I had a wonderful experience with Bryant Properties. I rented a Duplex from them for three years. I never had any issues when things would break. They always sent a trained professional to fix the problem in a quick and sufficient way. They never left me hanging, once I emailed the problem they were on it Asap. Thats very nice in my opinion. Great example.. our heat went out during a snow storm one year, and Larry personally trudged through the snow and ice, to deliver us a large space heater as a temporary fix until the a/c and heating company could make it to our house. I just moved into a townhome and it was honestly one of the most pleasant experiences Ive ever had to go through. Most of the times you get nervous, and a little anxious about moving. I was also skeptical about going through a property management company but Mr and Mrs. Bryant made becoming a tenant a smooth and easy process. They were very informative and response time was very good as well! I applied and was in my new home in less than a week and a half ! I have no issue whatsoever upon move in. I absolutely love my new home! I highly recommend and that is saying something because I usually never write reviews!

I didnt expect to start my Saturday at 5:30 AM with a loud bang and a spewing water heater but, as luck would have it, I did. I knew the office is closed on the weekend so fully expected to have to make other arrangements for the weekend. I placed the maintenance request at 6AM. Almost immediately, Bryant Properties responded to say maintenance was on the way. David, the maintenance professional, arrived promptly, introduced himself again and immediately began assessing the problem. He quickly determined a replacement was required. I again expected to wait but instead a new water heater was installed and all set right by noon. The prompt, trustworthy, polite customer service exceeded my expectations, is most appreciated and speaks well of the company.

This company started off great, but they have been awful for at least the last 6 months. My tenant has been late with the rent for at least 5 out of the 12 last months and I have always had to chase down the manager to get any info. Even this month, I had to email twice to see if the tenant paid and when Larry got around to answering, his response was just, no they havent paid. Really 1?! Is that you have to say? Awful, please dont walk, but run in the other direction!

I’m only a month into my rental. However, the experience has been nothing but professional. They have the “BEST” maintenance guy this side of TN. David is his name. I’ve never experienced a more respectable and courteous person in this line of business. He also cleans up behind himself. Yea, “TOOT” your own horn. Hello! As of now, I’ll be a tenant for a long time. At least until Nashville gets to outrageous to rent. I currently recommend Bryant Property Management. They are very convenient when it’s money time. Yes, no extra fees when paying the bills. Not sure if there’s another company in Nashville quite like this one. Think I might have hit the renter’s jackpot. ***update*** I’m 6mths into my lease and I can’t seem to get the driveway regraveled. I was told on the day I signed my lease that it would be done as well as an extermination treatment before moving in. Both of which has not been done. Nowwhen I submit a work order, I get no response. That’s all well and good because I’ll be leaving here when my lease is up. 🤦🏾‍♀️

This review is to warn any future tenants at 2908 Tuggle Avenue, Nashville, that mold is growing on this property. After we discovered the mold, we emailed Larry repeatedly, which finally resulted in them giving us the option to move out or deal with the mold. After spending hundreds of dollars on moving, taking time off work, and having hundreds of dollars of our property destroyed by mold, we were nickel and dimed over our deposit. The property is now being cleaned and prepared for a new tenant, hopefully we can prevent another family from going through the problems we did. It is disappointing that Larry is willing to move another family into this home knowing that is is not safe.

My experience with Bryant Properties so far has been everything good you would want from a property management company. I loved that I could let myself into the property and use the Rently app to send questions and reviews. Bryant Properties responded almost immediately to my questions, including a comment that the unit would need paint. They confirmed that it would be painted before move-in if I moved forward.After looking at over 10 properties, I settled on the Bryant Properties unit and completed my application. Everything moved very smoothly and quickly and I was approved within 24 hours. They agreed my pre-move-in requests and move-in date with no issues. Kim was responsive via text, email, and phone when needed. The online lease option was super convenient for me.Larry met me at the property the day I arrived in Nashville. We completed the walk through, signed the final paperwork, and handed over the keys. He was friendly, answered all my questions, and let me know about the online portal which would handle my rent and service requests. Less than 24 hours later, I received my online portal login.Ive only had one service request since move-in, and it was handled efficiently and professionally, sending out a well-known plumbing company to fix an issue. It was nice to see they use quality companies, and not just any old handyman. Kim even checked on me after the appointment to make sure they fixed the issue, which they did.Overall, I am very happy with the unit and Bryant Properties management. This is not my first time dealing with property managers, and Kim and Larry are some of the best!

I wish I could do negative 5 stars. Absolutely horrible property management!!!! Im in the military (15 years) and I move a lot so I have a long rental history. This company is by far the worst company I have ever worked with!! Took months for any of my work orders to be completed and when I moved out they tried to charge me for 31 year old hardwood floors that were already in bad shap WTH!!! On top of it all they harrassed me about my papered ADA service dog!!! Gave them proof several times and kept on saying they never recieved! Absolutely trash company I will make sure to blast them on all military families websites looking to move to their new duty station.

I have lived in a condo managed by Bryant Properties for 1.5 years now, and every time I have a maintenance problem (which is rare), they respond really quickly. For example, my shower light went out and my sink started overflowing in the same week, and Bryant Properties fixed both issues immediately, even though it was in the same week. Earlier last year, I had an issue with my refrigerator, and I was worried Id lose all my food--however, BP sent people over immediately and I didnt lose anything. Great response time. They also worked with my schedule and I didnt have to be home to let them in or miss work to have BP fix things.Theres nothing better than a quick maintenance team! Im extremely satisfied with their response and technique. Thanks so much!!!

This review is to serve as a warning for potential tenants of 2908 Tuggle Avenue. Once we discovered MOLD growing in our basement/laundry room and we informed Larry @ Bryant Properties. After countless e-mails, we were finally given the option to move out the the house or stay and live with the mold. They decided it wasn’t worth the investment to make repairs so that the basement humidity would drop below 80% in the summer.I was then nickel and dimed on my deposit after paying movers and taking time off to move out of this unsafe environment. This property is currently being cleaned and prepared for a new tenant. Save yourself the headache and do not move your family into a Bryant property rental. It’s a shame that Larry is willing to move people into a rental property that has issues with mold growth just to make a couple extra bucks.

I worked with Bryant properties for over 4 years. I have never worked with a propery management company prior to them. I wound up moving away from Nashville and needed someone to take care of my property and rent it while i was working across the country. After 4 years i have never had an issue. Larry was very easy to work with and i never had any problems. I always recieved rent on time and the tennants never went without. I chose Bryant properties becuase they answer their phones on the weekends and you can be sure they are not an 8-5 M-F shop. They are 24/7 and are amazing to work with. I only stopped working with them because i was able to sell my place and Larry was my realtor for the deal. I can assure you if you are on the fence about a property management company and dont know what to expect that Bryant properties is the real deal and will take care of your property as if it were their own.
