Of all weekends to be doing treatment. Labor day weekend. The pool is always dirty, grass growing around it. Bathrooms are locked 75% of time, if they are unlocked they dont have toilet paper or paper towels. When is this going to end. This place has been ran like this for 5+ years. For the price its highway robbery
Overall, I enjoyed my stay here. The property manager runs the place well. Our apartment was pre-renovated, but was still clean and in very good condition. Good neighbors and a safe community. If I have to live in Gainesville again, Id live here. However there are two reasons for why I do not give Carrington a 5-star review. The first of which is that maintenance is slow to respond to requests; when they did, the job was often not fully complete. This goes for in the apartments themselves but also the grounds management - trash was usually always overflowing. The second issue is that if youre looking for a gated community, this isnt it. Sure, Carrington has gates, but they are usually broken.
The taller lady with blond hair is pretty nice for the most part. The short girl with the ashy brown hair is AWFUL and RUDE. Please avoid her at all cost or deal with her as your VERY LAST resort. She makes your experience as unpleasant as possible. Almost as if she gets some sick enjoyment out of it.
The windows are not properly sealed and have a horrible mold issue that has been badly painted over instead of fixing it. The moisture build up is so bad it drips onto the carpet.They have someone walk the breezeway with a leaf blower once a week early in the morning. Somehow they miss most of the leaves anyways. They do however blow the trash out into the grass and then leave it indefinitely.They have doggie bag stations that are never changed and always overflowing with weeks worth of feces. In the summer these are just baking in the sun and the smell across the entire parking lot is indescribably foul.Things were left broken from previous tenants and the complex never bothered to fix them before moving a new renter in. Clean before you move your things in because there was literally food in the carpet still that would easily have been picked up by a vacuum.Despite that they will never give your deposit back regardless of the state of the apartment so there’s little incentive in making an effort.The gate is left open from sun up to sun down on purpose. Phone numbers are rarely connected to the correct names in the call box. Typically the gate is broken for weeks at a time.Trash and furniture are piled outside the drop off right up front. Trees fallen by weather are left to rot across pathways. Doors are not properly sealed leaving bugs free to get inside easily.Talking with the office about any of these issues is entirely pointless.
Do not rent here! Office staff and maintenance is awful!! they will tell you anything to get you off the phone. they never return phone calls or emails. plus forget the amenities they advertise.
Management is seriously the most unprofessional group of people I have ever met. Instead of giving answers and solutions they are full of excuses. They say they are out of replacement appliances due to Covid. Though I can go on any website and see they are available for purchase. They are just too cheap and dont care about their residents.
Apartment complex management team is very unprofessional. The place is an absolute mess and trash is everywhere. Not worth the amount of money you will spend living here. They send people inside your home without any notification and the people they send end up moving your stuff without your permission and do damage to your things (got paint all over my floor and damaged my dishes).
Would review as a zero but one is as low as it goes. The gates are continuously broken and in disrepair. Even with they are fixed they stay open long enough for 4-5 cars to go through. The trash bins for the pets are always overflowing and have no bags. They will constantly charge you for everything and not take care of the facility. Trash surrounds the back gate. Maintenance takes weeks to months to fix things. Not worth living here at all.
Beautiful campus and nice clean area
Seems like a nice place, neighbors are friendly.Management needs to up their maintenance game....when a resident says there is a problem with electrical or the plumbing, get an electrician or a plumber to fix the issue. Dont just leave notes saying theres no issue....or worse, the problems fixed when it wasnt.
They do not stay on top of maintenance at all in the apartments or the gates. Nothing ever gets fixed and when I does youve already been without for 6-8 months.....
Smells like weed when walking up to the leasing office. Staff took lunch break so I waited in my car. Was not back on the time stamped in the door. waited another 10 minutes and still no one showed up.
Very disappointed in this place! We have so much mold on our windows that you can see they have painted over it numerous times and the thickness is unbelievable!!! The neighbors below us have had problems with this and the neighbors next to us have been sick and are moving because of this!!! Think we may have to reach out to our attorney on the sickness we are dealing with now.Gates are always broke, toilet set has been broke since we moved in over 2 months now and ac broke....
Very crowded large complex. Grounds are kept pretty clean and the apartments are fairly well maintained
I visit a friend who lives here, and the way the property management company treats him is just plain rude. I went to visit an old friend that’s supposed to be the manager, but the assistant wouldn’t even let her know I was there. She told me my old friend was busy and to come back later without even checking with her. She was very unfriendly and not dressed to be a leasing agent.
I stayed at Carrington Park for 2 years. First year was good. However, in the second year they got new tenants and they were very noisy. Every day you will hear honk in the morning. You can find trashes all over the common area. Apartment is also full of cockroaches and rats. It’s gated, however these gates are open all the time.They also never refund deposit. They deducted most part of my deposit saying that apartment has food odor. I never heard this reason before, I have been staying in apartments from past several years. Office staffs are rude, they hung up phone when I asked to refund full deposit amount. I was told that I don’t have any choice, they can deduct any amount from the deposit as they wish.
I’m glad to say I’ve lived at Carrington Apartments for 5 years. I’ve looked at other apts in the area and this one is the best all around by far for so many reasons. The staff are so friendly and always helpful. There are a lot of great folks living here. I’d recommend these apartments to my family and friends looking for a place to call home. It’s quite here and it feels safe.
Lived here for three years. Had an awesome experience overall. Front office was usually helpful and maintenance for the most part was usually immediate but as with any apartment complex you move into there will always be an underbelly. Biggest issue was the increase in rent which is the main reason we ended up leaving. I felt pretty safe though living here and had awesome neighbors in my building that truly looked out for each other.
I would not recommend these apartments even to my worst enemies. They are terribly overpriced, especially for what you get. They will charge you as many fees as they possibly can. Be prepared to pay an application fee for EACH person and an admin fee BEFORE you are even APPROVED to live there!! Then theres the security deposit, which isnt bad at all. But you better kiss that money goodbye because they will come up with a random damage fee on your apartment to prevent you from getting it back. You must pay for pest control but its your responsibility to notify them EACH WEEK if you want your apartment treated, even though you are paying for it. You pay for trash but you take it to the dumpster yourself. Dont even bother calling the office. 99% of the time it goes straight to voicemail and you will never get a call back. However, if they do answer, they arent helpful at all. Especially for first time apartment renters. The people in the office are not on the same page so you will receive false information from each of them. I only lived there for 3 months for a summer internship for college and it was a terrible first apartment experience. Be prepared to be charged to move in early (3 weeks for me) because they claim they cant hold the apartment any longer. Its not a good neighborhood either, you will not feel safe, especially when you see the FBI, SWAT team, and police officers when you pull in one day. The apartment was not clean when I moved in, coffee grinds everywhere and stains in the kitchen. I gave them a shot by ignoring the several bad reviews that they have on here, but please read the reviews because they are very true.
For the price its average. Things are always needing replaced! The pool area is not at its best. Rats running around pool area and trash! Staff is friendly but not always available! Sometimes Ill call office and no one would answer the phones after calling several times. If I need something fixed its done at an appropriate time. The car wash and vacuum doesnt always work. And gates are 40% of the time working and are close. Going on my 3rd year with the same roommate. We both seem to like it for the most part. Just needs some improvements for all the extra money we keep getting charged every renewal!
Maintenance here is extremely slow. Ive had to wait two almost three months before I received any type of maintenance service on the move in checklist. Even then not everything on the list was complete. The remodeled apartments are very cheaply remodel they claim to have granite countertops its just a vinyl cover. If I had a rent payment check disappear in the staffs hand. The pool is constantly filled with hair and other miscellaneous stuff and is sometimes randomly locked up in the middle of the day for no clear reason in the middle of the summer and you have to walk through the gym to get to the restrooms the outside doors are always locked but a plus with the pool the chlorine level is never extremely high.
We lived here for about a year. The price was good for me and my 2 roommates and the amenities were fine. Maintenance took a while to respond to requests; once they were tended to everything else was great. Its also right down the street from some good restaurants and shopping.
Our air is out. Very dissatisfied with emergency maintenance. Need maintenance ASAP. This is negligent on this property.
Nice friendly neighborhood with a happy atmosphere. faculty and staff are professional. Well kept areas, clean and maintained well. Good job i will say that in the leasing office is professional that is why im leaving 5 stars everything is perfect. Love it
I have lived here for over six months and will NOT be signing another lease with Carrington. I understand that every apartment complex is money hungry, but I am convinced that the office staff here truly enjoy making residents lives miserable. On more than 5 occasions I have been told one thing and then something different on a different date, and they denied what they originally told me. I am a very organized person and like to know exactly what needs to be done for each situation and they tell me something different every time I ask.If you find a unit you want, be SURE to get it in writing and signed for the specific date and price you want. Not once, but TWICE we have been told that a unit was not going to be renovated, turned in all the necessary paperwork, and came back in to turn in the deposit and been told, oh, yeah, by the way, this unit is now scheduled to be renovated and will be $150 more than what we originally decided on. Hope thats okay. They are money hungry and obviously do not communicate with each other, which causes loads of confusion. The maintenance staff will usually come by the next day, but will take weeks to complete one small project, coming in and out of our apartment almost daily. One time they came in simply to take pictures of the leak... nothing more.Dont get me started on the hundreds of rats that infest the area... I tried to take my trash at night last week and watched at least 100 (not exaggerating) rats running around the trash cans. I couldnt even get out of my car to take the trash. They have an entire nest surrounding the trash area that you can see. They even run around outside my door at night, and I live in the back of the complex. I pass at least one dead in the road every single day. Theres always a stench of dead rats throughout the complex. It is absolutely disgusting and this has been a problem for longer than Ive lived here, and there is no effort to diminish the issue. I would have considered signing another lease if it werent for the unhelpful office staff who need to communicate more efficiently with each other and stop blatantly lying about certain issues. Also, good luck ever getting anybody on the phone. They never check their voicemail, either. Half the time when I try to turn in any rent check or go by the office, I have to go by at least three times to actually find someone in the office. The gates have worked a total of 2 weeks since Ive lived here, so Im not sure why Im paying for a gated community. There is zero effort to fix the gates permanently. The pool is poorly maintained and usually has wads of hair floating around all summer.This complex is extremely unhelpful and you are better off going to Lake Lanier Park or to Park Creek. Dont give them your money for such an overpriced apartment who doesnt care about your safety or wellbeing.
We moved here a couple months ago and have a pretty good experience so far. Were on the third floor so we havent seen many bugs. We had ants at first but the exterminator came out on a Monday and we never saw anymore since. The only thing I dont like is that the second gate is duct taped open so anyone can get in. Nice neighbors, nice pool, playground. All around good experience so far!
I just wanted to inform you of the absolutely horrible job that is being done at Carrington Park at Lake Lanier in Gainesville, GA. We have been here 5 years but couldnt be looking forward to leaving this place this summer if we tried! When we first moved in there was a manager name Callie Owens and this place was amazing! Once new management took over its been a steady downhill ride all along. I think this new team includes Jenna, Tiffany and Beverly (maybe more as we talk to other people occasionally that say they are filling in but never relay any messages or information, not that that matters anyway). Im the type that when a good job is done I will contact the superior or manager etc to inform them of the great job and reason I feel that way. I feel good work should be acknowledged more than negative (in a way its definetely just as important or more to keep the company in the customers good standing). However I have never (ever!) had the urge to say anything great about this place, except for our first year. Either way were moving in about a month but I just thought I would let you know what the residents, us being among them, are saying so whoever moves in after us isnt signed up for a year of aggravation and dissatisfaction and horrible customer service. There is so much potential here but with who is running it and HOW they run it and communicate it is bound to fail!
They refuse to help. There was one woman at the front counter that was so ditsy the woman (Im assuming her boss) legit told her to stop talking to me because she had no idea what she was saying. The place is trashed. Rumors of rats and roaches. AC will go weeks with out a word from office or maintenance

Only gave one star because you couldn’t leave 0.Terrible staff, unprofessional, have a rude and untrained lady running the front office that has only been there 1 month and has no problem letting you know that!Basically robbed me of a $60 app fee.Gave me the run around and seemed to help everyone else other than my wife an I.Called us and told us we were approved, then not 10 min later called back and said we were not approved and couldn’t give a reason why, only reason is (they didn’t have time to look into it)No need to leave a message on here management I have no desire to talk to any of you. Just trying to let the people know don’t waste your time and money, staff is sooooo rude and not costumer oriented.
The office staff is rude and treats tenants as if they are better than them. Will not help or work with you on rent. Horrible place. I wouldnt let my dog live here.

My wife and I moved in October of 2015 and we moved out the end of December 2016. In the 14 months we lived at Carrington Park we only had one small issue with the bathroom sink. By the time I told maintenance and they ordered a new sink it was put in in 5 days. We had a 2 bedroom 2 bath so the sink was not a problem because it was in the spare bathroom. The garbage at the compactor overflows sometimes because theres only one garbage drop off and too many apartments. The biggest problem I had was people not picking up after their dogs that drove me nuts. Besides that the maintenance was good the staff was friendly and overall a decent place to live.
I went to look at apts and talk to these people on 12/16/2017. I told them my current residence was literally falling apart and I had to be out by the end of the month. Christmas was also coming right up and I wanted to be moved prior. They did the whole used car salesman act to sell the apartment and told me to go get them 2 money orders for deposits and fees, so I did.We never discussed qualifying factors at all, other than income and rent history.After all this time/effort/money, on the 20th, she told me I couldnt rent unless I had a 13 year old misdemeanor assault charge expunged from my record. It is the only thing ever on my record. The application doesnt even have the word misdemeanor on it and she never mentioned it. She said it was obviously not a problem because so old and non felony but I would have to wait through the long process to get it expunged or no deal.(I had an FBI background check ran a couple months prior and they happily issued me a concealed carry license with my record).So, at this point I had given them $260 just to apply, used 50 bucks in gas and many hours/days of time just to have her unapologetically say Well, just come get your deposit before our Christmas party at noon tomorrow.I cannot even believe I was going to ignore all the terrible reviews and live here. This is probably a Christmas blessing in disguise. There is no question all the incompetent staff reviews are well founded.
Only giving one star because it’s close to the square so that means lots of restuarants and places to shop. Other than that... this apartment complex is AWFUL. There are rats here that are just about as large as a cat, and there are tons. They take over the dumpster area, bushes leading up to your front door or stairs, the pool area, etc. These rats can even climb the stairs so beware leaving your trash outside your door for even 5 mins because you’ll be wrestling the rats to take the trash to the dumpster where you’ll be fighting off even more. As far as I know, myself and EVERYONE else that lives here has complained about the rats and nothing has been done about it.Also there is hardly any parking at nighttime or early morning.The “park” (sad that it is even considered a park for children) is absolutely disgusting and rundown. They put new mulch down every couple of months to make it look “cleaner.”And as for the dog park... well, let’s just say I never take my dog because he’d get sick from all the dog feces in that tiny fenced in area and from all the rats that run around it at night.There is also a car wash which is honestly pretty crappy. I recommend going to the rocket carwash which is a minute down the road because it’s only $5 and actually works(:Everyone here pays an absurd amount, yet the gates never work. I’ve lived here for a year now and the resident gates have NEVER ONCE been closed because they are broken and I don’t think they’ll ever get fixed.Now let’s move on to what i’ve had to deal with in my unit. First off, it reeks of cigarettes. My roommates and I have contacted maintance, the office managers, and whoever else we could to get the issue resolved. We were told somebody would be coming by to check it and bring an air purifier but NOPE!!! So now all of our belongings smell like smoke and I bet everybody we hang around thinks we smoke 20 packs a day. Secondly, one of my roommates door doesn’t close properly because the door frame is crooked... now how lazy does someone have to be to make sure a door frame isn’t crooked?! Like seriously?Okay, now the fun part... the leasing office! The people living here deserve honest workers in the office and people who is willing to help and ACTUALLY FIX ANY ISSUES THEY ARE HAVING concerning their lease. You are all incapable of doing anything other than lying and blaming anyone other than yourselves for your mistakes.I really hope this complex gets better management and that all the issues on property get resolved to keep everyone and everything healthy (disease free) and safe.
This place is a new lease mill. Not a good community for long terrm residency. Apartment walls arent sound prof. The upgraded apartments are done with cheep facets and fixtures, they dont upgrade the tub/shower. Disgusting rat infestation on the grounds and often smell of skunk weed being smoked in the building...smoke it if you got it. No big deal but either me or the rats have to go! Management will threaten you with collections if you vacate when your lease is up and havent given a 60 day notice. They treat their tenants unbelievably bad. If you move in, youll regret it!!! Beware of Tiffany the office manager, shes the underbelly of Carrington Park. She appears to be nice and helpful when you visit the complex. After you move in she makes it clear in her dealings with you that her business is to throw the lease in your face. Shes all about the fee scam and treats everybody with the same contempt. Management does have the option to wave some fees per the lease agreement, but instead makes sure its understood that they will ruin your credit record. The way the fine print works is they make more money if youre trapped...they keep raising the rent. Or if you dont follow their guidelines they just try to extort you out of more money. The staff there show absolutely no sign of integrity. By all appearances they appear professional, but make no effort to work with you fairly when your lease is up or you need to move. Once you tell them youre moving they hit you with astronomical fees. Another issue is living in a complex and paying for the luxury of having a pool, then seeing nonresidents walk right in off the street and use the pool while management does nothing about it. Property amenities are poorly maintained. Pool is dirty, car wash hasnt worked in almost 6 months. Gates are often nonfunctional. Carrington Park is a RIP OFF!!! Only good thing I can say is the location, and youll pay dearly for it. Its pretty much a getto. Drive thru an take a close look at whats going on. Talk to the residents, some are trapped, most are waiting for their lease to be up so they can get their deposit money back. Good luck!

Bad service to the tenants, they dont put attention to our needs. We have been complaining and they dont seem to care. Its dirty. they dotn clean.
When we first moved in 2017 everything was great but then slowly everything went down hill. We had people above us that would constantly have loud fights, intentionally stomp and slam things on floor and yell outside our door to provoke us, sell drugs, and ran an escort service at all hours of the dayand would send creepy men to our apartment late at night so they would not know which apartment was theirs. We would call the officer for the complex and half the time he would not show up nor did he actually do anything but tell them to keep it down it got to a point where we would have to call Gainesville police and have them come in instead at 2 or 3 am. We spoke to office staff but nothing was ever resolved until they offered to transfer us to another apartment almost a year later. once they moved us into our new apartment with a detachable garage, turns out that someone in the office who no longer works there let another resident have the same garage as us and never once told the other staff members about it and gave him a clicker since they were friends, even though he still owed money for a different one. So this person had access to our personal belongings whenever and when I went into office personally to handle it and had the officer come with me to find a name, that me never acted as if she didn’t have any idea how that had happened or what was going on. Then to really top it off, we had other residents that live in the 1100 building STEAL our patio furniture right off our patio since we were on the first floor. It still blows my mind that they did it, but seeing how nice Carrington once was and to see it go down the way it has sucks.
There are several problems with this apartment complex:1. Rats. There are rats all over the place. You can see where they have tunneled next to the dumpster. They are not limited to the dumpster, they are all over the complex.2. You pay for a gated community, but at least one gate is broken and open about 90% of the time.3. There is a yearly increase of rent.4. If you are a pet owner, you have to pay a $300 deposit for each pet. You also have to pay $10 a month for pet rent. This money is not used to address any damages due to the pet. It does not even go towards paying for replacing the carpet (which is required after leaving). Instead, they take it from the security deposit, or out of your pocket.5. The appliances in most of the apartments are out of date. Some have newer appliances. When living there my dishwasher was unusable, and they refused to replace it.
Poor maintenance that spilt water all over the hallway when fixing a leak. Instead of apologizing or taking care of it they blamed it on us and blamed it on a tiny leaking sprinkler I n the furnace room. Flooded the apartment and the two downstairs apartments when it was a tiny leak that dropped to the hot water heater drain in the concrete floor. also claiming that our dog charged at them. First of all he is not a mean dog he is skittish. Just a bunch of excuses.
1/31/2018Finally left Carrington Park after more than 3 years. The service, cleanness and maintenance was very good in the beginning but everything has changed during the last 2 years. Friends who visited me in 2015 and 2018 where shocked about the conditionsUseless to complain to the management about rats in and around the pool or spiders in the stairway or non working gate or a car wash which is not working since almost one year.All you get is bla bla bla email as a response.The only thing what the management manages is to increase the rent every year by approximately 7 %.Almost all of my friends and neighbors moved out due to the bad conditions.If possible I would rate this place with negative stars ******Oh: Dont expect to get back the deposit for a gate card or a gate remote.They told me these are additional costs and I can keep them.Are you kidding me ??? Cool - more remotes for my collection ;-)Service,8/17/17 gate is working :-)But the rats have stolen my food at the pool at daylight !7/12/2017 Gate is still not workingJune 2017 Gated Community? Gates are not working approx. 75 % of the year
