Unfortunately this particular company does not score high ratings with me. While they eventually rented me a beautiful home they did not disclose that the owner would be moving in after only a year so they could avoid property taxes and left very little time to find a replacement. I have always been a long term renter and it seemed when I applied that was what they were looking for. The application process was tedious and they were aloof. If you do not need to have any issues addressed with the home and can be ready to leave on short notice this company will be sufficient. I hate leaving bad reviews and please know this does not reflect each individual of the company but feel that upfront honesty is expected not only by the leasee but also the company representing the property.

Very well kept properties, great lawn maintenance, updated plumbing & H-VAC, great pricing, and very friendly and respectable owners and property managers.

I wish there was a negative star for this company. Absolutely the worst property management weve had to deal with. We followed the check off list to a T. Including professional carpet cleaning. And they still took the deposit. Unfortunately they didnt see all the hours and work put into this home that was left in better condition then it started. I DO NOT recommend this money hungry company.

Greengate manages a commercial building for me in Modesto. They are proficient in understanding commercial lease terms and the Modesto leasing market. Additionally, they are professional, extremely conscientious, available when there is a problem and have a very good accounting program to keep track of profits and losses. They have integrity!I highly recommend them and would not hesitate to use them in the future.

Greengate should be the only choice for anyone looking to rent a home or commercial property or if your looking to rent out a property call them they are real nice people

This property management company has a bunch of employees who are very rude and they set standards on people individually They manage housing for some of our communities low income and disabled people funded by the Housing Authority and they treat these people like they are a waste of there time. They have so many policies that these people whom are already having to deal wth medical disabilities and financial hardships have to live as if the were in county jail. They have on site managers who are unfairly setting standards for one tenet while another tenet can do what ever they please. Its sad to see how these managers and head office personnel feel they are above state and county regulations and can treat our less fortunate members in the community as if there health and welfare doesnt matter. When its these people who may be needing assistance that allows them to have there jobs. They should have a little compassion and humanity and appreciate having the very comfortable life They live. This group of property managers and lead office personnel act as if they are unhappy with there jobs and resent there less fortunate tenets making them think its okay to take it out on there tenets with unfair and discrimitave treatment towards them. It is an embarrassment to think our governing agencies whom are there to enforce fair treatment, safe, clean, heathy, non discrimitave housing can have any association with a company such as this. Very very sad. They should be namedGREEN GATE PENITENTIARY.....

These people pretend to be nice amd helpful, but are the worst I have dealt with in Modesto. It is sad too because I waa referred by a friend. I am also going to file a complaint with whomever I can for unfair rental practices it is obvious this business has also paid Yelp to bury similar reviews. They have left my family hanging for over 2 weeks making us believe we were a contender for a rental. They told us two different times they were waiting to,hear from the owner and still didnt not let us know until I called and tried to claim they just found out and this owner took longer than normal. But, every answer or unanswer they had for their process they would change or later based on their convenience. They are obviously only there for owners and treat prospective tenants as if they are derelicts who outta kiss their feet for a chance to turn in an application. It is so obvious they do not comply with fair housing laws and keep taking applications when they know it is already rented. They tell you you can move that ap over to another house you looked at (they tell you you can only apply for one at a time and then take over weeks to let you know), but then when you ask, they say, oh you have to wait until we show the house again and reapply? Oh, You mean so you can claim you are submitting every qualified applicant to the owner at once? But, with the other house you took rolling applications? Then when I asked if we were qualified to rent from Greengate at all, she said, we dont know we leave it up to every owner. What? Who would hire a property management company who doesnt vet anyone and gives you every application? No one. Every answer they had while working with them shows they are just trying to make money on apps and have no heart or concerns for renters in this crazy market. You can read down in Yelp and see where they have treated others like this too and just like the other reviewer stated, we have good credit, rental history and income. If you a renter dont waste your time. They have no heart, are very disorganized and do not keep their word.

Avoid this “Property Management” Company at all costs! They just take your money and tell you that the “owner” didn’t accept any applicants. Really?! The owner is choosing not to make money?! We even offered to stay for 3 years, apparently the “owner” didn’t want 3 years of steady income from their property!
