My experience moving into Canopy was a warm and welcoming transition. The leasing manager Louis helped a tremendous amount when it came to moving in and getting settled. Louis made it very comfortable and went above and beyond helping me with anything I needed. It is a great place to be.

Place is going downhill fast. Internet has been down for a month, Ive contacted management, went to the office multiple times, and they make no effort to fix it. Trash piles up in hallways creating swarms of flies, which brings swarms of spiders that now cover the buildings and creep through your door.

When I moved in, it was an absolute disaster. The apartment was a mess and I was extremely unhappy because they were remodeling. On the other hand, after calmly speaking with Louis, one of the managers, he did everything in his power to take care of my roommate and I and made everything right. His customer service is outstanding and he is always going above and beyond to assist us with whatever we may need. As long as Louis is a manager here, I am living here too!

Still have not been able to see the actual unit or even a model unit that I will be living in, my family just wanted to get a look at the space and the office has not allowed that, even though I signed my lease in February and it is now July. The office also has not given any of the specials that it was offering to me back in February (gift cards, reduced rent).Update: They refused to give us our special even though my roommate signed the lease, just because she is now subleasing and got someone else to take the lease over for her....They still got two leases so it does not make sense to not give us the specials they promised. They respond faster to these reviews than to our emails.

Louis is amazing!! Most helpful leasing manager I have ever met. He listened to all of our needs and concerns and made sure everything was clear as can be. He even spoke to my mom over the phone and made her feel so comfortable with me signing a new lease there and answered all of her concerns. He has the most bubbliest, funniest, most genuine & caring personality of a leasing manager I have ever met. Canopy is GORGEOUS! The new renovations are so cute, the carpet is clean, FREE PARKING, and it feels like a cute little neighborhood on the inside. I definitely recommend signing here. 💕

I moved in today and I am so happy. What I asked for is what I got. From the tour with Louis to move in day. He gave me what he promised me. The apartment was extremely clean, smelled great, furniture beyond great condition. I cant wait for all the resident events. Thank you Canopy team and Louis for this experience. After 3 years in the gainesville, this is the first apartment complex that the staff made me feel welcome and I am going to have the best sleep tonight. From the customer service, communication, to the smile of of the staff on move in day. I feel like this is finally my home away from home. I could go on and on. Thank you Canopy, seriously thank you so much... I really did plant my flag like louis always say!

We toured with Louis and honestly he did such an amazing job! I normally can’t stand going on any apartment tour because everyone always seems so apathetic or way too pushy, but Louis wasn’t! We loved his personality and he was fun and energetic and more than willing to answer all our questions! I wish more apartment complexes had customer service like that because it would make apartment hunting way better! It was a really great experience overall and if I have any friends looking for a new place to move, I would definitely recommend touring Canopy with Louis!

I was charged over $300 for damages after moving out, but the damages were present prior to my moving in and written on my move-in form. I have tried reaching out to the office and the financial manager and receive no response. While the front office staff is very nice, the actual management is atrocious. Also, dont expect to receive any of the lease signing bonuses you may have been promised.

I have came from a couple of no so good apartment complex’s and canopy is by far the best one. The apartments are huge and updated. Nice and quiet neighborhood with great neighbors. Canopy always has something in the clubhouse to take care of residents. Bottom line when it comes to canopy your getting a great place for a great price!

I have never ever seen an office so irresponsible in contacting their tenants back. My family members has been broken for weeks, reported on MULTIPLE occasions, the front desk only gives a phone number and email to management that responds 10 to 15 days later just to question & NOT RESOLVE anything.

Louis and Azhani have really been the rock to my moving process. They are very responsive even when I was probably one of the most annoying clients. You can tell they care about your move and are so friendly and professional. I just signed my lease here and I feel like I moved in to a very clean and well kept apartment. They even do a great job with roommate pairing. Coinesidently I have a roommate with my same name and great personality. The clubhouse is always full of surprises, especially within the past month with events. I am very humbly satisfied so far and looking forward to a great year here at Canopy

If you’re moving here, find TJ. TJ is one of the best managers I’ve ever experienced! I’ve moved to four different complexes and have never had a great living experience like this one. Any complaint I’ve had has been taken care of in less than a few days. I wish I could stay another year honestly!

When I say Louis needs a promotion/raise I mean it. He was the only person who helped and cared. Came after hours to the office at 8 to give me the keys to my new apartment and was the nicest and most helpful person ever. He went above and beyond to help me. Before I got in contact with him no one else helped me, they told me there was nothing I could do, I was expected to sleep in my car after driving 5 hours to my new apartment because I was going to get there 5 minutes after they closed because every time they asked the property manager she said “ we can’t do anything we’re closed” when obviously it was possible (thanks to Louis) and when I tried to speak with her they said she didn’t want to speak directly with me. The property manager Keisha...when I say I have never felt like someone does not care a single bit about their job and also made me feel like she didn’t care at all about me and my situation. After getting my keys from THE AMAZING Louis, I couldn’t get into my room because the last person that lived here changed the locks on it and I was trying to get maintenance to come here and fix it. After HOURS of trying to get in contact with Keisha she told me the line was for “emergencies” even though it’s an after hours call center and to not call the line again because it’s “blowing up her phone” and “people have lives, this isn’t an emergency, if it isn’t a fire or a flood”. After waiting for hours Tyler from Maintenance came and helped me unlock my door so I could sleepIn my bed and have a bathroom to use. I’m so upset with the property manager I’m so in shock with how I was treated by her. Louis needs a promotion/raise because he was the only helpful person and went above and beyond to help me. If he doesn’t I’m not singing my lease again.

Just renewed here with Louis, such an awesome sweet guy! Honestly I was scared for this place when I first moved in, but this new management is awesome and extremely understanding about everything. Maintenance comes within the next day, which is honestly crazy. Also, kitchen is super spacious and bedrooms are a good size with a huge closet. Only things that sucks is the entrance is hard to get in and out of, especially during rush hour. Otherwise i am satisfied living here.

On Valentines Day I had just gotten finished working an 8 hour shift, and raced to the leasing office to sign my lease. I arrived a little after they closed, but thankfully Taliyah was there to help! She patiently helped me with the entire process which I am so grateful for! Her positive, kind attitude made me feel so welcomed and made me that much more exited to move in. I cant speak for the rest of the staff, but the Canopy team is so blessed to have someone like Taliyah working for them. Positive aspects: It comes furnished. Work orders are completed on time. It looks beautiful when the surroundings are cleaned.Negative aspects:This is not a place for graduate students, or any adult who wants some quiet. Those in the apartment above me stumped and partied till 2am. When you call the front office, they give you a phone number to a security firm that never picks up. The noise issue happened over a dozen times in one semester. The internet is average at best. The pool is not often cleaned, and was closed most of the year I was there. There was dead roaches in the apartment the day I moved in; I still have pictures which were emailed to the manager.Just like the issue with the noise, the front office is unwilling to get involved with issues that most front office would go above and beyond for their tenants e.g. I always had and paid for reserved park. When I decided to switch to regular parking, I was just told by email to remove the reserved sticker from my car, send a pic, and I wont be charged. The email didnt inform me that there was a regular sticker that needed to be placed on my car even when parking at regular parking spot for tenants. As expected, my car was towed. Front office refused to get involved or even speak to the towing company they hired to tow my car that was appropriately parked in a regular tenant parking spot. These are just some of the many issues I had with canopy.Covid pandemic: As a healthcare professional, I was asked to come to help in Georgia during the times of the pandemic when tens of thousands were dying. I requested some flexibility from management (Cassie Hughes), asking to end my lease early, so I can go help my fellow citizens. I even offered to pay a penalty. She flat out refused, not showing any empathy for those losing their lives during such a tumultuous period. She demanded I pay for all the months left on the lease, and then I can go to GA.My house purchase: I purchased a house, and closing date was 3 days after lease end. I requested flexibility, offering to even pay a prorated amount + any fine. It was flat out refused. I had to get a u-haul in which my belongings were placed while I stayed in a hotel till I closed on the house.Overall summary: I would not live in Canopy apartment. There are better options that enhance quality of life

After living at Canopy for about 3 years I can officially say I am so happy I am gone! My first year living here was honestly not bad and management was great, but my second and third year is when all the issues occurred with the new management. This apartment complex has no regard for their residents. They post how concerned they are and willing to fix the situation in Google reviews, but when it comes time to actually help they are everything but helpful. My second year at Canopy resulted in my living for 4 months in my friends apartment at another place because I had the most important exam I was preparing for and could not sleep in my bedroom. Every night my neighbors (upstairs and next door) would blare music, scream, stomp and drop things non-stop from about 11PM-7AM. I called security, non-emergency police dept, reported this to Canopys management and absolutely no one helped me. They could care less! They claim they will put notices on doors, charge fees (per the leasing agreement) and none of this was done when I could not sleep for months in my bedroom. This issue of loud music, noisy neighbors, and terrible management persisted for my last 2 years here and I was constantly spending the night at my friends apartment or partners apartment just to get some degree of sleep. Management (specifically both Malia and Cassie) were so bad at their job that it would take me emailing corporate about my issues for them to see my email or think they responded but really did not.They absolutely do not care about their residents who actually abide by the lease they sign, but will certainly cater to those who violate their leasing agreement every single day. When I would go to the front office and ask in person about random charges on my account or questions about why my charges were so high for particular months the lady at the front laughed and told me I cant do math so I will have to call you later about it. That is your job! You should be able to do math before you charge any resident random fees!! The best decision I ever made was not re-signing my lease. Along with the terribly unsafe location (check out the neighborhood next to the apartment) I can guarantee you that you are much better off somewhere else because you will not be treated with respect here.

I gave this one star months ago, and my review still stands the exact same. Due to COVID, many students, including myself, have been forced to do online classes. The past few weeks the WIFI has not worked at all. There are not one, not two, but three wifis that are available to us and none of the three work on my phone, TV, and most importantly my laptop. This is the same for my roommates and others that I know in the apartment complex. It is frustrating that I cannot log onto school from my home and have to try to find other places to be able to do so. It is hard to be on campus right now, again due to COVID, so this has been a huge burden. The most frustrating part of it all is that me and my roommates have reached out about this problem many times. Not once has the apartment complex sent out a Mass Media email or a voice message or even an Instagram post addressing the situation, let alone reaching out to me personally the times that I have reached out. I even called in one day and I was told by a worker that I had to contact COX network myself, although I don’t pay COX network or deal with them in anyway, I pay Canopy apartments. This is unprofessional to say the least and very inconsiderate for the audience of students that live in these apartments. But they will call and contact you countless times, day in and day out to resign and make sure you’re paying your rent. Things just continue to get worse.

This place is miserable, management is terrible, and I feel unsafe walking around the complex itself nevermind the surrounding neighborhood. Work orders are never processed despite numerous calls to front office.... Takes me getting in touch with corporate officers to get any response. Multiple problems with appliances despite paying a premium price for newly upgraded features within the last 6 months.Pool is disgusting, unclean (green colored) and unsafe to swim in despite the office claiming it is clearity.Wifi is beyond slow and doesnt reach half of the apartment, only 2 of the 5 rooms can maintain a decently consistent connection. Very frustrating considering school is online due the pandemic and I need to leave my apartment to get stable enough connection to attend online lectures. This issue has been going on for last 2 months with no help besides offering to move the router to a different room and changing which rooms get connection.Trash pickup seems to be non existent or sporadic at best. Both trash and recycling are constantly overflowing and littering the entire grounds of the complex.Few residents pick up their animals excrement and I dont even blame them because trash cans for dog waste are also overflowing.When asking questions for charges on account there is a HUGE delay with response.My fire alarms have been having issues for the last 2 months. Warning alarms on 3 different smoke detectors started going off simultaneously in the middle of the night but upon calling for help they decided this was not cause enough to come and fix it. They did not come until eventually all alarms were going off. The most recent solution was maintenance taking all of the batteries out and removing the smoke detectors in every room except the kitchen since this is likely where a fire would occur. After explaining that that solution seemed illegal the worker reluctantly replaced batteries on some of the detectors and left without saying a word about if the job was finished or what state the alarms were in.Emails are unprofessional and untimely. It is very clear that this company does not care for its residents.

I leased an apartment with Canopy for a couple of years. They were very accommodating and helpful and the apartments were very nice. Very spacious and well-kept. Amenities were also clean and nice.
