I Loved The Overlook. This place has big thumbs up all around and is the first time I’ve ever gotten my full deposit back! Without silly deductions from random things.This place feels like home, there’s tons of parking spaces, everyone is so pleasant and helpful at the office, the manager always keeps their residents in the loop with anything going on at the complex, it’s in a perfect location for a nice walk to Purcell Park and JMU campus, and any maintenance issues I had were fixed by the next day at the latest!Long post here, but this place welcomed me and looked after me when I needed a home for a while.Thank you Overlook!

Ive been living at Overlook for almost one year, now, and I love it. You cant beat the location and the amenities are AMAZING. I have always had a great experience with the property management company...the manager is always VERY responsive and the couple of maintenance issues I have had were resolved the same day. Highly Recommend!

I really enjoyed living at Overlook. My apartment was spacious and I loved the pool. The staff knew me by name, and they also knew my dog by name. I was always treated with a friendly smile any time I went into the office. If I ever move back to Harrisonburg, I would definitely consider moving back to Overlook.

I love this community as it is quiet, breathtakingly beautiful and the design of the apartments are very spacious. Even my dog loves living here as there is a dog park! And not to mention, Rachel is an amazing community manager.

The property manager, Rachel, is very professional and helpful. Never had any issues and if I needed something looked at they set up a date and time relative to my schedule. The property is well maintained and the facilities are orderly. From the negative reviews, don’t bother taking them to heart because from the looks of it, they’re a bunch of Karens anyways who complain about things they were in the wrong for. I recommend this property!

I lived at Overlook for 2 years and had nothing but positive experiences. Management and Maintenance were great to work with. The neighborhood is quiet and still close to everything. I work from home and once the internet upgrade was completed, the connectivity was greatly improved. The internet was my only issue, before the upgrade.

We lived at Overlook at Stone Spring for a year and loved it. From our move-in until our move out, we received exceptional customer service from the staff. Maintenance requests were processed promptly and with a smile. Anytime we brought up a concern, the entire staff listened and acted swiftly. Overall we were really happy at Overlook at Stone Spring.

Not Hanicap friendly. Need to file complaint with ADA. Ramps are not available for cars parking in front them. Hanicap parking spots not big enough for van. Then you have to jump curb to get on side walk.

Currently looking for housing in the Harrisonburg area. Would not recommend this place for multiple reasons. 1. They spam their listings (at least 20-30) on Craigslist making it almost impossible to find other options. 2. Constant bad reviews from previous renters. 3. Contacted the office about the ability to negotiate on pricing and was treated poorly and hung up on. This company only seems to care about their corporate Ties and always having a legal upper hand. I told my bf when 1st going there dont trust them because of the reviews. We took a chance because it was nice but the lady was clueless about what bedrooms were available. Also, she def lied about my credit score. She gave me a score so low. I get that they use a different company for credit but the score she give me was almost in the 400. Which I am 100% its not near that. I just got a car honey I just seen my credit score. yeah, I feel like she played us and took the application money.... but, its koo just be careful with these people n make sure to take these reviews serious because I didnt. Best luck !

Word to the wise, save yourself $150 & an Uber ride. Management wont tell you your required parking permit sticker might have problems staying on your car window. Theyre aware of this problem but didnt inform me until after my car was towed overnight for having no permit. They dont have advice on how to remedy the problem. So figure out your own way to keep the sticker on & periodically check it, especially during cold weather, or youll wake up to a missing car.

I lived here a few years ago while at JMU. The only good thing to me was the dog park and the high ceilings in my third floor balcony.I had an issue with pipes bursting in February and they took forever to fix it and we had no water for weeks. They gave me keys to another apartment a few buildings away that I basically had to live out of for going to the bathroom, cooking, showering, etc. It was insane that they didnt try to fix it in a timely manner.The apartment didnt have basic things that most other apartments in the area had like garbage disposal. Management was always unfriendly but I guess since its changed, its new people, although it doesnt sound like its gotten better.

The overlook is a nice place but the pricing is way high. When I moved out I was leaving the first-second week of the month, notified the office. Well my work wanted me to stay a few more weeks past the date I had previously said to the office so I asked if they would let me stay for a few more weeks basically end out my month. They told me we already have your apartment rented out and we need time to clean and go through it. No big deal. Well I had just paid full months rent on the first and was told the rest of the month would be pro rated. End all be all I received $350 out of a $14xx original tab. Nothing but a bunch of scammers, they are always trying to charge their residents for anything they can. When I first moved in it was great after a few weeks it was constant harassment via email, trying to blame people for things they didnt do. All in all it wasnt terrible but I feel I was robbed in the end.

***UPDATED REVIEW***I originally gave this place 5 stars. At first, they were super helpful, and when we had an emergency at our old apartment complex they got us into our apartment here as fast as they could, which was really an amazing thing to do. We were good tenants, as well; we always paid on time, responded to important notices, and followed the rules and did what we were told. We always followed up and made sure we were following rules, and any time they tried to contact us, we responded immediately.The bad thing, though, is that upon move-out, they charged us $550. Now, my boyfriend and I left first, so I don’t know the condition our roommate left the apartment in, so I wasn’t even really mad about the $550 because I’m sure he left things behind. But my boyfriend and I vacuumed the carpets obsessively as we have a large, hairy German Shepherd, and I scrubbed the bathroom from top to bottom with bleach and cleaner, and we did three check-through’s to be sure we got everything out (all of which I took photos of upon leaving). So I know the issue wasn’t us.The $550 maybe was warranted, maybe it wasn’t - like I said, we have no idea what condition our roommates side of the apartment was left in. But the problem was that they immediately sent it to collections. No bill emailed to us, no warning, nothing posted on our accounts - straight to collections. Why would you do this to tenants who were always timely with rent and responding to the property manager??? We tried to get in touch with them, but of course they were both at weddings and never bothered to contact us back. We only had a three month lease and had nothing but good things to say about living there until they tried to mess with our credit and couldn’t be bothered to send us a bill first. Rude, lazy, and money hungry.

After living here for approximately two years, I can say that the staff are friendly enough, maintenance request are handled timely, and it is a relatively quiet (minus the obvious I-81 noise) and pleasant complex to live in. Where this complex falls woefully short is with the internet provided. Our internet goes down several times a month, and even when working its performance is well below average for a college town in the twenty-first century. If they want to charge these high rental prices, the internet has to be improved substantially!

I have been staying at the Overlook for a 9-month period to work at JMU. In my time here I have had only minor issues that were taken care of at a quick pace (there were some fruit flies when I moved in). The apartments are spacious and the neighbors are quiet. Communicating with the leasing office staff has always been pleasant and I havent had any issues. If I ever come back to Harrisonburg, this is where I will be living!

Been renting here for 4 years, love the staff and the facilities are acceptable for the most part. However the internet provided is awful and useless if youre trying to do anything more bandwith-heavy than checking your email. Streaming media is a toss up, working or downloading is a no go. (Unless you have weeks to wait) the worst part is they are contracted with a TV/internet provider so you cant even pay for your own internet out of pocket....if you enjoy using the internet in any capacity then another complex is the way to go. Huge shame because they have really kind and helpful staff....

The property manager is Rachel Snoddy and she is very rude and condescending. She does not hesitate to impose late fees and legal costs if you miss a due date by 10 minutes, even if it was not your fault. i would not rent from this company again. Renter beware!

Ive lived here for over a month and I have been impressed time and time again by the staff here. The maintenance man is kind and intelligent and helped me with my appliance issue when I moved in. The staff members at the front desk are friendly, informative, and extremely helpful. I feel valued as a resident, I dont just feel like Im a person to fill in an apartment to make them money. Yes you can hear people above you, but this is not new to me as most apartments Ive lived in have some aspect of noise from other renters. The family that lives above me respects quiet hours so I have no complaints about the expected noise from people who live in the same building as me. The internet is fast (I stream HBO, Netflix, etc.) and issue free. Im so happy with my decision to live here!

It is a nice place to live, however if you value internet speed and cable, dont not live here. The internet provider SingleDigits is slower than dial up and you cannot outsource the internet to xfinity or anyone else. The cable also has the quality of 1990.

Take your money and live somewhere else. The Overlook looks nice but is garbage. They use cheap paint and their maintenance is awful. I only lived there for a year and during that year I had a awful experience. An example of how poor the apartments where and the customer service was - If you touch the walls with you hands, you will literally stain the wall. My parents were coming to town and I went to the office to see if I could get some paint to fix these stains. The person in the office looked at me like I had three heads and asked why I would like to paint over them. She was incredibly rude.Another example - Me and my roommate really enjoyed the basketball court until someone dunked and smashed the glass goal. Glass was everywhere. The Overlook didnt do anything, they didnt clean in or replace it (it is still broken). Eventually me and my friend had to push the glass off the court.But on top of all this, you pay a 300 application fee to possibly get accepted and the rent is so expensive for what you are getting.

This place sucks, nothing but problems they charge so much the windows blow cold air you tell them they say they can’t do nothing about the heater doesn’t work half of the time you tell them they say it suppose to be like that etc if you are planning to rent from them save some money and rent from someone else or for that much money you could find down the road ten times better

Very nice, spacious apartments albeit wasted space in the way rooms are configured; basic, low end kitchen. These apartments definitely cater to college/grad and temporary residents. The clubhouse is nice as well is the minimally equipped gym.Glaring negatives: The reception/staff at the clubhouse become very defensive and rude to resident requests that would entail further action on their end.The main reason for 2 stars: bird droppings are left to accumulate indefinitely. Notwithanding that 1) bird droppings carry a myriad of diseases that can wreak havoc to or exacerbate respiratory issues, controlling where birds are going to roost is an ongoing problem. It is, however, an easy remedy to keep up and clean the grounds at least Weekly, if the maintenance staff could Sweep or Wash. The staff and maintenance services cannot seem to fulfill even this basic request.This would be a highly recommended place to live otherwise.

New management, not great experiences. The apartments are not as nice as they look, somethings always breaking and it takes weeks or more to get it fixed. The internet they have there is truly the worst Ive seen. Its constantly going out and hard to get in touch with the company to figure it why its happening. The only nice thing about the place is the pool and thats a lot of rent to be paying just for a nice pool. I wouldnt recommend this place.

I have absolutely no complaints about this place at all. Its quiet, peaceful and you have pretty good neighbors for the most part. I have lived here for 2 years and moving to Staunton with my girlfriend whos starting her Doctoral program in OT.Pros: nice pool, friendly staff, pet friendly, relaxed environment, low crime rate, nice gym/lounge area, garages and extra storage available, very large apartments, rooms and walk-in closets, plenty of law enforcement are always in the area for a fast response time (if you ever need them here).Cons: Internet is not great but not bad either, very windy (youre gonna be up on a hill in the open), diesel truck club seems to enjoy speeding through the complex, up the road and out onto Stone Spring at ALL hours of the day and night.I highly recommend living here to anyone who is well mannered and has no plans on participating in or committing criminal acts and can help contribute to a rarely found peaceful community here in Harrisonburg.

Not the best staff, its changed over three times in my two years there. The security deposit is rediculous and yes rent is waaaaayy over priced. The maintenance staff hardly ever gets anything done either. I requested that someone come fix my smoke alarm like a year ago and it never got fixed. Also, the workout equipment has been busted for like 6 months now and still hasnt been replaced to my knowledge. If I wasnt leaving for graduation, id probably move to a different spot in Harrisonburg.
