I love living with them. I have been renting a beautiful, well taken care of vintage apartment from them for 6 months. When I moved in they had given me a sweet welcome gift of two coffee mugs and dish towel and pot holder. I have never received a gift from landlord, I think its so sweet. And for Christmas they sent me a $25 gift certificate to Russs/Super Saver. What a WONDERFUL gesture. Someone comes to clean the hallway/entryway/common area once a week - which demonstrates a lot about this company. Maintenance is wonderful and very responsive. The price and value is so much better than a lot of other places I looked at. So glad I chose them. Highly recommend!
My son rented from Great Place. He and his roommate are young and this was their first apartment. They lived in their apartment for 7 months with no issues and then all of the sudden within a 1 week period when it started to get colder out they had a roach infestation. I personally had been there often and hadnt seen one either until he called that they were all over their kitchen. They came out and sprayed but they were still so bad both of the guys moved home with their respective parents. Removed all food from the apartment, cleaned it up, and we bought tons of roach traps. After a month they tried to move back but still had tons of bugs and I witnessed a couple in the hallway of the complex as well. They paid rent and didnt stay there again so for 3 months they paid with no one even living there. Had to throw out all their furniture and beds as they didnt want to take them to their next apartment. Theyve been living in their new apartment for 2 months now and havent seen a single bug. They cleaned their place out and did a lot of cleaning but then a month later they got a letter stating they owed a ton of money. I have talked to a lot of people and this seems to be their m.o. I called as some of the charges seemed ridiculous - the woman I talked to was extrememly rude. She said they had sent a letter to my sons room mate with a check list of things that needed to be cleaned. Both of them said they didnt receive a letter. They charged $10 to clean an air vent, dirty window sills, and charged them for broken or bent blinds - $200 for blinds! I dont know where they are buying blinds but I doubt they spent that to replace them if they replaced them at all. The woman went into great detail about thats why we take walk through videos before and after that seems to be their big thing. I asked if my son or anyone was present at the walk through but she didnt know, she said shed have to check the video and would send that to them. Days later no one has received said video. This property management team definitely do not act professional, nor kind. Everything that goes wrong they blame on the tenant, they take no responsibility for being slum lords.
The apartment I rented was nice and I would’ve been very satisfied, but there was a roach infestation. Lynn was diligent in getting an exterminator out there, but I couldn’t risk bringing the roaches home with me, as this was just an apartment for when I was working in Lincoln.
We had Great Place Properties manage two duplexes for several years and they were very personable, responsive and reasonable in their fees for their service. We had great tenants who were responsible and it made for an awesome experience as a property owner. When we decided to roll our investment via a 1031 into a property in Phoenix from Lincoln, NE the only problem is that we couldnt take them with us... Awesome people to work with.
I rented from here 9 years ago and Loved it!! And even after all that time, this place still has that go-to feeling like it did before, and so that is why i came back!! Because I knew that there couldnt be any better place to rent from then here, since I trust this property and because I know they dont mess around. Its not only a Great Place for newbie-first time renter, but also a Great Place to come back to when you are having to start over again. You will be taken good care of here.

I lived in an apartment building leased from Great Place for about a year and a half and had a great experience. Maintenance was incredibly responsive and would fix any issues within a day or less. I got all of my deposit back after I extensively cleaned per the move out check list, which I was very happy about. The apartment was wonderful, very well maintained with great amenities, including central ac. I would definitely rent from them again and wouldve stayed if I hadnt relocated for work. They kicked a good friend of mine out of his apartment for paying rent on time and being decent people to their neighbors besides being a little loud at times due to 3 children. None of the people that they ever lived by complained to them except for one guy across the street who had problems with other issues. This is really all I got since I they werent even evicted they were just asked to leave in a very short amount of time. Wouldnt even allow him 2 weeks to move.
The team at Great Place does a great job at responding to tenant needs and great job of serving owners too.Keep it up

They have taken everything away from me, instead of replacing it or upgrading it. For example, had a leak on the kitchen faucet they replaced it and took away the spray nozzle on the side, it was working just fine the list goes on .its frustration,iam being charged for amenities that i cant use ugh
We have five properties with Great Place Properties. They have been professional and kept our properties rented. I also appreciate that they have kept our properties in good condition. The rental reports are easy to understand and timely. I trust these folks and they also offer brokerage services to assist with rental acquisition.
We lived in our house for almost 5 years. Our (awesome) landlord hired this company to take over. He really was awesome. This company, not so much. Worst company to deal with. That’s what pushed us to Move forward and just buy. We had such a great experience with the landlord until he hired this company. Glad we purchased a home and don’t have to deal with companies like this anymore.Edit: Multiple late payments? Y’all are a joke. We asked to be late once under your management and paid a $250 late fee which is crazy. But we paid it. I did go by the house the other day as I still have friends in the neighborhood. Glad it has A New Driveway and a lot of maintenance was done. Wish you would have done that while we were still living there. Bunch of scabs you are. You also charged us for carpet cleaning when the owner of the house said not to worry about it because he was replacing it. Said just to vacuum it, which we did. That’s awesome
I lived here for 2 3/4 years and i never failed to pay any cent nor did i have any late payments. I tried as much as i could to keep my apartment clean too. i had paid my security deposit hoping to receive it when i move out but to my dis appointment it was not to be. when i moved in, i had to pay gas and cable to my landlord in addition to my rent,. After 1 year the Landlord said he would not provide cable anymore and instead of reducing my rent to the amount i was paying for the cable, he decided to raise my rent with the same amount so i could still continue paying him the same amount. I never complained but continued to pay the same amount in time. Later this year i got a notice that my rent had gone up again and i decided to give a 30 day notice to move out. I got a long cleaning list for the things i needed to clean after moving out and obliged. i cleaned as much as i could and left the apartment clean. Returned the keys and gave them my forwarding address for my deposit. To my surprise i got another fake long cleaning list showing all what they had cleaned and fixed and even exceeded my deposit and he asked for additional money from me. I do not personally doubt there were some things that needed fixing but that would not have taken all my deposit and additional money from me. I think this was ridiculously insane!!
My husband and I have been with Great Place Properties for a few years. We love our place and office management. Maintenance is always there if we have a problem. I would highly recommend this rental office.

The apartment was nice and clean when we moved in. They repainted it and everything. The only downside is if you order from Amazon they can’t get in through the door since it’s locked and there aren’t any doorbells in the entrance. Other than that great place.
Beyond shook on how this place handles security deposits. Charging hundreds out my security deposit for minor issues that we also checked before leaving. Can’t imagine how the rest of the tenants have had to pay. Which also did not reflect at all with the prices on their prior checklist. For example small stains and a small blue mark in the kitchen that isn’t even visable over $100, insane. Seem to rent to just about anyone as well as the reason we needed to move out was because a neighbor was harassing us horrible and we ended up getting treated poorly by one of the maintenance guys on our move out day as he was seeing this neighbor who we then found out their we’re many reports on her as well. Very disappointed. In the many places we’ve rented have we ever had this happened, and yes issues were left where we couldn’t fix but NEVER take your ENTIRE deposit and STILL charge more for damages. Incredible. MANY MANY people has previously told us this place would take our money but our fault for trying to see the good in everything.

Lynn and his staff were very professional, friendly and answered any and every question that we had. Their response to any issues that we had were answered and taken care of in a timely manner. I have lived at 1235 s. 22nd St. Since 2012. The level of service is excellent. When ever I have a problem in my apartment they take care of it fast, with knowledge and with much courtesy and I appreciate that.
I have lived here for almost fifteen years and l have never had any problems with getting things done when they need to be repaired. I would recommend that others check this place out if they need a place to live. I have lived here longer than l have anywhere else.
I rented from Great Place Properties from Sep 2013 to Aug 2015 in Lincoln (4912 Walker Ave, University Place). Absolutely perfect experience. The apartment was comfortable, well laid out, well appointed with appliances, ceiling fans, central air and heat (which I am really missing now), tile flooring in kitchen, bathroom, and entry way, new carpet everywhere else. Both the rent and the utilities were super reasonable (also missing that now). My fellow tenants were quiet (like me). Not one unpleasant day. Both the apartment and Lynn Fisher were a real God send to me during a rough time in my life. Renting that place was one of the best decisions of my life, and I really miss the place now!
I am so thankful to be a part of the Great Place Properties community! I have been renting properties in Lincoln since 2009 and they are by far the best property owners I have ever leased from. The staff is genuine and kind, the apartment was spotless upon my arrival, and when my sink began to leak it was fixed within the day of my complaint. As silly as it may sound, I love my apartment! It is affordable, safe, and surrounded by wonderful neighbors. I would highly recommend Great Place to anyone who is searching for an apartment. You will not be disappointed!
Great place properties is the best place to live in, the management has a very good relationship, good communication, they always respond right away if call for anything to be fix and they also do pest control every month and I love it 100% the best place to stay/live in. And I recommend it to anyone out there.
I wouldnt recommend renting from Great Place. They certainly dont care about tenants, they just want your money. Maintenance is a joke.I wouldnt have ever rented from Great Place Properties after reading previous reviews but unfortunately they had bought the apartment complex we were in while we were in the middle of a lease.
I hate that I have to rate this company even 1 star. This was the first place I have ever rented and it was a HORRIBLE experience to put it lightly. I lived here for over a year. I had neighbor issues constantly. The laundry room was garbage and constantly took my money. (Which I was never reimbursed for). After leaving they have a checklist of what you will be docked for and how to clean the place in order to get your deposit back. They kept my $475 deposit and tried telling me I owed them $323 on top of that for additional damages. I admit there was some wear and tear for being there over a year but this is unacceptable. Lynn Fisher is a crook. Please heed my warning and steer clear!
Great place properties is horrible! Lynn was rude to to my wife multiple times. The maintenance guys did good work but would show up randomly without any notice and just knock on the door and if you didn’t answer just let them selfs in or leave a small piece of paper taped to your door. You would think they would call or email or something besides showing up randomly or leaving a little piece of paper. The only person who was pleasant in the office was Kayla. Then our part of our deposit was taken because a small mark on the wall and crayon mark. Something that could just be wiped off. We were good tenates and paid our rent early every month but got treated like we were Lynn’s enemy. If I could leave 0 stars I would. Wish I would have looked at these reviews before signing our lease.
Guys place great but check your place for spy cams in outlets ect. use a spy camera detector download in play store, not joking. one was in the living room possibly. They also believe in air filter entrances every three months fyi instead of self serve.
Office staff are kind and respond quickly. They give plenty of notice if they need to work on your place and the maintenance staff is respectful and helpful.
Do not rent from them please. First, they will take from you money of application. Second, they will ask you about cosigner. Third, they will check your credit. Finally, they ask more paperwork, and then they will tell you, you not meet our requirements. However, I think these are good reason for you to not rent from them.
Worst place to even apply through. Took our money without all applicants information with a nice denial email. Hope the hundred bucks buys coffee and plenty of butt pillows for all you lazy office thieves. Thank You. Great Place Properties consistently tested the rental market while we were tenants. Brining in people who could pay very high dollar amounts. Then Great Place Properties accordingly raised the rental prices of all my neighbors. My neighbors began leaving because they couldn’t afford Lynn Fishers prices. Great Place Properties does not honor rental prices of tenant’s who are grandfathered-in if someone else is paying more or a competitor to GPP is charging more then GPP will raise your rent. However, Great Place Properties consistently raised our rent prices. I would say It was common practice for Lynn Fisher to increase our rent in an effort to get everyone to pay what his max dollar renters were paying. Under our previous owner, our rent never increased not before, during, or after the recession.My biggest GRIEF was the GPP INSPECTIONS. Maintenance men Tom and Larry inspected every tenants living quarters. Every two months. Its an invasion of privacy. These inspections were an inconvenience and intrusive.One inspection is for a smoke detector BEEP FINE this fine can range from $10, $20, $30 - $40 depends on what Lynn Fisher wants you to pay. All GPP maintenance man can fine you. Give you unfair inspections.Always be nice to the maintenance men because these micro managers can write you up for anything. Its like getting a ticket from a police officer because it includes monetary fines the inspections are kept and filed and will be used against you when you move out of GPP.The second inspection that GPP has is the HVAC air filter change and apartment walk through inspection. There are two different inspections every two months!Larry often did not knock. Many of the maintenance men failed to leave notification on set times or days on which they would be conducting inspections of our living space.Lynn Fisher forces his renters to carry home owner’s insurance. When we rented at GPP I was never given an estimated time for when an apartment inspection would be carried out, we would have appreciated an approximate time frame.Larry more than once left our apartment door unlocked, after inspecting! Larry makes many mistakes. Even worse Larry documents his mistakes in the inspections. Lynn Fisher takes these inspections as written as a matter of fact. The word of Lynn’s maintenance men means more to him than your own word and as a tenants we are the ones paying him.Here’s a real kicker Lynn Fisher doesn’t properly fix HVAC units. You will need to use fans and space heaters. The maintenance mans solution was to caulk some windows which didn’t help with anything yah like adding some caulk to a window fixes a HVAC unit that only cools and heats some of the apartment.When you move out of your apartment consider yourself lucky if Lynn only keeps your deposit and doesn’t ask you to pay additional monies for pre existing conditions.Maybe Great Place Properties is for you? Maybe Lynn Fisher is the guy you want as your landlord…. WE own a house thanks to Lynn Fisher. Now we have piece of mind. Ownership. We are happy comfortable our rental days are over. I lived in one of Great Places Properties for nearly three years, and upon reading these reviews, most of these other comments hold a lot of truth.Honestly, my review would be an identical situation to another posted review. My only difference is that Lynn lied to me paraphrasing that a damage I was charged for would have been found by him or his team and repaired before I had moved in because of its size, therefore, I did the damage.Initially, I had returned from vacation after moving out expecting my deposit check in the mail since it had been 4 weeks. No check, so I called Lynn. Lynn told me that he remembered my apartment and that he believed I was getting some money back, and that the check should have been mailed, but he would make sure to do so the next day, if not.A couple days later I got a notice in the mail stating that my entire deposit was not refunded due to cleaning and damages found upon their move-out inspection video. Though I had followed the move-out inspection checklist they provided. One of the damage charges was for $100 for a gash in the bathroom mirror.Because I know I didnt create the gash, I called again to dispute the charges. Kayla offered me the YouTube links to both the move-in and move-out videos.Like other reviews, it was clear that during the move-in video Kayla had an easy going attitude while filming. She verbally pointed out some scuffs on the bathroom door, and hardly anything else was mentioned beside a dead spider. The mirror however, was only in the video for a split second. So much so, that in order to see the gash I had to pause and play the video frame by frame. I found the gash.I called to Lynn again and let him know that I would be in to discuss my findings on the video. Upon my arrival he greeted me and said that he and Kayla had seen the gash in the mirror too the day before.I was credited some, but not all of my deposit back. I feel cheated.For prospective tenants,The building in which I lived was not awful. It was decently clean, and quiet more or less. The laundry area was just ok. I never felt gross using them, but the washer constantly would spin out of balance, because the feet were out of balance and the floor is not level, causing the load to stop mid cycle almost every time. One time it pivoted 90 degrees during a spin cycle and frequently pulled away from the wall stretching the water hoses to their max.When I had maintenance issues, they were fixed promptly, and with notice. Though they charged me $10 for a single 9V battery for the smoke detector, so make sure you provide your own 9V batteries to save the money and hassle.Another nice thing they did was every Christmas season they gave me a $25 gift certificate. So, they arent the worst company, but only up until this whole move-out process was I pleased with this company.If you are wanting to rent from this management company, expect to put up a fight for your deposit refund. Because odds are you wont be getting it back in full despite following their guidelines and their letters ensuring that they want you to get your money back.Their scrutiny in the move -out video is much harsher than the move-in video. So, when you move in, film on your own device along side their staff. Point out any and every flaw that you find - dust and cleanliness icluded because, if not, they will stick you with the bill in the end. Also, ask to be apart of the move-out inspection. I did not do this, but I wish I would have.Finally, for me, it is clear that the majority of the cleaning done in your apartment was completed by the previous tenant. Because of the charges I incurred, it appears that they dont not hire a cleaning company.All in all I am very disappointed in how this ended, and feel that they took advantage of me after I had been a responsible tenant. I dont appreciate having to fight for what is rightfully mine, nor do I appreciate being lied to about a deposit refund, or being accused of damaging their property.I hope this helps someone.

Rented from GPP in York. I found that they always responded to repair requests in a timely and helpful manner. The apartment building was well taken care of and it was always very quiet. Staff were always easy to get ahold of for questions or concerns. A special touch was coming home to a box of cookies for Christmas in December. It was obvious that GPP cared about their renters. Great experience - I would rent from them again.
Do not rent from this company. They use bait and switch techniques to lure clients in with misleading pricing on their apts. On top of that, they will keep your deposit for ridiculous & dishonest reasons. Everything in my apt was cheap from the drawers that fell out in the kitchen, to the windows that wouldnt lock. Youre better off on a friends couch than renting from great. place.
First, I do not doubt the negative or positive financial experiences of the writers here who cared enough to contribute to Google Reviews for the benefit of the rest of us. Now Im contributing my own story after 7 1/2 years since I first moved in here as basically a different type of review to publicly recognize Lynn Fisher for having served as nothing less than a 5-star humanitarian first responder in at least two sensitive emergency situations in my case that went WAY outside of his job description as a property manager--and he did it without ever once complaining about the extra time and effort he put in. Why this happened is because I suffer from a rare severe medical illness that sometimes unpredictably causes me to become very frightened and isolated in my apartment and disoriented to my surroundings and eventually completely unable to take care of myself or my routine affairs, such as paying rent, for example. But instead of simply evicting me long ago like most landlords would have, Mr. Fisher organized with community professionals to allow entry into the secured-access apartment building where I live to get me out safely and transported to the hospital emergency department when my illness had deteriorated into life-threatening medical complications. The sad end of my story is that now I am going to lose my apartment here only because the Lincoln Housing Authority totally terminated my Section 8 housing choice voucher rental assistance after over 5 years of good standing in the program simply because I missed a routine office appointment in the midst of all this acute exacerbation of my severe illness that required hospitalization. I am going to miss living here because Great Place Properties and my supportive neighbors have made this place almost like a real home to me for all these years. Also, one of the best features of living here for me has been the maintenance department; Tom Kess and Larry Bond have consistently provided really fast speed of service, courtesy, competency and expert-like skills that have always left my apartment looking and functioning better than the original fixtures that were in the building. In this increasingly cold and corporatized world, I dont see how anything else could compare to this as far as apartment renting goes. Lynn is the worst landlord ever. When I signed my lease he told me that I would have 24 hour maintence when no matter what time of day or night. One night my furnace stopped working. I tried calling him he would answer. After about the 5th time he answered and said who is this? I told him my name and my situation and he said he wasnt coming out to fix it even though he promised in the lease he would. He told me to get a blanket and cover up. And no Lynn this is not a fake review, just an upset tenant I’m not going to list my name lol. Lynn also rents to felons. When I lived on 22nd and A St. my neighbor had the us marshalls come to his door looking for him. He lived in apartment 3. Lynn this review isn’t fake my name is Bret Lutz.

Absolutely horrible customer service. Both the manager and the maintenance employee were completely rude and hostile. Place was riddle with spiders and mold in the walls due to pipes leaking and it partially flooding when it rains. Was told I dont care, figure something out by Great Place.
