to make reviews when i first move in and then another later to see if my opinions change. As of now i like it here.
I lived at Trinity Palms since 2014. Management was amazing, staff was amazing. Grounds, pool, pond, pest control and apartment maintenence was a top priority. Everybody was friendly and accomodatingRecently trinity palms was bought out, most of the staff was let go. Pest control is not kept up, pond has alagae all around it, pool not kept as nice as it was, new management is terrible. Employees are quitting and the employees there are not happyDo not rent here! You will be sorry, there are plenty of other communities in the area! Management and owners are terrible.

Your neighbors are going to be beating their wifes drinking on the balcony all night while filing a noise complaint on you I pay extra for to see a pond thats green and disgusting your neighbors below you are bringing home hookers every night its horrible cant use the pool because theres always 20 year Olds having sex in it and kids from the other neighborhoods sneaking into it this place is horrible as someone who has served their country for 11 years and have never been treated this horrible and disrespected by the staff in this place they truly need to fire the one on the left and the blonde on the right was sweet if you must and have no choice to live here talk to her. do not move here the prices are way to high just for the exterior looks of this apartment I have been having nothing but problems While you get blamed and notices for noise complaints and try to explain that your lower neighbors a drunk that sits on her porch all night loud on her phone your next door neighbor is constantly fighting and beating on his wife because its their Culture and the police will do nothing about it and your other lower neighbor brings home a new hooker every other night but you get letters on your door its lovely here at Trinity Palms. And yes like all of the other reviews it stinks unfortunately I didnt smell it till my 2nd night here.
If I could give 0 stars I would. Do not live here. The staff is so rude and I’m being charged about $350 for something I shouldn’t be. When I called to speak to someone, I left a message for my call to be returned and then the manager proceeded to tell me it was highly unlikely I left a message that didn’t get returned. Basically stating I lied, WHAT?!
Thus place sucks i cant move out fast enough once my lease is up. The management christina, called the sheriff dept on my girlfriend who was with my 10yr old at the pool while i was at work, and had her tresspassed cause i didnt have my girlfriend of 4 months on the lease and i wasnt with her. Then the sheriff dept gave me a hard time when i questioned them about the situation. Bottomline this apartment management sucks and so does the pasco sheriff dept who obviously has nothing better to do than harassing residents at the managements request. I wouldnt stay here if i could for free.
Worst experience I have ever had. Moved into apartment in November as a returning resident. I moved in with a newborn baby and in just two months my air conditioner went out 10 times. They did come and fix it but the next day it would break again. The maintenance guy shook my hand and promised me they got to the bottom of it in april and the next day it broke again. I called corporate, I have spoke to managers and the head maintenance guy and they kept telling me there was nothing they could do. It is July and my Air conditioner is still breaking it just broke yesterday again. I called and asked to speak to a manager again and they couldnt connect me with her. I left multiple messages for her until I settled to speak to a front desk lady. I demanded I be switched to another apartment and they told me they cant give me special treatment and I will have to pay the $500 transfer fee like everyone else. This is probably the 5th time I asked to be switched and they keep telling me no. I have reminded everyone there I have a baby and nobody seems to care. I would not go here especially if you have children. It is summertime in florida with a baby and NO A/C!! Will never reccomend them. Horrible service. They didnt offer anything off my rent for the constant inconvenience, they couldve had a manager contact me and apoogize personally or send me a complimentary baskey, anything to show they actually care.
Dont rent here. You have to listen to a buzzing noise every day from the waste plant thats literally right next door. It might as well be in your house.
