Lived here for 2 years with previous (Student Quarters Rutherford) and now Landmark. I had minimal problems until I moved into my 3x3. Countless wolf spiders and roaches. The exterminator they called did not help and we had to come out of pocket to keep them at bay. The last few weeks staying there our AC was out and it was 90 degrees in our apartment. They attempted to fix it but did not work. Overall, the staff were friendly but the urgency to resolve issues weren’t great. Look else where if your student.

Landmark (formerly Student Quarters Rutherford) Apartments are very well managed and their staff is super helpful, detail oriented, and kind when it comes to assisting their residents. They are super clear and straight forward about all their policies, amenities, information, etc. Stephanie is their staff member I see the most often and she is the sweetest! She’s super informed and resourceful when it comes to any questions or concerns. I’m also so happy that they’re renovating apartments because these are slightly older units. They also use a really great streamlined app for maintenance requests and rent payments which makes it so easy! The guest pass process and policy is slightly extensive but understandable. It does make me feel somewhat safer. There’s no gated entrance like I wish there was but we do get to have a security team here nightly.

Since they have changed management this place is wonderful!! The staff is very kind and always helpful. I just paid my rent in less than 3 minutes...efficiency is the name of the game! I especially like Stephanie shes usually there when I come in and shes always so pleasant!! Love this new management so much Ive already renewed!!

I lived at this place for 2 and half years with my buddy. Both when it was student quarters and now landmark. My time here was not the best for my first apt. I moved here to go to MTSU. Constant maintenance problems. A/C constantly went out. Refrigerator had to replaced. When Landmark took over that’s when all things went down hill for management. Visiters policy was the most ridiculous thing that was enforced. Security was asleep in their car most of the time. Every time I would call the office and want to speak to the property manager I would get told that they weren’t there. I know that is a lie. I just think they didn’t want to take care of a issue. I would not recommend living here unless you want a bad experience. They also nickel and dime you for anything left behind in your apt after you move out. I was charged 70 bucks for “damages” and none of the stuff they sent me was from my room or was mine in general.

I am basing my review on a young lady who had helped me. Stephanie was so sweet and polite. She had listened to all of my questions and concerns and also had an answer for everything I threw at her. She seems to know what shes doing and is pleasant to be around. I hope landmark apartments know what they have! I will definitely be recommending this place to friends and family and sending them her way because I know she will treat them right.

I was stressing with moving during the pandemic and honestly scared of getting my first apartment but the employees and management made the process easy and super simple to understand! Especially Nathaniel who helped me through the lease process! He is super easy to understand and talk to! Very professional and kind!

The worst place I’ve ever stayed in my life. Black mold infested, terrible ventilation, rude office staff, and unprofessional manager. I lived there for a year and had to get someone from the city to investigate the black mold infestation because the manager refused to take proper action, even after I informed him my roommate had an autoimmune disease and could get deathly ill from the mold. They’re getting ‘new floor plans’ which essentially means ‘we’re gonna put in new countertops and paint over the mold in our apartments while charging you double what we did before✨‘ screw this place fr. Gross.

Everyone who works here is very friendly! When I have questions or need help regarding something about the lease or resident portal app, Stephanie has always been such a big help. Ricky is always available to talk to as well for help. I’m always greeted when I come into the office whether it be by Jordan, Nathaniel, Tristan, Sierra or Alex.Every time Alan, Matthew or Stetson stop by for maintenance, they have been very friendly and made sure we were all set before they left.Gracie and Stetson also do a good job of getting you to campus on time if you’re ever running late for a class on the shuttle!This is a wonderful place to stay. You will be well taken care of!

Generally hasnt been the best place due to multiple inconveniences. Mainly my apartment gets flooded fairly consistently and Im not a fan of swimming out of bed in the mornings. Management will try to charge you for damages not caused by you. Main reason Im giving a 2 is because they tried to but didnt charge my roommates the bill for when they had to fix damages caused by a water heater improperly installed by maintanence.Also they are more recently renovating the place, however, being woken up at 7am to a jackhammer or vehicles moving is not something I enjoy dealing with. I plan to put in a formal (albeit useless) noise complaint tomorrow since construction is still moving stuff around past our quiet hours. Hearing how my friends and roommates try to go through that process and nothing changes is very unfortunate. I cannot recommend this apartment if you are looking for a place as the price now no longer matches what the quality is (they went up for the upcoming lease year). Live at the dorms instead of youre a student.

Landmark apartments are very nice apartments for the price. Nice amenities and overall safe community. Only issues I’ve had are I’ve had a broken stove/oven for months but the guy just comes over and wiggles the eye and says it’s fixed and leaves. And my air filter hadn’t been changed in months, it was literally coated in dust, then when the guy changed it, he just left the dirty filter outside my door. I also wish that there was an option to pick up packages on Sundays or after hours. I own a business so I have packages coming in every day and it’s so annoying when you get a delivery on Saturday afternoon, but they don’t send the “we have a delivery for you!” email until after hours and I can’t retrieve my package until Monday morning. I’m also not a huge fan of the visitor/parking policy but it’s not a big issue for me because I don’t have very many visitors, but I could see how it can be an issue for other tenants. But the policy is slightly ridiculous for non-campus housing. Jordan in the office is great. He’s always been super nice, understanding and helpful. Stephanie in the front office is really great, she’s always super friendly and very helpful. There are a few hiccups but that’s with any apartment. If I was staying in Murfreesboro after school, I’d definitely renew my lease another year.

I honestly haven’t had many bad experiences with landmark apartments. The only downside would be that when they switched from SQ, my insurance information got lost or misplaced (but it was time to get new insurance anyways). The maintenance people have been really helpful for me and my roommates when we were having issues with our air conditioner and went out. They came same day as my request and had it up and running in no time. Not to mention that the people who work in the office have always been extremely helpful with questions and completely transparent with me. I will say that I wasn’t fond of how SQ used to assign roommates when you didn’t have any, but landmark did a great job this year compared to last year by SQ.I would also like to note that I often get Nathaniel when I go into the office and he has been very helpful and has taken the time to know me and better understand when I have questions or concerns regarding policies and other information.

If you want to pay rent like an adult but have terrible rules and regulations like a dorm, live here! They are trying to enforce rules about socializing and dictate coed apartments? Peak campus was amazing until landmark took over. The office will give you free pizza but wont actually address any actual concerns 😂. Most of us will be leaving at the end of the lease.

This has been my first apartment, and all I can say is dont believe what you see. I chose this complex the spring of 2020 based on the pictures I had seen online, the price, and the tour I took. Little did I know that there would be issues the entire time. Before even moving in the office gave me the wrong apartment number and switched it last minute without informing me. After this I was paired with 2 girls that could not have been farther from an ideal match. One of the girls allowed her boyfriend to live here for the majority of the lease until they moved in April of 2021. I contacted the office multiple times because they constantly argued and felt that he should not have been living here. They told me over and over that they would take care of him but never did. After 4 months of living here I tried to give my lease up but the only person that wanted to take it over was the boyfriend living in the house already. The office would not allow that. They told me he only thing they could do was double her rent for him living here. In my opinion that solved nothing because he was already willing to pay the amount. In addition to tis issue, the units that they currently have are rundown and old. We have had multiple issues such as the washer and dryer breaking, the breaker box needing to be replaced, the exterior doors not being sealed all the way (on the first floor), an infestation of spiders, drains being clogged, and my ceiling fan not working properly. The breaker box took 3 maintenance requests to fix. You can still see out of the corners of the exterior doors. Supposedly they have sprayed 3 times for spiders and they continue to be an issue (I understand spiders are common but not this many). My ceiling fan still does not work without sounding like it is going to fly off the wall. I am finally about to be out of this lease in a few short weeks but my biggest concern is that they are going to charge me to fix the blemishes around the apartment, but the reality is that those blemishes have been there since day 1. I mean the first day I moved in none of the light fixtures even worked because they needed new bulbs. If you are looking at moving into this apartment all I can say is you would be better off elsewhere. It is too much stress to constantly be trying to put in maintenance orders and keep a full schedule at MTSU.

Although I’ve had an issue with landmark itself, I’ve never had an issue with the landmark office staff. I’ve only ever dealt with one or two office workers who have all been nice. Stephanie is usually the one I deal with and she is really nice to speak to about complaints, packages, questions, etc. I’ve never been treated poorly by her when dealing with the office :)

This new company Landmark is horrible. Peak campus was much better. After reading a lot of their responses to the other bad reviews I decided to leave mine. I was told by multiple office workers that the lease with them would be the exact same as the one I signed with peak. However, these new visiting policies are the most childish thing I have seen. I should not need to fill out a google form for someone to come over. I work and go to school all day. I work from 6:30am to 6pm at night. The only break I get is when I go to school. I do not have time to go to the office and pick up a visitor pass just in case I want a friend to come stay the night. How am I supposed to plan ahead if they dont have an after office hours policy in place for visitors. I understand that there was a big party on halloween night somewhere or whatever but that is on the propertys security guard for allowing hundreds of people in. Furthermore, why is it when I drive into the complex after 6pm half the time the security guard isnt there? Accountability is part of being a grown adult, but its okay if the apartment screws up right? If your response to my concerns is plan ahead obviously you dont understand what I am saying.Also I would like to point out that last time I went to the office, a worker wasnt even wearing a mask. Not one even in sight. I find it funny that they dont seem to be enforcing the rules they put up for themselves and punish us for their employees mistakes. My recommendation, dont live here.

So I started paying rent here and everything was fine for the first couple months. I loved peak campus. They handled everything well! Landmark bought them out and made us think nothing would change and then asked us to sign another lease for the same price. So me and my roomates sign a new lease together and everything was fine. NOW ALL THE SUDDEN. they are treating us like children and restricting us. They tricked us into signing and now acting like they are our parents. I have to ask them for permission to have a friend over like they are my mommy and daddy. The bar is so low and you still couldn’t reach it. They are also trying to make it more for normal people and not students. So them acting like this makes absolutely no sense. What kind of grown adult is going to sign a lease with this bull. I’m going to start a petition to get them to change it back. This is unacceptable. I pay my rent. I’m a grown adult. Why can’t I have a friend over at 1 am if I feel like it. This is just unacceptable don’t sign a lease here.

Maintenance can walk into your apartment unannounced whenever they want to so you don’t have ANY privacy. If you don’t answer the door when they knock they just put they key in and walk straight in. Had to get cameras.

I strongly believe Landmark Apartments sits in the 4-4.25 star category when it comes to apartments. Though I have faced various issues while living here, the office staff is always helpful and efficient with their aid, and in particular two employees, Nathaniel and Jordan (I don’t know their last names but those are their first names) have come in clutch multiple times.When I was having roommate issues a few months ago, Jordan managed to get me out of a bad situation with a transfer that took only a few days, (thank you Jordan you really were helpful and I am in a much better situation now!!) and whenever I bring problems to Nathaniel they are resolved within a few days. One example of that was when a past roommate’s cat had destroyed the furniture and despite a maintenance request we hadn’t received new covers, but after bringing it up to Nathaniel they were replaced within the day. In another, more recent example, my cat locked me out of my apartment and Nathaniel was able to get someone to get me back in. (Also thank you Nathaniel I thought I was going to have to pay a locksmith!!)Other than that, the apartments are pretty nice, you get what you are paying for. I haven’t had any loud neighbor problems in particular, I have never lost a package, and me and my cat live here fairly peacefully.The only thing that really knocks this place down in my opinion is the new parking rule that Landmark implemented where visitors now have to have a parking pass on top of parking in visitor spots. When I totaled my car I had to go out of my way to pick up a visitor’s pass, even though there are already visitor spots, so you would think that would be enough to tell who was a visitor and who wasn’t. Even at other apartment complexes I have lived at I have never had to go so out of my way to park, and honestly I don’t see a reason for it when the old rule was working perfectly fine. Maybe just tow people without passes in resident spots?To be completely honest, I think the only reason this place has 1.7 or whatever stars on google is literally because of the new parking rule, since a lot of residents got mad and posted 1 star reviews right after it was implemented. It isn’t generally a huge deal but it made enough people mad that I would change it, and y’all’s ratings would go up.I would generally recommend living here based off of my personal experience.

I give a 2, really really long story that’s useless to explain everything. Things like the office, maintenance not fixing things or takes forever to, starts more drama with roommates (who are already at it with each other), maintenance walking straight in (luckily I ran fast enough to my room), maintenance chewing me out in my own apt (because I didn’t double check if they actually replaced the hosing that busted on the water heater), and office not handling conflict nor criticism. If you want to give this place a chance, take a look around. The renovations looks promising, but let’s just hope all the other stuff gets straightened out. It was great living here student quarters/landmark, but I literally cannot live here anymore.

The new visitor parking/security situation is ridiculous. They have also been completely unclear about telling the residents this information (they told us about the new towing company, not the new visitor rules). I understand the need for increasing security, but making visitors leave by 1:30 is not the solution to that. Under the new management they are striving to make the complex appeal to more than just students, but they are doing a terrible job of that by policing their residents like it’s on campus housing.

I personally have never felt unsafe here and therefore am not a fan of the new parking/guest policy (Essentially makes it a pain to have guests over at night). I feel like this is a pretty big change that should not take effect in the middle of a lease. If I had known this would be the policy when I signed my lease, I would have gone somewhere else to live. The thing that really annoyed me was that they waited for everyone to sign renewals before they revealed this policy change. Super happy I didnt get trapped in that but I feel really bad for the people who did.Otherwise the maintenance people are still AMAZING as usual and I FINALLY got my wifi working with the new management. Unfortunately, the wifi is super spotty which is not great for online classes :( Overall not a bad experience but Ill most likely be switching back to a Peak Campus property next year.Also if you read their responses to other comments theyre super patronizing which is a pretty accurate representation of the vibe of the office/staff. This would be a good place for students who still need some of the structure/rules of dorm life but want to live off campus.EDIT: They have modified their parking rules so they are not as bad, so increasing my rating (Always good to listen to resident complaints :). They do a lot of cool giveaways and competitions that give you a lot of free stuff which is nice. They also just powerwashed the pool area which has been needing it bad and is my favorite part of the apartment. Would love to see the gym open back up 24/7!

This is a great price and location for students- or really anyone. Main downside is that there is no noise control. The people across the hall blare music at any time of the night, and noise complaints do nothing. However, the office staff is great, the security guards are friendly, and maintenance is fast. Once Landmark took over, (PeakCampus no longer owns the apartments) things felt a lot better.**Updating this review and lowering it to 3 instead of 4 stars. I no longer believe the office is great. The manager, while being quick to responding to an issue, didnt take the time to get the details right. He told me he was confused on an issue, claiming my roommates told him something different than previously. After having a discussion with my roommates that I trust dearly, I learned that it was not true. *After updating this review he called me to apologize and let me know that our issue was similar to another units and got the details mixed up.* I will not live here again.**

Things have gone downhill drastically since Student Quarters became Landmark. Ridiculous, unnecessary security measures, unneeded renovations that will be kicking people out of their homes, management that takes accountability for nothing, and poor communication. They claim they dont want students living here anymore, but they treat the place just like a dormitory.

The worst place, I had to move here due to not having very many options and it was the worst decision. My room wasn’t cleaned when I moved in and the carpets looked like they haven’t been vacuumed since they were installed. Maintenance would leave lights on while nobody was home and it ran my electric bill super high. They don’t care about you at all in the office and the management doesn’t know what they’re doing most the time seems how my car wasn’t even on file when I had to renew my parking pass and they have been rude. The floors are extremely creaky and LOUD so I’m constantly being woken up by upstairs neighbors. And to top it all off the security at night will sometimes be sleeping in their vehicle.

The roommate situation can be less than ideal, but the hallways and being spaced further apart I think tries to offset that by providing privacy when unwanted situations may start developing. This is nothing to do with the staff though, who have been so completely understanding of my situations over the past year.

Ive lived at SQ Rutherford for 4 years and Ive loved every minute of it! Super affordable!! The shuttle is also super convenient and helpful if you go to MTSU. I love the size of my closet in my 3 bedroom apartment and am so glad I renewed my lease to live here for another year!

This is a nice apartment. The rent is really good I just renewed my lease for $319 a month and have been here for several months. The staff is extremely nice and helpful. The apartment itself not of the greatest quality but that is to be expected of a college apartment. The maintenance team is really good. When I put in a service request they will usually come and fix the problem within a few days. I love all the events that the club house puts on and have actually won a bit of money from some of the contests. The security officers are really nice and helpful and I like the fact that there is a security officer outside at night that checks the people coming in. It gives me some reassurance that they don’t just let anyone on the property. The shuttle is really good, but one of the drivers is a bit slow but it’s usually not that big of an issue for me. The other drivers are great though and really friendly. Overall I have enjoyed my stay here and look forward to staying here for a few more years.

Air never works literally has to always call maintenance and it goes right back out!! Lights go out, power shuts on and off constantly. Maintenance worrys about everything except for their actual job.

So far, my experience of living here is great. I like how the rooms are big enough to live in and how clean the apartments are. I like how everyone in the office is willing to help out when I need it.

I lived at Student Quarters for about a year, a lot of staff members did their best to keep residents enjoying their space. Especially when it came to constructive criticism, the staff members would always gladly accept ideas we believed would benefit the place as a whole. Wesley was definitely one of the staff members I always saw going above and beyond during events you all had and helped provide a welcoming atmosphere. Keep it up you all!

1. They nickel and dime you for the smallest things after move out; they charged me $30 because I left a plastic bag in my room after I moved out. A SINGLE PLASTIC BAG.2. They hire overzealous security officers with anger issues that will pester residents that they even personally know. One of them actually let a racial slur slip in front of me.3. The apartments are absolute Garbage. Mine wasn’t even vacuumed when I moved in, and had a serious mold issue. But again, that wasn’t a cause for concern for them. I guess that’s what you pay for.4. There was a total stranger living in our apartment for a month because their security was lax. He said he took over the lease but it was some random bum.If you want sickness from black mold, racial slurs, hobos living in your apartment, and harassment by security officers with egos, look no further than Student Quarters on Rutherford.

I moved into Student Quarters over two years ago, and Im afraid my review of SQ Rutherford wasnt so good. What a difference two years makes!!!I am so very impressed with all the changes they have made! They installed security cameras AND now have a great security team who makes sure we are all safe.Jeanine and Shelly have turned this place around! The riffraff is gone, the place is clean, and best of all, I feel SAFE!The office staff has bent over backwards to make sure I am happy and well taken care of.I totally recommend SQ Rutherford!!! Give them a try!!

Some problems arose on move in day, but I would just like to thank all of the staff for the quick responses to the issues. The staff really listen to you, and more importantly the were very quick to get maintenance in to fix those issues. The staff at student quarters went ABOVE & BEYOND with their help. I’m very thankful to be a resident here, and I’m excited for this year! If you’re looking for an apartment in Murfreesboro, I would definitely recommend this one to you!

Don’t work nights and live here, don’t be a student and live here, don’t have pets and live here. Imagine coming home to your key not working because someone else was in trouble with the apartment and they changed locks and closed the office so you have to find a place to stay for the night. Imagine living somewhere and your maintenance team comes banging on your door in the morning when you just get to bed and it’s for almost no reason. Imagine one of the maintenance men letting themselves in and letting out your roommates dog, then them doing nothing about it but laugh. I’ve never lived somewhere so terrible before in my life. I will not renew and if you’re looking to stay here find somewhere else, anywhere else. You’ll find nothing here but lazy office workers and managers they say “we’ll work with you.” Which means they’ll ignore you. My other roommates ceiling had caved in and ruined his entire closet, they didn’t care, I’d rather live in my car then here. They won’t care about you just like didn’t care about any of us. Honestly I wonder how butch the management ladies ever have jobs.

Student quarters on Rutherford is a pretty relaxing place to live. We dont experience too many difficulties but when we do they are fixed relatively quickly. Wesley is an awesome worker. Every time I see him he has legitimate interest in how things are going. He even took a few minutes out of his day to listen to a song I like. Only reason I give it four stars is because I had a lot of difficulties initially with moving in. Everything has been great since though!

The apartment complex is great! Maintenance team is timely, and the staff is helpful and cool. The location is super convenient if you want food or need to get groceries. Overall a pretty decent place to live!

Hallway looks like a dumpster, house really dusty, rooms looks smaller than represented to me etc. However, the staff seem real nice and friendly. So hopefully my stay there would be a happy and peaceful one:)

My son is my 4th and youngest child to head-off to college; and, this is his first ever apartment at SQ Rutherford. There were some initial issues with the apartment, but the staff, especially SHELLY, went above and beyond to resolve those issues. I feel VERY COMFORTABLE that my son will have a great experience at Student Quarters. Landlords who are willing to listen and act swiftly are a rarity. I am truly impressed! I would gladly recommend this place!

I cant speak for everybody on the complex, but the amenities are great, the staff is knowledgeable and helpful, and the apartment was beyond my expectations! The only thing worthy of notable criticism is the internet. It has been sluggish to the point of non-use (which I imagine is beyond their control as there are so many people trying to use it).

Office workers are nice, maintenance isnt the best. I still have items they said they’d fix unresolved. You’re paying for what you get, it’s livable but not super nice. A decent cheaper place to stay, especially if you can’t swing all your own furniture.

Student Quarters on Rutherford is awesome! I cant wait until they finish the renovations! They answer to work orders extremely fast, and that is the best part to me it shows they care. I love how the Jacuzzi gets clean every money at about 8am lol. The staff cleans the apartment parking lots through out the day! Just Awesome !

I’ve lived at SQ on S Rutherford for 3 years now and love it! The staff is always very helpful with anything you need, especially Wesley McIntyre, and the amenities are great! They have a really good tanning bed and their gym is great!

Definitely the best choice for apartments close to campus! They are REALLY close, have a shuttle that goes to MTSU, and are right by all the restaurants and stores on that side of town!The staff is really awesome, friendly, respond very quickly, and the office staff is great too, especially Wes! He is always willing to help me out!

Student Quarters on South Rutherford is great for students, and alumni looking for Jobs! I moved here two years ago after graduating and there are plenty jobs as well as the City Rover and the Peek Campus shuttle ( which is very convenient)! I love living here and meeting new people. I guess Ive gained family in a sense.
