Our community is managed by Evergreen Lifestyles Management LLC and I cant describe how terrible this management company is!!! The street light outside of my property has been dark for 2 months now. I sent a service request about a month ago and sent an email to the manager 15 days ago, but I didnt hear back from anyone and never had the light bulb replaced!!! They are so irresponsible! What a horrible experience living in a community that is managed by this company! I do remember that back in January when I reached out to them that I had trouble login into my account to pay the HOA fee, they replied to me the next day and solved the problem. How ridiculous is that? So, you only care about the money that I pay to you but never do your job??! For any homeowners who is looking for management companies, READ GOOGLE REVIEW BEFORE MAKING A CHOICE, AND NEVER, EVER CHOOSE Evergreen Lifestyles Management LLC!
By far the worst company ever created in all aspects! Shouldn’t even be allowed to exist, terrible people, terrible management, just awful.
The portal they use to charge your HOA dues is terrible. Every single time you log in you have to reset your password. We have quarterly HOA fees. Do not miss a payment! They will not call you, or email you, or do anything but send a certified letter threatening a lien on your property. It should be illegal and they should be ashamed of themselves. Almost $100 in rebill fees and a certified letter charge How about an email or call that you need to send a payment???? Not Evergreen!
Unfortunately this company does not have the capacity to keep up basic things in a master planned neighborhood such as landscape. Over the last year there has been high turnover in their Community Manager for our neighborhood.Multiple residents have to send emails and complain multiples times to get simple things/requests done. And they have no competence and ability to choose credible vendors.I would avoid doing business with this company at all costs. Our neighborhood is unfortunately at their mercy until the property is turned over to the HOA.
My family moved into a neighborhood that is managed by Evergreen in late 2019. We, along with the vast majority of the residents, are not satisfied with their service. We have gone through four community managers in the past 16 months. This lead to request and complaints not being addressed and often being forgotten about. We have had issues with vandalism, trespassing, and lack of maintenance in our amenity center and common areas. This is highly disappointing for a new construction neighborhood. Evergreen will notify us for payments, but we get no response for the issues mentioned above.

They allow property owners to rent their homes to drug dealers. Flyers were passed at in my subdivision (Longleaf Jax) that contained several homes that had current drug dealers residing. Several of us called the HOA and were advised they can’t do anything. So we asked if someone gets hurt do to the activities what will they do then. The lady said if that happens then they will do something..6500 Block of Longleaf Branch. ..
This is truly the most difficult company I have ever worked with. Not only are they unresponsive, but their employees are incredibly rude. I mailed a payment because their online system never works, they claimed they never received it, mailed me a late payment notice and when I called to try to resolve the issue the employee was beyond rude. I have never had to work so hard to give someone my money.
If you can get invoices on what they charge you . I pulled up the official records request online and they charge over $7000 extra in our community electric bill. Go with anyone else
Worst experience! If you are considering moving to an Evergreen Management please read!!!We live in the Trailmark Community and have heard nothing but horrible things from other residents. Our own personal experience occurred when we wanted to change out our ground cover from red dyed mulch to white GA marble chips. We didn’t think changing out ground cover required an architectural change so that was our error. Received a notice that we needed to file a change request which included giving them money so we did that. They denied. Filed a variance request asking them to consider and possibly considering adding to list of approved. Nope, it was denied. We need to choose natural river rock, black or red lava rock and need to move it.We never get timely responses from Derrick, our manager here. We had issues with HOA and the fence we wanted before. It was actually the same fence THAT IS UP IN COMMUNITY CENTER, but oh that was grandfathered so no, have to get other one. Community center also has rock that isn’t on the approved list!There are weeds and dead grass all over the community centers and common areas throughout community. Trash blows around everywhere and in ponds but they don’t care. They would rather harass their residents. I am sure if Evergreen and the HOA were held to the standards we are expected to, it would be a much better place to live in, and residents would be happier.And, it’s such a shame to see that the only ACTUAL trail in the “Trailmark” was demolished for more building. This included cutting down an entire beautiful Oak Grove. Trees that were probably hundreds of years old.They don’t care about their residents and it shows. Other neighbors have received written notices bc they had a (temporary) blow up house in their backyard for their kids birthday party! I could add more if needed.I wish I never had moved here to be honest. Thanks Evergreen for nothing! I am glad you all took the time to not consider anything anyone says. That has been clear with your actions and on the last CDD call.
I just closed on my home and what horrible experience with this HOA company. How about having the decency to pick up the phone. Returning calls. How are you still in business? What do you say in your pitch meeting with the builders. “We have great customer service. Hire us” SIKE! Terrible. Smh
Just completely incompetent, prejudice, discrimantory. They mange basically nothing. A waste of money. If you are moving to Florida, make sure the HOA is not this one. Youll regret it.
MANAGEMENT COMPANY IS THE WORST EVER. THEY HIRE VENDORS PERSONALLY VESTED IN UPPER MANAGEMENT AND YOUR PROPERTY VALUES WILL SUFFER.

Worst company and worst employees. Always ready to send violations and attorney letters to collect fines with the Help of Meritage Builders appointed Board members. HOA companies can operator with such low ethics, I have never had lived in any other HOA community as worst as this. Now some of the home owners have also become such painful, clicking pictures left and right and sending to HOA, and without any verification, HOA Manager sends out violations. This company is Just very low in ethics !!
Mileage may vary depending on your expectations, but as long as you can lower those expectations like a limbo stick with all the enthusiasm to match, you shouldnt be too disappointed.Communication from the community rates at roughly mushroom treatment, while visible effort into upkeep and maintenance rates at sarcastic eye roll. Customer service rates at crickets when you need them, but rabid wolverine when theyre billing you, even when the mistake is on their end.
We have had bad experiences and ongoing concerns about Evergreen’s business practices with our rental properties.In a recent example we had a new tenant moving into the Bellalago Community and the tenant filed a rental application with Evergreen.The application was put on hold and Evergreen told us that the account was past due and directed us to contact customer service.Evergreen had never provided a statement for this property for over a year since the purchase of the property but paid the account current.Four weeks and many emails after providing proof of payments and detailed explanations, Evergreen finally removed a “mistake” on the assessments due to a payment incorrectly marked as missed a year ago and the snowball effect resulting from the misapplied payment.We then disputed the other large amount they claimed that was owed on the statement, which they explained as landscaping services.Evergreen never notified us of any landscaping issues previously. The property has always been professionally maintained by a landscaping company so we knew this item couldn’t be legitimate either.After two months of expressing our concern over this, Evergreen still did not resolve it. After many inquiries from us and from our tenant (during which time Evergreen sent the account to collections and refused our tenant access to the amenities) Evergreen blamed the delay on their vendor Floralawn who had not provided them with details about the landscaping.A couple of weeks later, our tenant was directed to pay rent directly to Evergreen’s attorney and we had to learn this from the tenant himself. Our impression was that Evergreen was trying to delay and distract us for almost 3 months to incur further collection costs and legal fees while we were disputing the charges.So we decided to contact the landscaping vendor Floralawn directly to get to the bottom of it. Floralawn unfairly blamed by Evergreen for the delay quickly responded to our request stating that they had never serviced this property and they also clarified that Evergreen had never contacted them about this property at all.These types of deceptive business practices are outrageous. We are reporting Evergreen to the authorities and will take legal action. Beware of dealing with this company!

What a bad service. You never answer the calls, they dont return calls, Ive had the garden dry for more than a month and I pay $ 230 a month for maintenance and they dont even answer the electric mails. Terrible service they give
