After reading this recent review by P Booker, I needed to chime in here. The whole office, including Mark, have always been friendly and professional since Panco Management took over 3 years ago. I tried following your story but it really makes no sense. When I applied here I had 3 days to cancel, before forfeiting my deposit. There is no way with rental rates being what they are at the property, that they would be concerned with scamming your small deposit.
I have lived here going on almost 7 years now and have experienced nothing but great support and service from the various staff members. Just last week my hot water heater broke and flooded my laundry room. Literally in under 10 minutes Peter and Izzi from Maintenance were knocking at my door. They had cleaned everything up and replaced the hot water heater all within two hours. Both staff members were personable, efficient, and made the whole process look easy. Thank you both Peter and Izzi!
I lived here for 3.5 years and we absolutely loved it. Growing up, I lived in a lot of the different apartment complexes in the area and I can certainly say this was the best. You can’t beat the location. If you have a dog, this is a great place to live in. We adopted a puppy during the pandemic and if it weren’t for all the other dogs around, she would have missed the key aspect of socialization when she was younger. She made so many friends here. We will certainly miss it. P.S: the pool is so so nice!

I moved into the complex a couple months ago and have nothing but positive things to say. The office and maintenance staff have been professional & friendly at all times. The grounds are kept in excellent shape and I am happy to see the new fall colors around the community. I look forward to the resident events and clubhouse starting up again, once things look better with Covid19!
I have been a resident of The Point at Pennbrook Station for many years and find this most recent review from Big Mike laughable. You can just look at the rent prices and amenities at this property to quickly realize they are not looking to scam $400 out of people when they are declined. Everyone I have encountered in the leasing office have been pleasant and professional. When I applied I was screened for credit, criminal and salary...the answer comes back quickly because of new technology, not discrimination. Any reputable Property Management company wants to know if you will pay your rent and credit score is still the best option.

Avoid this place. DO NOT GIVE THEM THE $400 AMENITIES FEE UNTIL YOU KNOW YOU ARE APPROVED. You will not get it back without a fight. This place scams. This is no exaggeration and this is not a disgruntled applicant. This is a consumer warning others to take caution. The only thing taken into consideration is the credit score. The decision takes less than a minute. Complete fraud and misleading information. They want a certain type of client and will lie and deceive to get it. Save yourself time and aggravation and if you do apply.....DO NOT COUGH UP THE $400.I have tried a number of times to reach their main office to get an explanation to no avail. I have filed a complaint with attorney general charging misleading information and prejudiced screening. I also have still not had my $400 returned. The response from management under my review is hilarious.
My fiancé and I had a very quick move in experience! We were so thankful for the flexibility of the staff at the leasing office and their ability to show us our options on such short notice. We have lived here for almost a month and absolutely love it! All of the appliances are updated and the full sized washer and dryer is amazing! One of the things we love most about our 1 bedroom is that we have a laundry room in our unit which is perfect for extra storage! The walk in closet, balcony, and valet trash service are also incredible additions. We had to put in one maintanence request and we were surprised at how prompt they responded! Overall, we are so happy we chose to move into such a wonderful community!
The point is a great place to live. Our neighbors are really nice. The apartments are beautiful. The club house is fully equipped. Most of all the staff makes you feel like you are coming home unlike other apartments I have lived at. Mark who is a leasing agent was excellent! Excellent service all around.
It Is a confusing on gps, you have to many buildings with the same name.
I’ve lived at Pennbrook station for just under two years now and re-signed my lease for another year due to loving the apartment complex. I have two dogs and the new dog park addition is awesome :) it’s very hard to find an apartment complex that accommodates my pets so much. There are so many places to walk them and the community is well lite at night which is awesome for me. I love the pool! It’s beautiful and the club house is great as well. The new addition of the peloton bike in the gym is awesome. For an apartment gym the equipment and space is great. My apartment has great upgrades and my complex is really quiet. I love it here :) I’m never bothered by management or maintenance and I feel like I have my own space and privacy with my apartment. It’s a great community to live in.
Today a pool party is taking place disturbing the surrounding community. The music is extremely loud and can be heard all the way from the other side of the complex. Residents should not be allowed by management to conduct in such a way that they are allowed to disrupt an entire community from their living. Pets are scared and residents are coming out of buildings in attempt to figure out how this is allowed. I hope management brings this disruptive behavior to attention of those responsible.
I just moved into my 1 bedroom (Ardmore) apartment this weekend and I am loving Station Square so far. Everything about this community is luxurious from the valet trash to the immaculate Clubhouse. The pricing is absolutely fair for what you get. The people at the office are incredibly accommodating. For example, I was missing the complimentary Valet Trash bin and I notified Dana at the office. I had a new bin delivered to my door within an hour. One of the most impressive things about my move in was the welcome package waiting for me at the apartment. It included a spaghetti dinner kit, a bag of dog treats, a Station Square dog bag holder, dishwasher pods, and more. They think of everything! I cant say enough how pleased I am with this community. Living here is like being on vacation all the time.
I have lived at the Point for over a year and recently a new company bought the neighborhood. This new company to save money does not pay for outside snow removal so our roads and sidewalks are a mess and very unsafe for all residents. The previous company did a great job taking residents safety very seriously, but PANCO does not seem to care that we pay a lot of money to live here and people cant walk their dogs and kids cant safely walk to the school bus. Dont live here it is not worth knowing that a community wants to save a few dimes by risking your safety.
Didnt get to live here but visiting I would say its a clean environment. Took a very long time to get a hold of an attendant. Not really a great experience on that and i would say it needs to be improve on. The apartment complex is pricey but still it all depends on personal taste and income.
This is a beautiful place to rent from they have a gym a large outdoor pool and the apartmemts are beautful but expensive .They do have parking there. Its definitely a high scale place. Out of my price range but i would love to live here.
When I moved into my apartment there was a faux wooden board laying in my kitchen with nails sticking out and glue everywhere, I had to keep propping it up under the cabinets. The bathroom towel bar is very bent and should have been replaced before I moved in I feel. If you move here, hope you don’t have crazy or loud neighbors because the walls are very thin. I had a neighbor playing very loud audio all hours of the day and night. I reached out to management, they acted very concerned and promised to resolve the issue. Time passed and nothing changed despite repeatedly contacting the office. Please note I personally suffer from multiple health conditions, ptsd being one of them. I expressed this to a manager, letting her know how badly the neighbors noise were effecting my health and never heard anything back. I ended up not being able to sleep in the bedroom any longer. Beware that college aged neighbors throw loud parties and become very obscenely drunk outside. I think it would be a nice community if management effectively resolved serious issues and if the younger residents understood common courtesy. The apartments need upgraded to better quality kitchens and appliances also.
Lived here for 1.5 years. Liked it a lot at first, then they got new management who was honestly quite rude. Location was awesome since my husband could walk to the train so we only needed to have one car. Train was loud, but we got used to it quickly.
Horrible!!! They are towing everyones cars and making us pay 200 plus to pick them up!! They had my date wrong to move my car! They do not care about us at all and this was the last strike!! Do not move here unless you want to feel uneasy and worried about what management will do next. They could have moved our cars elsewhere instead of having a tow company tow our car from our apartments to a towing place. Im sorry I thought u can trust the place I lived for two years. Guess not. Def ending lease first chance I get! Look elsewhere especially families who like convenience!
The most overpriced apartments in Montgomery County. Like others have said, our electric bills are insanely high every month and we dont even do anything to warrant the ridiculous monthly amount. Just doesnt make sense. Also if you have bad, loud neighbors the office does nothing. Walls are paper thin and rent always seems to be raised for no reason. Save your money and look elsewhere. Plenty of better choices in and around Lansdale.
I would NEVER rent from this company. The manager is very difficult to get along with and tries to get you at every turn to pay more money. The units look nice, but are very poorly constructed and NOISE is a major issue. They also have fees for everything that you do and you must pay even if you do not us the facilities! We lived there for 5 years and never once missed a rent payment and never was late. But when we left the management tried to get fees and even more money from us that they agreed to pay. They CANNOT be trusted! Do NOT rent here! Do NOT let the photos fool you!

We moved in summer 2017. The apartments are nicely renovated. Management was helpful and accommodating to any issues, though the property was just purchased and is under new management as of summer 2018. So far so good. We love the clubhouse space, gym, and pool. Proximity to the train makes commuting easy (though the train can be noisy).We have experienced extremely high electricity bills ($300/month in summer for the AC) and a recurring horrible smell coming through our laundry room for the past few months. Management has tried to locate the source of the smell and fix any plumbing or venting problems, but it is still an ongoing issue.Unfortunately we just discovered that going month to month after your lease ends comes with a very high price tag- nearly a 25% raise in rent- and breaking the lease early is even more expensive.
Great place to live.My one complaint is that they have random inspections ENTIRELY TOO OFTEN! If you are the type of person who likes to clean up before letting strangers into your home, expect to have to do so about every other week. I swear they just make up inspections so they can check on everyones place to make sure nobody is trashing it.
Absolutely would never recommend this place to anyone. When we moved in a year ago, we were enticed by all of the things they had to offer. We were told all the paint was new after every tenant, as well as the carpeting. We thought that would be awesome because we were thinking about getting a dog and we wanted to make sure the dog hair wouldnt be a problem for the next tenants who might be allergic. Over the course of the year, we continued to be disappointed. Our heater broke, twice, in the dead of winter, and it was days before they could get it back working. The apartment itself was so cheap, for such an expensive place. The floor plan was awful- our kitchen table basically touched our couch since the dining room and living room were the same and so small. The dryer would make the whole place fog up whenever you used it for whatever reason. The front door wouldnt stay open at all, it was almost dangerous how fast it would slam shut behind you. The deck was almost nonexistent and just looked out over the neighbors driveways. Then when we moved out, they charged us an insane amount of money to replace the carpets, even though we were told they would be replaced after each tenant, and even though we paid an outrageous upfront cost for having a dog as well as a monthly cost for the dog. They just seem to be in it for the money, especially the new management. Not impressed. The train is so annoying, it woke me up constantly and if you hit it at the wrong time it can really ruin your commute. Awful place. Definitely look somewhere else if you are considering this place.
New management company is heads and shoulders above the old one. They are doing all kinds of reno to make the place better. Close to train is a nice positive.
Dont care for it. The floor plans are horrible. Quality of everything is cheap. Our second bathrooms toliet consistently runs, the second bathroom shower is for midgets, the master bathroom looks like a bad 80s flashback, the master bath water closet molds like crazy (the shower has caked on mold and black mold within a few showers and the walls have nasty drips from the moisture not being able to escape, I just washed the walls the other day and they were disgusting), the living room layout seems like it was created by a 2 year old, the kitchen is the cheapest stuff you can find, the deck outside is so tiny and ours is on the front of our house so it is pointless to use because all you can stare at are the neighbors across the street and garages, people do not clean up after their animals even though there are garbage cans and bags available all over the premises, the neighbor before they finally left were so rude and their brat always left their toys all over the property near the unit and in our driveway (when i said something to the kids friend to move their stuff and do not put it in my driveway anymore the other kid you could tell was mad and I truly dont care, this is not a house of your own), and storage in the kitchen and second bedroom is non existent. This place has recently gone under new management, not sure if that is better or worse quite yet but from what I can tell they are incompetent and still havent given out the information they were supposed to so that you can pay your rent online. They came in the beginning of January and it is almost the end of it and they were supposed to have it out for February. I am counting down the days until we can move out of here. STAY AWAY FROM THIS PLACE. It is expensive for what you get and the location is crumby. The train station is just a headache. I cannot wait to get out of here!!!
This is my 4th year here.The area is very quiet, maintenance orders are completed very quickly, the residents are friendly and we have fun times at the pool or at functions held at the leasing office.There are a LOT of people who have been here for several years like me with no intentions on leaving ... that should tell you something.
Update - I would still not recommend moving here. I wish someone warned us! We’ve had at least one more maintenance request “get lost” for two months and then the process to fix it was a disaster. After I pointed out they made another mistake which disrupted my workday, both property managers ignored my email. I emailed Panco Management directly and never received a response. as others have posted this winter (2019) they do not have an actual snow removal crew for a huge complex. Sidewalks, roads, etc. aren’t clear until evening hours. To top it off, their leases renew month-to-month at “market rate” - we would have to sign another 12-13 month lease to have a small increase but to go month-to-month it is $7,069 per month. This is decided by a computer. I doubt there are any rentals in a 20 mile radius for that price. If you are unsure of how long you’ll stay or are planning on saving and buying a house, find a private landlord or a more flexible and reliable complex.—Renters beware of marketed “remodeled” and “efficient” apartments at Station Square, now The Point at Pennbrook Station. Cooling costs in the summer are astronomical due to outdated central AC units. The unit in our apartment has a 9.7 SEER rating which is the least energy efficient model you can get - our electricity bill is nearly $400 per month due to this inefficiency as well as the unit’s inability to actually cool the apartment, so it runs 24/7. The furnace is also nearly at the worst end of the energy efficiency scale. The central AC is well below current US standards enacted by law in anything build after 2005, which is 13 SEER at MINIMUM. Management will not acknowledge the inefficiencies or deceptive marketing of the units and told us everyone has their ACs running in this weather (no kidding!). We have lived in many beautiful apartment complexes such as this and have never had such insane utility bills or outdated units. If $$ and your carbon footprint matter to you, think twice about renting here. Management is also incredibly slow to respond and once they do after many follow ups, they blame staffing levels, company changes, being overwhelmed etc. as to why they are unresponsive. They have also said this in many community wide communications. We pay a lot to live here (nearly $2100 per month) and all we ask for is same or next day acknowledgement of issues and work orders as well as some honesty regarding the inefficient units. We are totally reasonable but we’ve received this runaround after contacting them multiple times in the last few months. They are also consistently behind in maintenance requests as it took around two weeks for them to drop off a window screen after we had to follow up again. They also entered our apartment with no notice due a paperwork error on their part the second week we lived here and tried to say we submitted the request but in reality it was the leasing agent who submitted the work order almost a month earlier to fix a few items before we moved in - they just never got to it. The apartment is quiet and the pool is nice, but we do not recommend living here for these reasons.
Apartments are reasonable. Management sucks charging you 2 months notice & then 2 months rent for lease breakage, which means due to some unavoidable circumstances if you need to move out you pay 4 months rent. No one in this world be as worst as this.
Weve been here for 2 years. We chose it for the location and because the apartments have a nice floor plan and lots of windows. As with most apartments, the construction is a bit cheap and shoddy. For example, our front door rarely stays closed unless dead bolted, the microwave is cracked, the window screens have holes and the towel racks in the bathrooms fall off the walls. One big disappointment is that summer after summer the pool remains pretty disgusting. They always say that they plan on cleaning it, but it is still a soup of dead leaves. Also, lots of pet owners concentrated into a fairly small grassy area. Many are very good about cleaning up after their animals... and many are not.
I have been complaining about a door that opens wide by it self when its left opened. the bathroom door covers our walk-in closet which will trap humidity in the closet, and your clothe will start to smell. It has been 6 month they havent fixed it. Instead of trying to fix things, the management tells me to live with it, so now I am stuck here another 6 month with a broken door.

I have lived here nearly three years and each year our rent has increased and weve been told that they are at capacity so if we dont want to pay higher rent we can look elsewhere bearing in mind that their apartments are a good price for what you get. So the last time our lease was up we looked around and couldnt find a better deal. We really love the floor plan and location. The maintenance staff has sometimes dropped the ball but other times they have taken care of some issues at the drop of a hat. The pool and clubhouse are kind of a showpiece but the pool is tiny and overcrowded and the clubhouse is almost never used. Some of our neighbors have been very friendly but generally people avoid having to talk to you unless there is a fire or something.
Overpriced dumphole! If you like bleeding your wallet and living in an energy spending pit live here. My electric bill has never been less than $200 and the rent is outrageously disgusting for what you get. Beautiful cracking countertops, horribly designed bathrooms that the towel is 10 feet away from the shower, master bathroom that resembles a hotel bathroom, toilets that never stop running and just poorly laid out in general. I cannot wait to move and never will rent another Bozzuto apartment again! Run dont walk away from this piece of junk!

Way over priced they charge you for trash pick up and it doesnt get picked up, the new owners are not very accommodating they got rid of the service that used to remove the snow and have the matininence men doing it and theres only 2 they should knock some money off the rent for us having to shovel our own sidewalks!
You wanna hear the train noises frequently until 3 am? Thanks to the railroad right next to the apartment.The babies wake up at 3 am and wake up to the train noises early in the morning.Expect to get no more than two and a half hours sleep at night.Expect loud neighbors who make noises when they wake up during the night.
I just drive past the place thats it never been there.
