I’ve been here 6 years it’s not a bad place to live!

Very rude staff. Claims my mother did not give notice even though they were her reference. Noise was very bad. Neighbors trashed the front of the house often. Very unpleasant experience. Gate was a joke. Any one can come in and out. They said they could not give me details involving the after math of the accusations, but they gave me all the details about the damages to the apartment. They said they had a notice taped that was taped to her door after the move out. Which is a lie. She no longer drives, and I came the day after to remove her broken down car. Nothing was on her door. I think they were careless and insensitive to the pandemic as well. She already told in them she was struggling to meet the raises in rent. They told me they are a business! That it costed 2000 to turn the apartment over. She moved out awhile ago. Crazy to think that you can flip an apartment in a few days, but have it cost 2000 dollars. They kept the deposit which makes sense cause she left food in the freezer. Also, said she broke the dishwasher! She asked me to call, because she got a muffled angry sounding voicemail from them. She works the office hours, and wanted to contact them as soon as possible.

I have lived here for 2 years. Office staff and maintenance team are professional and care about the property and tenants. However it is a complex with many units. Some residents are what you can expect at any complex. I would renew but I am moving due to an opportunity. I have no complaints.

I read these bad reviews and wonder where these people live! Weve lived in Cypress Trail Apartments for nine months, and have NEVER had a problem. Maintenance requests are handled quickly, the office staff is very nice, and the surroundings are gorgeous...very country-like! I have no reservations at all in recommending these apartments.

I absolutely love living here. Quiet, friendly, clean,great management always willing to help. Patti the manager is awesome and staff is always so friendly. This is what Home is all about.

A real Cyprus swamp behind my apartment! Hence Cypress Trail Apartment names are often stupid. UNIVERSITY OAKWOODS what woods! What Oak trees? CT allows pets of all sizes. The complex is clean & quiet as well. This is a gated community as well. The apartment is well maintained and attractive. Also, the rent is not too bad.

First, I want to thank Patti for stepping up and fast tracking my family and I into this complex. We literally had nowhere to go at the time of our move in. The owner of the place we rented prior gave us very little notice about moving back into their unit and we couldnt find a place that had anything available right away. Patti has always been straight forward with me, whether it was in my favor or not, and never lied about what she was going to do or when she was going to do it! In the end she always got the job done! Thank you Patti!Second, I want to thank the Maintenance Team. They ALWAYS did a phenomenal job whenever an issue would present itself and never complained! Job well done!In closing, I know the place isnt the Taj Mahal, BUT it is a very good place to live in that does not require everything that other locations do to get into to, PLUS they have inclusions that other locations do NOT provide. Ive also read a lot of complaints, ranging from unit conditions to refunds (or lack of) from the security deposit when vacating a unit. Well, Im here to tell you, that if you are a GOOD resident and pay ON TIME and keep your place clean and damage AND bug free, you CAN get your deposit back! As I write this, we received 63% of our initial security deposit back yesterday.I hope this review helps anyone that may have had a similar circumstance. Thanks again to everyone I mentioned, including Christina and CC! I didnt give you 5 stars because no one is perfect, except Jesus!

I have been here for 8 years. I feel a home is what you make it. Im comfortable here, this is where I have my family. The rent is a bit high but so are other apts. There are things that u do wish they had, I.e. fitness room. But maintenance is awesome, I have my own parking, its safe at night, my neighbors are nice and as far as the staff, they have their good days and their bad days just like us. I know them for 8 years and I never had an issue. If your fair to them they will return with fairness.

Well my first step in getting my security deposit back. DO NOT RENT HERE! Prior to the month I made it at Cypress Trail I had 10 years perfect rental history. From only 2 different landlords. So Im normally not a problem tenant, however I will not be walked on. Cypress Trail took my 2100$ to move in a mold invested apartment. I have pictures and videos time and date stamped. If you want proff email me I will send you copiesOffice insisted it was from the ac, had coils cleared, made it appear they was trying. They wasnt trying though the whole office already knew the condition of the apartment. The mold was so bad you could smell it through the house. It took 2 weeks of reporting the problems and still just feeding me bs. The office tryed saying not to close your ac vents. The ac had been broke 2 weeks they never fixed that either. I only was here 30 days. My first week great after that it was hell. The first time maintenance came out they cleaned the mold off the walls and 2 days later brown and the black mold was back times 2. The office comes back out cleans mold off the walls. Two days later mold is back even covering the wall more. I was out of there after that. Im sorry but the extent of this mold was accumulated over months or years time. Not in 30 days and not from closing ac vents for a few days. My 4 year old is now on a inhaler for breathing difficulties which was never a issue before Cypress Trail. Im warning you if you rent here its your own fault you didnt listen. I left and gave my rent and some to my new landlord so money was never a issue. I asked the office to move my apartment cause I didt want to move. They didnt however theres available rentals on their property all over craigslist and every other rental site. RUN FAST!!!! Go to any other complex. Oh by the way the hot water in the guest bath never worked but I never got to that part as mold was over powering. Junkies grown men swing on kids swing hang out smoking. Then swing swings so high lete kids cant swing. This place is bad. My email is: [email protected] for the dis believers. Im.passing out flyers all over Pasco and Pinellas. I want my security of 1000$ back at the very least..

Its very quiet and peaceful in my section. Rent is fair priced and the staff is super nice. :) weve been here for two years now.

When my fiance and I moved into Cypress Trail Apartments, we thought it was great at first. We have only spent a couple of months there and it has been hard to pay the $650 a month because there are other bills to worry about as well as the rent. The office assistant manager, Patti DiGregorio, is rude and she doesnt care if you are in a tough situation with money, she continues threatening to pile fees on top of fees if we dont get the rent. But it is hard to get the money when only one of us is working and the other is trying to struggle to find a job. I would not recommend living here if you had a choice.

I was the ideal tenant, paid my rents ontime every month, never was late in the almost 3 years we lived there, kept a very very clean apartment with many compliments from maintenance, after purchasing our own home we PAID to break our lease, my wife and I did everything right .. not one dime was giving to us from our security ... if you move here thinking youll get any of your security back .... your wrong ..As our rent kept going up our security deposit never did and we had 2 pets that we were never charged for deposits or any extra rent .. (so it could have been worse.) Their oversight because we never did hide the fact that we had pets...So in the long run I wasnt to upset and from all the bad reviews Ive read about cypress trail. .. I wasnt surprised..

Management keeps your depot & pet deposit. You’ll never get your money back from them even if you leave it cleaner than you received it! Nothing but drama with cops thier nightly! If you’re a struggling writter well then this place will help you get your writers block gone!

I recently moved out of these apartments. I went to visit a family member. I was pulling thru the gate and both patty and christina were outside. I.pulled thru the gate and christina said to me that she didnt what i had to say in my reviews. I simply stated truth hurts. Then patty, the manager of the apartment complex, said she had my number! I said i have your number too.where does any manager come off like that. Only in cypress trail apartments! They took the play ground down. They cant keep anyone in there. Both patty and christina are completely rude and two faced! Never rent from there!

This place is horrible i was embarassed to bring my family over when i moved in because of my neighbors. they are all loud and they are all drunk the office didnt care what so ever no matter how many requests i put in to be quiet. the cops where there all the time busting drug deals. the model they showed me looked decent and because of some recent misfortune i had to go find an inexpensive place quick. i lasted a few months so i could save up and get out....

I have lived here almost five years. The staff is awesome.. Akways helpful and takes care of my problems quuckly.. I love my apartment...no problens here..

These people are crooks, watch your security deposit. They will take an immediate $200 off the top to market it to the next tenant and charge you hundreds more to clean even when you leave it cleaner than you got it.The office staff is extremely rude and bitchy, not helpful. The hot tub is constantly broken and closes early often. Good luck

The staff is extremely rude . Just look at all the posts . Left the apartment in great shape normal wear and tear and they kept $700 of my deposit . Nasty roaches all over . Your apartment will be infested and hey will pretend youre the only apartment. My refrigerator was broken for almost 5 months (the shelves ) and they wouldnt replace it. I hated living here do yourself a favor and save yourself the agony of dealing with all the staff. Sarcastic and rude. They are not helpful

I MOVED HERE SEPT 7TH OF 2017 PATTI GAVE ME A BREAK AND LET ME MOVE IN HERE. I GOT CURSED OUT CALLED THE N WORD BY SOME PREGNANT GIRL AND SHE CALLED THE COPS ON ME AND LIED ON THE REPORT I ALMOST GOT MY KIDS TOOKEN AWAY FROM ME THE POLICE CALLED CPS ON ME TO COME GET MY KIDS AND EVEN SEEN A MAN GET STABBED WITH A KNIFE POLICE ARE ALWAYS THERE.....THE ROACHES ARE A JOKE I SEEN SOO MANY ROACHES IN MY APARTMENT ITS RIDICULOUS. MY DAUGHTER GOT A GECKO STUCKED IN HER NOSE HAD TO BE ADMITTED TO THE ER ASAP!! PATTI BEGGED ME TO STAY OUT THERE SAYING THE ONLY REASON WHY I SEE BAD REVIEWS IS BECAUSE PPL DONT PAY THERE RENT...ACTUALLY ITS INFESTED WITH ROACHES APARTMENT SMELLS HORRIBLE GECKOS ALL INSIDE OF YOUR HOME EVERY WHERE. I personally lived here along with a family member renting here also, two different units, the place is a joke an a half, moving in from out of state, I rent this place, being told my apartment would be ready prior to arriving, I called 12 days before, she the management patty said it was getting cleaned currently an would be ready prior, I was promised a down stairs apartment, apon arriving she gave me the keys, I went to the apartment, to find out it was a upstairs unit, and was filthy, still have other peoples belongings and smelled like cat urine everywhere, she said that they were filling up fast an had to move me to this one, I was promised havd it cleaned, that never happend, my stove didnt work, took month to get a replacement, well least say they are nothing but drug invested complex, she filed eviction on me for being 6 days late on rent, due my way my check fell, thankfully I hated the place and I threw the keys at them.They can keep it!!!!

Unfortunately, I didnt even get a chance to look at any models or ask any questions. An extremely rude woman did not greet us or let us inside the leasing office. In fact, she glared at us through the window when we pulled up and blocked the door when we walked up. She told us they were closing soon and to go away. After looking at their hours, the office should have been open at least another hour. I guess my money is no good at this establishment.If she had given us her name I would be on the phone with her supervisor in a second instead of leaving this review. Either way, I wouldnt recommend this place unless youre interested in being treated like garbage.

This apartment complex is terrible they have Terrible bugs and it is disgusting they notice trash sitting on your front porch before you take it out and they say oh can you please get that offer from porch and then also my neighbors dog got attacked by a big pitbull and it was $500 plus surgery to get the dog fixed and they still wont kick her out do you notice all the small things but not actually what happens in reality. We are very sick and tired of this appt complex our whole family is moving out and this whole side of the appt. the dog also attacked a child so this is my review thank you.

Oh where to even start... Now that I am done with this horrible place I can write a review on my 3 years of hell from living here. When I first moved in it really wasnt bad at all... I had a gut feeling it was a bad idea but I choked it up to just moving jitters. In the 3 years I lived there 2 people killed themselves and 2 more people were found deceased in the wooded area a few years ago- one was an overdose of a resident the other I think was murdered. The amount of drug dealing that goes on is ridiculous! Every single night it was a joke, nobody even tried to hide it. Broad daylight, late at night it didnt matter there would be deals in the middle of the road and right in front of the leasing office. The cops were there every other night for domestic abuse calls and drug busts. There was a few times I heard screaming from women being beaten and it woke us up, my boyfriend had to break up fights between neighbors... It was just horrible. The AC never worked and the complex was too cheap to actually fix it so my electrical bills were between 2-250 during the summer. They let the trashiest people move in here. Theres nothing wrong with my boyfriend but they didnt even ask to do a background check, or employment check on him when he moved in. I wouldnt be surprised if theres some pedofiles or violent felons living there. Multiple times we had seen people walking around taking pictures of the buildings. When we asked why they said it was for lawsuits! Not surprised at all. Everyone pays different amounts and its not based in when you started your lease either. My apartment was crappy to start with and my neighbors was all nice and updated and had moved in around the same time as me, same 2/2 layout I had... By the time we both moved they were paying around $50/month less than me! The people a few doors down(same layout) paid around $75 less! If you value your life basically and dont want to live in a hell hole- dont move here. Please. Seriously please dont move here!

Terrible staff. Place is nasty dumpers always full trash everywhere place is so expensive for a 1 bedroom hot tub never works place is a overall dump and would not recommend it they never give your deposit back either lmfao place is a joke

The office staff needs to communicate better amongst themselves. Now the renewal dates on leases are cut by over 2 weeks for the ending date on the lease, still waiting to hear from GTAR etc to see if that is allowable on rental leases. Additionally, when you tell your concerns to the office, when they( particularly one person in the office) address issues with particular people they tell them who complained or made comments about them. That is not professional and now leads to further anomosity among neighbors. I have decided I will no longer let them know the issues going on, illegal activities etc that take place on the property on a daily basis. The office doesnt care, so why should I. Several people have contacted the Cumberland corporate office, now I know why. For more eye opening information, pull up the Pasco County Sheriff website and put in the complexs name...

Its basically like living in section 8 housing. Music blasting all the time. People coming in and out buying drugs day and night. Awful.

The apartment are way too expensive if you ask me and if you renew your lease all you get is a free carpet cleaning or a free ceiling fan and not to mention there are way too many drug addicted who reside here.
