They want your $50 application fee, and thats about it. I had all the money to pay upfront for a year, with top notch credit, and no criminal history. I have no pets. I was smart enough not to pay the $50 fee, because i was told that there were several other applicants. Im sure its just standard protocol to take peoples money, and give them nothing in return. I called another agency. They told me upfront that other people have applied, to save my money, and call back the next day to see if the home was still available.

Honestly the best customer service I’ve dealt with regarding my home needs. My husband and I are stationed in Japan and executive properties manages our home while we’re gone and they do an outstanding job keeping us informed. Our tenants just renewed their lease and I was given an amazing over view on the thorough inspection they did in the house to make sure everything is in place still. I never have to worry about anything because if I need something done, Executive properties is always on it. Thank you for your continued support!-Elizabeth R.

We used Executive to manage our home for about 4 years (3 tenants). It began great- the staff took initiative, we had great tenants so everything went smooth. Then things fell apart.We lived out of state and relied on Executive to do basic property manager things like make sure the house looks good and solve problems before they become huge issues. We believed they we doing detailed walk throughs in between tenants and relied on their supposed expertise.They recommended we pay for touch up painting inside so we did ($600). Then the representative said “the paint doesn’t match, oh by the way that’s typical with touch up paint, suggest you pay to repaint the entire interior.” Tenants moved in so the painting issue was put on hold. During their stay their washing machine leaked, ruining the hardwood floors. We had to pull teeth to get any information from Executive regarding the fix actions. My husband expressed his unhappiness with the handling of communication on the issue and the owner basically dared him to get a new property manager. We were living overseas at the time and simply couldn’t deal with this the way we wanted. The tenants moved out after a few months (military) and a new family moved in.We happened to be in the area within six months of the changeover and asked to view the property. It was clear Executive did not do their job in a proactive manner. The house needed a power washing (they had only recommended one during their management), the front entrance needed touch up paint, the landscaping could’ve used sprucing- curb appeal and simple things we were surprised they didn’t suggest during the recent tenant changeover.Then I saw the interior paint job. The touch up paint job was a poor suggestion- the shades clearly didn’t match. We have high ceilings and the same color through out meaning we’d have to to a full interior repaint ($3000). When an experienced property manager advises me of work that needs to be done I expect him to tell me my options: option A is a cheaper touch up job that might not match, option B is more expensive full interior job. They didn’t explain those options, they didn’t say, prior to the painting, that a touch up job might not match- to be quite honest I think they didn’t know.The thing that bothers me is they claim the problem is our fault- we should’ve known. Clearly we are painting professionals and know touch ups don’t match and we should’ve suggested a full interior job. They claim they told us the paint doesn’t match, but when going through our email communications it’s clear they didn’t mention the mismatched shades until after the job was complete.From working with Executive, namely the owner, I believe he doesn’t know anything about property management and merely fell into the career, perhaps he thought it’d be an easy job or he’d be able to charm himself through problems.We made our dissatisfaction well known and told them we’ll be switching to a new company. We were worried they’d be spiteful, but a wonderful rep (Stacie), took it upon herself to make sure the our transition to a new property manager went smoothly. I firmly believe if Stacie had been in charge of our property for longer (she’s relatively new) we would’ve been happier with our experience with Executive and continued to stay with them.If you live in the area and can check on your home yourself, then go with Executive. If you’ll be out of town and want to the peace of mind that comes with relying on proactive professionals who know what they’re doing, I suggest going elsewhere.If anyone wants proof of my claims, I’ve saved all email correspondence since that was the basis of our communication the last few years.

Executive Property Management has been managing my property for over 4 years and they have been exceptional. They keep me informed on everything about my property and find new tenants quickly. They handle everything from maintenance issues to exterminators and it is such a relief to not have to deal with that headache. I read some of the negative reviews posted and they seem to be dissatisfied prospective tenants that did not meet minimum requirements. As a homeowner I expect the management team to be discerning in whom they entrust my home and would not be with them if they did not have minimum standards for tenants.

Executive Properties has been managing my home for about 3 yrs now and I couldnt ask for more! Customer service is impeccable, the rates are as expected and overall they are simply perfect. They keep me updated every month with property statements and all information regarding the house. Ask for Stacie, she is absolutely amazing!

I have rented from Executive for 3 plus years .They have always been pro-active and very responsive to the few repairs needed to my home rental . Highly recommend Executive as there home rentals are all well kept and maintained.

MILITARY FAMILY!!!! If you own a home near Seymour Johnson and you can manage it yourself do so. We have found that Melanie Gates and crew are not customer service driven, very combative, condescending, lack attention to detail (EXTREMELY LACKS) and will not take care of your tenants. AVOID THE STRESS!From the onset Melanie literally spoke to my wife with an attitude and even laughed her and said “we are only making 10 percent on this deal.” In an attempt to keep the peace (because this was our first rental and I just wanted it to be easy) I left work and drove from FT Bragg to Goldsboro to have a face to face conversation with Melanie in an attempt to establish our expectations as the customer and the requirements needed to successfully manage our property. I left the office feeling confident that we understood each other. Well in the year they managed the property: The first few months our tenant had a bad experience with her exhibiting some of the aforementioned behavior and event wrote a review about it. Melanie actually thought it was some type of a win to go back and forth with our tenant and initially bragged about her negative response to her (which raised even more concern). We could not get a straight answer about the repairs needed for our AC last summer or this summer resulting in us doing the leg work and getting the issue resolved ourselves. When we cornered them on the phone regarding conflicting details (because her associate literally told my wife a different story than what Melanie was telling me) Melanie copped out to “oh I do not know the actual details I’m speaking as a 3 party in trying to resolve the issue.” Before this statement she left messages as though we were not providing the information needed to resolve the issue. Their inconsistency and confusion about if our tenants where actually in the heat was due to the fact that they never actually went out to the property to assess the situation. THEY ARE LESS THAN 20 MINS FROM THE HOME! Finally, we actually drove from Raleigh to our property (1hr 30 mins) to speak with our tenant and received more of the same in regards to how they were treated. Thank God our tenant did not hold the way they were treated against us. Our tenant actually wanted to pay to improve our property by adding more fencing but they never told us!!!BATTLE BUDDIES AND AIRMEN IN THE AREA HEAR ME CLEARLY…WE HAVE ENOUGH TO DEAL WITH…DO NOT DEAL WITH THESE PEOPLE!No need to say you are sorry about our experience with your company in your response Melanie. As you have said many times you have been in the business for decades so this is just the way you all do business. I sincerely believe that because there aren’t many management companies in the area and you claim to have been around as long as you all have you think it is a client’s privilege to work with you…however you need clients to stay in business…we don’t need you.
