We lived for over 5 years and have only bad experience to remember when we need maintenance to do anything. Maintenence was excellent when we moved in 2014 but not with the current maintenance manager. If it is winter and your apartment is at the end forget about leaving the apartment. If you want to talk to leasing office keep waiting and only get a reply that manager will call you soon. We were charged unnecessary fines that were normal wear and tear and you would expect they will paint after a long term tenant leaves. I not happily made the payment before the due date and even then my account was sent to collections very very disappointed not recommend anyone to this community.
We have been in Abrams almost 2 years. everything is very nice here. We didnt face any prob. Management listens to us every time. Very happy :)
Responding to home renters providing basic property services. Proper communication to renters. Response to voice mails. Emails. Property manager Availability to resolve issues. Keeping office empty or not responding to voicemail and email no resolution to request will not improve the renters experiences these are very basic and common sense things that are missing I don’t see any opportunity for an improvement and this is so consistent from past 2 years. Waste of money for service and maintenance they provide. HIGHLY NOT RECOMMEND.
Nice community. Family & Pet friendly.The maintenance people are helpful as well as the leasing team.They are upgrading the apartments to remove carpeting in the dinning and living rooms and some buildings have SMART home features. BARELY can hear my neighbor upstairs or the adjoining wall.CON: Freight train line on one side of the property (runs 2-3 times a day), other side is high power lines. The AC units are located RIGHT outside the 1st floor bedroom windows so if the neighbor has their AC on, that unit will run when you have your windows open. ugh.Honestly, those things are easy to live with (literally) because the apartments are nice, the grounds are well maintained and its super convenient to anywhere - PHL or surrounding areas.
Love Abrams Run. Maintenance is great, staff is good. Never had a problem here. Been here for four years and its been the best four years of my life.
I’m currently resident of Abrams run apartments! The place is old and falling apart! The bathroom are clogged every other day causing flood in my bathrooms! Sometimes the water drips from the roof and some time the sewer is clogged! My recommendation is no matter what happens please don’t come here! I donor know how much now they are going to charge me when I leave these apartments! The maintenance is sucks! Only 2 people taking care of more than 300 apartments!
I’m posting here because I cannot get anyone to help me at Morgan properties. Soooo many better options in KOP. Better price and better peopleI stayed at Abraham’s run, I signed a year lease. I broke the lease and made all final payments. Their collections department contacted us about an outstanding debt similar to a month in rent. My wife and I contacted both the property and the agency to get this resolved. We submitted our bank statements through January and a document (signed by Abrams run management) stating we were paid up. I spent 3 months trying to get someone to help me from the property so I can pay what we owe or identify the mistake. There is no response and now they want to put me in collections and impact my credit.I feel I am not in debt, and if I am I will pay it. Someone needs to contact me now. You have made our experience a nightmare, and we just want this to be over and will not pay you unless you can clearly communicate what the charge is for and that we haven’t paid it already.
I lived in Abrams Run for 1 year. Indoor air quality became worse and worse as they changed air filter almost once a year based on the flyer they distributed. My nightmare came when I moved out. I got unbelievable fine for several small damages:1. 3 small stains on their 2-yr old carpet were fined for $1000.2. Every small dots/crack on those cheap blinds were fined for $10 each.All fines were not negotiable. When I contacted them, they just kicked the ball from one person to another. We can do nothing but pay the fines since they just sent the bill to credit collection agents!Think twice before you move in.
Just dont live here.1. Looks decent but the place is just for show.2. Leak from the apartment above ours caused mold in our bathroom. When they did the repair they were careless and got paint all over the picture frames we had in the bathroom.3. Told us it was professional cleaned and the dishwasher still had shrimp tails in it. We had just moved in and never ate shrimp in the apartment. Cabinets smelled awful and bathrooms were disgusting. (Found a used bandaid)4. Rust in the ice machine5. Broken dishwasher took at least 3 request to get it fixed. Ended up contacting someone from Morgan Properties to get that resolved. He said to contact him if we had any other problems. I never heard from him again.6. Couldnt get mail for the first month because they did not give us the correct mail box number and just kept assuring us we had the right key.7. Gas fire place would just shut off when it want and then turn back on randomly. Asked them to repair it once didnt work but we did not bother asking again.8. Broken tiles in the bathroom9. Pealing coding in the shower asked to fix upon move in and started pealing again before we moved out (About a year later)10. Could not get the same answers between staff members with questions about lease, amenities, how to pay, move out process, etc.11. Was charged because we did not have the carpets cleaned before we left. Clearly had them cleaned. They did refund that money as I sent the receipt directly with the complaint.12. After the lease was up the price went up by nearly $500 a month.Overall bad management, amenities do not live up the hype, and just an awful place to live. Do not recommend any Morgan Properties.
I was trying to approach for answers to my questions where i loose so much money because of negligence of your staff. No one answered me. These were negligence from your rental office managers. Instead of helping me you guys reported it to my credit history. Is that the way you treat your residents. Are you not doing fraud with people. I hate this place !
Recently we vacated the Abrams run apartments,kop. I was so surprised by looking at the final bills. We vacated the apartment 2 months before our due date and returned the keys in leasing office but we got charged for over stay for rent trash and water. Becareful about your final bills. You will end up getting more that $1000 fine when you leave. Prefer not to stay in these apartments. We have to feed these people with our money. Moved to different apartments since 15 years and no one charged us like this. One of the worst apartments due to the manager and management. Not much facilities. No pool, no maintainace, no tenant respect, no cleaning dogs poop every where in the complex. Enter at your risk.horrible bugs and spiders in the apartment
I should have known that something was fishy about this place when we asked to take the lease and review it at home and they told us the lease could not be removed from the leasing center, and they never give you a paper copy or let you print your lease. Then when we asked to see the apartment we would actually move into they said they couldnt show it in its current condition. We were moving in 5 days later. The list of things that were bad when we moved in: stains on the carpet, stains in the cabinet drawers so bad we still refuse to use them, loose cabinet drawers that had water damage, stains on all of the bathroom counter tops, and loose and sharp tiles in the bathroom, and the kitchen was FILTHY. They told us they hired professional cleaners to clean the apartment, but we had to hire someone else to clean the apartment again and it smelled for over a month of body odor and fried food. The carpets were disgusting we had to shampoo them ourselves even though the property manager assured us they were replaced and you could still see the imprints of the old tenants furniture so we knew that was untrue. They added grills to the property but within 2 weeks of installation most of them were broken. We have submitted maintenance requests that were closed as resolved even though no one came out. We were told they would replace the air filters in the HVAC but they waited until the unit was blowing what smelled like moldy air into our apartment before changing it. The grounds are covered in dog feces most of the year (if its too cold no one cleans up after their animals.) We have had an ant infestation since we have moved in that continues to be unresolved. At this point the ants are so bad the apartment is unlivable and the apartment is clinically clean to try and keep them out. The exterminator said they are living in the foundation of the building and they are attracted to water so if our tub, sink, dishwasher, or anything else is wet they will not stop coming in. Now that we are leaving they want to charge us a $300 redecorating fee... so they can hire people to clean and replace carpets... or so you can get more money from a tenant that has never once been late on rent and maintains an immaculate apartment.
Giving 1 star as I don’t see 0 star. One of the worst apartments i ever see in my entire life. Maintain is worst. Manager was changed last year since then the maintainace has become horrible. Manager doesn’t care about your complaints. We were complaining about few of the damages since we moved in but they never fixed it and at the end they charged us the money for all the previous damages. In winter we see the spiders all around the apartment, literally we saw the spiders in kitchen food and on the beds. We complained to the manager and she never cared about us. They will not return your deposit amount when you leave and will send you the bills which are not related to you as well. Literally they rob you. There are many apartments around KOP who really cares about the tenants. No pool in the community, not much big play ground for the kids. Not worth it for what you pay. Restrooms are leaky always.

We had a terrible experience with Abrams Run. Most apartment complexes try to screw you with various money grabbing techniques but Abrams Run takes the cake. After paying thousands of dollars to have a pet, we were charged an extra $600 upon leaving to replace the carpet. After we paid this bill and saw that Abrams Run had received the funds, we have received a letter from a debt collection agency! Abrams Run has been one of the worst experiences for apartment living. They are overpriced and the maintenance is poor (we went two weeks without heat in the winter as they tried to figure out the problem). Even if all this doesnt dissuade you to live there, as another reviewer noted, they frequently have entire buildings burn to the ground, we had two separate instances while we lived there for a few years.
We never had a problem when we got in but getting out is not easy. You end up seeing a lot of crazy charges. You never understand what those are for and no one would really care to explain what they are for.We have vacated the apartment almost 2 months before the lease ended but surprisingly, we got charged more for water !Als0 - We were charged for a pre-existing damage which the property manager then was already aware of. We have the pictures of the damaged cabinet but they do not want to see the pictures and the property manager we were working with is no longer with Morgan properties.At the enD of the day, youd never get your caution deposit back and will have to feed these people for getting out ! BEWARE of any MORGAN PROPERTIES !!!
What living in an upscale suburb is supposed to be. Just moved in, everything is new. Of course I came from Kingswood, which was built in the Stone Age and they just do facelifts on apartment buildings that really should be completely renovated... Only downside is that these apartments occasionally burn down, but you cant have everything...
Great place, safe, open kitchen, large kitchen counter, 2 bed 2 bath, washer and dryer, DW, great maintenance guys.
