I moved into a Duplex in Lake Mary last year, and my experience with this company was rather positive from move-in to move-out. I only had one maintenance issue with the AC and they were rather timely.The house, (which could use some updating) was decent, and for the most part I enjoyed living there. Jason Anderson is a pretty cool guy, we talked for a bit before I moved out.The whole experience was very personal and professional. Like I said, the only complaint I had was that the house needs to be updated, but it was fine. I didnt have any of the issues in the other reviews. I would have stayed longer if I wasnt preparing to move out of state.

DO NOT RENT OR BUY FROM THEM. These people have no soul. It may seem like youre getting a good deal, but they will charge you for everything possible. 7 years of on time rent and we moved after finally buying our own home . You would think theyd congratulate us,all they did was charge us $3,800 in damages. Theynever fixed anything right and would just lie back and forth about any issue you brought up to them. They will charge you for anything that their lil fine writing in a lease can charge.We were once charged $500 for a coil cleaning ( and it wasnt the only time we paid this) for excessive candle burning😑. And by the way the maximum charge for a coil cleaning if $400. $ 325 for a $40 door, OK! $300 to pull some weeds off the side of a house, right!$500 for yet another coil cleaning even though the AC was working fine when we left.$300 for carpet clean,🤔 by FL law carpets must be replaced every 7 years. Now these are the things I can remember, obviously theres more, but I cant tell you the rest because we never received that 2and letter that they said they would resend at first but couldnt resend after another call,but then did resend it, thats how they operate.Oh and when we tried to dispute the charges we were denied because we went over their 14 day limit, and we went over the 14 limit because they LIED to us about resending the list of damages because my son misplaced the 1st one, so the never sent us a second and now refuse to let us dispute anything .We are in no way perfect but how theyve treated us is beyond horrible. Do yourself a favor and stay away from this company. All they do is lie, take your money. Over $75,000 in rent for a $34,000 house. But they need more money for wear and tear lol unbelievable

Good company. A family owned and operated business. They were very helpful and professional to me and my wife. Nikki is awesome and one of the best realtors in town.I recommend them for your housing plans. They know very well.

What a purely horrid company todo work with. STAY AWAY. I rented a property threw HD for 4 years. (Canterbury circle if you want to play the you never rented a property game) I asked all the time if they could speak to the owners and have something done with the insulation in the attic. The house was 85-87 degrees and electric bill was 400-500 dollars every month and i wasnt making alot at the time. But nothing would come of it. It would be the same story as everything that broke in that house. Its not the house from the 70s breaking from general use. they just dont care. Its a game of money and everytime something went wrong i was to blame, so they could tax my pockets. then after a ton of fighting with my property manager. she would hire her niece and her son in law to come do some horrendous fix that simple patched the issue rather than resolve it. Then 1 day i go and write a review for a horrid pool company. (Paul pool service) who got caught on camera doing nothing to clean the green pool, and never offered to make it right, but rather they call hd and tell on me so i had to get a call from the HD office threatening me, that i need to remove my review or they will not let me renew my lease. So i packed up and moved on....Only to find out the Jeff thought it would be sutible to keep some of my security deposit and charge me for a coil cleaning on the ac that i just so happened to have reciepts for and just had done the year before, because once again they blamed the 30+ years of dirt on the coils from me from renting for 3 years, even though i did regular filter changes. Regardless what you say. They refused to give any money back or provide proof the funds even went to the cleaning. Its all so the owner who is a big man behind the phone i must say, can afford to fund his subpar clown a** livestyle. The only reason im even writing this review is because my coworker asked me if i had heard of them while he was searching for property management companys and it reminded me of my horrid years i spent in the past with HDI urge all my friends and strangers new and old looking to deal with Hd reality to look the other was. Loom at the stars (2 of 5) and look at the reviews. STAY AS FAR AWAY FROM HD AS POSSIBLE.

Kudos out to HD realty! I have found them to be the best Property Management company here in Central Florida. The entire staff are always pleasant and friendly when we correspond. My trust is fully in their hands as I have relocated to Philadelphia. For the last 5 years they have taken great care of my properties with dedication, focus and effective activeness. Whenever my tenants have a request, HD responds quickly to resolve any issues in a timely manner. My overall experience is that HD Realty will care for your rentals as if it were their own. Never had such rude unprofessional service by a company PLEASE RUN. Tried to give them the benefit of the doubt regardless of bad reviews, they are there for a reason! Unprofessional contractors and overall horrible business. No morality or values and they think it’s okay to rent a moldly falling ceiling and replace a new ceiling a few inches under so you don’t see the cosmetic issues. VERY unprofessional. They have a property with a leaking ceiling, rodents, and a hole in the ceiling. But instead of fixing it, they stick a new pop up ceiling over it and call it a day. They have admitted to the issue being there for years. And instead of trying to resolve the issue with the renter, the reply to a post on said renters personal Facebook. Don’t EVER rent from this company. The whole place is a joke.

This company stole a $40 application fee from me a few months ago. I went and toured a property and applied for it the next day. All of a sudden the owner decided they were going to pull the property from the market and tried pushing inferior homes on me. They tried to write the narrative as Oh, were helping you out even though that home was taken! When in reality they have 3-5 properties listed for a reason instead of dozens like literally every other real estate/rental company in the area. I never received a refund of the application fee, even though the owner apparently did not deny my application, heck, they didnt even look at it! And since the owner apparently wasnt having it, its likely they never even did anything with my application to warrant the $40 charge. Afterwards all they had were homes that I, or anyone for that matter were interested in. If you found this company before reading reviews online, but havent pulled the trigger on a home yet, get out while you still can. I cant imagine what it would be like trying to get something repaired from people like this. I found a home from a competitor and didnt even have to see a person to tour the home! How great technology has become. They processed my application the same day and the next day I had an approved email saying I could move in the next day.Stay. Away.

The moment he got on the phone with my mother who is a former tenant, he sounded so nasty and angry. The call continued to grow worse and he ultimately just hung up on my mother. Let me add that my mother was in no way being rude or using profanity. Im in utter shock by his behavior. There was no need for that kind of treatment from him. I dont know what is going on in his life to make him so miserable, I know everyone has a story, everyone has bad days. But this guy, Jeff, looks to be having a bad year, but that does NOT give him the right to treat people like garbage. Youll reap what you sow, in other words, Karma is real Jeff Anderson. I rented from this company for a short time ten years ago when I had first moved to the state, and didnt know any better. I was just reminded of something today that made me want to give them a review... along with giving a fair warning to anyone considering renting from this atrocious place.No matter how desperate you may be, I -seriously- recommend moving beyond this place and continuing your search elsewhere.So, let me dive right in. If anything breaks while youre the current renter, YOU are responsible for paying the bill. When they need something fixed, whatever that may be--in my case a relatively new A/C unit--they will pull up the first search result they see & have them come out to give an estimate. They dont even discuss what the problem is or how much it costs. This is because that bill is going to be handed to you. I refused to acknowledge the whole debacle temporarily while I had outside help find another HVAC repairman who came out to look at the A/C unit, and he said it was just a few faulty wires most likely due to a very poor installation. He saved me $400 off of the quote for whatever mysterious work that needed to be done.Ive been a home owner now for seven years; but when I moved here from up north ten years ago at the age of 24, I was barely living paycheck to paycheck... and wasnt able to establish myself as long as I was living at a place under the management of this F-Rated, sorry excuse of a company.**To HD Realty, and -especially- the horrid office staff in the front office... I say this: Congratulations!!This is the first 1-star review Ive given to anyone on Google. Theres not one good thing I can say about how you operate, the fierce attitudes of the staff, all the lies, the horrible conditions in several different units at the place I had lived along with other properties Id seen, & of course the money-grubbing nature of all who work here. If you must come here, watch out for a woman in the office named Anne. I put in a application with hd realty Wednesday im a first time renter, Hardly no credit but i work a goos job and can pay my bills i was wondering how great are they with helping someone in need .. I was told they dont go based off credit they look at the overall of it .. Can i trust them i really loved jason he was nice and very understanding it seems any feed back will help

Not a reputable company. As an owner, avoid this property management company at all costs. My account was transferred between four property managers within one year without my knowledge. I asked for the property manager to keep me informed as to a tenants move out and what they were charging her for since I did a walkthrough close to the end of the lease and the notice was sent without my review or consent. Basically, I was told that I had not business knowing this information, but Im the OWNER hiring you so if I request to be involved, shouldnt that be honored? In addition, they do not handle problems with tenants in ways that benefit the owner...they look for the easiest solution for them. When you call, the employees are rude and act like you are pestering them.Avoid working with them if you can!

Well just want to start out with the team at HD Realty were outstanding. Did not understand the negative reviews. I have always believed in 2 sides to every story. Completely satisfied with the professionalism I received. Would highly recommend their services.

Ok. I get that people have not had the best experience with HD, but I had to come post a review because ours was fantastic. We rented from them for a year, and our property manager, Megan, was always helpful, informed and responsive. We had an electrical issue and it was fixed immediately. She wasnt ever invasive, and never rude. Zero issues with her, ever. The front desk was always pleasant. Whole staff seemed nice every time we went in to drop off rent.We also got almost all of our deposit back. I had read the reviews and counted it as a lost cause, but the check arrived two weeks after wed moved out.Just a counter-point to the other reviews.

I agree with the previous reviewer who stated that the office staff needs a lesson in customer service. My husband and I were relocated from Atlanta to Orlando, we viewed one of the properties managed by HD. I had a few very simple questions about the application process. The person who took my call was not only rude and uninterested in helping me she was also contradictory to her own answers. First stating that if my husband could qualify for the home based on income and credit I would not need to co-apply. I wanted to confirm so I told her that the website stated all adults needed to apply she then asked Are you living in the house? I said that I would be, (Duh, we are married and I just asked you if both he and I would need to apply if his income qualified us.) She then rudely answered that if I was living in the house I would need to apply. Either shes an idiot or she has memory issues, seeing that she just told me only my husband need apply. Her tone was so off putting. She answered each question I asked as if she were speaking to a child. Im so happy we had the pleasure of discovering the way clients are treated by staff at HD prior to moving into one of there managed homes. I think Ill also be contacting the home owner to let them know why we wont be moving into their property. I would suggest that others do the same.

Megan with HD Realty is AWESOME! There are ALOT of negative reviews regarding this business however we did not have that experience with Megan Williams. We had several issues that needed to be resolved that she was attentive too and worked with us to accomplish all of the items necessary for a smooth move-in.

I made a 6:00 PM appointment with an agent named Marty, only to be stood up. I tried giving her the benefit of the doubt. (It was raining hard and traffic is awful during inclement weather.) Needless to say, after sitting in my car for an hour waiting in a terrible thunderstorm, after calling several times and leaving multiple messages, I finally got tired of it and left. Seeing that she didnt even have the consideration of making a simple phone call or emailing me letting me know she was unable to make it, I said forget it. If this is how its going to be before Im even able to view the house, I cant imagine how itll be once living on the property. When I got home, I thought I was overreacting, so I searched for reviews. Boy, oh boy... I see Im not the only one! Lol Good luck to those who choose to do business with these people. I wont be searching for a home through them again.

Nicole took care of us and stuck buy us before, during, and after the buying process. We’re now happy home owners and Nicole and the rest of HD Realty support is even still. Thanks HD Realty!

📢 Im writing this as a concerned citizen fed up with fraudulent, unfair, unprofessional people taking advantage of hard working citizens!! They put in their lease that the tenanted is responsible for the ac units but then try to force their tenants to use their contractor and pay $500 and NONE of this is written in their lease agreement that you must use their contractors. They sent out one of their ac contractors who does not present themselves/ company or their license number and shows up on the tenants property with no notice, they removed a part on the outside unit and there are witnesses, neighbors who saw them come on the property and do so when they went to lock the unit at the same time. The owner Jeff tries to put blame on the tenant when it was working and it was reported working. The ac unit was fixed by a licensed ac technician and was diagnosed that there was a leak and because the tenants would not use their contractor and did not want to pay the $500 for a misdiagnosis from their contractor in retaliation they had it cut off and locked up the unit. HD Reality tries to “strong arm” their tenants to pay fees that are unnecessary, send out technicians who misdiagnosis the problem to force payment of $500, they are illegally shutting off people’s ac in the FL heat, which is illegal in the state of Florida, please refer to Chapter 83, Part II, Florida Statutes. They are unprofessional and the state & BBB needs to investigate this company, HD Reality! The tenanted did not bill HD Reality for the services that were done which cost over $100 plus added over 6lbs of freon, which is expensive so they could fix the leak by a licensed ac contractor who also did not bill them but did it out of the kindness of their heart to help which speaks volume of this company HD Reality who is still trying to charge and collect $500 from their tenant for no services from their contractor when no one was asking for reimbursement but they still came out unnoticed and shut off the ac unit after it was fixed and then locked up the unit. BEWARE do not sign a lease without having a attorney review first, you do NOT have to agree to all terms in a contract it can be changed they do expect all of their tenants to be responbile from the windows to the screens to the ac!📢📢

Do not work with these people . They are rude and unprofessional. They are out to get your money. They take as many applications as they can on one house . Told us we were approved for a house but the next day the owners of the house pulled the house from them. So they told us they would help us fine a different house but pretty much gave us the run around.

HD Realty was in charge of my rental home in Longwood for the past 3 to 4 years. Within the past few months, our tenants skipped town and completely trashed our house. We needed new paint, new carpets, new outlet covers, a new window, new locks, new doors, new screens, new shower heads, new mirrors, new light fixtures, etc. They left tons of furniture and garbage all over the house. The house smelled of dog and smoke. There were holes punched in numerous walls. HD Realty hired a construction company to handle all of this. The security deposit plus more of my money went towards paying this construction company to fix all this damage, as well as clean, and take out furniture and electronics that were left behind. I have an invoice that lists the many many things they were hired to do. Well, HD Realty paid the construction company in full before the job was done, and now I cant get a hold of the construction company and there is A LOT of work left unfinished. They basically only fixed the holes in the walls and did an awful job painting. Everything else is left unfinished. Our house is still a complete mess months later and completely uninhabitable. I am out of state, so this has been a nightmare, and now I have to pay a handy man more money to do the job the previous construction company has already been paid to do. Not to mention, HD realty took control of the electricity and water, only to have it disconnected and not tell me. I would have happily switched it to my name had I known I needed to. The house sat for a week with no AC and now the ceiling in the living room is falling down in huge sections and will need to be replaced. Working with HD Realty has been nothing but an awful experience. I am selling my property and that is likely the reason they just gave up on fixing it, despite the fact it was their tenants that trashed my house, and it was their construction company they paid to fix it (with my money, btw). The lack of communication and lack of responsibility is shocking.Eta - HD realtys response to my review is they have no record of me. They are either straight up lying or incredibly disorganized. I have years of invoices and tax papers and Christmas cards from this horrible company. The manager that was handling my property was let go in the middle of this whole ordeal, which is how they were able to just claim ignorance when I asked why none of the repairs were getting done. I wouldnt be surprised if the lady managing my property made up repairs that needed to be done over the years and just stole money from me this whole time.Tldr do not under any circumstances work with this company.

We rented from them a while ago. We had a leak from the light fixture, when I told them Annette (owners wife) started she would put it in to be fixed asap!! Well a day went by nothing, went by the fire department in Longwood to get there opinion and they stated the power should be shut off to that area to avoid a fire. When I went to HD to tell them I spoke to Annettes husband (the owner) and he told me the fire fighters knew nothing about that...ok dummy!! So it went a week before someone came to look at it then he didnt have tools so it was almost another week til it was fixed.All in all they SUCK we cut our lease short and per Annette she stated as long as we wrote a letter we could get out of the lease. So we did that thinking heck she knows she is the owners wife, well Megan called me yelling that Annette didnt know what she was taking about so I hung up on that ride heffer.There were other things but that was it. No one should rent from them they are the worst company ever...go rent with INVITATION HOMES....THEY ROCK!!!!!!

HD Realty was by far the worst company I have ever rented from.. Still #1 WORST. I rented a place form them about 3+ years ago they hired some sketch company to trim the trees in the front yard.. They never told me when they were coming. If they did i would have moved my car. The tree company cut a branch and let it fall on my car and put a huge dent in my passanger side front fender. Worst part is they covered for the tree company refusing to give me the companies name, and both REFUSED to pay for my DAMAGES! DO NOT RENT FROM THEM!!!

Will never recommend to rent a home managed by HD Realty Inc. or suggest to use them as Managers.1. Rude staff member(s), Rental Agent, needs a course to communicate politely with tenants.2. The home was dirty (zoo), with carpets having to be cleaned 5 times to rid of pet odour and pet dandor.3. When a problem was identified, good at ignoring the problem and never gets resolved. Furthermore, invents problems to provide correspondence. i.e. Home lacked kitchen exhaust, but HD realty responded to use Air Conditioning!

They dont deserve any stars! It takes forever to get a call back when you rent a house from them. They dont get things fixed, just try to put band aids on everything and then blame the homeowner but who knows if they even contact the owner. They are a horrible company who dont show that they care at all about the tenants. And they steal your security deposit no matter what condition you leave the house in!

Theyll steal your application fee, only to bait and switch homes that theyve been showing you. Then when you mention Google Reviews, they call back to harass you about them not being true while trying to shove other properties down your throat. Really? there are 30 reviews right now with a rating of 1.7. Shirley cant even send emails before closing or taking a lunch break. God forbid she have to WORK at her JOB. This place was rude they took our money. They showed us a house that was out dated water damage in ceiling and walls. Garage rotted . Bubbles in walls.smelled like mold . And the realtor was very rude and snotty and hung up on us and wouldnt let us talk to a supervisor do not waste your time . And money

Property manager Melissa is completely unresponsive, never in office, and no one ever answers the phone. Poor customer service, but they do leave their tenants alone. Bad maintenance help and their AC company is AWFUL!!! Do not rent from them unless you have no other options.
