I have a love/hate relationship with them. Theyre slumlords. Every property they own is run-down and falling apart, and the maintenance guys do the absolute absolute absolute bare minimum.BUT, as long as you pay your bills, they leave you alone. And the best part is they report to credit if you pay your bills. Ive never heard of a landlord doing that. I really appreciate that they do. Its helped me a lot, and Im sure it helps other people. Poor people need a hand sometimes, and that simple gesture made me able to buy a new car by helping me build my credit. Thats why I give a 4 star even though the properties are kinda gross.

Called about they have fixed.thank u Arnold property for giving me a chance,also little help w roach problem my house was bad, but absolutely gone .u have to go to dollor general or any stores who Cary the paste it looks like big surenge it runs about $5 and u just put small bit were ever the are .it takes a while tho but it works and u gotta stay on top of it.its a peanut butter paste w poisson and they carry it to the nest.worked for me....

Affordable rent but you get what you pay for, the office staff could be a little more friendlier. Maintenance is awesome and always came to repair things in a timely manner!

Currently living in a roach infested apartment. I’ve been in my apartment since 2015. Everything was fine no pest or no awful smells then I got new neighbors now the whole building smells awful and the pest are just that. I have called but nothing is being done. Pest control comes out but my neighbors won’t let them in to spray. I can’t even have company it’s so bad. Guess my time is up. Please do yourself a favor and take your money elsewhere.

This place... I just recently relocated here and found out that they pretty much own everything. My thoughts were GREAT we can find somewhere to move easily . Not so!! Normal requirements are to make 3x the rent right ...ok covered that only to be told that they want me to give them EVERY dime we make just to move in. That should be illegal. You want over 3000 to move into a home that (lets be honest) is not in the best of shape. This was after we requested to view the home and were told we needed to have a completed application on file . My husband took a whole day off work to make sure we had everything they requested(background check,wage verification) only to be told we pretty much cant stay were we are staying and move into the house because yall want all of our money. As I continue my search plz tell me there is somewhere else to rent from. Oh and it wasnt even about credit it was about our income. That just seems fishy to me. Smh

We have been renting now for almost a year from Arnold Properties a house. We have had no issues at all with the Office Staff or Maintenance. They have provided timely pest control and have been out to our house multiple times to fix issues with the house, since its an older rental property. We are very happy with Arnold Properties.

Katie Malcom ( the property manager) had me run around town doing background checks and all alone knowing I needed the one bedroom apartment for me and my 1 year old son. Just for me to turn in ALL of the required document and still tell me she couldn’t rent the property to ME. No reasonable excuse. No wonder nobody likes renting from you all. Don’t even waste your time with them. Believe the negative reviews. I over looked them. Trust me they’re not just ranting. It’s 100 percent true.

I have been in my home for 4 years now. And I absolutely love my home.This is the best company I have ever rented from. The staff is absolutely the friendliest people I have ever met. I lived in arnold properties for 2 years and they never fixed my heating and air. They have roaches and wouldnt exterminate. They are rude when you talk on the phone and they are evil. Do not live under them.

I been in my house 11 years. No problem.

I spent over $1,000 dollars to get my apartment and it is infested with mice. So far, all they have done was put down some packs of poison and a couple traps. They have ate over $50 worth of food. I can barely feed my kids, i cant afforf to feed a family of mice too... Update... The next door neighbor has been living with the mice for years unbeknownst to the office. Once the problem was brought to their attention, they have diligently worked with me(and the neighbor) to put the problem to an end. They are still there. But it is much better. So I have changed my 1 star to 2 stars for the effort. But I find it very hard to believe you have a tenant with such a huge problem and not know

We moved into a bug infested home and we complained like 3 times, they still havent done anything about it.... I am definitely moving before my lease is up...

This is our familys 2nd year at this home. We have had no issues with the rental company. If something breaks they are out here same day to fix the problem. My utility bills are fairly low never been over $150. People are leaving bad reviews about how the house looks, well it looked that way when you rented it sk no need to complain after moving out. I dont know what each person has dealt with but Ive had a pleasant experience. I pay my rent on time every month and only see the people if I call with a problem. So I give 4 starsEDIT.... My one complaint is no emergency maintenance number! I called them out yesterday and they said it was just a dirty air filter so they changed it and left. Well My AC is soaking my hallway and dinning room floor again and now I cant run it and Im sure this water is gonna do some damage. Yall really need an emergency number!!

DO NOT rent from H M Arnold Real Estate or Arnold Properties as they refer to themselves.My family rented a house from them from April 2014 to March 2015. In that time the house included:- A breaking dishwasher that leaked water ALL OVER the floor- A stove that barely worked, temperature knob for the oven was broken off, was replaced by one of Arnolds professionals he sent out to fix it by putting a makeshift knob on the stove and telling us there wasnt much else we could do. The stove itself was rusted and dirty, clearly very very old, and burned out by the time we moved out. The burners caught fire several times, not by our fault.- A toilet that stopped over, overflowed, and leaked profusely. An entire team of men was sent out to fix the problem, they spent hours pulling up the toilet, looking at the plumbing, and digging up our front yard, the problem still persisted and nothing else was done to help it.- A broken Air Conditioning unit in the middle of Georgia Summer, took them weeks to come replace it. Afterward our Utilities bill SKYROCKETED. They sent two men to come fix our ducting, but instead they just replaced our thermostat.- Rodents living in the house. At night you could hear them scurrying around and making noise in the attic. Not a month after we moved in, my dog caught a mouse running across the laundry room.Now heres the kicker. If all of that wasnt bad enough, we were paying over $700 a month for that house, and our utilities bill was so erratic and exaggerated because of the horrible wiring and electric work in the house, that our light bill averaged the past three months we lived there at $800-900.My family HAD to move. If we didnt move then, they would have kicked us out either way, there was no way we were paying almost $2000 for that horrible place.So we moved, and heres where the fun part starts.We tell them were moving, they didnt evict us, they didnt kick us out. They didnt give us a date to be out by at all.So, beginning of April 2015, were moving our stuff out. We get most of the big stuff out with a UHaul, which we only rented for two days. So the third day, we go back to pick up stuff in our car, and there sits ALL of our belongings, on the back of a trailer, in the rain, with more men bringing more stuff out of our house.Harry Arnold had sent a team of men to move all of our stuff out, only after a week at the most that we told them we were moving out. Our things were ruined. If that wasnt bad enough, they cut the cords to all of our appliances. Our toaster, coffee maker, they even cut the cord to one of our televisions and my own personal $300 guitar amplifier.Speaking of my guitars, as Ive been a musician for the past 13 years, when we went back to get our stuff, one of the men working there had actually STOLEN two of my guitars. We had to question them to get them back, as well as two of my nieces bicycles that were missing.And mind you, this is A WEEK AND A HALF after we told them we were moving. Not the 30 days theyre required to give us.-----And now for the worst part. After we get to the new house, got everything we could moved in, and were reeling over what just happened to our personal belongings, we get a bill from Arnold Properties outlining what we OWED THEM.Among the things we owe them was things like this:- A refrigerator that WE PROVIDED. There was no fridge in the house when we moved in, we brought our own refrigerator all the way from South Georgia with us.- Replacing the stove that was already in the house and already 75% broken when we moved in- $100 for a Garage Door Opener, when our house HAD NO GARAGE AT ALL- Replacing the leaky dishwasher that half-worked and was leaking when we moved in- Removing all of our left behind property, after they threw ALL of our belongings into the rain after only 2 days of us starting to move out.- Cleaning the house, because they didnt even give us enough time to move our stuff out and clean it.And thats only a few things.The mans a crook, dont rent from him.

WE live in Monroe, and live at a property ran by them and its great. when something does break, they are here with in 24 hours to fix it. no issues, no trouble no noise or craziness. just a nice calm place to live.

For somewhere cheap to live its not bad we love our house for the price its a little over priced but compared to metro Atlanta apartments prices it definitely beats them with a front and back yard ...

Siyabonga XABA is a liar, he is our urgent. We bought a house, started to pay the bond in December 2015 but he did not give us the keys of that house which is still occupied by the family member of the buyer. He is not helping us to solve the matter. After selling this house to us he got paid but we are still not in the house. He makes empty promises, do not take our calls, no responding to our watsup messages, also moved to new offices. He refused to give us directions for his new offices.

I lived on plaza drive for 6 months with a rapid rehousing program with the salvation army i thought the harry was great he helped find the right place for us .We never had any problems what killed me was monroe utilities I barly ran any thing and my bills were over three hundred a month i did not even have cable and they dont work with you at all but if harry had any property in athens ga i would rent from him again thanks so very much Harry for all your help sincerelyNoel Fazio from formal apartment 412b plaza drive

I wish I could give 0 stars, my rent was only $350 but this house isnt even worth $1.. Its full of mold full of rats and roaches too! Thank god we found another place far away from here.

Some of the worst owners you will ever meet, they prey on everybody who resides to leave this place and peg them for anything and everything they see (a blown light bulb supposedly costs then 200 dollars) and a whole lot more so unless you want to be conned out of all your money dont stay here

Arnold properties has no heart I stayed in a property the pipes bust in closet, the floor fell in and it was infested in mold destroyed all my belonging and he refuse to transfer me while in property and wants me to pay for leaving the property after damaging my health and family and that was not right, and your property damage my life,,, I advise all to consider how he values his tenants he treats them terrible.
