I rented from PPM for 4 years and was pleased. The staff was responsive and did their best to handle any maintenance as quickly as possible. Rent was comparable to local trends, raising minimally over the 4 year period. I appreciated their accommodations during the pandemic by including my son on the lease when he was required to leave his college campus to attend classes online. And I much appreciated that the property was pet friendly. PPM staff was kind and professional. Overall, a good experience.
This has to be the worst unethical property management company I have EVER dealt with.First, they attempted to hold me responsible for cleaning the already severely stained carpet upon my move out. I had been a rental resident for three years.Montana state law states it is illegal for ANY landlord or property management company to charge or withhold deposit funds for carpet cleaning even if stated within the lease agreement. Stating so is ILLEGAL. Professional Property Management did reverse this charge.Secondly, my lease did not expire until the middle of the following month. They stated a new tenant was interested in my unit and they would RELEASE me from my rental agreement which I have two letters from their office stating so.They withheld the balance of the lease agreement stating unpaid rent.I have always paid my rent in full at the time of being due. I have always kept my rentals immaculate. Lawn maintenance had been performed by myself and another tenant since it was never performed by Propessional Property Management.Avoid this company Professional Property Management at all costThey will illegally find ways to take your money.Lawsuit pending in small claims court against Professional Property Management.
EDIT: I’d like to make it clear that in “Professional” Property Management Company’s written policy, it clearly states they will keep the information you provide private and disclose the reasoning behind denying an application. (PAGE 2)“Keeping customer information private is a priority for Professional Property Management Inc.” No matter if information of individuals are public, this management company is under written and signed contract to KEEP the information they were provided with private. This individual provided you with their information and then you spread it on a public source.You denied an application with reasoning of poor rental review without speaking to previous landlords or references. (You did NOT state it was due to getting better applications) If this company would have been upfront from the BEGINNING of the reasoning behind denying the application, I wouldn’t feel the need to be making this review. However, you then publicly posted sources of information of an applicant stating it was because of the offense. There was a clear blatant lie and you’re being caught in it. Then to list names of the applicants that applied to my review without me stating them. That was against their own written policies. And the clarify, the “fight” you are referring to is, the applicant called wanting to get information why, of all things on the application and credit checks, was the RENTAL REVIEW the reason they did not get approved. You stated the applicant was arguing with you and gave the refund for the application costs. If you’re going to respond in full defense, at the very least be professional, as it’s in your company name.Looking through old reviews I have seen this is a pattern. Not only does PPM lack professionalism, but accountability as well. Everyone in life makes mistakes, the difference between the individual in question is that they were able to own the fault at hand. Which whom provided documentation of how they have changed and turned around their life. Provided you with references of professionals who could say the same for this individual. Take some inspiration from a level 3 sex offender that has more dignity than a property management company with professional in the name. I understand questioning a person for something of this nature, but from someone willing to listen to an individual, especially one able to admit and strive for only better. This company should be ashamed of itself. One that lies then bullies individuals on a public source because they can’t take constructive criticism. No wonder there’s an overall 2.3 rating.I have never heard of a more unprofessional and unethical property management company. A company that spreads information of applicants simply because they received a poor review. They were untruthful with reasoning behind denying an application and then posted information of that applicant. I believe a company with this level of values should not be able to operate. Would NOT recommend renting from this management company.

It has been years since we used PPM, but after reading through the reviews it looks like they are still not conducting business in a professional manner, as further demonstrated by the less than professional responses to their reviews. We vowed never to do business with them again after they automatically signed us up for a year long lease when our six month lease expired. When we tried to resolve the matter with them in person, their trashy receptionist was rude and actually laughed in our faces when we told her we would be bringing the matter to our lawyer. We did take the matter to our lawyer and he confirmed our suspicions that their practices were illegal. Our lawyer contacted them and the matter was magically resolved. I feel bad for those that don’t have a lawyer helping them deal with this company. Additionally, they unlocked our apartment door early one morning without knocking and claimed they were there to do an inspection (that had previously been conducted). It made us feel very uneasy that they would open our door without even knocking and let themselves in. What would they have done if we hadn’t been there? Overall, this review is very delayed, but I hope by providing it people are made more aware of the practices of PPM over the years so that they can choose a property management company that is not out to take advantage of their renters.
You could read through all of the other reviews and see how UNPROFESSIONAL this company is, but I will add to them. I work from home and am on video calls all day. There was a leak in the apartment below me and I gave the property management company the availability that I had to allow a plumber in and they ignored my time requests and told me that I had no choice and a plumber was coming at the peak of the day when I would be in meetings. I asked them for an hour later than the time they provided and they very impolitely refused and ignored my calls three times. When they finally did answer my calls and I tried to explain why that time wouldnt work for me, they continued to cut me off and told me that it didnt matter. They never once asked me, they just demanded it and in a very rude manner. There is no water anywhere in my apartment and Im quite certain that this issue could have been managed by going through the ceiling of the lower unit. Im not surprised given what everyone else has said about this management company, but am definitely disappointed by their behavior. If you have a choice, I would recommend looking at another agency.
My roommate and I have had a lease with them since November of 2020 and I would never do anything with them again. They never answer the phone, are horrible with trying to get things done or inquire about other places in there website, and they don’t fix issues. It took them 3 months to get someone in our apartment to fix the giant hole in our apartment, and they haven’t contacted me yet about fixing the water damage done to my dresser, nightstand, and other personal items from the mold that was in my room. The landlord and owner came through right when I found it, and all they said was it’s not a big deal. I’ve been trying to call them so I can actually talk to someone and no one has answered. Poor management.
Well, I have never used this company, but the reason I am giving them five stars is because about two weeks ago my wifes and I car had the drive belt come off, (plus a little more issues), so we had to pull our car into their parking lot. This all happened at night. So, the next morning I called the front desk and the lady who answered was really respectful. I told what happened and that I was going to be getting it towed over to Unique. She said that it was okay, and wished me the best in hoping everything turned out well. She then just took my name and the type of car it was. Just wanted to say thank you!*UPDATE*: Everything did go well, and God fixed our car and paid for everything! Car runs awesome!!
I knew they had bad reviews when we moved in, I should have listened. I’ve never left a bad review for anywhere I’ve rented, I’m disappointed how things were handled the whole time throughout our lease.
Professional Property Management has been a great rental company to work with so far. They had great communication with us throughout our application and move-in process, and everyone at the office has been so kind to us. We really look forward to working with them more as new tennants.
Just no. These people are horrible.Hell reading the reviews you can see how they even take to attacking people here on google reviews. Its basically the same attitude of you rent from them. Nothing but blame and fees and dishonest spiteful people.Theres dozens of other companies out there with better reviews.
UPDATE: unfortunately, my review is truthful and the way it was handled is upsetting. The way PPM responded to my review, calling someone, who I only addressed in my review as a roommate, my “friend”, and blaming it on them is what they’ve been doing since the whole situation started. Did I sign a lease with PPM that ended only a month after I signed? Yes. Did my roommate decide to make a major life change for her betterment and decided to leave? Yes. The only thing that seems to be left out is that not only had we not received an updated lease a week before the prior one was set to be expired, but my roommate gave adequate notice to her leaving, and definitely DID give 30 days notice. I would know, because when she gave that 30 days notice, those were my last days as well. Even though I was on the current lease, PPM would not allow me to resign for the next year or even look for different roommates, even though we vacated the place three weeks after the lease had expired, due to my roommates 30 day notice. My roommate trying to get a better start is not what screwed me over. It was that I felt fake confidence that since I was under a lease with you guys, that I paid all my fees and my rent and such, that I would have a stable place to live in the middle of the pandemic, and THAT really screwed me over. I do not appreciate having it be implied that I am stretching the truth and being dishonest, I am being genuine about how unprofessional and careless the company was with me, someone completely new who had signed with them, and that’s what reviews are for.Do not rent with PPM if you have any other option. Moved into a unit at the end of July, signed a year long lease with them and thought that gave me security. Well, when my roommate decided she wanted to move out a month later, they told me I would have to leave too, since I wasn’t an “original lease holder”. Went in to the office to try to talk and figure things out, and not only did they criticize my roommate for not knowing she wanted to move sooner, they told me there was nothing I could do regarding having to move out. They told me I would be allowed to move back in after a two week cleaning period, and were going to raise the rent by $200 after the cleaning was completed. The way my roommate and I were treated was deplorable, and I would not suggest this company to anybody I cared about.

In regards to PPM response to Rebecca:I had waited to get a lease extension from them and had not received one. When I went and asked them about it the lady told me she thought they had sent one, but when she checked she couldn’t find it. “Oops, my bad” was her response. I had every intention to resign and kept checking for the lease renewal, hence why I didn’t turn in a 30 day notice. I am not thrilled that PPM believes I “screwed them over” when they are the ones that dropped the ball on sending out the paperwork. I paid rent on time, got repairs done that needed to be done, and communicated with them. They had no problem renting out that property. It was rented before I even moved out, so I guess I’m not sure how I screwed them over. I will DEFINITELY not be renting from them again, but best of luck to those that do.I really enjoyed renting from them at first because everyone was friendly and efficient. Towards the end, the ladies in the office seemed like they didn’t know what they were doing and they were definitely not friendly.As for my deposit, I got half of it back which I was lucky to get. They charged me for damage to the baseboards which were not damaged when I left. I wish I would have taken pictures. Someone had already moved in by the time I got the deposit back so I couldn’t even ask to view it.Lease takeovers are not uncommon, but apparently PPM doesn’t like to do them. It is unfortunate that during a world pandemic, they couldn’t even try to work with my roommate.The responses from them on their reviews are less than professional. If anyone is looking for a property management to rent from, I would consider Missoula Property Management! Everyone has their downfalls, but their responses are always friendly and so is their staff! They also allow lease takeovers!
Rented an apartment and while it took a while to get into the space, the offerings they had were more than adequate. The communication with the office was slightly below average, they didnt want to be clear about move in dates just that they were working really hard and that their crews were cleaning as fast as possible. They would text instead of email critical information, which takes away from the professional part of things. Decent rentals for a college town, just be sure to follow up on communications and keep records for yourself.
I have nothing but good things to say about my experience with Professional. While our rental period with them was short, they were wonderful to work with. From the application process, lease signing/move-in, maintenance request, to move-out process, everything was smooth and friendly. Loved that our lease and rent was all electronic, communication was via text/email, and they were open and willing to help if we ever stopped by the offices. We received our security deposit back in full, so as long as youre relatively tidy/know how to clean, then these negative reviews should not apply to you.If we did ever choose to go back to renting in the future, Professional would be our first choice.
Sadly our rental with PPM didnt work out (beyond both parties control) but they were very easy to work with. I had to go into the office in person to get a major issue resolved in regards to my move out - and they were clearly busy (not dodging me on purpose like I feared!) Tim (in maintenance) did a great job fixing a big issue that arose and did the job super fast! Kelsey (in management) was a pleasure to work with as well. In office management was good too and thorough (albeit slower than expected to respond). If I were in need of a property management company in Missoula or surrounding areas, I would use them as far as my experience went!
PPM Has always been fair with us, explaining everything kindly and in detail before we got into apartments. Its the only property management we used while living in Missoula because they were so good.Weve never had any big issues, and they were always willing to work with us on things.

Made an appointment to see a property. Confirmed that appointment the day before the appointment. Showed up at the property, but no one from the management company showed up. Called them and they said that we had not confirmed the appointment. They just lie and dont care about the customers. Use a different company if you can!! This one is a joke.
Just moved in to one of their units downtown. The application process was hassle free and everything got processed in a timely manner. Kind of shocked by the negative reviews -- EVERYONE at Professional Property Management was a pleasure to work with. Calls were returned right away and the office even stayed open for me a couple minutes after 5PM on a Friday so I could pick up my keys. So yeah, great customer service all around.
This place is a joke.!!!!! I called at 9am when they opened telling them Im locked in my unit with a baby and would like to leave today. For some reason the handle is broken and wont turn. Youd think theyd send someone asap.... nope. Its almost 1 and no one has even contacted me. You guys are everything but professional. Lucky there wasnt an emergency or this could have been something more.

You kicked me out of a house just days after you sent a lease renewal. You chose to put me and my family in harms way during this pandemic. You may not have had a choice with this house, but you made the choice to not rent to us after years of reliable tennancy.
Professional property management decided they were not going to renew my lease. No matter what kind of asking I did, they gave me no reason for it. They had zero problems putting me on the street. My guess was they wanted to raise the rent. To PPM, you are worthless.Edit: Ive noticed the owner here has responded claiming late pay and a foul odor. Late pay I wont argue, though it wasnt very long after, and I paid late fees.As for a foul odor, not a single person that came to my apartment complained about such a thing. Not one person on the floor came to me and not one person attempted to contact me from PPM in order to get to the bottom of the issue or allow me to correct it. It is also quite possible that the foul odor was misattributed to me based on the things I knew others did on the floor, or the fact that my neighbor directly across the hall, Jerry, died and wasnt found for awhile. As far as I know, PPM did not attempt to verify if the claims against me were true and never bothered once to notify me. This is the first time I have something bordering on a concrete reason for not having my lease renewed, and its over a year later on Google reviews instead of direct from the office at the time. I hope that also indicates the kind of people youre dealing with here.
Prior to renting with PPM, I had terrible time with numerous other Managment companies in this town. Some worse than others. PPM has been EXCELLENT, I was able to move into an amazing apartment, have had prompt service when needed and was shocked to see low stars. Missoula has a steep rental market, you get what you pay for - this company deserves high marks in my opinion.
So far, so good. We moved in June 2018 and they have been more than accommodating, helpful, and responsive. We always pay our rent on time if not ahead of time, have no issues, and they always tell us ahead of time when they are going to enter the unit for a routine check. Any time we have an issue they help us out right away be it maintenance or general questions.We havent moved out but I always say, leave the place as you found it if not better and document it and take pictures both before you move in your belongings, and after. This should go without saying. And you have to clean everything, its just the right thing to do to help them out as well as yourself.Now, well see what happens if/when we decide to move but my money is betting that things will be just fine so long as we do what is required of us in the lease and be decent humans and keep things clean.We love our little unit, its perfect for us.
UPDATE: Professional Property Management is no good. If you rent from this company, prepare to have your deposit stolen from you. While I was a tenant, I took pride in my apartment and left it in excellent condition. I have many, many resident witnesses who all commented how well I cared for my unit and my vigilance to keep the homeless from sleeping in our building and stealing our mail packages. When I moved in, the unit was filthy and I complained. I took high resolution photos of every inch both on move-in and move-out. I spent three days cleaning the apartment on move-in. I left it in the condition how I live, spotless! I moved out on May 31st and gave PPM advanced notice of my move-out. I was on a month-to-month lease and I paid 15 days early for each month. I turned in my keys on June 1st, 2020, yet they continued to charge me rent until June 14th when in all actuality, they owed me the adjustment. Out of the $665 deposit, they refunded only $179.84.
I have only had remarkably positive experiences with this company. Contrary to other posts I think the staff really makes this a great company to work with. Jessa, Theresa, and Lisa are not only very kind and helpful people, but they have gone above and beyond what I would expect from a property management company and helped me to resolve a difficult situation with a rental managed by PPM. Every property I have rented through PPM has been clean at move in and they always resolve any maintenance issues promptly. I have been satisfied with how much of my security deposits have been returned. Honestly the negative reviews posted here are surprising and don’t reflect my experience at all.
I wanted to rent a home from PPM. At the lease signing, they asked for rent starting the day I said I was interested, a whole month before I even saw the lease. The home was move in ready when I looked at it, so they requested I pay from that time. No Way! What a scam! If this is how they start out a rental relationship I was fearful of what kinds of scams they would pull in the future. I did not sign the lease.
We were very hesitant to rent from this company with so many reviews that were negative (to say the least). However, from the minute we walked into the office we were treated with respect. We were only in town for a few days to find an apartment before we moved so we didn’t have much time to see all the places we liked. But Theresa was extremely helpful in helping us find a good fit with a quiet atmosphere and was accommodating to our time constraint. She made the initial renting process easy and pleasant. Once we moved in, we had a few issues but they were fixed within a day or two and never had any issues after that. We paid our rent on time every month and did not violate the lease agreement in any way and so there wasn’t much need for communication until we moved out. They made this process very easy as well. We didn’t want to spend a bunch of time cleaning and we are not professional cleaners and so we expected to have a small portion of our security deposit deducted for the purpose of deep cleaning and it was. If we ever have the opportunity to move back to Missoula, PPM will be the first place we go to help us find a place to live!
When Montana went on lockdown for a pandemic covid19 and everyone was out of work, Professional property management sent a letter reminding us all rent is due and non payment is eviction. They are not nice people and will take every penny they can from you.
There is nothing Professional about the way they treat their tendants. We made sure our sister in law’s apartment looked better when she moved out than it did when she moved in, even fixing stuff that was broken prior to her moving in. You still kept all her deposits, after asking around you’ve done it to so mNu others as well. I hope Missoulas renters rights get changed, the renters need a reliable organization and this is not one if them
Our experience while living there was fine. Our interactions with the staff were always pleasant and friendly, and overall their responses to problems were timely. I do believe we were charged excessively and should have received more of our security deposit back, but thats pretty standard in Missoula. Overall a good experience, just dont expect to receive your entire security deposit back.
Best landlords I have ever had.
I was pretty hesitant to rent from this company after reading so many bad reviews but decided to just go forward with the rental and proceed with a lot of caution. After renting from them for 6 months, I never had an issue with responsiveness, getting them to fill a maintenance request, etc. I was worried about moving out after reading that its common for this company to keep deposits, but I cleaned the place thoroughly and received my full deposit back. As long as youre speaking to an actual agent (and not someone at the front desk or anyone else who may not full know the answers to your question), they are generally kind and pretty helpful. Im renting from them again and have been happy with my experience so far.I recommend taking pictures of your unit when you move in to document its condition, keeping the place clean and in good condition when you live in it, and doing a thorough cleaning when you move out. If you do those things, there doesnt seem to be any problem!
PPM went above and beyond to get us a place. They did everything they could to help us find a place we loved. All of the staff was completely professional and helpful. They called us for updates and let us know of any info that was needed. The girl that works at the front desk was great her name is Penny she was very nice and helped us so much. After we left to look at places she printed out and highlighted all the places she thought we would like and called us to let us know that they had even more listings that we havent looked at. I didnt expect the staff to be so great and so willing to help. They truly want to get you a place you love and that is in your budget. If you dont have great credit they try their hardest to work around and understand times are tough. We went to every property management place in Missoula and due to the amazing customer service we received at PPM made us want to work with them and we made a choice to find a place through them because of the great staff and easy to work with attitude. The management was fantastic they overlooked our credit and gave us a chance even though we didnt have many years of rental history. After we got the place Penny made sure everything was in order and was so eager to help and really cared to make us happy and make sure the place was in perfect condition. I really recommend PPM to any1 they have so many listings in any budget and have SUPERB customer service. Ask for Penny i am confident she will help you just as much as she helped us. Very happy tenants!
These people are not professional at all I’ve been trying to move to Montana for a promotion I’ve been calling them for the status of the application they do not get back to you nor do they answer there phone worst management ever
College students DO NOT APPLY HERE!! They do not want college students, but they let you apply and take your application money, anyways. I mean if their the snarky mean replies and stuff are not enough reason not to apply. I applied recently for a property and was denied. At first I thought, well ya know wasnt meant to be, I get it. Then I heard why... my credit score of 720 was too low and my two years of rental history was not enough. But when I stood in the front office and asked, was 2 years of rental history enough and was my credit score good enough to apply they said Yes, of course! and took my application fee. I honestly think they just didnt want to rent to me because I am young and in college, which is fair. Ive heard multiple other college students say the same thing. They applied, asked if they had good enough credit and rental history were told yes, paid their application fees and then denied for low credit and lack of rental history. I get not wanting to rent to college students, but can you at least tell me before I pay the application fee.I did originally have a lower score, but I up-ed it because I found their snarky responses so amusing.
We went to Professional Property Management to find an apartment for my son, who was getting his first apartment and moving from the midwest to Missoula, MT. We worked with Jessa, who was professional, personable and most of all, very proactive.We saw a few properties they managed, and decided upon a recently vacated apartment. Jessa told us that it could be two weeks before the apartment was ready and explained that the landlord was going to make renovations. Since the apartment was already in great shape (the previous renter left it really clean!), we asked if we could have it without renovations as we needed to take occupancy asap. Jessa said that she work with the owner to see if we could get it earlier.The next day we got an email informing us the apartment would be ready that day! We were able to sign, move in that same day which saved us a lot of stress and money.Jessa was really great to work with: great communication, personable, professional and most of all, kind. It made this process much more pleasant and was a very nice introduction to Missoula!
PLEASE READAlright, Ive actually been waiting to write this review.I have stressed ALL YEAR! Because of Professional Property Managements reviews.. And after all the stressing. We are getting our FULL DEPOSIT back because we simply followed cleaning instructions and took care of our home.The inspector is SO NICE which we followed up with her twice to make sure the house was up to cleaning standards.My advice, Dont fear this property management if you are actually going to take care of your home and clean it as if someone is going to be moving in the next day.5 stars from this family! : )
A landlord should act in good faith for all parties, right? Professional Property Management doesnt see it this way. They chalk their rental and deposit agreements full of arbitrary language and hold you to whatever terms they deem appropriate. Where in my past experience many management companies are more than willing to work with their tenants, PPM is less than willing. When you talk to them about terms they will simply reply with condescending language and refuse to reach an agreement.When you reach an agreement or terminate your lease, be careful and review your rights.
If I could rate them any lower I would. This place is shady and they are nothing but low life crooks. I lived in the same unit 4.5 years and once I complained about a pervert neighbor (with a police report) I was given 30 days notice to vacate. They were always in my apartment when I wasnt home and without notice. When they would do their inspections they went through my cupboards and closets. They not only kept my deposit but then charged me over $2000 for damages that were never done. And when questions they wouldnt answer. They suck at getting any repairs done in a timely manner big or little. They are the absolute worst company ever. I too had perfect rental history until them. And now I cant even get into an apartment. By the way I own a cleaning company and do move out cleans therefore I cleaned everything and it looked better than it did when I moved in. Theyre a bunch crooks. Stay clear
Was charged 200+ off of my deposit for dusty light fixtures and base boards, damages that were fabrications ... Was charged for an extra days rent after I handed in my keys to the office.NOTHING BUT SHYSTERS!!If you chose to rent from this management company DO NOT EXPEXCT TO BE TREATED AS A HUMAN BEING
Thought they would have been busted by the BBB by now, but nope. They continue to list and advertise properties that they know are not available, just to get $40 and $80 app fees out of hopeful community members. Total scam, and their rental rules are extremely strict, read everything before you sign their documents, they are the worst.
They went above and beyond finding me the perfect place. I would recommend them to everybody. Ffwd to 2 years later and they left us flapping in the wind. I thought they were great right up until they told us they would not rent to us any more. I guess thats what you get for being a loyal client.
I hate leaving bad reviews, but at this point I dont have much choice. The plumbing in the Apt. is deplorable. It is constantly overflowing with anything from human waste to the soapy water of the washing machine. We have tried for months to have them fix this issue and when we go into the building they give us a smile before turning us away empty handed and frustrated. I cant use my bathtub anymore because it flooded with poop and other discussing debre. On top of this the property management company refused to clean any of it so it was left for me to clean. Unacceptable. We are contemplating a law suit. I warn those who are looking for apartments or are under PPM to sternly choose a different management company.
This place doesnt seem they care for a families well being, they only care about money and what they can do for it. they do not seem to care if they put a family out of a home and on to the street for the sake of a dollar. one does call to ask why they are being evicted and the manager will stone wall every point one tries to bring up to negotiate there terms. people who are researching for a place to stay do not use this one I recommend for everyones sake to not use them. have a good day
Ive been renting from PPM for about half a year and theyve been nothing but helpful and polite from when I first rented the unit to now, including me asking for clarification of the rules, maintenance requests and more. Comply with the rules and ensure you pay on time and youll have no trouble from them.
Find any opportunity to fine you for extra rent. Even being off 50 cents. Please research property places before renting. It may save you grief and attempted fraud. Go elsewhere.*Also, since you mentioned it, you did NOT send me 31 letters. You sent me a letter threatening to evict me for my neighbors sound system in his car. Actually, everyone in my building got that letter. Also, a notice about the trash you sent to everyone because our tiny trash bin was overflowing. I didnt trash that place nor did the cats use it as a litter box. I had called to inform you the cats stay was not permanent on the day I recieved two letters about them. Also, not comfortable with you coming in without proper notice but yall do what you want. And as for the charges, those were illegal as well. Considering the building was sold and the new owner completely renovated the apartments and you didnt touch them. I have a few witnesses from there to attest to that, also I didnt trash it you were finding any reason to charge me insane prices for damages that werent there. Pretending you didnt have forms from me for months so you could fine me extra was beyond unprofessional. Even when I sent them, the vendor sent them, and my mother eventually dropped them off cuz I was working 70+ hour weeks.Im hoping anyone considering them reads through all replies and sees how unprofessional this business is ran. Their unprofessional responses show you exactly how professional they will be with you, your rental/property. I hope you have a better experience but I wish I had known beforehand.
Worst rental company Ive ever experienced and grew up with my mom renting privately for years. Absolutely the most rude and spiteful company Ive ever worked with. Do not rent from them, please take my word for it.Yes they do fix the house up on time and things like that. But from a renters perspective they could not be worse. The only positive I had found is that they will leave you alone. To the point of ignoring you. Which is good for some until you need something.Seriously. They are terrible. I would very surprised if i encountered a business that claims to be proffessional as awful as this company.
I am now in my 2nd rental through PPM. They have been such a joy to work with! Heater quit working and not only did they have someone right on it but Sherry brought me a space heater.I received my deposit back on my first apartment and it was an easy process. As long as Im renting Ill be going through PPM!Thank you guys!
Havent began the renting process quite yet, but so far April has been incredibly helpful with answering my hundreds of questions. They answered my emails, called me back at the exact time i noted i was available, and have been nothing but helpful so far.
Literally a garbage property manager. Do all you can to educate yourself on Montanas tenant laws, join, one of the renters unions, and prepare to fight their incompetence and exploitation if you rent from them.City of Missoula should really take a harder look at the exploitation the occurs in the housing market.
They arent great at dealing with people. A few things happened that were out of my control, and they refused to try to work with me. If it wasnt spelled out in the lease, they did not care. No empathy whatsoever. Any time I had to go in to talk with them, it felt like I was talking to an automated message machine. My saving grace was being able to work with the owner of the property, who was incredibly helpful and understanding. He was the only reason I stayed as long as I did. I hope he decides to use a different management company in the future.
There were multiple break-ins to the bike storage facility at the property I lived at, near the Poverello Center. Professional Property Management did not tell any of the residents about these instances, or even about a homeless drug user living under a bush on the property. Professional Property Managements actions, or lack thereof, have shown they do not care about renter’s safety and or their personal property. They may be very nice when you move in, but this is a company without your best interests in mind. The customer service of their representatives is atrocious, with the exception of Sherri.In Response to PPMs Response: Yes the owner did these things to the property. The fact of the matter is still that you and the owner were aware of criminal activity on the premises and didnt inform the residents! You cant pretend to be about safety and keep information from those that need it most.
I have never loathed a company so much, they are horrible. My roommate and I rented a brand new apartment from them for only 8 and a half months. The employees were nice at first, as soon as the lease was signed they changed their attitudes and treated me like an inconvenience when I would drop off rent. They were extremely rude and talked about other tenants right in front of me after they too had paid rent and left. Three of my friends and my mother (who works for real estate companies cleaning houses so they can be moved into) helped me clean for 4 days before my inspection. I requested they call me before the inspection so that I could be there and witness all the damages they said I made; scratches on the counter tops, and sinks, burns in the carpet which my insurance company paid for in full, and there was apparently scratches on the microwave. All of those things were completely untrue. There were no noticeable, if any, scratches on anything. They charged me for replacing carpet, two hours of unnecessary cleaning. They took my entire $800 deposit and said I owed them $53, paid within 10 days otherwise they would turn me into collections. I will never recommend them to anyone.
I see as I look through the reviews that things havent changed in the past decade.I rented from them when I 1st moved here to go to college a decade ago.My grandparents cosigned for me and I paid a double deposit. All of those things were done at the recommendation of ppm to assure me that I got the unit over other prospective renters.If that doesnt sound shady then the next few items sure will.The place when I moved in was not fully clean yet even though my lease was for the 15th of August.They had cleaning crews clean for 2 days as we were moving in.They would do inspections while you were not home with no notice.I once got charged a carpet cleaning fee for a common area carpet that 3 other apartments used.I was the only one charged and the explanation was we determined it was you. The actual cause of the dirty carpet was an unsealed brand new black top driveway used by all residents.I worked graveyard because of schooling and I was rudely awakened at 6 oclock in the morning by a roofing company starting a project with no notice to any of the tenants.When I moved out I took pictures of the place it was in better shape than when I rented it and guess what they took all of my deposit plus tried to charge me money on top.I successfully sued and got 90% of my deposit back.Some of the laughable things that they tried to charge me for was a storage unit because I left items behind. They refused to let me see the storage unit I wonder why? Over a $1000 for cleaning. New carpet.The funny thing is that it wasnt even an itemized list it just was a list which is illegal.After all these years I still hear nothing good about this company I would highly recommend anyone to avoid them. They have moved offices multiple times over a decade and it is obvious that they have taken some financial hits over the years because of their practicesI rented from them for 2 years never a late payment in all that time
My maintenance requests were repeatedly ignored or half-serviced, never properly completed. Once, the maintenance person keyed in without calling for approval before doing so, and my middle-school-aged child was home from school, sick, and alone. If they had called I would have denied entry. Not okay. Upon move-out, I cleaned the property more thoroughly than it had been cleaned when I moved in, and still lost half my deposit to cleaning fees and damage that was either a result of ignored maintenance requests or already existed when I moved in. The saddest thing is, I loved this apartment...the amount of daylight, the location, even my neighbors. But I would never rent from PPM again, even if I hadnt moved out of Missoula.
Always treated me right. When something broke, they fixed it right away. Dont know why they got all the bad reviews. Pay your bills and youll be fine.
For being called Professional Property Management your responses to negative reviews is pretty unprofessional. Calling people psychos, degrading people, etc.Looking forward to the negative response back.This one star is purely based on your customer service.

Western Montana Plumbing and Heating has done multiple service calls for Professional Property Management. They are the most organized and efficient company that we have done work for. From water emergencies to small problems they always make sure the tenants are informed of what is happening in their dwelling and when the repair will be completed. WMPH always informs the tenants of the service call before entering and work very hard to accommodate their schedule. They use very professional service companies that do things right. I would highly recommend Professional Property Management.
The worst rental I have ever had. After I paid my deposit, they made me wait 3 weeks beyond the initial move in date before I could move in because they were cleaning. The place was disgusting, dont know what they think they cleaned but the apartment certainly wasnt it. We werent allowed to mow our own lawn, but they rarely ever did. And when they did mow, they took out my (clearly marked) flower beds. Tried to blame my toddler son for breaking the garbage disposal, which was so old it only worked a portion of the time anyway and always smelled like mold. Dishwasher was so old and gross I wouldnt even use it. When I moved out, my mother in law and I cleaned for days, changing lightbulbs and scrubbing everything. They still kept my entire deposit for cleaning. Ridiculous. I would never in a million years recommend them to anyone.
Do not rent through PPM. It was Horrible. They have found a loop hole through the Montana State Law so that they dont have to give full deposits back. They do their final move out inspections a few days before you move out, so that way, you automatically have to clean and correct, and that way they can sit on your deposit for 30 days rather than the 10 days their supposed to give it back within. DO NOT RENT THROUGH THEM!
We have rented through Professional Property for about a year now. So far, we have not encountered any of the horror stories that other reviews claim. They have been very prompt in fulfilling their maintenance repairs/orders. Every time we call they usually have someone over within a few days.
I have been renting from this company for 6 months now. My apartment has had a lot of small problems resulting in me calling their office almost once a week for work orders the first few months. The people working there have been very helpful getting my work done quickly. They have always been overly friendly and never once made me feel bad about calling as often as I do. The space is slightly over priced for the amenities and parking, but that was mistake for not noticing sooner. I havent moved out and seen if they give the security deposit back or not, but so far this company has been very helpful to meet my needs as soon as possible. Keep you updated!
I was all set to view a property listed as available June 1. I called initially to set up a viewing and then again to confirm. Everything seemed fine. When I called to confirm on the day of the showing, I was led to believe they were seeking a year lease only to be told that in fact they wanted to rent it for 3 weeks...
My experience with Professional Property Management went great. I found an awesome Downtown apartment and it really didnt cost me much at all. That said they had a ton of places for me to look at and I would recommend them to anyone looking to rent in Missoula.
PPM will be held liable for my family becoming sick due to mold. They have allowed the mold for several years, they have treated people with disabilities worse than Ive ever seen. Absolutely disgusted with EVERYONE who works for this horrid property management. They will be hearing from my lawyer.
Lived in my new place with my kid and fiance for 2 months now. Better than the last company we went through and plenty of room for the 3 of us .
They claimed I would get a call back on the status of my application on Monday Ive called almost every day sense with no straight answer its Friday now by the way and they tell me it wont be until middle of next week before I have an answer. Do not recommend.

I have heard some horror stories about people renting under them, literally half the town has told me to stay away. Pretty much you are guaranteed to lose your deposit and they will screw you for money every time. I have no idea how they are still in business.
Good communication and service I get here and both are way more than I was getting besides a place to live from my last land(slum) lord...happy to be with them.

I moved to Missoula in August 2016 and had nothing but the best experience with the folks at Professional Property Management.In the span of 3 weeks I had to enter a new job, uproot from California, and find a place to live in Missoula. PPM was patient and helpful - allowing me to view several properties in quick succession. Once I found a place I liked, they were great about expediting the process of moving into the apartment so that way I didn’t have to stay longer at my Airbnb.Just before my lease was up there was an opportunity to move into a larger apartment in my building. It was the easiest and smoothest transition I’ve ever experienced. PPM spoke with the owner of the building and was able to get me into the new apartment very quickly.Every request I made to PPM was completed promptly and with plenty of communication. I had minor issues with the toilet and the kitchen sink that were resolved either the day-off or the next day. I requested that the security codes for the building be changed just as a precaution. I even had to use their emergency off-hours hotline when I accidentally locked myself out of my apartment on a Sunday afternoon and their person came within half an hour to open my door.They are super responsive over email or through their account management website and I always felt like they were willing to fulfill any request I made. 10 out of 10 would rent from them again.
Ive tried calling this company multiple times. Not one call back in a week. Not professional. Ive heard a ton of bad things about them through cleaners and maintenance that worked with them too.
Worst management company I have ever used. If you value your sanity and your wallet, for the love of Zeus beard do not go through them. There are plenty others to choose from. Garden City, Caras Property Management, Grizzly, ANYTHING ELSE. PLEASE SAVE YOURSELF.
Horrible renting from them, to start it off I had to request for a garbage can for almost 3 months before they finally told me to just use they upstairs tenants after being told that theyd talk to their manager and call me everytime I went in to ask. Then they tried to pin a bill on me for a sink that I didnt clog and proceeded to argue until an attorney got involved. When moving out I got sent a bad check in the mail and when trying to resolve it I got hung up on after being told there was nothing they could do because it was a good check. I would recommend almost any other rental company over this one, I am extremely unhappy and have been deeling with stressful thing after stressful thing sense I moved in until a month after I moved out.This is a response to the owner sense I cant respond. The issue with the garnage can wasnt that I had to share it was that it took them literally 2 months and numerous visits for them to tell me I had to share after being assured I would get my own and that theyd call me about the issue (which they never did). The sink was a scam as well, be careful as hell when you ask to get something fixed, we cleaned out the p trap ourselfs in hopes thatd fix the issue and then didnt use the sink for a week while we waited, so the grease was another lie by them and the people who work for them. It was only once but we also had one of their techs walk into our home unannounced and unasked for, when he noticed we were home he left. I honestly wish I could give this joke of a rental company 0 stars but thats not an option. Once again heed my warning and 90% of the other people that had the misfortune of renting from them and stear clear of them. Find someone else to rent from, this has been a headache for far too long and I hope it effects them in the long run. Hope this helped someone! Have a nice day
DO NOT RENT FROM PPM, Missoula. Just read the reviews. I experienced most of what has been said already. I am a professional, but I was treated like a irresponsible or less than in their standards. This is a business from hell. The company principle is Greed. Poor business, poor customer services, and they need to close their door.
I have been living in Missoula most of my life and finding rentals in a town filled to the brim with College students can be a challenge. That said PPM has the most properties of any of the Missoula Property Managers and I was finally able to find the Apartment I was looking for.The primary support staff was helpful during my application process and made moving in easy. Sadly I had to move but the process of moving out was just as easy as moving in. I can understand that sometimes can get frustrated with Property Management companies, but I cannot understand the frustration with PPM.Would Recommend.
Google there lawsuit. DO NOT RENT FROM THEM. They are cheaters in every way. They charge $39 for cleaning????? Hows this legal?? They got sued a couple years back for being shady when charging tenants, google it its public record. PPM will charge you for anything they can as much as they can. Doesnt matter what company I use they say its not done right.
I have rented from professional property for over 3 years along with other companies in town. They are very professional and good about keeping track of their properties. They are strict about their rules and if you dont follow them you will get charged a small fee. However, I feel this is fair being they give you the rules to begin with when you sign your contract which means you sign as a responsible person to actually follow them. For example they say very clearly NO SMOKING in all of their rental agreements so if you smoke weed or cigarettes you will be charged for it and the end because they can smell it. I think a lot of people in Missoula have a beef with them because of this specific policy. If you get a fee it is your own fault so pay your rent on time and dont break the contract and write down even the smallest problems you find when you move in. If you dont write it down they have nothing to go off of and have to charge you. They are not flexible, but they are timely in their repairs and response times and are typically honest about the conditions of their properties. They dont always repair communal things like washers and dryers unless they get a lot of complaints, but they are in better conditions then others. If you have a safety concern they will address it and are more lenient for emotional support animals. I have also rented with private owners, caras, and adea and so far ppm has been the best experience.

Walked onto our property without permission when it states explicitly in the contract that they must give notice or can be considered trespassing, and during their final sweep of the house when we moved out, their staff stole a $1,500 camera. Great!!!!!!
If I could rate this place as a -5 I would. I currently am in a lease with PPM and every month since I moved in they have tried to screw me over or get more money out of me in some way. All my neighbors and anyone I talk to who has rented from them all have bad things to say. MY ADVISE STAY AS FAR AWAY FROM THEM. They are snakes
I would suggest using one of the many other property management companys in missoula, Like ADEA or Hightower, or Grizzly.
So sad to read all these comments. I owned a home in the UofM district managed/rented by PPM for 2+ yrs when Pam owned the company.
There was rat poop in my kitchen drawers that was not cleaned before I moved in. PPM came over to my house roughly 12 times during the course of my 1 year stay, all for inspections that I did not request. PPM took the entire rent deposit for damages that existed before I moved in that could not physically be cleaned. (stains, dents, scratches, etc.) There was mold in the basement and they neglected fixing it. Several of the employees there are impolite and make it known that they do not care about their customers. When PPM was doing the move-out inspection I was asked to leave my house, rather than to stay and ask questions regarding the process. Out of all of the rental management companies I have rented from in Missoula, PPM was by far the worst one. I do not recommend them to anyone.
I rented from PPM from August 2013 to August 2016, so 3 years.Im giving them a better review than some you might read here for one simple reason - they gave me most of my deposit back.I got $509 out of the $665 I gave them 3 years ago. They charged me for 4 hours of cleaning, though there was absolutely no description of what those chargers were for, what they did, or why. I feel if I were to call and ask about this, I would be stonewalled.You get very bad attitudes and very bad service from PPM, both with their maintenance crews and with their office staff - the other reviews do not lie about this.A couple years ago in September or October I and every other resident of our 4-plex apartments got letters saying that if we didnt remove our outdoor plant pots within a few days, theyd be removed for us and wed be charged.So thats the level of communication you can expect from PPM - veiled threats in the mail when they could have just called and asked. They always send out these letters on the more expensive paper as well, as if this somehow erodes some of the harshness of their dealings.PPM loves to come in and do inspections of your apartment at least once a year. I pulled out my smoke detector battery once when it was beeping while cooking and it was still out when they came. They replaced it and charged me $90 for this honor.I went to the office and argued with the lady at the desk, though I was not allowed to go talk with the boss. I suspect the bosses know how terribly they treat customers and how much money they try to pull out of them unfairly, and they dont want to talk with anyone because of this.Anyways, I managed to get the bill down to $45...for a battery replacement.We had a tub that had a slow drain to it once. Took 3 weeks for maintenance to come, and when the guy fixed it the problem persisted and it took another week for another guy to come and fix it right.You can read the reviews here - take caution.I highly, highly recommend that you look around at all your options in town. I rented from Bitterroot Property Management from 2004 to 2008 and had absolutely no problems. Try and find places like that, or maybe a private landlord, which we use now.I feel that if you go with PPM, youll just get tons of hassles. Even trying to determine when youll get your deposit back is a near-impossibility. I sent 8 emails and they still wouldnt tell me how much theyd give me.Be careful with PPM. And if I get any snide remarks or comments from the PPM staff to this review, I fully expect it. Again, this is the level of communication this company engages in.Good luck.
What did I like about It? Absolutely nothing. They charge you for absurd stuff monthly. They never take care of anything you ask them to and frankly every associate Is terribly rude. If you can avoid renting from them do it. That will save you money and stress.
They were rude, unprofessional, slow to give out any information we wanted and they took about $725 out of our $900 deposit for cleaning and damages As far as cleaning goes... we left the place just as clean as we found it. They charged us for damages that were there when we moved in and were marked on our walk through sheet plus a ridiculous amount for normal wear and tear. The horror stories are all true. I would never, ever rent from them again.
CRIMINALS, they will make up blatant lies and misplace your rent check and send you late fees. I had 9 years of perfect rental history before I moved into my PPM rental. This is by far the worst company I have EVER dealt with in my entire life. They would send me letters stating my rent was late even though I NEVER ONCE paid it late. This happened 4 times, I paid them over $300 in late fees for all the times they misplaced my rent check. Im a responsible adult who tediously pays my bills on time. PLEASE BEWARE, this place is ran by crooked criminals and will do anything to fabricate revenue.Please please please, any property they own in missoula, find something else, I promise you it will become a total nightmare. You will lose thousands in the end, and good luck getting any of your deposit back. The definition of criminals.Take a look, why do you think they DONT have a facebook page? This company was forty minutes late for an apartment showing. It was 102 outside. Every employee I have interacted with has been incredibly rude. Ive been hung up on as well as completely ignored through all mediums: email, phone calls, and in person. They also lied on the available date of the apartment they showed me, by 12 days. This ended me up in a very unfortunate situation. Thank you Unprofessional Property Management!
Just read PPMs snarky, unprofessional, low-belt comments to the reviews written here and youll get the gist of their mentality and how they operate. A former employee claims they were wrongfully terminated. PPMs response? Get a hobby, psycho. PPM is a total nightmare. Do yourself a favor and avoid them entirely.
Less that a 1 star rating. Ive tried getting a rental from PPM for the past 2 times Ive moved around, and each time its the same reaction/dissatisfactions: they have the worst customer service, they dont work with their clients schedule EVER, they tried charging me for talking over emails with them...just dont use PPM. Go with a private residence rental, if you can, because PPM and the rest of the rental companies around here are the worst I have ever dealt with (and Ive lived in Chicago, Milwaukee, and Des Moines).
The issue with this company isnt even the prices, its the policies and staff. Let me give an example. This business doesnt accept debit cards, cash, money orders, or payments made on your behalf from another party. The only 2 forms of payment they will take is a cashiers check, or a check written specifically by you.I was called up for national guard duty and was out of town when my rent came due. Well I couldnt mail a check from where I was so..I tried to pay them by debit card - no go, credit card - no go,I tried to have my roommate get them money from a stash of cashI kept in my room - no go.I tried to have my aunt drop off a check to them - no go (because it wasnt written by me)I finally just asked them why wont you let me give you money, i dont understand why your so resistant to getting paid She droned out what sounded like a prerecorded response of we only take checks written by your or cashiers checks directly from your bank with your name on it.I found out why when i got back. They charged me late fees for every day I was gone regardless of how hard I tried to pay them. I think they just want to make it hard to pay them so they can charge you late fees.Also, their late fee amount isnt even listed in their contract, it says this instead Tenant shall pay to landlord the amount designated as late rent charge. They leave it vague so they an basically charge you what ever the hell they please.To continue the review of this terrible organization they go weeks and weeks without repairing needed issues. During the winter the gutters were leaking creating a frozen waterfall of death cascading down my stairs making every trip in and out of my apartment into an Indiana johns esc adventure. My refrigerator went unfixed for over 2 weeks leaving me with no perishable foods. My sink went unfixed for 1/3rd of the month leaving me no way to wash dishes and stinking up my apartment.They demand in the contract that you notify them of repairs immediately and threaten to charge you extra if you dont tell them right away but I guess that doesnt mean they have to fix them right away.To end, lets talk about the staff. Im not sure what happened in their lives to make them such angry and bitter people but I cringe every time I have to go to the office or deal with them in anyway. The receptionist at the front door is the worst. a younger heavy set blonde (at the time of writing this) is one of the least friendly people Ive had the displeasure of communicating with.There arent many options in missoula but this one is terrible and unfortunately the only way its going to change is if the owners of their buildings are notified of the terrible job they are doing and stop utilizing them.

Btw, its the same owners for both businesses.I worked there. And was fired for no reason. Everything reviewed here is very true and I saw it firsthand. And they call ME a psycho and get a hobby. Pretty sure you have a 2 star rating and everyone hates you for a reason. I have never harassed a single employee. And there is nothing your attorney has done or can do. Its only slander if it isnt true, and pushing employees hours into the next week so you dont have to pay them overtime was the exact reason I was fired. I pointed it out, and refused to process payroll illegally. Next morning I was fired. Hmmmm. Now I suggest you stop threatening me or I will turn you into the MT State licensing board and you will be audited. Trust me, with your shady actions it wont be hard to find law breaking with your code of conduct. If you harass me one more time I will actually take you to small claims court. Where attorneys are not allowed. And sue you for wrongful termination, harassment, traumatic workplace, bullying and intimidation. I can gather quite a few witnesses as well.
