I had a renter in place when I listed with this company. During the lease I decided to sell. Shannon organized everything with the property manager and within three weeks we had a very good offer. Shannon worked with the tenant to show the property. I highly recommend that if you are thinking of selling after your tenant moves out you do it while your tenant is still living there. I collected rent until the day the property sold, approximately a month after the home was listed. I never had to pay for utilities while the home was vacant and on the market for sale because there was a tenant living in the home and paying rent. Shannon is on top of her game in every aspect. One of the things I like most about her is her responsiveness. She promptly responds to issues and helps with solving them as they occur. Angel is an amazing real estate agent and a great partner throughout our whole process. We were first time home sellers and had no knowledge on what to do. Angel and the whole KW team gave us their full support and we were able to get a buyer after our first open house! Interviewing for a realtor during a pandemic can be challenging. Shannon impressed us with her knowledge of the area and recent experience selling homes in our prestigious neighborhood. I have worked with Shannon for six years, and the experience has been mostly very good. Her team of people respond quickly to any issues that may come up. We purchased our property with her, we rented our property with her, and we sold our property with her. The purchase and sale went extremely well. Renting the property through her rental company went mostly without incident, but I do feel we were charged high for the service provided. Thats not to say they didnt do a great job, I just didnt anticipate all of the extra monthly expenses. I personally would recommend doing business with her company. She always treated us professionally. Do not rent your home to this management company and read your contract before you sign. The company has a D- in BBB. They overcharge you in fees and does not provide year end walk through inspection or proof that the home was professionally cleaned.

We have used Shannon on two houses now, once in 2014 and for our recent sale in April 2020. Her approach to listing a house is second to none. The team she brought in to stage the house, list it with pictures and videos definitely gave it some great exposure. My wife and I would definitely recommend Shannon to anyone wanting the best chance of selling their home. Not only is her approach very thorough, she’s a great person who will keep your best interest in mind.

I dont have enough good things to say about Shannon Cunningham and her team! I had to sell my Moms home in Surprise after her death in 2017. I lived in the home at the time, and because it was estate property and the mortgage needed to continue being paid during the estate process, I couldnt afford to move out until it was sold. Working in downtown Phoenix, I felt trapped in the hour and a half commute, so needless to say, I wanted to get out from under that house as quickly as possible. I had never owned or sold a home before, much less through a probate case, so I had NO IDEA what I was doing. Shannon came to the house within two hours of me calling her, and explained to me how the process worked. She was always responsive to all my questions about what repairs I needed to do, how to fill out the paperwork, how the housing market was doing, etc. It took a lot of prep work but finally I put the house on the market in December 2018. It was on the market for TWELVE DAYS before I got an offer that was basically my asking price. I was actually on vacation for the holidays when it sold! The title agency they worked with was also amazing, there was a LOT of closing paperwork to sign and I had to sit down with their agent to have her explain to me what I was signing, especially because I was signing on behalf of my Moms estate so it was extra confusing. The close date was less than a month from the sale date and I was out! I had been so nervous throughout the process that the home would sit and sit on the market, but a 12 day sale is incredible - they obviously have a good marketing strategy. If you live in the west valley, I recommend!

My husband and I felt very well taken care of while working with Shannon. She was selling our home while we moved out of state. She always kept us apprised and up-to-date on everything going on during the home selling process; always got back to us right away whenever we had a question on anything. Shannon listed our house and Paul and Cindy found us our new home. Paul looked at a ton of houses with us and always had great ideas to help us envision each home as ours. He was patient with us as we continued looking for the perfect home and sent us tons of options to consider. Cindy negotiated a great deal for us and made sure we knew what was happening every step of the way. Shannon came to our home and recommended we list it for more than we’d been thinking. She helped us assess what things in our house were worth changing or fixing before listing the home and sold our house for full ask the very first weekend it was listed. I’m not sure why anyone would use any other realty team.

I would never rent out my house to AZ Performance Realty. They find a way to charge you for everything you can think of. I did not get my first rental payment after 2 months. I should have read the reviews before doing business with Shannon. If you look at BBB, they have a F rating. If you are looking to rent out your home, I would pick renters warehouse.

Shannon and her team listed our home and helped us buy a home. Shannon was so easy to work with and very detailed in her listing presentation. Shannon laid out how the process would go from day one. They have a full team ready to help walk you through the process. They had a professional staging company help us prepare the home for showings and then had a photographer take photos and even a video of the home. They did a lot of marketing prior to our house going live on the market and once we did go live on that Friday, we had a full asking price offer on Monday! Shannon did a great job negotiating with the buyers agent for any repairs the buyer wanted. I would definitely recommend Shannon and the AZ Performance Realty Team to my closest friends and family!

This company is an absolute disgrace. I would give them 0 stars if I could. When we moved in, there was trash all over the yard and in the house. The grass was over grown and the house had a scorpion infestation. They will not fix anything in the house despite professionals looking at the house and stating certain repairs needing to be replaced. I actually found out through another employee that our previous property manager was purposefully not asking anyone to complete repairs in the house. She simply stated “the landlord is choosing not to do anything at this time.” No one will answer their phones or return voicemails, even the “emergency number.” Upon move out, they attempted to charge us for the damage the previous tenants were responsible for. They are lazy, rude, inhuman, and extremely unprofessional. I don’t understand how these people can sleep at night. Don’t believe a word of these “5 star” reviews. DO NOT I repeat DO NOT rent from this company! Save yourself the nightmare.

Az Performance Realty is the one very professional of any real estate business in the valley. Shannon Cunningham is a worker, listener and knowledgeable agent. She presents herself with appropriate dress and maner with every meeting. The monthly reports sent each month are very valued and keep me up to date in business. Shannon and her compadres, Paul and Cindy Boeve, have handled the last three purchases and sales of our homes.The last two sales were in office, not public on the MLS, as we didnt want the constant interruption of unqualified people coming through our home. In both cases the home was presented to Shannon’s sales associates and inhouse clients at an aggressively high price. In both cases we received more than expected. The second sale went into a bidding war and sold above our asking price on the first day shown. Being an out of state resident, it was important that the furnishings sold with the home. This was also negotiated in the sale and netted additional proceeds. This is only possible due to the size of AZ Performance Realty client base. With a smaller firm we would have had to list on the MLS.When it comes to showing homes, Paul and Cindy Boeve are relentless. They never gave up until we found the home we wanted at the price we wanted.In all cases; showings, negotiations, paperwork, etc. was professionally handled, making our jobs much easier.Not only do I highly recommend AZ Performance Realty, Shannon Cunningham and Paul and Cindy Boeve, I would trust no one else in the Phoenix area.

Do not EVER rent through this place! We rented a house for almost 6 years from this company. Like most reviews say, you have to call or email them multiple times to even get a response, and IF they finally send someone it’s usually a couple weeks later! This means the issue you are having has only gotten worse over time! Also, when we moved out, they charged us for issues that were wrong with the house when we moved in!! DO YOURSELF A FAVOR AND SAVE THE FUTURE HEADACHE OF HAVING TO DEAL WITH THIS COMPANY AND RENT FROM SOMEONE ELSE!!

I think Ive only written a couple of reviews in my entire life.. that said.. Im not going to go into detail on here.(Regrettably, I sold my home using this company). I will just urge those buying or selling a home to look elsewhere. I had some concerns so I contacted the broker (Wednesday) she is the most unprofessional people Ive ever spoken to. If I can prevent just 1 person from using this broker..sadly, I will feel that my horrible experience wasnt a complete loss. Please please please save yourself the stress/confusion and use someone else.

I have been living in my rental home for over a month, almost two months and have had nothing but issues with this company!!! No one returns my calls or emails! I still don’t have power in half of my house and have several house issues that should of been taken care of before I moved in! There was trash all over the backyard when we moved in! Let us begin with unresponsive action. Seems to be the most common complaint. I can affirm it is true: AZ Performance Realty is a sham. They operate under a shell company called: Keller Williams Professional Reality: WWKK LLC. Wednesday is the broker. Scott and Shannon exist under this umbrella. They together employ a Angie Lautner who does not have a real estate license number. They are not all together truthful and I would suggest you stand clear of them. WWKK LLC is on record with the Arizona Department of Real Estate of having accounting irregularities. I have no doubt that they will lie and mislead to conform to standards.

If I could give them zero stars I would. Absolutely the worst company I have ever had to deal with. They are unprofessional, dont address issues in a timely manner if at all, and hold your deposit hostage. I received only half of my deposit, due to maintenance issues, though they are clearly not expressed in the lease. Dont rent from these people.

This is the first time we have ever had to write a review that is this bad about anyone or any company ever. Where to begin. My husband and I with our little children moved in at the end of March around the 30th 2018, He did the move in sheet and notified them of what needed to be done and fixed, but no one answers the calls, numerous voicemails, when you leave message no one returns them or emails in a timely fashion. Shannon and Todd are not helpful at all, Drake doesn’t do his job efficiently at all and Kristie continues to put a late fee on our account when we’ve NEVER been late, (mind you we’ve only been here 2 months). My husbands in Law Enforcement And we also have three investment homes that we rent out in other states, and we do not have this problem, we take care of everything that our tenants need no later than 72 hours unless it’s an emergency and is done immediately. so he is tired when he gets home but stays up to wait on people that dont do the job. Maintenance requests put in over 60 days ago and still not done. About 15 days after the maintenance request was put in and everything, someone shows up to the house without notice, and the person didnt speak any English at all so that was a bust. Now 28 days after the fact someone else comes to start doing estimates on repairs that were supposed to be done 10 days after you put the request in. BY law in Arizona and this person came start of the job left at 11:30 AM in the morning and never came back and left all of his tools. I should not have to call any property management company as much as I do to get things done just because no one wants to communicate or do anything. This is getting frustrating and there are things that we can do and my husband and I are not happy, by law We cant terminate the lease because things were not completed and there are safety issues that are supposed to be attended to within 10 days but they have not been done. Here we are a month later and nothing has been done that the maintenance request says needs to be done, not one thing. He law states:LANDLORDS BREACH OF RENTAL AGREEMENTIf a landlord materially fails to comply with the rental agreement, the tenant may deliver a written notice to the landlord specifying what the landlord did or didnt do and that the rental agreement will terminate upon a date not less than ten days after receipt of the notice if the breach is not remedied in ten days. A.R.S. § 33-1361(A).If the material breach affects the health and safety of the tenant, he or she may deliver a written notice to the landlord specifying the acts and omissions constituting the breach and that the rental agreement will terminate upon a date not less than five days after receipt of the notice if the breach is not remedied within five days. A.R.S. § 33-1361(A).This is ridiculous and I have called numerous times and things are just not getting done and that is not what I believe the owners would knowingly let the property management company that is working for them Continue to do, or NOT do. Im old-school, I communicate everything that I need to communicate and not sit back and wait for things to come to me in an email or a text message. Im a hard worker and I know my husband is very frustrated due to the fact that he has to work and then come home to things that arent complete. When the lease is up and some of our friends lease is up, NEVER will we use them again for any services. I advise anyone to seek another company to rent from, and if I would’ve done a little more research when we moved from Pearl Harbor to here, I would’ve known that they had already had a bad rating on yelp, Google, and the Better Business Bureau. That is my fault. Completely unprofessional, and don’t do their job completely. But they will ask you for your money though. We filed a complaint with the city today about them so they will probably be contacted soon because this is ridiculous. No one responds to anything. When I sent that email about the complaint, all of a sudden somebody wants to call now.

I worked with AZ Performance Realty in order to find a rental.When I went to move out, I left the home very clean and in imaculate condition.I attempted multiple times to get a hold of Shannon or her husband Todd, yet neither would return my calls. I left numerous voicemails along with calling their office and staff. I never did receive a call in which I asked for from Shannon or Todd.I would never recommend to do business with the shady people at AZ Performance Realty, unless you just want to leave endless voicemails and never actually hear from your agent.
