So far its a decent place to live. You have your typical jerks that speed, run the stop signs and play their music in the car Way too loud. I enjoy it here though. Its out a little bit, the staff seems nice and my neighbors are pretty nice. Its regularly patrolled by the police and there is a secured entrance (sometimes), the mail set up is nice and the grounds are kept up nicely. There are a ton of kids so traffic can be crazy during the school year. Overall, I would recommend it!

It seems like a really nice place...my experience was a good one, it was very quite, although people were out, it was still very quiet. Everyone seemed at peace and thats what you like in a community..
Roaches in almost every house and not entirely the home owners fault a lot of the time. Im doing everything I can to not give them a reason to stay in my place.
Says there is a pool. There isnt. Says there is laundry. There isnt. They replaced the mail boxes.And I still cant get a key

Be cautious of working or living here. Management is unprofessional, rude, and enjoys looking down on others, especially ones of non-white skin tone and seemingly anyone born after 1980. Company is attempting to game reviews by requiring all employees to leave 5 star reviews. Management also asks new residents to leave a 5 star review while they are still in the office before their move-in process has been completed. Management and staff routinely make unsavory remarks about residents behind closed doors. Do not recommend living in any Yes! Community, nor working for this company.EDIT 07/30/21: I forgot to add, to anyone currently living there who has even the slightest concern that they may be targeted for eviction once the moratorium ends, make preparations now because I can tell you that they are absolutely itching to get rid of people left and right.
Next month will be 3 years that I have lived in Pavilion Estates. I have lived through the management changes and witnessed some of the challenges that they have faced in making the community better. In particular, Lori and Mary have been great. From the dissipation of incidents at the bus stop to the family element growing with great new tenants blending in with the good neighbors welcoming them, I am watching this place become beautiful.I try to take pride in my yard. I couldnt help but notice how more and more members of the community are beautifying their homes and yards. The grounds are majorly improved from when I first moved in. Snow plowing and grass cutting has not lost a beat, even during this pandemic.I would suggest Pavilion Estates to anyone and be comfortable with doing so. I have no doubt that you and your family can live in the community comfortably and affordable. I personally have NEVER had a problem or issue that Lori and Mary have not instantly made fixed, to the best of their ability. I am sure that they will do the same great job for you.
Ive lived here for five years and had no problems. The new manager Lori is a wonderful addition to the park. She is kind and easy to task to and will work with you. The community has improved and more new homes being brought in. New playground area and new clubhouse.
Have had to call for an issue every 3 or 4 days since i moved in a month ago. They respond quickly but I was told these were like new homes so why do they need so much maintenance?
Ive been here for almost two years very quiet and peaceful and wonderful place to raise children and the staff who work at the office are wonderful and helpful. I absolutely love it here Id recommend pavilion estates to others looking for housing. Thanks Mary and Lori for everything you do for us.

Place was never great. Constant changing of new owners makes you wonder how unstable your home might become. But time will tell if it improves and becomes a safe place to live .So until then, you must decide on yoir self.

Have friends that live there and virtually every time I visit I see cops flying around and half of the people there look like they would sell their soul for their next fix. I would avoid this area if you have any dignity or self-respect.

This place is a dive. Management is childish and not at all doing anything about cleaning the place up. Would not recommend to anyone to live here let alone visit someone that does. The bummer is the maintenance guys are all great people but are not taking care in the least.

Pavilion estatses is managed by the Yes! Community. And YES! They will evict you for no reason. Regaurdless if you pay rent on time, an when you try to contact the manager Lauri Richards she claims she is in a meeting an will call you back but never calls you back. And when you finally get ahold of Lauri Richards and ask a simple question she will hang up on you. I would give a negative 10 if i could.the maintenance does there best to help the community but they can only do so much as individuals. It takes proper management for everything to flow smoothly.
Pavilion does not care if you need anything like broken skirting or things fixed inside the home. That is to say if your even renting from them directly they dont care!!! Rent is all they collect. If you request a repair wait for a year. Neighborhood is trash. Police in there all the time. Neighbors outside drunk and fighting. Not even worth half the rent charged.

Pavillion estates has new owners and some new Management. Well see if the trash gets cleaned up and maybe some parking for the people wanting to use the playground. People answering the phones need to use proper English, and know whats on the Office agenda.
Stopped in to rent a home. Looks like a lot of positive changes are happening from my last visit a year ago. The staff treated me with respect and very professional.

Its kinda weird they got severity up there now but when we went he was there and I was only there for like 15 mins and when we went to leave the security guard was gone shut down whats the sense of a severity guard if your not gonna be there at all times?

Not as bad as it was when I first moved here but still needs many improvements. I believe the manager does what the main company expects of her. Not the best but better then many until again today. Police standoff main road of park. Suspicious fire people being shot. September 2020 another week of craziness. Two stolen cars found at our nieghbors in 2 days. House surrounded by police arrest 4 or 5 yet the residents still there after many many arrest and police contact over 4 years. Found a man hiding and changing cloths behind our other nieghbors shes. More needs to be done to keep residents safe and riffraff out. I done being nice and watching it happen be thankful no picture posted.

I have been there several time and each time I see very young children running all over the place. Ive had to be extremely cautious of the kids runny in the road. I seen you have raised the rent, but to tell you the truth I didnt see a place worth that kind of money.
It was great
A lot of theft. They want a lot for lot rent for what the people have to put up with there! The druggies, the theft, the low life and drunks. Thats to bad for the good people who live in there. They complain they dont get their rent on time from renters, but they also dont get the rent payments out before the first of the month. So how are they suppose to pay their rent on time. The rent payments are not the same amount every month because they add in payment for water. Maybe they should have one set rent payment so people can pay on time. Then bill the water bill later. They want the people to keep their yards clean, but they dont keep the roads clean and clear of debris.
We moved in January 2019. They are under new management. That happened a few months before I moved in. They have since then removed a BUNCH of old trailers, and put in sooo many new homes. We live on the main road, and dont really have any noise complaints. Very rarely are we upset about whats happening outside. We stick to ourselves so I cant say much for the people that live here. People seem decent if youre decent. Bunch of naughty kids. Other than that its really not that bad. At least where we are located.

When I first moved in it wasnt the best place to live! the owners didnt really care about the people all they cared about was selling homes. They do not care what condition they where in.The new owners seem to be better and actually caring about poeple. They are getting rid of the bad and moving and better people. They have also added a better playground and I adding a lot of better upgrades to the park.
Just visited but can honestly say that I, personally, wouldnt be a guest there unless they do a major overhaul!!

Maintenance never plows before 11am. And if you move your car so they can do the street when most plow when a great deal of snow has fallen overnight...between 630am and 1030am but then have to park it on the street. The plow drivers will purposely try to pack snow under your bumber and wheel wells.During spring/summer. They knit pick on some trailers for beauitification and then ignore others that have loads of garbage in their yard and grass not mowed in months.

People up and down the streets all time of the night. Dogs barking constantly, lots of police and fire trucks every weekend. The trailers themselves have improved but the caos is too much.
Kids run the streets here, parents allow them to. Rocks thrown through windows, spray paint on stop signs and people’s trailers and signs around the park. Glass all over at the kids park, new equipment has paint on it. People fighting all day/night. Not a day goes by that there’s not police in the park. Speed bumps are far too tall and short making it so you have to go 2mph over them. Office makes promises and doesn’t follow through. If you have another option avoid this place.

I dont live here. I would never live here. Im sorry for people who have to live here. I hope they get out soon. I just went to pick up a piece of new furniture from a nice couple who bought by mistake. The drive through this park felt like a tour of a post apocalyptic America. Burnt out homes, broken doors and windows, rusted out cars on jacks, you name the trashy stereotype, it is here.
The title trailer trash was invented here. Weve lived here for 2 years. MOST people keep to themselves. But the ones who dont are LOUD. In the summer, there are weekly fights. And firecrackers at all hours. There are young kids roaming the streets and playing in yards, unsupervised. There are 10+ registered sex offenders here. Half have abused children under 12. Management is trying to clean things up. But what that means is that you get written up every time they dont like the way your house/yard looks. I have young kids. Occasionally, they leave their toys out in the yard. We get written up. But nothing seems to happen to the drug addicts and drunks who fight in the middle of the street. Do your self a favor... find some where else. Its still better than colonial acres/manor though. So if youre strapped for cash and dont mind drama, its OKAY, temporarily.

The park manager Jim, is an amazing man. He is nice, willing to help and understands people who are struggling to make ends meet. Some of the people who live in the trailor park are no good, but the management is trying hard to clean that up! Jim gets an A+ in customer excellence from me!
I wouldnt even give it a star me and my fiancee lived here for almost three years. The management made false promises when we moved in to fix problems with leaking roof never fell through therefor causing water damage through out trailor we had mushrooms growing in our hallway off the walls and ceiling only to be told that we have to fix the water damage ourselves or pay an additional fee but we pointed it out before we moved in. Black mold under the trailor. Broken porches never replaced before we moved in so we had to fix our own steps or pay another fee of 500 for them to replace the steps and another 300 to remove the wood there were all kinds of hidden fees the new management created theyre very rude in the office they talk to you like your incompetent or below them and when ever you pay your rent they seem to misplace your payment and you end up paying late fee
If you want pay top dollar to live next to a meth lab then this is the place for you. Made us verbal promise to get us to move in then never went through with them. Had a meth lab right next to my child room. Loud music all times.of the day and night. Had to pray you didnt run over a little kid on your way to home. Took my child to the new and improved play ground the first time and there was a over flowing dumpster right in front with broken glass every where. Took my child few months later no dumpster this time but was empty beer cans and dirty needles. So if you wanna pay $1000 a month to live in meth city go buy from pavilion.
