I lived here in 2014 and then again now in 2020. New management and new team! They are awesome. Maintenance team, Mark and Dave are great! Very friendly people in this neighborhood. Lot of activities. Loved the ice cream day in the summer!I absolutely love this place.

We’ve lived here for three years, when it was an Avalon property (Avalon Orchards) and now a National Development property (Orchards Apartments). The apartments are very nice, relatively quiet and kept up quite well. The inevitable rent increases are *way* more painless than when it was Avalon. The little neighborhood is quiet, clean, and well-landscaped. You’re a mile from dozens of restaurants, Target, grocery stores, post office, anything you need.When you live in any home for multiple years, things go wrong. The office is always responsive and we have found they will help in any way they can. The maintenance team here absolutely shines. Our oven showed signs of dying, they were out the next day replacing it. We had some smoke detector issues late one evening, the maintenance manager was here correcting the problem that night, making sure we were safe. We had a hot water tank issue back from the Avalon days that they couldn’t figure out, the ND team solved and corrected it without any hassle. The office and maintenance teams are helpful, cheerful, friendly, and abundantly competent.I absolutely recommend Orchards. You get what you pay for here, and it has made a wonderful home for us for the last 3 years.

Went for a tour of our new apartment this past weekend. Lovely grounds and a welcoming feeling just walking around. Tiffany is awesome. She went above and beyond to answer all my questions and is very helpful. These apartments are close to many lovely restaurants and shopping centers. Can’t wait to join the Orchard community in December

I love this place in advance (Im going to move next month). I have a close friend living there and our families use to dinner together twice a month. Everything is clean, organized, and well maintained. After we fall in love with the place, weve decided to apply for an apartment. The staff is kind, friendly, and very attentive. They use to reply to an e-mail quickly (sometimes in a few minutes) and always do their best to answer my doubts.

Great place to live. The grounds are well maintained and the landlords are extremely responsive. Had issues with my lock and they resolved the same day. Apartment is in perfect shape. Highly recommend!

We have been living here for the past 2.5 years and it has been a very pleasant stay. Even though the Orchards Apartments buildings are older, the maintenance is really good. The cleanups happened on time during Fall/Snowstorms. During the pandemic, the apartment community has been hosting activities/events over Zoom. Those activities brighten up my day! Also, the community has communicated the covid guidelines for gym/public spaces regularly. The neighborhood is quite friendly as well.

Great place to live as far as apartments. Grounds are tidy and well kept. Staff is very friendly. What sticks out for me is the maintenance team. I had a few small issues with my apartment (water pressure, leak etc) all very small common issues each time it was taken care of almost immediately. The manager of maintenance, David is super thorough and courteous. He went above beyond fixing everything himself or sending one his employees to fix the problem. He even followed up one time to make sure everything was working correctly. Absolute rock star service!

I have never heart about Orchards Apartments in Marlborough, but last Saturday I gave this place a visit . I was highly impressed . It’s a clean place with lots of amenities. Pet friendly . I was checking out 2b/2br, and let me tell you it’s a beautiful, bright and large apartment, with up to date appliances. Also wanted to mention Tiffany . She was so professional, friendly, knowledgeable, made us feel like we are home . Customer service is the way to important. I would highly recommend this place, if you are looking for one .

Orchards Apartments is by far the nicest apartment community I have lived in. Each unit has direct entry from the outside, which makes it feel more like a condo or a townhouse. Though the property is nearly 20 years old, the spacious units have been well-maintained. With any apartment, you are going to hear your neighbors sometimes, but the community is generally quiet (no interior hallways certainly helps with this).We have lived here for a little over three years, and we moved in when the complex was owned by Avalon. We were nervous to hear that a new management company was taking over, but everything has been drastically improved under National Development. The inevitable year-over-year rent increases are a fraction of the astronomical amounts we saw with Avalon, and the maintenance staff has been stellar. Problems actually get fixed!Conveniently located on Route 20 within minutes to Target, drug stores, gas stations, Valvoline, Marshalls, Home Depot, plenty of local restaurants, hiking, parks, and City Hall, this has been a great place to call home.

Finest apartment experience. Response time of the staff is unbelievable fast, very detail oriented and always on top of routine and preventive maintenance. The office staff absolutely rocks in the service to all residents.

I had a mold scare and Maintenance responded immediately and cut a hole to check for mold. Thankfully there wasn’t any. They then took the time to patch the hole right and repaint it. They were fast, attentive, efficient, and professional. I was very impressed and won’t hesitate to call Maintenance again if I have an issue!

Perfect experience, lovely peoples. agradable place. all clean. Excelent. I recomend. Theres always someone coming by and checking if they need to clean or fix something.

We moved back “home” to Marlboro after 18 years away, and it truly has been a welcome home at Orchard Apts. We checked out ALL the new builds in Marlboro and the area, and nothing compared to this small, friendly community. From the first time we inquired with Tiffany at the leasing office, we were so delighted with the treatment we got. So many designs and choices, not cookie cutter. We chose the MACOUN with the loft and garage, and love the storage and openness it gives us. Everything was BRAND NEW, and we love the gas stove, in house washer and dryer, ice maker, dishwasher, but especially the pool and porch !Feels like a vacation home. Good way to start retirement...Oh, and the 24 hour maintenance is provided by prompt, courteous and friendly staff. We are so happy with this great Marlboro Community, and it surely feels like “HOME”.

The fireplace repair service was great. They came on time, found out what was wrong quickly, and fixed it. They were very friendly too. Really great service.

It was one of the best places i ever lived, i recommend it to all people looking for a quiet condominium to live in, they are quick to assist you for any problem in your apartment, excellent

I just finished my lease of 2 years at this property. It’s been a great experience and I can’t really complain. The location is great with a 24 hour grocery store and CVS being a 5 min drive down the street. It’s near restaurants and a shopping center. I Unfortunately had to leave due to relocating for work, but I would recommend this complex to anyone of my family members. The employees of the complex are respectful and diligent with requests or questions which I really appreciated. Thanks Shane in the leasing office for all of your help!

I absolutely love living in this community. Its quite, and friendly. My kids love the pool especially and the fitness center.The Office staff here is absolutelyamazing... They r always there to answer your questions.. Kevin the maintenance man is great. Hes there to help you in any way he can and gets the job done in a timely fashion..

The brdt place Ive ever lived in . Ive been here for 3 yeats. Very luxurious lifestyle. Maintenance is perfect and immediate. Very nice neighbors and management is great. Best location and amenities are outstanding. It is just very expensive rent and price gets higher every year.

My family and I could not be happier here with the community, the Orchard Staff and our home! We feel so happy to have chosen Orchard as our home! Thank you guys for all that you do!

Quiet and kept up nicely. Id say one of the best parts about living here is the maintenance crew. Kevin and the rest of the crew are outstanding. Always go above and beyond and are very friendly when you see them around the complex. I recently had surgery and when Im walking around the grounds Kevin makes an effort to see if theres anything I need help with. Anytime Ive had an issue, its taken care of immediately. Very comfortable living.

Kevin at Avalon Maintenance Team came to do a couple repairs for me today. He is so skillful and efficient. The repair was completed in no time and the job was well done. He is also respectful and courteous. I am very pleased with his service.

Great community! Courtney in the office is so nice and responsive. The maintenance crew Jared and John are both very friendly and respond promptly. Neighbors are generally very friendly too. I will definitely recommend living here. I would gave an extra star if I can!

I love living at Avalon Orchards. Its very quiet and private . The direct entrance makes the apartment feel homey . The maintenance department is superb. Ive lived here for 4 years . The snow removal and lawn care company does an excellent job . I think if I was to complain about anythingIts the $75.00 monthly pet fee .

Efficient, personable, highly knowledgeable, prompt, courteous would be just a few adjectives to describe the maintenance staff currently at Avalon. One of the top reasons we continue to renew. Theyve been extremely responsive, friendly and efficient, which I greatly appreciate. An excellent facility with top rate maintenance staff. A very nice environment which is well maintained. I cannot say enough about the maintenance staff and how responsive and knowledgeable they all are.

I love the apartment complex and the apartment. The apartment feels homey to me and has a lot of space and storage. The staff is friendly and professional. Maintenance is quick and professional. It is easy to request maintenance service and pay rent through the portal website. The neighborhood is a beautiful New England style housing. The gym is for the most part in good working order.A few issues I have is that the bathroom has a huge window that is facing forward so your neighbors could see you do your business if you forget to draw the shades, the pet fee is steep at $75 a month and there is no pantry close to the kitchen but a big linen closet in one of the bathrooms so we have to store drinks and food there.The trash facility is a distance away as there is only one trash facility in the neighborhood. The television reception in the gym is spotty on rainy days.

Great management, great apartments, however if you live next to the woods there are a Ton of Ticks. my dog and I are always finding at lease 4 or more on us a day.

Lived here for several years in the past. Nice little community with swimming pool, gym. Not too many apartments, which is ok, depends on what you are looking for. They used to have free breakfasts on Tuesdays, that was gone. They used to have a jakuzzi, closed ... so over the years more and more things were taken away, while you paid more and more. Overall, still it was a nice community to live in.

I am very impressed with the new management company. Great place to live.

If we have issues they will respond in a timely manner.The Avalon community is very warm and welcoming. I have met some great neighbors and have become friends with in such a sort time.A very happy tenant.

Over priced apartments. Only 1 dumpster with a long walk. Quiet for the most part.

Very responsive. Water heater went and was replaced the same day. Wouldnt know anything happened when I returned home later that day.
