I was here for a few months before I broke my lease due to work relocation. The leasing office staff was very nice and will work with you on any issue. The apartment I had was the 700sq ft one bedroom, and it was very spacious. Only two issues, and honestly the first issue was mostly our fault. Since I worked the afternoon shift, I was awake during the night, and I had to be careful when walking around my apartment at night. The neighbor downstairs did complain about the noise. That is, of course, if you get a second or third floor apartment. The second issue, and I am not sure if it has been resolved due to the apartment complex repaving the entire place, is PARKING. Oh My GOD, the parking. At this point I’m convinced that there were more cars than there were parking spaces, and the people living there never learned to park. When I arrived during the night after work, I often had to park two to 5 buildings away, because the few spots that were available nearby were unusable due to other tenants parking so bad, at times they even parked occupying two parking spots. At some areas, the parking spots were not spaced correctly, and no matter how perfectly between the lines you and the adjacent cars parked, you would still end up hitting the other car when opening your door. I know they were repaving and remarking the parking lines, and they seemed a bit more considerably spaced, but that will mean less parking, and less of a chance to find a spot than before. I had to park on a sidewalk constantly, and I’d obviously get a text from the office asking to move my car in the morning, but at least they are aware of the situation. But, I didn’t see anything done to the people who parked so blatantly wrong, since it was almost always the same cars who took up two spots, so that’s also no good.So, to recap, great place, nice staff, parking is horrible, but it may or may not have improved due to repaving while I moved out.

How to start or where to start. The lady in the office is extremely rude and super unprofessional. Thank god this was our last resort and not a final decision to live peacefully. They enter your living space without letting us know. The garbage in the back gets filled so high it reaches the second floor. Super disgusting and unprofessional. They never answer your phone calls, this office here in the complex or the main office. They make decisions upon you based on your appearance and it is super rude and unprofessional. They ended our lease as well and they charge us to fix anything in the apartment. We’ve asked multiple times for a copy of our lease and they push us to the side. Anybody considering to move here. Please be aware and read the reviews. Thank god this is the last resort and the last time they take our money

I lived here from 2013 to 2016 and I can confirm that all the 1 star reviews are absolutely correct!!!! Back then I had left a negative review on an apartment rating site, and at that time their person who monitors the reviews replied with the contact our customer solutions email. I went ahead and emailed to further discuss what I mentioned in my review. Not too long after I emailed them, I was notified that theyve decided to end my lease. Coincidence?!??!! 🤔🤔🤔 I think not!

Location, affordability, friendly staff, fast and responsible maintenance team, cleanness and nice facilities. Palmetto Place is the place to be. 2 years here and planning to extend my permanence.

First time moving out on our own was definitely a scary thing. However, Palmetto Place made the process extremely smooth. The apartments are spacious and renovated not to mention stylish. The landscaping in the neighborhood is great as well. PET FRIENDLY!! Which is a plus for fur mamas like me. If anything were to break in the apartment they come as soon as they can to fix it. The staff is very nice here. Ask for Yenis if youre looking to lease here, she is amazing!!

I live here currently parking is trash they almost wanted to make the parking spots smaller and there ugly twitchy cockroaches everywhere this place sucks! its like a motel in the middle of a redneck road.

I have lived in Palmetto Place Apartments for 14 years and love it. Its in a great location, its a peaceful community, the office and maintenance staff are friendly and helpful, and neighbors are respectful. The apartment and location offers the comfort of who prefers low noise environment and easy access location to major highways. Besides that, there are many shops around for daily needs. I will definitely sign up for another year.

I would like to start off by saying that the management team was very helpful! I was looking into renting in this community and the assistance I was provided by Romina was outstanding. She was extremely helpful and patient throughout the entire process. She provided me with 4 different apartments, different floors, different move in dates... you name it. I really appreciate what you and the management team did for us. What brought us here is the nice calm area and awesome amenities this complex provides, Ill be sure to recommend Palmetto place to whoever is looking for a great place at an even better price!

I have been living in Palmetto Place for the past 4 1/2 years and enjoy my home. The office staff and manager are so nice and helpful they greet me with a smile and never forget my name. The technicians that work on my repairs are very friendly. The community has fun events my grandchild enjoyed the Halloween Party. The workout room has new equipment and is clean. The grounds are pretty with nice trees and landscape. Parking is not always in the front of my building but I can always find an available spot. I give Palmetto Place 5 Stars my living experience and the customer service they provide has been great.

Ive been here for a few months now and I really enjoy the location and how reasonable the pricing is. You cant find a better price anywhere in Kendall. Since Ive been here, Ive had a few hick-ups with minor things. But the office staff and maintenance staff work really well together to make sure all my issues were resolved in a timely manner. there was a time that I had a surprise water leak and Jessica made sure it was fixed within the same day. About 30 minutes after the leak was fixed, a maintenance employee made sure nothing was damaged and did a quality inspection. He re-assured that everything was ok which made me feel a lot better. To me, Good customer service means helping customers/residents efficiently, in a friendly manner. Its one of the things that can set a business apart from the other competition. That is what Palmetto Place is all about. So thank you again to the entire staff for doing what you do best and keep up the amazing work.

After speaking with Nicole the Property Manager I felt like she truly listened to my concerns about security and the gate issue. The (new) staff is extremely helpful and polite. I am really happy now and would only make small adjustments such as larger parking spaces. Neighborhood is well kept!

DO NOT believe the responses from the owner saying customer service is their priority. They dont care about the residents. They take forever to do a repair and if you complain they say that you just submitted the request and you need to wait because you are not the only resident even though we did 3 requests in 3 weeks with no one showing up. They also dont care if you are 9 months pregnant with a small child and no hot water they WILL NOT MAKE YOU A PRIORITY! You still have to wait as this is not an emergency situation. If thats not an emergency I dont know what they consider an emergency. Since they are not the ones taking cold showers they dont care. This is the SECOND TIME in the 2 months we have been living here that we have been left without hot water!!! For $1520 a month this is unacceptable and illegal!!!! Very disappointed in this place wish I wouldve rented elsewhere.

I have had an absolutely incredible experience living at Palmetto Place Apartments. This is coming from someone who has rented apartments for the past 7 years and has gone through countless of management companies with actual terrible experiences. I have been treated with nothing less than respect by the entire staff at Palmetto Place, every time I have needed anything, including maintenance issues they have adressed it timely. I am actually sad to be leaving my apartment which is a feeling I have rarely felt when relocating homes. I am forever grateful for the staff and the apartment I was able to call a home. I highly recommend Palmetto Place and disagree with these negative reviews.

I am a long term resident in Palmetto Place for more than 10 years. This is indeed a very nice place to call Home. I would like to take a moment to say thank you to the Office staff personnel specially Jackie which is very professional and to the maintenance crew they for sure do an excellent job assisting the customers needs. All maintenance issues are taken care right on time if not the same day the following day. I would definitely recommend this place for someone that is looking for a clean and safe place to live. Parking is not assigned by apartment but there are always enough parking space for everyone. They also do great Fun Events every year to bring the community together.

This is our second run at this apartment complex. We lived here back in 2005/2006 and had such a great experience that we came back a few years ago. Since our second time living here, we have witnessed horrible changes. Mainly leading up to the time the management company changed. These changes included moving all of the building garbage sections into ONE section located in the back. This makes for an awfully fun trash bin that is over flowing into the street by Sunday evening. Additionally, all of the makeshift people they have hired for repairs and maintenance and unprofessional.They didnt put notices up when they decided to paint the exterior floors and it almost leaded up to a severe injury for our young child. Since then, we have had several maintenance issues that have to be done 3 and 4 times over. We also had some lawn furniture stolen during the renovation project that lasted 4 months on our building alone. We are eager to end our lease as soon as possible. Stay away!

I have lived in Palmetto Place for 5 1/2 years now and can tell you that overall this is a great community to live in. The office staff is attentive to your needs, the maintenance staff comes and fixes any issues you have in a timely manner, and the community itself is great and clean! I have two children and love to take them to the pool and playground on site without having to worry about leaving the community. While I may have encountered some small hiccups here and there, I have no major complaints! Remember, there is no perfect place to live so if you are looking for a place with 0 problems you will never find it! Ive lived in Palmetto Place going on 3 years now and it has recently made a turn for the better. Nicole the new manager has gone above and beyond to solve my problems within the apartment. I can say that after years of searching theyve finally found someone thats proactive and cares about their residents.I would recommend Palmetto Place Apartments as it is a nice community with great amenities; currently being renovated. Neighbors are very nice and my son has lots of friends in the community that he plays with at the play area. The only downside is parking but Im sure Nicole is going to solve this issue as well as shes made great strives in little time and has solved all my issues to date.

I lived here for two years and greatly enjoyed my time living at Palmetto Place. My experience from the first visit to the property to the last day of my residence there was punctuated by friendly encounters with the staff, maintenance team, and fellow residents.First of all, my initial visit to the property was very pleasant. Romina was friendly and helpful, and walked me through the entire move-in process thoroughly and honestly. When I decided to live at Palmetto Place, I was going through the apartment application process with Romina from out of state. Though this process was difficult at times with mailing documents back and forth, Romina guided me through the process expertly and with patience, and was helpful/open to communication at any time of day.Second of all, I moved in on December 27th, 2017. Romina was in the office right after Christmas holidays to ensure that we could sign paperwork and that our move was going smoothly. She walked us through every part of the lease as we signed it and answered all of our questions thoroughly. The experience displayed excellent customer service and attention to detail.Thirdly, the apartment itself was clean and freshly painted when we moved in. Over the two years of our residency, any maintenance issue that we had in the apartment was solved promptly either on the day of the issue or the day after. The maintenance staff was friendly, prompt, and helpful. Near the end of our stay, our washing machine/dryer combo was not working properly. Within a few days, a brand new machine was installed.Fourthly, the grounds were always very well kept. I have a larger dog and we enjoyed walking him around the grounds, neighborhoods, and parks across the street from the complex daily. Bags for cleaning up after pets were all over the apartment complex and fully stocked most of the time. If you have a dog or children, Palmetto Place is situated perfectly for nice long walks in a safe area (great park system across the street from the complex with paths connected to other parks in the area next to a Police station). I always felt safe walking and parking at night in well-lit paths and common areas. The pool was also very nice and well kept. The gym had all of the necessary basic equipment and usually had an open treadmill or elliptical when my boyfriend and I came home from work.Fifthly, we moved into the apartment right after hurricane Irma. There was some damage to the security gates. Since then, the gates were fixed and became fully operational and closed almost all the time. I always felt that my car and belongings were safe when I was not home or sleeping.The only drawbacks that I noticed from living here were:1. The parking spots are fairly small and guest parking could be difficult at times (sometimes the parking app did not work).2. The outdoor air conditioning units were older and inefficient, so electricity prices for our one bedroom small (590 sq ft) apartment were higher than average.We decided to move out to be closer to work and things to do in downtown Miami, but I cannot recommend this place enough for the lush property, kind and helpful staff (Romina in particular for helping us through the entire process honestly and efficiently from our first apartment tour to our move-out day) and general attitude from all of the friendly and caring neighbors. With a few improvements, this place could be even better than it already is. Thanks to Palmetto Place for a great two years and for being our first great apartment experience in Miami!

I stayed at Palmetto Place over 2 years. We paid our rent on time and had no complaints. I feel when you are good residents you should be treated like so! We decided to leave and informed the front desk well in advance. Knowing that we were moving out they never informed us they required a written letter as well. Instead they knowing allowed us to make this mistake! When I went in 2 months later to set up a mail forwarding address, they informed me that they did not no we were moving. Therefore they charged us $1540 for insufficient notice. And then I called corporate and they basically said its policy. Policy to treat your good residents like dirt? Poor them they charged me 1540 and had the apartment sold again within a few weeks. So the apartment complex made double that month. Amazing they could get maintenance to fix things so fast when its for the apartment complex but if youre a resident youll be waiting a few days before things are fixed. Im never giving them another cent and you shouldnt either!!!!

Hello, I have been trying to get in contact with an Agent but cannot seem to get in touch with one. I keep sending emails, and leaving voicemails for a call back at the office number.. I just want to know if any units are available... Why is this office so hard to get a hold of?!Please advise....I called back after the day right after I posted this and they answered. Honestly caught me by surprise. They seem to be very busy with many phone calls. Once we got to speak they were very nice. Nicole the Manager got on the phone out of no where and she seemed nice, just doing her job.

I gave it 4 stars because i do believe the parking situation could be better, I been living in Palmetto Place for about three years going on four. Not sure about the comment made towards Romina, never had any issues with her personally and shes always been there to help. No staff is perfect there has been someone working there that was a bit rude but shes not working there anymore. This place is very tranquil and quiet and people usually stick to their own devices which is a VERY GOOD THING no neighbors calling cops for making to much noise of anything like that. I really love it here and do recommend it !

Stay away from this place!!! I lived here for a year... My first apartment, they refused to give me a parking space for a whole year all because my car was not under my name, they claim its on the contract. I called the office and explained to them that I was scared as a single girl walking to my apartment every night from the guest parking space and the staff was so rude and disrespectful. Maria in the front desk always had a bad attitude. Finally after a year when I decided to get out of this place I put my monthly rent cashiers check in their drop box and they call me a week later telling me I had not paid... Long story short I reported the cashiers check with western union and it ended up that someone from their office was stealing peoples checks!!!! To top it off they sent me to collections for $300 in damages all because they had to use my deposit as that months rent all while their staff was stealing tenants rent checks!!!! Worst experience of my life, I would never live here again nor do I recommend this place to anyone!!!!! And I will make sure to let everyone know! Horrible apartments!!

SCAMMED AND LIED TO BY MANAGEMENTI am hesitant to write a bad review, but this is the last straw. After moving out we were told that we would be getting almost none of our security deposit back. I was shocked because we left the apartment in almost perfect condition. They are keeping the majority of our deposit because of two accent walls that we had painted light grey. Two weeks before we moved out we went down to the management office and directly asked if we needed to paint over the walls. We were told that we did not need to paint the accent wall back to its original color. Now come to find out that they are charging us for the walls that they told us straight to our face we did not need to paint.This isnt about the money. It is the fact that they lied straight to our faces and scammed us out of our deposit. Im sure they do this to everyone to avoid giving people their money back. This is unacceptable, and the response I get back is at lease your getting some of it back. I am completely disturbed. We are extremely courteous tenants and I do not appreciate being lied to our faces and then scammed out of our hard earned money. After thinking it over we have decided to take legal action against this and get a lawyer invovled. We are not going to fall victim to another Miami scam.

My family and I moved in June 2016 and honestly I love the apartment and the area. Its really peaceful, its in a great area we are close to everything and the neighbors are really nice. The office staff are really nice and helpful, I did have a concern with the parking being that it is horrible but instead of leaving a bad review I wrote an email to the email address I saw in the other reviews. Let me tell you I wasnt expecting any kind of reply especially a phone call. Nicole the property manager gave me a call yesterday and she was very nice and explained all the plans they have to fix the property and the problem with the parking. I think that was nice and make me feel like my opinion and concerns matter. Thank you Nicole and staff

Hello my name is katherine, i lived in this apartment complex for about 16 months, i recently started college when i moved in here, i had a roommate and it seemed to be an amazing place to live in, the prices were low and we had a decent amount of space, this place seemed convenient since the beginning, i loved it here at first but as time went on i can’t say my opinion stayed the same due to things such as poor parking spaces, they were really hard to fit in and the management their was poorly done, the workers hardly ever tried to help with any problems, and when you would send in complaints they would come later than they were supposed to, i can’t say i have had any problems with how clean it was or at least for the apartment i stayed at, it was pretty clean and i didn’t have any problems sanitary wise, but the staff was horrible just the customer service was done so poorly, not to mention how rude the workers are here i find it plain disgusting, even though the prices are good here, it’s cheap for a reason, i personally had a bad experience so i wouldn’t recommend living here, unless you are extremely desperate and don’t mind having your car getting scratched everytime (because of the parking spaces) and the parking spaces are not just unnecessarily small but there is not that many, at least not enough to have guest over, if i could give this place a zero star i would, they’re rude, disrespectful, and don’t have good management, so if i were you I recommend that you DONT move here.

If I could give anything less than 1 star I would. this place is one of the worst places to rent from. lets start with the office staff. they are horrible. everyone of them gives you attitude. they dont ever want to do their job. I call them to tell them there is something wrong with the apartment and they set an appointment and they never show up the maintenance people have you waiting there all day. or while im waiting there all day for them to show up its gets close to the time to leave i call the office and they lie and tell me the maintenance guy came and i didnt answer the door. mind you i have dogs that would have barked. all three employee couldnt even get their story straight. then every single apartment has the same issues that these people do not want to fix they come time and time again and never resolve the issue. main issues are AC and dryers. they harass certain tenants about certain violations when you look and see other apartments that have had the same violations for months. the parking is a disaster. they hired a company to come in and try and resolve the parking situation and its a nightmare. you have to request visitor vehicles and only get a certain amount a month. the tow company they use are crooks so good luck if you try and get your car back. the trash pick up is a joke they take what they want. its a gated community that hasnt had gates up for months and we are paying for this extra security and nothing has been done yet. we go in to talk to the office and they always have an excuse. all this place wants is money and does not care about the people who live there.

I would give Palmetto Place a 5 just for having a friendly staff. Parking however is a nightmare. The parking nightmare is due to disrespectful tenants but the true fault is with management for not enforcing parking rules. They recently closed the gates. They gave everyone a code. This allows all tenants to give the code to their friends to come and go as they wish. Where do you think the friends park? Directly in tenant parking, handicapped or wherever they see fit. Or they simply park behind other cars and turn on their hazards as if hazards make it ok to park like an idiot. When I return home in the evening I often have to park by the dumpster. I live in building 4 which is at the corner of 96th. The dumpster is in the opposite corner. This is ridiculous. Congratulations on closing the gate. A more simple solution to improve ratings would be to give everyone a barcode. If you dont have a barcode you aint getting in. Or give the security guard something useful to do. Build a little shack at the visitor entrance and make him verify residents before entry is granted. I mean hes not doing anything else besides sittingon his golf cart in front of my buliding. Might as well ask him to sit at a guard shack. He should actually be driving around at night and calling for illegally parked cars in handicap and random parking spots to be towed immediately.

Horrible place. Went to inquire about an apartment. The girl was rude. I went to several condominiums and recieved great customer service. This place was the complete opposite. I didnt have my I D but my partner did, which wasnt an issue anywhere else. But here she refused to show us. I read the reviews prior to and just wanted to see but I confirm all the negative reviews. Did not look nice at all and horrible service. Also over priced. Go somewhere else!

Don’t rent here, I’m here just waiting for my lease to be over so I can leave this place. I pay $1,520 per month for a 2 bedroom apartment and the first thing that stopped working during the first week was the air unit, then there was no hot water in the entire apartment, closet doors falling apart, washer had no cold water and then the hot water went away again. All this happened in the first 2 months of our lease. They sent a guy to fix everything but if something happens during the weekend God has to come down and help you personally because they don’t have anybody to help you until Monday.

As much as i love my spacious apartment, the location of it and the floors throughout the living area, I have to be honest about the customer service. Living here and working full time makes it impossible to speak to some one. The staff NEVER EVER answers the phones, they say the office closes at 5 or 6 PM and by 3 there is no one there. I went on Monday to pay rent, the staff was inside, doors locked though they can see because they are glass doors and they still wouldnt open the door for me! SERIOUSLY? My boyfriend had to walk by the back door and keep knocking in which they still didnt open until another gentlemen screamed OPEN THE DOOR!! Also, I had called last Wednesday for some repairs I need and of course no answers (this isnt the first time). So, the next day Thursday I went in person, I told a staff member of the issues I had in my apartment and STILL almost a week later, no one has called me or came to fix my needs.

Lived here for a year. some of the staff are extremely rude. my apartment was broken into, the staff was both uncooperative and uncaring, when I made them aware they refused to call the police, instead gave me the option of paying for my lock to be replaced. they installed cameras which are NOT monitored which means that if anything goes wrong you will need to obtain a warrant, good luck with that. parking is horrible, repairs take weeks or months if done at all, and repairs tend to be bandaid fixes, covering up their lack of proper maintenance. they advertise newly renovated which means they painted the walls, painted the counter tops, painted the sinks, and placed plastic floors and the cheapest carpets known to man. the internal fixtures are all old, cabinets circa 1980 are swollen and worn, same with tile, sinks, toilet, which means that everything is moldy and impossible to keep clean. the AC units are continually breaking, and you will have to go to the management office in person because no one ever answers the phone. I lost at lease 4 days of work over the year having to deal with them in person, not to mention the hundreds of phone calls I hopelessly placed begging for help. they charge for everything. many other local apts include for free what they charge for. One last thing, dont dare be late for a rent payment, you will get the ugliest, nastiest legal notice threatening to evict you within hours posted on your front door. ... they want your money, but not your presence.

Went to visit a friend for a couple of hours and the parking spots are useless. They are sooooooo tiny. Not sure who measured them but they need to be redone and be a NORMAL size. When going back to my car I noticed a huge scratch.

THIS PLACE IS THE ABSOLUTE WORST. It is unsafe to live here. Management is awful and I’m speaking for a Freind here but if you want to be miserable than this place is for you.

The office staff were very rude. Romina was full of smiles and back for tricks to get you in the apartment but once you signed the contract it was nothing but attitude and rudeness. Apartments full of small roaches and parking was a nightmare.

Do not move in here, its very unsafe & the management could care less about anyones safety.Save your money and go somewhere else!!!

Not the best and not the worst. Office staff could be a little more nice over the phone AFTER you move in (MARIA), wall paint is cheap water based paint (BE CAREFUL WITH KIDS) garbage compactor (theres only 1 for entire 400 apartments in neighborhood) gets overloded on weekends. Maintenance is no where to be found after 4:30 especially for emergencies lol i find that funny. Just a young guy trying to live in a nice area and sometime it isnt what its all up to be. Inspect your apartment VERY CAREFULLY before moving in, oh and carpets arent new when you move in.... update after 2 years of leaving this place, the positive reviews seem to be paid for or inaccurate for some reason...lol trying to clean up bad administration I believe lololol

Worst place to live they are nice the day of you get there to make the contract after that totally diferent,every year you have to pay more and more and when you finished your contract and you need another month they charge you another 300 dolares more on top of your regular payment they are very rude in the office,and the deposit never come back in full, the parking is a nightmare on nights and weekends i will not recomended at all.

I have been trying to get in touch with these people for the last 2 weeks and they have not gotten back to me. I cant imagine what it would be like to be a tenet of theirs. Awful first impression!!

I have over a week calling to request prices and no body call me back, and I emailed thru the web page and either I received an answer.

This is a horrible place to live, it has a lot of issues and the staff is EXTREMELY rude and no one will help you if there is something wrong inside your apartment.
