My daughter has lived here for a year. It was her first apartment and as a parent I’m glad it was. The staff was absolutely amazing. They were all professional, accommodating, honest, and helpful. Great location, Great team!

I live here for 3yrs. Never had any problems or issues with office or maintenance. Quiet property. And great neighbors and residents. New manager is doing a great job at attending all the residents as best and as quick as possible. Complex is in a very convenient area. All in all, I like this property.

Dont move here!!!! it has MOLD and ROACHES and GNATS that never go away!! under the sink the pipes are leaking and they paint over EVERYTHING. instead of cleaning the bathtub they paint right over it. the walls are two different colors because of the terrible painting. roaches coming from outside the walls. silverfish in the closets. trash is everywhere outside because the garbage truck barely comes. apartment complex doesn’t have a park and the pools are disgusting!!! plus management are so RUDE. save your money & your time because its not worth it. when we got here the garbage disposal didnt work, the front and patio door didnt close, the closet light was constantly blinking and doesn’t work all the way.

This complex has come a long way since 2015. Management, office and maintenance staff are magnificent. The best Team by far.No complex is perfect, but they are very close to perfection. Much has been improved, I highly recommend this apartment complex. As a current resident, I am totally satisfied. They have taken good care of all of my requests in a timely manner. They have been attentive and genuinely caring about us residents. Great place to live.BTW, I have zero bugs due to monthly exterminations and keeping food areas cleaned up and swept.

Never, ever in my life had I experienced allergies. The moment I moved in my nose got stuffed up; for a whole yr!!. It was miserable, I probably went through 5 nasal sprays. I been out of there for a week and a half and guess what? No more allergies. It makes you wonder what the fresh painted walls hide. Mold!!. Thats not all. What apt complex doesnt show you a model apt before moving in? This one! For the price there is much better apts around save your health and your money.

In general, this condominium is excellent.The actual manager is very kind, perceptive and PROBLEM SOLVE ORIENTATED. I live here since December 2014 and I dont have ANY plan to move thanks to the comprehensive treatment received from the secretary, the service maintenance personnel and the manager itself.Vert very satisfied with the labor they perform day by day .

As an educator, I have spent my entire adult life providing students with the tools that they need to advocate for themselves. This is why it has been so disheartening that Timbers of Deerbrook has taken away my ability to advocate for myself through political expression.Prior to purchasing my Biden-Harris 2020 sign, I received verbal confirmation from a staff member at Timbers of Deerbrook that having this sign in my yard was acceptable. Over a month later, I was informed that I needed to take my sign down, as requested by district personnel. It is worth noting that, to my knowledge, no tenant or complex employee took any issue with my sign, and that the lease mentions nothing specifically regarding political signs. It seems to me that this decision was politically and personally motivated, and had little to do with adhering to community guidelines.I think potential residents of Timbers of Deerbrook should be informed of this policy that stifles the freedom of expression guaranteed by our government. I humbly submit that if you value this freedom, Timbers of Deerbrook specifically, and Adara Communities as a whole, is not where you should reside.

There was a fire and they kicked me out of my apartment onto the street without knowing who started the fire. I lived there for 3 years. The apartments are old and theres dog poop literally everywhere

Very nice complex for my family and I, nice and quiet space and great neighbors, area is accessible to all shopping areas and supermarket, love that there is a laundry service on the compound, thanks to “Patty” in the office whom helped with all my paperwork and secure my apartment for my move in, she’s always there to assist if I needed anything to be done to the apartment to make it even more comfortable.

The apartment was okay. Maintenance personnel where great, however, when you move out do not expect to get your deposit, but do expect an extra charge on top of that for cleaning, and a water bill charge that makes no sense. Plus a cleaning charge for toilet paper roll holder...?

Can’t wait till my lease is up, every month I don’t have AC now it’sFreezing cold and I don’t have heat . The apts never come in a timely matter . I’ve wanted 4 days in the heat with no AC . I wake up to no hot water or no water at ALL with no notice about twice a month ! I am completely done with these apts never move here!!

In my experience since I been living here the Staff is very pleasant and helpful, They listen to you and fix any problems.The complex is well kept daily pet friendly there is a fitness workout area on site as well.I recommend this to any one looking for a nice clean place.

I recently move from Florida with little boy and the staff made me feel like at home. Amazing community in a great area. Definitely a very good place to live if you are new in the area.

I only gave this place 1 star because I had to. It is horrible here. Since the day I have regretted my choice to move here. So many things wrong but Im so tired of the lies the office manager tell I just say forget it. He says he has to get things approved through upper management and you dont hear nothing else. I guess thats just what he nicely says with a smile to make you think theyre going to do it, or just to get you out of the office. I dont know, but what I do know is, I will be glad when my lease is up.

I have lived in this community for over a year; I absolutely love it. The staff is great. Anytime I need something repaired or replaced, it is taken care of immediately. The access to 59, the mall, the stores is also wonderful. I have nothing but good to say about this complex....

DONT RENT HERE UNLESS YOU LIKE A/C UNITS GOING OUT AND ROACHES INFESTING EVERYTHING YOU OWN. I just killed upwards of 50 roaches. My A/C unit has gone out 4 times in only 2 months. They dont fix things, they make it better for a couple weeks and make you call again. Even you have an exterminator come out. Its not long before your infested again. Do yourself a favor, rent somewhere else. You deserve better than what they offer here.

I have lived here not even a month and wish I never moved in. They put a eviction letter on my door for prorated rent that they never informed us of and nothing that we reported has been fixed. The lady in the front office are very nice when trying to get you to move in then there attitude change. They had a very nasty attitude due to a mistake they made. They man next door to me has mold in his apartment and he was told it was mildew. Run DO NOT rent here

My girlfriend and I were searching for apartments in the Humble area close to my job at IAH. After already being approved at one apartment, we decided to go ahead and look around to see if we could still find anything closer and more inexpensive, which ended up being a total mistake. We found Timbers of Deerbrook, and decided to take a look at the property. After walking around, we decided we wanted to lease at this facility instead of one just a few miles down the road (that, again, had already fully approved us). I asked to pay the application fee and the admin fee, which were both non-refundable, as well as the deposit, which WAS refundable. After returning our applications, I received a call telling me I had 2 broken leases, which was completely incorrect. I called both of my previous apartments, had one fully cleared up and was in the process of getting the other clerical error fixed when Kelli (from T.O.D.) called me and told me we were denied. I explained to her I was in process of getting everything cleared up and she explained to me that her management did not care, that I had LIED on my application (which I had not) and that they would not refund ANY of the money I had already paid into the apartment, including the refundable deposit. I did not want to get into it any further with her, because I felt ashamed and embarrassed and still had not had the opportunity within the last day to clear up the clerical error with the second apartment, due to me only receiving this information yesterday. I was completely conned out of my hard earned money. What makes it even more angering, is that she had called trying to collect the first months rent 24 hours before, which makes me wonder if they were trying to receive that money just to keep it as well. I feel like a complete idiot. I should have just went with the apartment that had already approved us without any incident or issues.

My goodness, I lived there on a 6 month lease. Unknowingly, because I had just moved from up North. The place was perpetually infested with roaches. The so called wood flooring was wood laminate, in the bathroom, which got wet and begun to peel off the floors. It was never fixed. The walls stained whenever water, or anything got on to it. We had several police episodes at this apartment, and once, a bank robber used our apartment as an escape from the police. But he was caught shortly after. This apartment isnt a nice place. If you want a roof over you head, that is all you are going to get. Nothing fancy. Pros: the manager, office and maintenance staff were extremely nice! Very likeable people.

I wish I didnt sign a 1 year lease here, everyday I have to kill roaches and spiders. Whats the point of paying a pest fee if im killing bugs everyday? My truck got broken into on the first week also. Would not recommend no one to come here unless you want roaches as roommates. Below is a picture of a roach in my peephole

Where to begin!? We moved in here about 7 months ago and its been a nightmare ever since! When we did a tour of the apartment, the first one we were shown reeked of smoke so she showed us our current apartment which was missing light bulbs, drip pans for the oven, and a few other small things. We were told they would be there by our move in date. Our move in date arrives and everything was still missing so we called the office after settling in and it took them 1 MONTH to bring everything we asked for. Just after the first few weeks of being here we noticed roaches and this was upsetting because my husband and I are very clean people so it was embarrassing to have friends and family over not knowing when a roach would appear! We pay extra for pest control and have only had it done twice in 7 months. We also noticed that they painted over everything they were too lazy to clean or replace. Our AC vent has painted on dust, our bathroom sink was painted over, and worst of all our bathtub. It is constantly chipping. So much so that my husband had a big piece of paint come off underneath him while in the shower and he almost fell. We put in work order after work order and nothing ever gets done. We had to finally contact corporate and that doesnt help either! Theyre just as bad as the front office for ignoring you. Also, the two pools theyre so proud of are constantly disgusting. We were never able to enjoy them. I dont recommend this place whatsoever!!

I lived here a little over a year ago. I am currently living in Austin and I am moving back to the Houston area. I cannot, however, be approved for an apartment due to them sending something I already paid for to a collection agency. This is ridiculous, and now I know I am not the only one this has happened to. I will be in contact with corporate and the BBB. I am expecting in 3 months and because of the horrible people at this apartment I cannot be approved until this problem is fixed. DO NOT RENT HERE.

Terrible company. Ive been living there for 5 years and the newest owners have jacked the prices way above the value of what you get. They also dont care about the families impacted by Harvey, only managing to delay rent a few days till the 8th of the month. Most families wont even get assistance by then. Trash.Everything is outdated. Their gym is a few treadmills, the pools are lackluster at best. The one bedroom I rent, on the second floor is priced as high as the competing near by apartment complexes that are over 20 years newer.

I have been here 6 months now. I just want to warn anyone before moving in that the cockroach’s here are horrible!!!! I read the reviews about them but ignored them. I thought maybe it’s how you maintain your home. NO! It does not matter they will come. My kids and I killed about 11 of them. I was using the bathroom and one fell on me from the ceiling. I almost jumped out my skin. Them things are big not to mention. On top of that we have had spiders and ants. I’m ready to move. My skin just crawls thinking of another 6 months here. Trust me you do not want to stay here.

Ive been here almost 6 months and Ive never had a problem with the management or the apartment itself. I love the fact that its centrally located, pretty secure for the most part and the staff is always willing to talk to you or come to some sort of resolution for whatever issues you might have. The only issues I have are parking and the online system. Depending on what area of the complex you live in, parking can be an hassle after 8 and its almost non-existent after 9. As far as the online system, Ive never really had a problem with it until about a month ago when it charged me twice for a fee. When I went to go in and speak to someone about it, it was clear that not everyone had the same level of training when it comes to online portal. While the office staff is great (I usually pop in just to hey from time to time), going forward, everyone needs to be on the same page with regards to the online portal to make sure what they are telling the residents is consistent across the board

If youre used to living in similar complexes, youll be fairly happy here. I am much, much happier here than at Porterwood, which cost me at least $150 more a month. There is more privacy here than at Porterwood. My one bedroom is about the same size as the other one, but the layout is smarter (Porterwood has too many closets with ridiculously tight shelves. . . they also pressure their tenants to write reviews, which explains their high ratings).The move-in process is exactly as others describe. . . BUT . . . I have never had any problems with the staff. The office staff is always very friendly, as is the maintenance crew. Sometimes, repairs are postponed, but I am VERY HAPPY they fixed my air conditioner so promptly today. It is working well, and the maintenance worker even brought by a package I had in the office just so that he could check on it. I was worried Id be in a sweat lodge all week, but they did an EXCELLENT JOB :)

Left us without air conditioning for a week it was 85 in the house. Moved us into a place with roaches and spiders. Still havent came to fix that problem. Had leaking sink when asked to fix they came in and tried to twist it harder (broke it) still broken btw. Floors are stained dirty. They just paint over everything including dust and dirty stove. Make sure you look at the place before moving in. You need to go up to the office personally to get anything done. Even if its considered a emergency.

Ive lived here approximately 3 years. The first unit there were issues with sewage backing up deeming the one bathroom out of order. Also, a broken eye on the oven was never fixed after a year and at least 3 maintenance requests. I have moved into a different unit and must admit that it is a lot better (newer building), but my issue is with the staff. The manager, Daniel, and rep, Eliana??????, are wonderful but theres a another rep (pale skin, dark hair) who is very condescending and nasty beyond belief. Mind you, I am not behind on rent (and even if I were it is unacceptable for anyone to be treated less than human). Again, its not everyone in the office and I wish I remembered the rude, despicable persons name...Pay your rent elsewhere... where it is appreciated.

HORRIBLE! Ive been here for only 4 months & hate it. First of all Ive seen the worst example of a make ready apt that Ive EVER seen. My checkoff list was so long with the problems Ive noticed upon move in & guess what..theyre STILL not complete. WHY should I put in a work order for stuff thats already on my walk-thru that was not corrected? THEN when you bring up a problem to them, you get either roll eyed back or attitude expressed face...esp from the new manager. She does NOT follow thru on anything she says..even though she promises, Smh. Plus the front of the apts are well lit and welcoming but take time to drive to the back. Theres VERY poor lighting, broken side walks and the building look like the ghetto with a swamp looking pool thats an eye sore! To top it ALL off my new neighbors of 3 months blast music all the time and Ive complained but the staff gets to go home to their nice quiet homes & dont have to live here & hear it. SO with that being said I dont need an apology from the owner. Come stay here for a night & see what we have to experience. I cant WAIT until my lease is up, I move here out of desperation & I regret it!

Awful! Ive been here over 2 years and I dont know why I keep renewing. When it comes to renewing my lease they are all smiles and make so many promises but after they treat you like scum. Now I can only pay through Moneygram and didnt know this because I never received their letter advising of such. I get emails and a statement every month but for this I got nothing. Now I have to pay a late fee for them switching their whole system in a matter of a month. Last month I paid with no problem with a money order and received to verbal warning as I handed them personally the money order. This change is all spontaneous and absolutely with bad intent. They scheme to squeeze as much money as they can from you. Go to The Park at Deerbrook for your sake. No wonder the staff does not last.*UPDATE*I was going to update this review about how they fixed the issue in regard to rent payments and how I was very pleased with management attempting to really listen to its tenants and understand our concerns and such. However, today I come home to find a notice about how I have items on my patio/balcony that are not allowed to be there. This happens everytime I make a complaint. Not surprised at all. I admit that I do have chairs that are not patio furniture and a couple of other items. The notice says they happened to see this while walking around the property. My balcony faces the back of a building with a small section of grass mostly covered with pet feces so no one really goes back there unless they are taking their pets for a potty break. Meanwhile, when you drive into the property you see balconies/patios with similar items that have been there all year. No problem. I can remove my items and make my balcony/patio safe and follow regulations. It is obvious to me though that this is blatant retaliation.

ALSO MY ENTIRE TUB FAUCET FELL OFF AND THEY CUT A HUGE HOLE IN MY WALL AND LEFT ME WITH NO SHOWER FOR 5 DAYS, I HAD TO GO TO A VACANT UNIT JUST FOR ME AND MY CHILDREN TO BATHE! First off, they dont show you the apartment they are going to rent to you. They show you a floor model, while claiming the apartment youre going to get is not ready to see yet. I thought this was odd, but figured that was how they do it in this area.Update:Come moving day, after paying for everything...our apartment was still not ready. They offered us a different one. We took it because we had no choice. The apartment cupboards all had water damage that was painted over. The bathroom sink was actually painted with wall paint to cover the old rust and chips, as well as the bathtub. I pretty much cant clean my sink or bathtub without scrapping the paint away.We have cockroaches, not as bad as others. We get a few here or there. We pay extra a month for them to spray once a month. That has happened 2 times and we have been here 10 months. I actually had to plug up an hole in the bathroom behind the shower faucet to stop them from getting into the apartment.The pools have not been open all summer. They are always green and at some point turned completely brown. I have pics of that as well.The laundry facility is leaking water, with trash all over. Half the washers and dryers take your money with out turning on. The hot water doesnt work at all. So you have to wash your whites in cold.The landscapers only take care of the parts you can see from the roads.The trash bins are over filled with trash.And now for the real reason they are getting a bad review. I put in 5 service request to have my air conditioner fixed. We have the thermostat set at 65 and it is always 84° and over. At some point it got to 90° The first one was done May 19, 2017. They came in changed the filter and said it was fine. It was NOT. May 22, 2017 I put in another service request and again the same thing. They said nothing is wrong. They are flat out lying. It cooled down a little bit so I didnt need the air conditioner again until June. Again it was NOT cooling the house. So again my service request goes in on June 19, 2017. Still wasnt working properly. Requested again July 3, 2017. I got my electric bill and it was $422 dollars because we are trying to get what use we can out of the AC. Now I am upset. I tell them they need a real tech to come out. Maintenance (very nice people and I dont blame them at all) isnt properly trained to work on AC units and that they need to get a real service tech. I logged into my account and the manager LIED again stating they sent a tech. They never did. It was maintenance who came to tell my husband that the air conditioner is fine when it was 84° in the house.Monday I am contacting the Houston Apartment Association. This is getting to the point were the house is unlivable. We speak to other tenants and they have the same issues.Update: 07-08-2018 I put in my notice because Daniel the property manager refused to rid a dead animal in my wall. My apartment for months has smelt like a dead animal. I have had a maggot and fly infestation. I tried going over his head to get the issue rectified but it still wasn’t fixed. Every time I open a service request, Daniel would close it without fixing.I am telling you stay away from this place. They let the lowest of low live here.

DO Not Move here!!!!!!Now with that being said I lived there for 13 months,never late on rent, never caused a problem and enjoyed my neighbors, but from day one I knew that apt. would be a big problem. The first thing I noticed when I opened my door to my new home was a very strong smell of mold and mildew in the air along with the apt. not being clean,the carpet was wet throughout the apt. and there was an infestation of roaches and this was all notated on move in report and management was notified. The mold issue was never addressed and the bug issue continued. Well I realized why apt had a mold smell anytime it rained my apt would flood causing the carpet to be wet throughout the apt, along with there being several times the kitchen sink overflowed and water went through walls and ruined the carpet. After incidents happened I would be told I would have carpets cleaned per management but it never happened. Fast forward to move out every thing went well I didnt hear anything for 2 months. Im currently going through the same situation as M. McQueen I left my new fowarding contact info as needed but never recieved a letter a call or anything. After 2 months a family member tells me I have a letter from a collection agency and guess what its about.... Thats right Im being charged over $130 and its in collection but wait how in the hell did I not recieve any other correspondence before collection and what happened to my apt.and pet deposit. I figured this must be a mistake I call and speak to Daniel the Mgr. he advises me Im being charge for my carpet to be replaced due to stains and he advised they had pictures of damage. I promptly remind him of issues with apt. That caused carpet to be stained he then ask to call me back and when he does the story changed its not the carpet the apt had a smell of smoke really.... Try again,Daniel is rude and I advised him I would be contacting Corp ......P.S contacting the corp office was no better I never recieved a call back from Kathy after leaving several messages a week on her answering services .I see the office replied here as if they care 4months ago when my post had been on here for over 6 months then .What angers me is I tried to speak with them first to resolve the issue and was pretty much insulted. I decided to just pay the bill to not have it on my credit. I have never seen such a scam for apts. !!!BEWARE PLEASE DO NOT MOVE HERE !!!

This five star is fake. It is just to get peoples attention. This is the worst apartment Ive ever lived in, and I have lived in greenspoint before ( people say greenspoint apartment is worse) no I would rather be living there now that is how bad this apartment is.This apartment is insect infested, our kitchen sink has a hole since weve moved in and was supposed to be fixed. We are coming up on 2 years here and still waiting for it to be fixed.The laundry room door has been down since we moved in. They acted like they fixed it once and its still down.The guest restroom keeps getting clogged for absolutely no reason. The guy came ones and the found flushable wipes in there, and since then i have stopped using wipes for my kids. I use tissue now, but obviously that wasnt tge problem. The restroom flooded and the kids closet carpet is wet from the restroom. That makes no sense.A/C went out and from all the water that dropped they just fixed the ac and carpet was just drenched for about 2 weeks nobody came to dry it like we were told. The halway carpet was cut and never fixed.Dishwasher went down and after 3 months it got fixed. I emailed tge corporate office of Adara community about our issues but did not get a response until 2-3 months later.Yes it is close to work and mall, but it is the WORST PLACE EVER. I am counting down to moving out of this God-forsaken place. I am so furious we resigned a lease with them, but its almost over and we will never recommend this place ever to anyone. They will tell you they renovated tge place. LIE LIES LIES. They just fixer upper it. If you care about your family dont it.Still waiting for a couple of stuff to be fixed as I type. Its ridiculous.Goodluck finding a better place because this is not it.

Management is extremely unprofessional. They take weeks to repair things. The property is dirty and the man in the office is very rude. If I could give 0 stars then I would. The only positive to living here is the location but everything else is negative.

Hello,for new residents here to timbers of deer brook it seems exciting a new start and it is,but what about the residents that have here been here for awhile say five or more years.or the lease residents,who continue to invest their hard earned money,and time .who take it upon them selves to keep and make this place a home.now dont get me twisted,timbers of deer brook has the potential to be great!,the staff is great the grounds are clean,but in my opinion,once a potential resident become a resident for a certain period of time, we as residents and our homes are ignored,again just my opinion,like for residents that have made,timbers of deerbrook our home for more than five years, and instead of spending a boat load of cash to make the out side more apealing to out siders do more to keep the loyal residents and their homes beautyful as well,go above and beyond,,replace a five year old carpet or replace cabinets that are no good or even make sure that the exterminators go to every apartment regaurdless of if residents call in a work order or not.to help keep pest from being pest,and in closing all im saying is for us loyal,loyal, residents,please,please just dont sweep our feelings,or concrens,under the rug!.wrere more than just money orders,and apartment numbers,were people too.thank you.

When I lived there bed bugs got spread to our appartment. Part of the rent is supposed to cover bug treatment so we asked them about it. They sent a professional to come look for them and they said that there were none there. We literally left some on the counter for them to see. Not only that but they were in all the usual bed bug places. They kept lying about taking care of it and never did.Also had a motorcycle stolen here.In general the facilities are really not that great. The dumpsters arent taken out enough so some days you have to set trash next to the dumpster. The street lights dont always work. You are right under where the planes take off from IAH so its really loud sometimes.And the laundry facilities rarely work.Most importantly the bed bugs though. They have them and wont do anything about it.

The worst apartments complex I ever seen they stole money from me charging me almost 1500$ for a garbage apartment they already have and I was so stupid to pay it . Service is bad and management bad as well . Location is also bad all night police alarms and road noise from cars and trucks and train 🚂. Bad bad bad

I have a good experience here, the office staff is friendly, they solve the problem in your unit!In my apartment every time I finish cooking, clean with kitchen chlorox, clean stove, wash my vessels, throw trash daily, clean my bathroom daily and avoid unwanted visitorsI work outside Humble, but I love these apartments because of their commercial area restaurants, shops, Mall I am comfortable two years
