I have lived in the place for 5 years and what I really dislike is the maintenance they do to the road in the place ... I have never seen that they put a good job on the road, what they always do is add black patches and every time I pass my car we stumble into the holes in the road because it is horrible ... I think that with the money we pay for the rent, they should at least provide us with that service that everything in the community needs and we avoid having to constantly buy tires . But the environment is very good to live in ... Simply my opinion, everyone thinks what he feels or sees in the place. Thanks

This place is a complete joke!!! Especially when u have cash to purchase a home and they wont even bother to sell u one!! Plus they dont answer ur calls or emails!! They dont deserve any stars cause they dont rate period!! Worse place ever!! Complete Joke!!!

Lived there 13 years, terrible place honestly. Did get better I won’t lie, but they need some huge changes. Glad I’m out and now I realize how much I hated it there

This place is not a place to live if you’re not 55 and older . They have one small park for kids, you can’t have swimming pools . Kids can’t really play unless they go to the park. The rules only Apply to certain people. They use to be a pet friendly park but now only certain dogs are allowed in. Management is Horrible . I just would not recommend this place to anybody I know .

I used to enjoy my stay here visiting my son...until today. There has been a silver late model suv going up and down the whole park laying on their horn. All hours of the night/early morning. This place is becoming ghetto as hell...

A lot better than what it used to be. i. have been here for about 4 months and i have had no problems. i have great neighbors and i can see the park getting better in the future.

The roads are clean during the snow periods, but the ENTIRE complex is full of POTHOLES. one of the entrances in front of the office have several potholes half the size of a full size automobile.They also have speed bumps so tall that they feel like they are scrapping the underside of your car.It just isnt possible to drive thru this complex without weaving back and forth across the road because of all the holes in the ground. I would not recommend this complex to any living person.

Quiet park tons of mobile homes. Animal Friendly. Lots of dog walkers.

Not a bad place. There is a family in the park when their son can do whatever he wants and doesnt get in any trouble from parents or park. Love the manager, she is a great lady and a dear friend.

Very poor quality trailers. Needs a good cleaning in the park. Dont maintain the parking lot.

I hate this place I get nothing 4 your money rent goes up they wont even repave.the roads just patch some holes but not all of them there is a hole in front of my place that they wont fix because it is not deep enough yet but walk through it with water in it its over your shoe pisse me off 2 no end in the winter they refuse to plow the hole road they have beautiful equipment eather dont know how to do it right or just wont u get stuck on a road that they plowed it is a joke

I have lived here for ten year, have had another resident attack me from behind and knock me down the office steps. That person is gone now.Children make a extra effort to go through my yard repeatedly.Had lawn ornament stolen. Just recently be on Feb 15, had my Marine Corps flag stolen. Not a good way to treat a Marine Vet. Myself.Now for the last six weeks my neighbor to the east is blasting the east side of my home with deep bass tremor below 20 hertz.The manager is doing her best to help, yet the neighbor to the east of me continue to supply false infirmation..So from these act. Some resident dont like Marine vet and disably people.

OK place to live. They are really trying to make it a nicer community, especially recently adding new homes. The roads are terrible and need to be completely gutted and redone. Other than that, everyone stays to themselves and itd very affordable if youre on a budget.

Lived there for awhile and it wasnt bad. Maintenance always worked there butts off. Manager did her best to make it safe.

Its okay place. It was a good place to be as a WMU student. Close proximity to campus and the surrounding amenities. However after graduation I knew it wasnt a place to stay forever.

Colonial Manor is a trailer park nestled near woods and close to WMU. My son lives here. The park offers trailer rentals or you sometimes have the option to buy a trailer. Most trailers are older models and some require repairs. Lot rent is a bit pricey and the park does not furnish anything, such as water, sewer, or trash. New trailers are being brought in and Colonial Park is working on cleaning out the bad elements who live there to bring in people looking for a safer environment. Its an ok area and a bit pricey to rent, considering its across from railroad tracks and lot rent is on the high side. The one appealing part is youre very close to Walmart and other stores.

Needs better management and some more grounds upkeep already. Lets get crackin there!

I don’t live here but the residents are horrible drivers that cause accidents when pulling onto West KL. Next time I encounter an incident I will involve the police.

Please fix the roads! The roads at Colonial Manor have been pitted and horrible for years in a row and this year no effort was made to even patch the holes.
