Reliable Management is one of the best property managers in Texas, and ultimately anywhere. We had multiple properties with them for over two years before we recently sold them. They were attentive, professional, provided high quality customer service and just all around great people to work with. The owner, Pate, met with us on a regular basis to discuss our needs and addressed them all in a timely fashion. The entire team at Reliable including Cassandra in the front office, Judy in accounting and James and Brad in the field, went above and beyond to make sure we were well taken care of and all of our needs were met. We would highly recommend Reliable to any tenant or property owner!

Reliable management oops I mean unreliable management is a terrible place to do business with. they are not out for your best interest. Employees for Reliable or totally rude with zero customer service and they get away with it. cover for the slumlords that employs them. If you see adds posted in longstar!!!Texas Affordable housing in Lone Star dont be fooled you will not get things fixed in a timely manner. Or at all you will be harassed you will have people sent to your house unannounced.

I have been with Reliable Management since May of 2020. I have practically experienced every thing that could happen to a rental property. When there is a repair or appliance that needs to be replaced or fixed I get a phone call explaining the situation. Then the repairs or replacement will be fixed or replaced ASAP.The office staff is outstanding. If I have a question they will give me an answer that I understand. They never have talked down to me or been disrespectful.I highly recommend Reliable Management for your rental property needs.

Steve did a great job while he was working on my washer. It flooded part of my house due to a clogged drain and he was able to get it unclogged and fixed in no time!Henry was so sweet while coming to inspect the damage and brought me a fan to dry out the carpet.Thanks guys! Having these minor emergencies set you back but having sweet, caring people to come help is such a blessing.

The first time I tried to inquire about one of there properties I spoke with a women who was very rude and it seemed like any questioned I asked about the property was bothering her. This was last year early 2020 when this happened so I decided I would reach out again this year to inquire about another property thinking maybe I would get someone who was more professional and didnt act like doing their job was an issue but boy was I wrong. I called to inquire about a property just to get cut off and hung up on mid question. Mind you I wasnt rude just simply asked one question and by question number two after being cut off I was hung up on. Clearly customer service is not their best quality. I worked in sales prior to graduating from college and I understand its not the best type of jobs but its a job. If you dont like dealing with people you probably shouldnt be in sales..

The two stars is for the lady who went over my lease with me and Cindy who is very nice and helpful. Everyone else I have come in contact with is rude, cold, and does not communicate effectively. I have even been hung up on while asking questions.

This review is LONG overdue!!! First of all the management company and staff are BEYOND amazing, caring, responsive, and professional. I moved in late August and have had no problems. The one work order I placed was fixed HOURS after entered into their online system. The maintenance man Steven - was fast, friendly, professional, and most of all friendly!!! I promise you will not regret using this management company. Every interaction with these guys only makes my opinion of them better!! You guys rock, SERIOULSY!

New management company for the apartment building I live in. Maintenance calls are reliable. Paul Taylor went above and beyond to help with air conditioning issues. There were other maintenance personnel that were thorough with their work, tried repairing before replacing refrigerator.

My wife has COPD and relies heavily upon a stable atmosphere. When the central air died at the rental house, I called RM and explained the circumstances. Even though they were dealing with post-flood cleanup, they got right on it. A tech came out that day and concluded the unit needed replacement. That happens tomorrow at 9:00am. No one could ask for better service. Im most grateful to RM for their professional and responsible approach to such situations.

I leased for 1 year with this company, and I would completely recommend this company if not for Nikki Rhodes and the move out process. They will take your deposit on unfounded damages and drag the process out for as long as possible. If you are leasing through them, make sure you mind your Ps and Qs to try to get your $$ back!! My experience with her during the move out process ruined my whole impression. Once I expressed I was moving out on the last day of my lease I received a text message telling me to check my email for their response to me leaving, which was a rundown of all the things they were charging me for breaking the lease without 60 days notice...even though I stayed to the exact date my lease was up. I promptly moved, cleaned the property, and turned in keys. Nikki refused to do a walk through with me present and instead stated they had 30 days to complete the inspection before settling deposits, move out fees. After 30+ days of not hearing from them i reached out to follow up. I got an email from Nikki saying I would not be getting my deposit back due to having to clean and paint damaged walls. I asked for a detailed list of what had to be cleaned or repaired to which I was given a vague explanation of scratches and dust on ceiling fans. I promptly followed directions from Nikki to formally dispute the charges. I asked that a disposition be sent in 3-5 days. The response from Nikki was that 3-5 days was not going to happen because it takes time to find invoices for the repairs and do an investigation into the charges. It was going to take another 30 days. Reliable management has an awesome maintenance department who i had the pleasure of meeting a couple times throughout the year and during my MOVE-IN when they were painting and repairing walls and floors. Who could they be hiring to do work their maintenance crew does? I waited another month with no communication until I made a phone call. Nikki was super hostile over the phone. She stated to me that they were going to put the charges on my credit report because they never heard back from me on a dispute. I said Nikki, I followed YOUR directions on how to send a dispute and am calling after the date YOU committed it would be completed. She put me on hold and it was a complete change of tone. Oops. She didnt read the email. But dont worry, shes gonna call me back before 5pm after she gets with her manager. Dont get any communication until the following morning stating the manager was willing to go half on the paint charges with me, so I only owed $10 instead of $110. After taking my entire $800 security deposit and making me wait 2 months. How generous. I paid the $10 just to be done with them. Still waiting on the documents that state Im free and clear of charges, by the way. Complete scam. I dont believe they did an inspection or investigation into the disputes. Most of what was listed was noted on my move in audit sheet, which Im sure was not referenced in any way. I was fortunate enough not to have to rely on getting deposit money back for other expenses, but I do think of others that cant afford to go through the hassle of what they make tenants go through. Also, its 2020, stop charging a $15 service fee for people to use a card to pay rent and charges!!

I can not Express how horrible my experience was/is with this company.Any good reviews written on here I am 100% convinced they are paid to write them. After a 6m nightmare with being harrassed weekly by this company after they took over a complex I lived in for almost 4yrs I gave up and moved. This company profiled me due to the area I lived in, threw my belongings in the trash that THEY left on my porch from a plumbing issue they never finished fixing, tried to charge me $1,000 for sidewalk chalk, left threatening notes on the door on a weekly basis, had my floor ripped up to fix plumbing even after several months they never came back to fix floor and tried to get me to pay ANOTHER deposit after living there for almost 4yrs. This is only a few of the issues I had with them. There were many not due to any fault of my own. NO I OWED NO RENTI LEFT THE apartment in excellent shape AND LEFT WITH NO LEASE SIGNED.They still WITHOUT NOTIFICATION to me turned in I owed almost $2,000Straight up lied about the charges.Never have I ever had such HARRASSMENT and crooked charges by a landlord. And I have had some very bad Landlords. Reliable Management wins the badge of crooked management companies.Picture of false charges which I now have to handle legally to get off my credit. Yes I have all the proof that these are false charges. 🚫Didnt matter how good of a tenant I was, there was no end to their HARRASSMENT without cause.Picture of email telling them to make sure my antique books, antique shelf, washroom doors, rugs and other items were NOT thrown out as they said they would in another threatening letter they left on my door.THESE ITEMS WERE PLACED on porch by them!!! All my items were thrown in the trash by THEM after a phone conversation and an email saying they would not throw them out.Washroom doors were never replaced nor were any of my items.The floor was left with raw concrete that had sharp edges for months.It was in the middle of the hall with no way around it.Picture of lease wanting to charge me another deposit, $1,000 for sidewalk chalk among other issues

My friend was looking for a place and I was helping her. First the lady on the phone was very rude. Then went we got to a house to look at it was in trouble condition. Definitely not even livable. And we don’t know if it was the same lady or not be she was very rude as well. After reading the reviews on here I’m seeing it wasn’t just us that felt like this. Don’t waist your time.

My wife and I have lived at one of their properties for a few weeks. There were a few hiccups at first that were fixed in a very timely manner. The owner of the property called my wife directly and asked us how we liked everything and if we were all settled in.One recommendation...keep all receipts when you pay rent or any bill through them. I understand that things happen but what concerning is when I receive a “3 day notice to vacate” due to non payment of rent, utilities, etc and well lucky for me, my bank had a copy of the check that was used to pay this months rent. Like I said, things happen, everyone has their bad days and no one is perfect. Pleased with this buisness.

They even worked with me when my current landlord was being a little selfish with releasing info needed to complete the application process. As a business graduate, I thought the move out process couldve been completed with more professionalism. Overall, this management was okay.After move out, I didnt have ANY charges towards my security deposit, which I vacated the residence spotless. Although I had no charges, fees from utilities as well as a double charge of the prorated to move out were charged towards my deposit. I did understand the owners had trouble getting the new location surveyed for billing. During move out, I always asked, are there any other charges left I need to pay, and the answer was always no. I actually sat down with a manager and pointed out errors listed that didnt add up, or looked as to be double charged towards my deposit. She then went to her supervisor to notify her of the charges. Three days later, I contacted her to inquire on any updates. She did manage to get one double charge off, which was mailed to me, but the other charges were left unexplainable. Im a visual person, so heres a photo of what the charges looked like, and how this could lead to confusion with others.

First my fiancé and I went to see a few of the properties and when we opened the door to the first property a roach went running into the forplex.the second property we went to look at there was someone living in it and they opened the door. the property that we did eventually apply for they gave us hope and lead us on until they put our application in.she then called my fiancé back and basically rushed him off the phone.I called them back to talk to the leasing agent and it wasnt Rebecca she was so nice it was the other leasing agent her name started with an s.she basically told us our credit score wasnt high enough but everything else we qualified for. I DO NOT recommend you go to this real estate company just on the strength of you not wasting your time and 50 dollars

Dont believe the poor reviews this company is nothing like what is being described. Rented a house from reliable and found them to be both professional and attentive. Our house wasnt quite ready on our move in since the last tenant decided to stay a week late and distroyed the house. Maintenance came and spent hours making all our concerns were addressed. Any questions or concerns were handled quickly. A special thank you to Pate,Tammy,Rebecca,and the young lady at the front desk for their professionalism.So here is the secret to not have problems with your rental company. Be a good tenant, a good neighbor, and a good person.

I live at one of the apartments they own and they were nice and sweet at first to get me into my apartment so fast but as soon as we moved in march things were kind of off there was a dead mouse in my outlet ive killed so many mice over the months my neighbor had a snake in his apartment and killed it threw it out called for someone to pick it up no one ever came out until days after it had sat outside decomposing and ran it over with a lawn mower and proceeds to laugh about it the whole apartment complex smelt horrible the ac has been out for about a week and half and one of my neighbors dogs has attacked my daughter and 3 of my neighbors that i know of and there is a homeless guy that comes to someones house here that sells them meth and cocaine out of his backpack there is usually a cop here every night because of fights and also to top it off ive called maintenance to get some out here to get rid of the bed bug infestation that is here i am not the one to complain but come on ridiculous

Weve been here since August. At first we had issues with the A/C I called and told them about it that it wasnt getting cold. They sent someone to check it, and the whole unit was replaced the following day. Secondly they replaced the driveway to our duplex before I could even mention it. So far so good. We love where we live.

Awful service. Had a leak from a busted pipe when we had a freeze last year. The freeze was before I moved in my duplex. It leaked in my wall and under the carpet in my kids room. Awful smell that won’t go away. They didn’t offer to help pay the difference or fans to dry out my carpet. After, I called and spoke with Pate and had a heated conversation I was told to send copies of my water bill and he will see about what he can do. Never tried to see things from a renters point of view and had no compassion. Then offered to send fans out to dry my carpet 3 days later, but I had already purchased fans to dry my carpet. All he did was try and point a finger and justify for their poor service. Never took responsibility for any of it and made them look like the victim. I couldn’t talk to him on the phone because he kept interrupting me and pointing fingers. I have never had such an awful landlord. Since then they have been knit picking at me. I ended up paying an almost $300 water bill, keeping my fans and my kids room still stinks like mold. I have to keep a scentsy Warmer in there. Like I said, I have never had a land lord like this. Plus, they never painted the walls on the apartment before I moved in. The walls are absolutely dirty and filthy. I tried to wash them, but it is going to require paint. Then they sent me a bill in the mail for $180 charging me for getting a stick out of my a/c unit. I was never told anything about my a/c unit and then just get a bill in the mail. I also had to have them come out 4 different times, by 4 different maintenance men to fix simple repairs that were not fixed properly the first time. They also have sent me letters in the mail making accusations about me, that supposedly their maintenance man has been telling them. I am just so fed up with this company. I will never rent from them again. I have had a few people I know interested in property they manage and I have shared my experiences along with the proof to back my experiences. Needless to say they decided not to go with reliable management. This company is awful in all areas.

Pate, Marie and Tammy have done an incredible job helping us. When we hired them to run our property over 2 years ago they took us through each step so we were well prepared for this new experience. They return calls promptly and have gone above and beyond to help us with a unique situation we found ourselves in. They charge a very reasonable rate for all of the effort and energy they put into our property. We feel extremely fortunate that we hired them to manage our property. Highly recommend if you are a property owner and dont want the day to day hassle of ownership.

In all my lifetime in the apartments i have lived. I have always had problems with HVAC. But when i finally moved in with these guys, all the HVAC problems were fixed and i never had a problem with the AC here thanks to Mr. Roman the HVAC guy there was very kind and professional and was always on time and very hard working. I will definitely stay with these apartments just because of him and how this company manages everything.

Yikes! Go elsewhere!!They recently took over a property my husband and I lived in for a little over a year. I LOVED our original landlord! He was fantastic to work with, responded to requests immediately, and was overall a thorough and reliable property manager. In the final months, after they took over the property, the one time I needed to contact somebody, it took me days and multiple calls to get a response. We then moved out. We were given no move out instructions, and didnt even know to whom we were to give our keys! 3 weeks after moving out, we contacted Reliable management, who didnt even know we were out. In the following weeks, they sent us a notice saying they would give none of our deposit back. (painting was $450. Every property Ive lived on in the past has done that after move out.. at no cost to me)Its unorganized, unprofessional, and absolutely not worth your time or money.Ive had no problems or complaints with previous landlords or property managers, but I am so unimpressed with the lack of structure here I have to warn off others.Seriously. Look elsewhere!!!

DO NOT RENT FROM HERE. Looked at the property and it was filthy. Broken windows & door frames, mold in showers. I was told it would be repaired & cleaned prior to move-in. I was then pressured to give my deposit to hold the unit because other people were looking at it. I checked back 3 days before moving in & nothing had been done. I called & was reassured it would be. Long story short, it wasn’t done. I had to hire someone to clean the place. Food in cabinets, carpet wasn’t vacuumed, roaches under sink.That’s just the beginning. Heating unit was out when I moved in. Took them 2 months to replace it while I froze. After that, the flooding started. Every time it rained, water came through the master bedroom wall. After a month of sleeping in my living room, they finally came to “fix” the roof and put up gutters to collect water. The issues go on & on...please, if you go to see a property & it’s in disrepair, don’t rent it. From what I’ve heard they tell every person the place will be clean & repaired, but they don’t do it. The positive reviews on here are from owners. Of course they love leasing out their property & not being told to update, repair, or clean their properties! Also, read the response below, very professional company right? They have over 1800 families leasing from them but they know exactly who a person is by first name? All of the slander they replied with below, is inaccurate. They have obviously had this type of situation happen with other tenants and have me confused with such. I suffered out my lease term, and am trying to save potential renters the grief. RED FLAG if you view a dirty property from Reliable(and you will)....think twice about renting!

Do not rent from this company because they do not take care of repairs that could care less if your food gets ruined because I dont have time to fix the refrigerator door and they dont have time to get rid of the rats and they want to come into your place when youre not home and which is a liability if you have pets. The repair manager said that I am to use my renters insurance to cover his negligence for not fixing the refrigerator to replace my food. Well, everybody knows that there are high deductibles involved in any kind of insurance and renters insurance will not replace food and Im poor and I cant afford to replace food and I have asked him three times to do something about the rats eating my food. the very first day when I moved in the refrigerator door wouldnt shut and obviously they did not fix it because it happened again 2 weeks later and they dont want to fix it. so now I have lost $10 worth of food because of this companys negligence. They are slumlords.

I have had many issues with this company! First, the yard was a mess, every faucet in the house leaked, the gutters were full of dirt, there was cat litter piled up in the back yard, I guess the previous tenants thought it was okay to discard it that way. The outside porch had rotten wood, come to find out there was a lot of structural damage to the house, the A/C did not work correctly the entire year I rented the place. They never paid my HOA fee which was supposed to be included in the rent, the list goes on and on.Very unprofessional when they come out to fix things. They leave lights on, doors open, etc. I am so glad my lease is finally up and I no longer have to deal with company. I would never recommend them to anyone, not even my worst enemy!!!!They don’t care about their customers, only themselves, I was so very unhappy with their services.

Management never took care of the roach problem that had been reported on day one and then again throughout the year that I lived in one of their properties. Also, it doesnt matter how clean you leave the place, they are still going to charge you and arm and a leg for every little thing. I had to replace the oil drip pans on the stove after I moved in and I know that I didnt pay more than $10 for them, and they were clean when I loved out, yet I was charged $75 for them to be replaced. Plus they charged to clean the apartment and the carpets. It would have been better for them to just tell you up front that dont refund X amount instead of sending you your refund MINUS over half for different charges. So I would suggest that you just hire a professional to clean the place and the carpets when you are ready to move out if you expect to get your deposit back in full. I have NEVER lived in an apartment that didnt give me my full deposit back until now. RIDICULOUS!

Be careful with this company. I rented for 3 years straight with no issues. They refused to give me any deposit back until after i was half way across the country and it took them 3 weeks to do it. On top of that they will scam you if they can. I had a lady walk through the place before I left and she told me I needed to clean the tub again thats it. When I got my deposit back they charged me 125$ for cleaning, and 275$ for touched up paint which is a joke because I cleaned that place up way better than the way that I found it. What terrible business ethics. Be very careful when renting from them as they will screw you over later.

Believe the low reviews!!! We are in the process of building a house. For the past 20 years we have been a home owner until we sold both houses & became renters while our home is being built. When we questioned the low reviews we were told oh those are just people that owe us money Being in business & knowing how that goes we believed them. We signed a year lease at $1995 a month and I assure you we DO NOT owe them money. In fact we pay early!We were told the yard & roof would be cleaned up when we moved in. It wasnt. We were told the house would be professionally cleaned & the carpet would be shampooed. It wasnt. My husband is allergic to animals so he could tell right away the carpet had not been cleaned. I used a clean canister to vacuum one room & when the canister was half full I took it up there to show them. I have email & pictures to prove this for anyone who might want to dispute this review. They did come out and shampoo after that. However because it was Christmas holidays I went ahead and cleaned the house myself & we paid someone to clean the yard. Immediately when we hooked the washing machine up water went everywhere because the drain in the wall was backed up. You could see that this has been a problem before, I could not do laundry for over a week. The dishwasher also would not work. I tried to run it, to clean it and it wouldnt run. We had to have them come out for that. The next month the garage disposal quit working. The bathtub in the master bath backs up. They have had a professional plumber out twice to fix it. The master bedroom and hall light had electrical issues. I could not have my flat iron plugged in the hall bath with out the light flickering. They had two different electricians work on that issue. One said it was all wired wrong. Several of the storm windows will not open. All of these issues were like this before we moved in & I suspect they knew. We knew we were going to be here a while and we wanted a nice neighborhood. These were all issues that we didnt know about until me moved in. Then came the big storm. Our neighborhood was one of the hardest hit. All of our neighbors have trees down. We were without power for 6 days! Without electricity we could not get in the house. The garage door opener would not work & the locks to the doors if both are locked can only be unlocked from the inside not out. In the middle of the rain & wind my husband used some force to get us safely back in but it messed the front door up. Where I am upset is when I reported it today the lady at the front (I believe her name is Lee) said we wouldnt have been able to get anyone out to you that day anyway because our guys couldnt even get back to the office. When the maintenance guy Taylor called he said is this the first time you have reported this because we would have broken a window instead of a door, so you all will have to pay for the damage. I already had expected to pay for the damage. I didnt appreciate his tone, and really what else were we supposed to do? The lady already told me they wouldnt have came out that day?!?!? Instead of coming and seeing how minor the damage is and discussing it. He was rude and acted like we did something wrong. My husband wanted me in the house, out of the rain and we could tell by the damage in our neighborhood that the power was not coming back on. We werent expecting them to cover the cost. Im so tired of doing our part of paying the rent on time & honoring our year lease but when it comes to their end of the deal, everything is a hassle. The condensending attitude is what I don’t appreciate. Not to mention besides the door, every issue we have had were previous issues that they were aware of before we moved in. Not to mention, this house that we pay $1995 a month for is in terrible shape! I wish had we not been so rushed after selling the houses & the holidays, that we had taken more time to investigate. As I write this on 10/16/13, Ive dealt with them for nearly 11 months. When they made arrangments to represent my property, they told me my house would need about $2000.00 in paint and repairs. This jumped to over $4500. Thus far, theyve collected over $8400 in rent plus $3100 I fronted for repairs. Yes you read that correctly, over eleven THOUSAND dollars. Ive received exactly 2 checks since my house was rented March 1st, 2013. One for $865, and one for $289. So basically, theyve kept almost all of my rent making repairs. They hire their own people to do them, so they collect extra money by double dipping. They will fabricate repairs monthly, without providing receipts, even after Ive asked on 8/15/13. They were told no more repairs on 8/15/13 without my approval as the property owner, and they made unauthorized repairs in September to deplete most of the rent again this month. They will take advantage of you, especially if you live out of the area. Use anyone except this company, as you will be swindled just like me. Dishonest, shady company.I called and theyre supposed to be depositing a check in my account 10/16 or 10/17. I will update if this happens.

Terrible experience. Wouldn’t recommend renting from them. I was warned but didn’t listen and even was told by one of their own employees that they will find a way to keep your deposit. Everything I was told turned out to be true...response to the message below: We left the place in better condition than when we moved in. The place smelled like dog urine throughout, and was not cleaned. Then when we mentioned it you guys suggested that we could have our deposit back and find something else (should have known then it was going to be a bad experience). Of course that would have been good if we didnt already have our stuff packed and resigned the lease at our previous apartment. Who does that when they are expecting to move into a new place? We moved in anyway, and cleaned it ourselves. Then you guys FINALLY had someone come change the piss filled carpets after 2 weeks of us living there. I kept photos of when we moved in, and made a video of the place when we did a walk through. Of course you guys found something to keep the deposit. Not to mention when something needed to be fixed we ended up fixing it ourselves out of our own pocket because it would be put off. The rating for reliable management speaks for itself, your claim of 82% cant be substantiated but ratings can. (photos will be posted soon) lastly, it doesnt take being well connected to know an employee of that office. Its not the white house we are talking about. relax.

Stay away. They took over the complex where I live and immediately created problems that hadnt existed before. Ex. they placed a lock on the mailroom door and as a result mail delivery is hit and miss because the mail carrier that day doesnt have a key. And they wont redeliver unless you are aware that they didnt leave it.Reliable Management doesnt return emails or act on complaints.

At first things were a little fishy because of miscommunication. Not getting a copy of the rental contract, being told a month later about prorated rent after we had already had the keys. And trying to charge a late fee when they were closed on a holiday the day rent was due. But today, our AC went out. 102 today. We have a new born as well. We made the call, on a Saturday nonetheless, and within an hour someone was here. We do not live in the city either. At least a 20 minute drive from town. So after living here for 9 months, Im starting to like them.

This was the worst rental comapny I have ever dealt with. Do not rent from here. Lived here for a month and the apartment flooded along with the hot water heater breaking. My children were forced to take cold showers for a week. The apartment was also covered in ants at all times. Worst experience of my entire life. Avoid any properties by this company at all costs!!!

I would give negative stars if I could....By far the WORST company I have ever rented from... 1st if all when we moved in the place was a pig sty ... dead bugs, dish left in the cabinets, nasty smell, holes in the walls, holes In the base boards... I could go on and on...we looked at the property 2 days before signing the lease and they insured that all these things would be taken care of...yea Right! We signedOur lease and my husband had to go to school and I went on the look at the house because we were moving in the next morning and I like to clean the place before we put our stuff in there... when I opened that door the place stunk and it was horrible nothing was done and barely any of the lights worked... I called them right before they closed (4:45) and the lady offered ‘to get me out of my lease’ now i hadNo other place to go and movers lined up and everything you do when you have to move.... I told them that they needed to come clean this place and spray for bugs replace the carpet ect. They sent a cleaning lady and maintenance man (who were both told that they didn’t need to do any thing at this property because it was clean)... we cleaned like crazy people till 10pm. The maintenance man said he wouldCome back Monday because he doesn’t get over time... but the cleaning lady helped for for a few hours... this place was horrible.... the 2 years we lived here we fix a lot of our own issues because they were so hard to set something up with... the garbage disposal kept going out, there were broken windows that were never fixed the tub was neverCalked....and so on and so on... Now it’s time to move out... we left the place a million times better than when we moved in... they took out whole Deposit...saying there was trash in the yard. (charged $175) and carpet need to be cleaned ($325...) wow it’s Funny how that added up to our deposit exactly... these people are dirty liers... they’ll find and dumb excuse to not give you your money... please save your stress and headache and find someone else to rent from there’s so many other goodCompanies in Longview and surrounding areas!!! I’m glad I don’t have to deal with them any more!!! Oh and we had Pictures to prove before and after...

When I moved in the tub was filthy, the kitchen was bad and the oven was nasty. The blinds were not in good condition and 3 windows didnt enen have blinds on them. I moved out at the end of August 2018 and my deposit is being kept for touch up paint, for the cost of all the blinds being replaced and not because of damage...I am even being charged for the blinds that werent there when I moved in....they are charging for some cleaning cause they said there was one spec in the oven and dust on a base board...really? I moved in 3 years ago... and Im being charged for things which is against Texas tenant rights law that should not be taken from the security deposit but they refuse to give me the deposit back saying all chargers are valid...Horrible management practices.Pictures have been received by Krista and I was still told that I was not getting my refund of the security deposit. I have requested a copy of the photos that were taken by whoever did the walk through that I was never called about even though I requested to be present for the walk though several times over the phone and in person at the office.

Let me start by saying Ive lived in my home for 3 years, and Ive never had any problems until recently!! it was recently sold from my owner to a new owner who decided to let these people manage his property..It was Wednesday September 12th me and my husband were celebrating our 9th anniversary at home because we have two small kids, and were planning on going out that weekend. well shortly after I cooked us a dinner and got the kids in bed our hot water heater busted we then tried to call or owner or landlord tell me find out that he had already sold the property without letting us know.. After searching for hours for the new owner he came by and told us he wasnt going to fix it he had a management company they will get us Hold Us in the morning!! were now left without water without knowing whos over our house or even who was supposed to be come in our house who has keys to our home or anything!! I was pretty upset to say the least!! After calling a number I was given at about 10am the next day because I had not hurd from them! They then decided to tell me Id have to wait there were more people in front of me!! Well about an hour later a man beat on my door so loud it woke my baby up!! I was ok with that because we needed water!! Welp nope it was just some guy from the office bringing us a paper with names and numbers for us to call and it also said that we would need to refer to them from now on! Well that paper was about a month to late. Fastfoward to 12 a man finally came to fix it he was mean unprepared and had to leave and come back twice!! He also pulled a knife out on my dogs with my little girl watching him!! I recorded it all!! He said my dogs were aggrisseve and left the knife open the hole time he worked I had a baby hate up and my dogs were just laying in there beds!! After that I called to talk to the office lets just say they didnt care they then served me with a bs eviction notice that stated we had 3 days to move due to our dogs and the breed (pit bulls that we have had for 4 years!!) When my husband called they said we could get rid of them um no who gets rid of there kids. We let our puppy go we had only had him for a few months but my oldest is my sons health pet!! They didnt like that instead they then served us with another bs eviction because we paid our rent the same place we had for 3 years because we were never informed not to. After getting that worked out we then received another notice this Saturday by mail that just stated they will be asking us to move out by November!! They are mean and ruthless!! Do not rent from them. If you do be prepared to be mistreated and have a lawyer ready!! Lets just say Im now sitting down with a lawyer I guess its a good thing I kept all of my paperwork! And have videos and recordings of how I was treated!!

If it were possible to give this management company ZREO stars that would still be too many. I refer to them as “Unreliable Mismanagement.” We have had some repairs needed to be done on the house and they have taken care of everything. That’s not the problem. The problem is that whomever schedules the repairs has very specific instructions on scheduling and informing us before someone shows up to make a repair. We have a special situation that I am not going to put on here because they know exactly what it is. I will however, say that someone from the management company did come by one time without warning and almost got stabbed by my daughter because she, nor we, had any idea someone was going to show up. Anyway, as I stated before, whomever schedules contractors or whatnot to come and make repairs seriously needs to reconsider their career path. They have absolutely violated our requests every single time when it involves the repair scheduling and us being notified.If you can’t be reliable enough to manage your own employees how in the hell can you call yourself “Reliable Management”????? Please, for the sake of your tenants, if you ever have to find a management company to oversee your property find someone other than these incompetent people.

This experience if my college life very hard thanks to unreliable management they charged me 95 dollars that mysteriously came on my account when they were left for 6 months. They keep your money and dont make any changes to the living area. How can you be reliable if you dont take care of business. Secondly hustling college kids out of theyre money real professional Also they switch between two or three different management within one school semester without notifying anyone about the changes in companies. This place has all these strict rules, have a curfew at 10p.m. everyday and your only allowed to have two visitors between the hours of 8am-10pm.they. also have a security guard to kick your visitors out. Your paying rent and your not allowed to have whoever you want at anytime.

These folks had me pay more deposit instead of two thousand they up it to three thousand dollars for the deposit I paid it and all deposits and get renters insurance then a week before moving in the landlord and they broke the lease so we was homeless cause I already sold our home so before they informed us of this me and my babies was staying in a suite a couple nights in a hotel cause the sale went faster than I thought so now we was homeless had to find another five bedroom home quickly they said they would help us out with the deposit for the inconvenience this cause when I called hell no they didnt so now I had to pay double deposits cause the new house dont have the same utilities company and stuck out when I called she act like I broke the lease they claim the house had water damage but we just got finished looking at the house again cause I wanted to show my special niece the new house after they seen her I get a phone call with a supposably leak and the owner of the house is an oncologist out of Longview

One of the worst companies Ive ever had to deal with. My roommate and I have called up there several times to get information and never get a call back. We have exchanged e-mails and they say they will call, and Ive received nothing. They act like they arent interested in renting any of their houses. Extremely unprofessional and unreliable.
