Hello people. I have lived here at Horizon ridge for a few months and I can say I like it 50/50. There are minor things that constantly has to be repaired, and I can say maintenance is very responsive. Yet when I first moved in the air conditioning stopped working the first 2 weeks which sucked because it was really hot. Secondly I believe the Jacuzzi has not worked since they posted this picture two years ago😠 The pool is cold at night and the Jacuzzi has no jets at all. Basically you are just sitting in Luke warm water. And personally I don’t think this property plans on fixing the issue since enough people are not complaining. Why have amenities if you all are not keeping them in good working conditions. Also there isn’t any light in the Sauna. Other than that it’s ok here. Most people throw their trash on the ground instead of in the bin. And I’m not talking about a piece of paper, I’m talking whole trash bags and the bin isn’t full people are lazy and management doesn’t make other tenants correct their behavior. It makes the property look bad. I will give 5 stars when the jets are fixed in the jacuzzi until then. 🤔

We’ve lived here for almost 2 years and haven’t had any problems, it’s a nice quiet property. Having said that, their service has gone downhill in recent months. When we first moved in you could call the office and a live person would always answer. Now you must leave a voicemail message that will take several days to receive a response, if you receive one at all. For what we’re paying for rent, I’d expect better customer service.

I gave this review because of past experiences. Its been 2 years and I am a positive person but after several attempts prior, getting my heating and cooling correct and fixing an unsafe garage door was a rightful hassle. Given the excuses as to why it wasnt working was unexceptable. The leasing manager and the property management manager are very accommodating yet items that were essential were bypassed by excuses.

We have lived here a month. Had a few issues but the maintenance guys have taken care of them. Demetrius is very nice he’s the property manager. My biggest complaint at this time was when we signed our lease a month ago the pool was closed due to Covid. The owner who is in San Diego California needs to realize that this is Nevada not California. The laws for Nevada have pools open to 50% people all pools open to 50%. I believe he’s not opening the pools due to not wanting to spend the money on running the pool and it has nothing to do with the virus. We were sold on this place and signed the lease based upon it having a pool. If the pool is not open by May, and knowing this is cause for breaking our lease, I was told to deduct a portion off my rent. Now they are breaking the agreement. Just saying. Now we have new neighbors that are major ghetto. And I’m tired of hearing the slamming doors and the “Mother F-ing” this and “Mother F-ing” that constantly. Smell of pot when they’re in the garage. Guys always yelling at the girl the girl is always yelling back. Their ghetto friends coming in and out slamming the garage door which rattles our wall. By the way the walls are very thin here. Very ghetto people. One of things I hate about living in an apartment, so we’re just trying to deal with it but disappointed. Demetrius had told us before we moved in that they had got rid of the ghetto people. Apparently, not all. If it wasn’t for the great view we have, we’d leave.

Living here currently, and have had maintenance come over around 5 times to check on my broken AC, ITS STILL NOT FIXED... No one seems to take this issue seriously.

We love living here! Everyone has been so helpful, kind, and considerate! Thank you for continually making us feel welcome and paer of the family.

Many things wrong at my move in. I appreciate the willingness to get things done after addressing the issues but the unit should’ve been walkthrough AKA ready to go.

Moana and Demetrious are so awesome and friendly. They are what companies need. I love this place. Moved here from Hawaii and so clean and quit. The view is beautiful. Moved in without even looking at the place and I must say we are blessed

Had to get an act of congress to move in. Paid twice the regular deposit. Egged while I was there. Didn’t have working sinks in either Bathroom of a two bedroom 2 bath apartment for the first month. The second one was fixed, third moth the second was fixed. Didn’t have a stove for the first month we were there. Never had any rent deductions for their lack of up keep. Maintenance was always kind and helpful. Juan in the office was fabulous. Can’t say as much for any of the rest of the office staff. Can’t say anything nice about the rest of the office staff. The pool was green, gross and unusable. The exercise equipment was abysmal, and broken most of the time. Broken sauna and hot tubs. To use the amenities inside the club house, they cannot be accessed after business hours. If you have regular employment, you will not have those to use, but you will pay for them! The tennis court pictured is paid locked, unusable. The amenities are a joke at best. Now I have been charged to repaint an apartment that I left in better condition than when we got there. The paint job that I was charged for, was as it was when I moved in. Cracks in the ceiling through most of the apartment let me know they had a major roof issue. You could tell they had been patched several times and patches in the ceiling hadn’t worked. But now I have been charged for their lack of upkeep. This is not a “luxury “ apartment home! Go elsewhere!

I do like this community and the area. However, I think that rent is still much higher than it should be for what we have. I was told I had to pay more in rent because I was farther up on the hill and had a view. turns out my view is of the apartments in front of mine.Updating my review. The community has become worse. Have at least 3 neighbors living near me that are constantly fighting outside at all hours of the night and early morning. My car was recently broken into and when I reached out to the office to let them know they didnt even return my call. Once my lease ends Ill be moving for sure.

I stayed at horizon ridge for a year and six months.. I loved this place to pieces. We had the place right behind the pool, (the 2 bd 3 bathroom townhome) My child attended Glen Taylor elementary, the bus stop wasn’t a very safe place for pick up and drop off but that is how the bus route was set up.While living there, I never had a issue that wasn’t resolved. The maintenance guys receive five stars from me because of it.I never had a break in problem or a bug problem. I did have some bad neighbors but you can’t choose who lives next to you. And cars do fly in and out of there. So make sure you watch out for that (speed-bumps would be nice)The weight room is a little outdated, they can totally go for a upgrade but it gets the job done also the bbq pits can go for a upgrade as well. All in all, We really really enjoyed living there.We had to move due to gaining my grandma under my wing and needed a bigger place. I wish they had three bedrooms Bc we would still be there.Thank you for making our first year and half in Vegas wonderful and safe.

Im not sure why so many negative reviews because I have enjoyed the time Ive lived here and will be signing a new lease. The place is always well kept. The pool is awesome! Staff is always helpful. Maintenance responds quickly. Nicole has always been available to help me when needed. 5 stars isnt enough!

Best apartment complex ever! They are very helpful in anything that you need. Complex is very clean and maintenance is quick on fixing! Demetrius in the office is probably the best person ever!!! He makes you feel that you’ve known each other forever and not just some guy in the office! Highly recommend this complex to anyone that is looking to move!

I had so many problems with the people living above me I had to move out. I called the cops so many times I got to know the responding officers. The leasing office told me they were trying to do everything they could to help but they didnt do anything. Corporate was even less of a help. I tried moving to a different unit but they wanted me to put down a new deposit and then wait to get my first one back. Corporate told me they might be able to waive the 2nd deposit and just transfer my first one but they never called me back after they told me that.On top of this I had an issue with my dishwasher not draining that never got fixed before I moved out. I got told Id need a new one all together, I was without a working dishwasher for the last month I lived in my unit. That was after 4 months of not having a working garbage disposal which gets fixed by the guy who comes to look at my dishwasher, apparently it just needed to be reset. The guy who originally came to look at it said he did that and spent 2 hours looking at it, trying to fix it before giving up and telling me it has to be replaced and that hell be back the next day with a new one. He never came back.There was also an issue with my garage door shortly after i moved in, the door suddenly started to hardly respond to the remote they gave me or the homelink button in my car that I had programmed. I told the leasing office ALL of this, that it was obviously the motor itself, they tell me okay theyll have someone look at it. The guy comes out, lets himself into my apartment when I had NEVER given them permission for this, he reprograms my garage to a new remote, leaves no notice, no phone call, NOTHING, so when i get home that night and find a note on the door into my garage saying We programmed a new remote to your garage but no new remote in sight, instead they left it on a shelf in my garage, not the kitchen counter or anywhere near the note. Shockingly, the new remote still doesnt work either! It then takes another 2 weeks for them to get someone back out to look at the same issue and to get a new motor ordered and installed. I spent 2 weeks of having to park my car, go into my apartment and open the garage door from the inside.The parking situation is awful by the way. Cars are constantly left to sit and take up spots, and none of them are assigned spots either so its all first come first serve, which wouldnt be so bad except when you have all these cars not being used by tenants at all. There was one car with 2 flats by my building for a month after I moved in. I finally got sick of seeing it every day that I called management and they still took another week to tag it. There was another I called on so many times but the guy would just move it one spot over every time. I finally gave up on it and by the time I moved out it hadnt moved in probably 3 months, at least, and had cobwebs coming off it, trash and debris just collecting under it.All the units have garages so youd think parking wouldnt be a horrible issue but the units only have single car garages, even the 2 bedroom units, that and most people have them stocked full of trash and boxes or broken down cars, or they use them as 2nd living rooms or patios or one person in my building used it as his office.I was so disgusted and annoyed with all of these issues, which I voiced to the leasing office AND corporate that I will gladly go to the grave never paying them back for the rent I owe them from the pandemic shut down.That was the other thing too, their version of helping tenants during the pandemic was calling us constantly if we hadnt paid rent and asking So when can we expect payment from you? even after calling them the day I got let go and telling them so I still got called every other week. I asked about converting my deposit into rent credit, they told me they cant because of legal reasons, this is a lie. In Nevada you legally can if the tenant and landlord agree to it.I rather live in my car than live here ever again.

I absolutely love the staff here, but Nicole is by far my favorite! She has been more than helpful every time I call in or walk into the office! She always has a warm and welcoming smile. You know she is there to hear you out and do her best to really solve the issue you may be having. Its really nice to know that not all people are just out for their own gain. Nicole has really helped me and my family out in so many ways on several different occasions. This woman is a such a wonderfulperson to know! We need more caring individuals like her in the world.

Ive lived here for 2 years and I dont have one complaint. My building is very quiet and we all look out for each other. Whenever I have had any kind of maintenance issue Nicole has made sure that it is taken care of quickly. Maintenance always makes sure they wear those booties on their feet before coming inside. For the price you couldnt ask for a better place.

This was my first apartment and I love it here. It’s affordable,it’s close to my job, and everything works. I like that I can pay my rent online and not have to go inside of the office. When I do have to go in the office for anything Nicole is always quick with a response and decision. She has helped me a lot and I really appreciate all that she does!

We were very quiet, clean residents. Rent was always paid on the first. Apartment was cleaner when we moved out than it was when we moved in. We got our move out bill, and it was over $1000. They charged us $136 to repaint (which they use the worst paint possible) I think they use matte chalky light color purposly. 2. They use the lightest carpet ever. Of course it will get dirty, with normal wear and tear. They are charging us for a stretching fee. To many people, they wouldnt consider that normal wear and tear. They also charged us to replace the carpet. There was absolutely nothing wrong with the carpet other than the needed a little strech All it needed was a carpet cleaning. We left the place spotless and clean when we left. They will find a way to take your money one way or another. The doggy bags near the grass areas were rarely refilled. There was hair in the pool when we were able to swim, and only 1 spa works. Forget the game rooms/theater. Its only available when the staff are on-site. Only 1 tiny little stand up BBQ. No tables for the residents to sit near the bbq either. If the BBQ is in use, good luck. You will never get your chance to use it. The amenities really suck. I regret moving here. Take your money elsewhere. You will get more for your buck with a MUCH nicer apartment. This is not a luxury apartment.

I moved here because it was cheap. BIG MISTAKE. This is a ghetto Section 8 complex. Trash everywhere, cops are always here. Kids throwing rocks a cars. Nightmare! Can’t wait until my lease is up next month. I’m outta here.

Since me and my wife found these apartments on trulia we were in love. Made contact with Demetrius and he instantly made us feel as if this was were we needed to be. Demetrius is super helpful and really great guy. I can’t see how people have bad things to say about this place. The staff is amazing and the neighbor is just as great love my apartment here.

Staff is very professional and seem to really care about us residents. Nicole is a gem and definitely deserves a shot out! They have everything that you need right here and close to ahops and restaurants.. if I could change one thing it would be to upgrade my apartment to a 3 bedroom cause of my growing family. We are outgrowing our 2 bedroom. So we will just stay until we are able to become homeowners.

Its old its dated I just see the management here as slumlord. our place has been broken into the neighbors has been broken into its just not good I never get an email someone steals all the mail and management doesnt give a s***.

Management is not strict on tenants following Dog Poop pick up or leash laws. The apartment is old on the inside with patched up painted walls. The dishwasher is old and hasnt been replaced in 2 months. Homeless people are living in some garages. I chose this place for a family member to be safe and I regret it. Someone just shot a police officer a couple of months ago on Carnegie and Horizon Ridge Pkwy. The exaggerations that were told by leasing agent were horrendous. What she said is hardy true. Once that Leasing Office closes at 5pm all hell breaks loose in this Ghetto. Every time I come to visit there are Police Cars out front. Ghetto.

I just bought a home and moved out. I lived there for almost 3 years and if it werent for me becoming a homeowner I would still.be thereThey have the friendliest staff and maintenance crew. Nicole In the office is awesome and she always helped me with whatever I needed. I will miss living there because it always felt like home and not just some apartment complex.

I came to visit my brother that lives here and when I saw the property and all that it has to offer I decided that I would make it my home also. NiCole in the office gave me all the information that I needed and encouraged me to apply as soon as possible. She is fantastic!

Not military friendly. My husband and I after specifically talking to office to clarify it would not be an issue if he received orders are now fighting with them while in the middle of a PCS. Also their drug free policy seems to be conveniently ignored if they pay the rent on time. Would not recommend to anyone.

Experience just gets worse.I have had timely fixes and just dont bother calling anymore. They screwed up on my rent and now giving me 5 days to pay in full for their screw up while saying theyd call me to discuss first....no call received.No accountability for what the reps say. If they lie its on you for not checking the contract.Rent gone up over $300 a month in 2+ years.Only stay here if youre short term.

PLEASE READ - MOST HELPFUL REVIEW - So my first thought when coming to Horizon Ridge Park was that it was AMAZING. I mean it looks great, the sales associates were great, lease was easy, so was the move in, etc. Over priced, but I can live with it.First I will start with the bugs. During summer you will have an ANT and COCKROACH infestation, like youve never seen before. When calling for help, they say its just hot, its normal. We had ants so bad that we couldnt stay there and they refused to take those days off of rent, and did not even rush an exterminator out there, we had to wait a week to live in our home.Now lets go to maintenance. They are lazy, and will do ANYTHING to get in and out, as fast as they can. Rude, and basically tell you to do everything yourself. Also, they flake a lot. Sometimes they dont show up, or they take hours on end.Staff? Rudest people I have ever met. So nice when we walked in, but the second you sign that lease, they show their true colors, ESPECIALLY THE LADY IN MAINTENANCE.Lease? Once your lease is over, you have the apartment spotless, they will charge you $2,000+ for absolutely nothing. They are SCAM ARTISTS!! Believe me, I read reviews like this before I moved in and figured ehh maybe it was that one person, but I was surely mistaken. Theyre corporate office CURSED AND HUNG UP, and was so rude I can not even put it in to typing, and trust me, Im not exaggerating.For the sake of your money and time, do not even consider these apartments, they are LITERAL scam artists, they used to be on another side of town and got shut down due to their charges and complaints, and re opened with a different name.Not even anonymous, ask me any questions needed.DO NOT MOVE HERE.

Finding a place you can call “home” is a little difficult but with Malana’s help it made my experience less stressful. She showed my boyfriend and I the one bedroom called the caserta, it was very spacious and had a nice homey feel to it. I am happy to say that with Malana’s help it was easy to decide where our new place was going to be. Thank you Malana!

I wish you could give zero stars because that’s what this place gets from me. Luckily my lease is almost over and I will never come back. Starting with the apartment half of my outlets don’t work and some were put on upside down. My microwave split down on the side and the painting on the walls is mismatched from them rushing. All they did was repaint over spots and you can clearly see it. Carpet is coming up because they didn’t put it in proper and my cabinets are staring to break. The workers here are lazy and rush there job also never answer the phone or show up. People speed through here like it’s a race track all day long. They say they give you a 100 dollars off for renting here for your first time when The apartments are not even close to what they are asking. 1,000 dollar rent for a out dated apartment with work not even done the correct way and stuff constantly breaking. But you get a 100 dollars off your first time so you don’t have to pay the original rate at 1,100 what a joke. They say they spray but summer is here and ants are everywhere in the apartments. Renters go somewhere else these reviews are spot on and management does not help at all once you sign that lease. If you got kids do not let them play outside one will get hit with the way people drive in here. Seems more like a section 8 complex then luxury. Maintence is a joke and it seems like they just hired somebody to drive around on a golf cart and act like there working when really my 6 year old could get a apartment better ready then they can. Please do not rent here.

Helpful apartment complex

Avoid this place like the plague! I too ignored the reviews and have regretted it since, I dont even know where to start- sign paperwork on a unit only to find out it was leased out to someone else but they had a more expensive unit available.- we are extremely clean people but several neighbors insist on leaving their trash on their porch for several days, so yes theres a TON of roaches and they find their way inside- pest control company the complex uses is completely useless and has no positive results on any occasion-unit was dirty and clearly hadnt been cleaned at all prior to our arrival, or anytime recently as the pics will show once I upload- A/C system has failed over 10 times in the past year and is well documented (never properly diagnosed or fixed)- if you live anywhere on the lower half near the pool, youd think it was a speedway.-pool/jacuzzi area constantly broken and under repair, was shut down by the health department in 2016-Although there are security gates they never close and they claim to have security who Ive never seen onceOn a positive note, the maintenance guys have always been really good to use and they do what they can to help. Unfortunately the corporate office in San Diego will approve next to nothing in repairs so the maintenance guys hands are tied most of the time.Oh, did I mention the rent increased almost $300 after our 12 months was up?

I lived in a Horizon Ridge Park apartment for three years with only minor issues. Yes, there are some rowdy tenants that don’t follow rules. People regularly bring dogs and glass bottles to the pool, which has led to its closure many times because broken glass was found. Yes, the rent increased several times, but tenants are rewarded for paying on time, and we got a free carpet cleaning each time we renewed the lease. Management was difficult at times, and Wilmark takes forever to approve repairs on gates, hot tubs, sauna, and other things. Still, when our AC unit failed one night, it was fixed the very next morning. In fact, we never had many issues with maintenance. I can’t say whether all units are of the same quality, since some units surely go for long periods without being renovated, but our unit was definitely luxurious. Despite the obnoxious staff, I still say that HRP is the best and nicest place I’ve lived to date.

Nice place, but questionable business practices. Wont let you see the actual place youre moving into till the day you move in. Found LOTS of problems when we moved in. Shotty work by Maintenance. Toilet was not flushing and when it did, got stuck and water kept running. Keep in mind you pay for part of water bill. Maintenance gets called, they come in, say it works???. Blinds broken, said they would fix, still never fixed almost 3 months later. Rent is never same price. Different every month.

This is the worst experienced living in an apartment. The maintenance service crew are a bunch of lazy degenerates and the front desk customer service are the rudest people I ever dealt with. In our case just a simple alarm system beeping to have them shut it off and it took them 2 weeks just to look at it and it didnt resolve the issue, I freaking unplugged the power to stop the beeping and let them know about it and all they can say is OK. We moved out and they didnt returned my deposit of $1200.00 stating that the carpet is dirty, Its a carpet it supposed to be shampood and cleaned after a tenant moved out. They will look for all imperfection on the unit for them to keep your deposit. Stay away from this apartment they dont care about their tenant they are the worst.

My girlfriend and I have lived here for the last five years. Out of nowhere, a one-month resident decided to start complaining about noise. We have never had a problem and yet we have now been harassed to the point that we are either getting evicted or we are moving out. The property manager Lisa Olivia is completely unorganized, unprofessional, and harassing. The management team has changed at least three or four times during our residency at this apartment complex. Do not be suckered in by their short-term benefits to living here. They ultimately are looking to kick people out so that they can make their bonuses.

My gf and I moved from NJ to Horizon Ridge- we have been here about 3 months and we love it.Our move in was easy, the staff was very professional and the amenities are really quality. we use the gym about 3-4 x a week- there are about 11 machines and Id say 8 of those are brand new.The pool is great and theres a sauna too, we also use the business center constantlyThe staff is very nice and helped us really quickly when our sink was dripping. It was fixed within about an hour of my call.I definitely recommend, and we love it here

Extremely unorganized and matinence has not shown up AT ALL. Its been 3 times now and nobody bothers to show or call to tell you anything. They are very rude when you call them on the phone if you can even get someone to answer.

The complex and staff were wonderfully mediocre (constant roach infestations, dirty carpets, rude staff) but my real complaint is directed towards their business practices. We moved out in 2012 and paid a professional cleaning crew to take care of everything for us. They still kept our entire deposit and then charged us an additional $107.22.... however, they did not send the invoice to our correct forwarding address so we thought everything was fine. I went to get an apartment a couple months ago and found out I was in collections. I asked them to fax me the invoice which is when I realized their error. I paid it immediately (May 15th) and they still havent reported it as paid to the Bureaus. They were incredibly rude to me when I called to clear it up - their operators put me on hold for 30 minutes once repeatedly because I asked to speak to a supervisor and they said its against their policy to take calls from customers. Do NOT do business with these people or youll end up homeless and SOL! AGs office is my next step and they know it.

Im not sure about all the hater reviews but I feel sooo blessed about Horizon Ridge Park... its pricey(hella good area tho McDonald Ranch) but soons I saw the 2BR 2 story unit I wanted it right away...BEST POOL IVE SEEN SO FAR its like a mini Encore Beach Club... staff is main reason Im here too... If I could give less than one star I would. Horizon Ridge Park, formerly called Horizon Ridge Villas, is a self described luxury apartment complex that is anything but. I can only assume the recent name change was due to the multitude of bad reviews on their Horizon Ridge Villas name. Look it up and see for yourself.I have lived in this complex for years and can tell you that simply trying to renew the lease with them as an existing resident can take weeks. It has for me every single time. The breakdown in communication between the office staff and corporate is nothing short of maddening. Nothing can be done without this person calling that person and that person calling you back, which rarely happens. Its insane. When presented with an issue they would rather not address, like a complaint, they will simply ignore you.The office staff has always been a revolving door, which I assume they do purposely to deny any sort of accountability.Its not all bad or I wouldnt be living here. Theres tons of parking, the general area is great, and the maintenance guys are all friendly and professional. There is also a family of Gambels quails that live in the complex, which is a state protected bird that is pretty cool. Its not enough to keep me living here though.If you look, you will find there are countless reviews of Horizon Ridge Villas which detail their shady business practices.They charge top tier prices for bottom tier service and facilities. I guess they think they can charge as if theyre an anthem property because theyre close to the area? They are not in Anthem. The gates here dont even work, so anyone can come in and out as they please.The complex itself is close to the mountains, so there are lots of bugs. Theres just no way around it. LOTS. We get camel spiders every summer; roaches, ants and beetles year round, and now we have rats too. None in my actual place yet, but there are new black box rat traps visible all around the complex. I recently saved a picture of a big dead one I found laying at my front door one morning. This is caused by the garbage people like to leave outside their doors before taking it to the dumpster.Bottom line, this complex is not worth your hard earned money. There are plenty of new complexes in the area that are not run by Willmark Communities, which is one of the most underhanded companies I have ever had the misfortune of dealing with. Im still living here unfortunately and they have tried to force me into signing a waiver of silence which includes deleting all online reviews. They are now trying to find any way they can to evict me, but I look forward to showing everyone how little they care for maintaining a relationship with a long time resident.Save yourself a lot of aggravation and live somewhere else.

Worst experience. The staff were very unhelpful and rude. The apartment was small, cheap and way overpriced. Amenities were often broken and out of service. Would never live here again.
