I have lived here for 11 years. I love this place and recently there is beautiful new landscaping and improvements in the dog park. The staff are considerate and professional and do all they can to make this a great place to live. I am very happy here and consider my home to be a fantastic place to reside.

Property is beautiful! Its quiet and clean. Maintenance team is amazing! They respond quickly to work orders. Apartments have a great layout. Staff is friendly unless you have an issue. The property manager Mary does not keep her word. She says she will look into the issue and give a call back. I understand giving a call back is not always possible. But actually look into the issue instead of saying per contract. The office is suppose to help if you have a question about your lease. Mrs Mary needs to take customer service course about handling issues that come up. She is nice when you do not have an issue but if you do dont believe anything she says. The issue is not having to pay the fees its the communication btw resident and leasing office. If I call to get a understanding on fees and the office tells me I dont have to pay for it. Honor what you said. Otherwise why are ya answering questions. I would suggest to train your office personnel better.

Was thinking of moving here, after I read the reviews I was appalled by your response to the previous review and decided to look elsewhere. SHAME ON YOU for putting her private issue on display for everyone to see. Respond to this however you see fit but no matter what you reply, just know you were WRONG! No Class at all!

I moved in a month ago and can confidently say this is the best property i have ever lived in. The grounds are beautifully kept, its quiet and tranquil, and the western view of the sky is open and beautiful.Maintenance works harder and more efficiently than any maintenance staff i have ever seen. They clear every ticket every day and are kind and professional. Ive never seen a property where it doesnt take multiple days to get a response from maintenance, and James and Joe are always smiling.The office staff is amazing too. Mari, Sherie, and Tony are thoughtful, friendly, and always on top of everything immediately. The application and move in process was smooth and easy, and they even called me the day before move in to offer to let me come inspect the apt before i picked up keys. They have been patient and generous and I could not have asked for a better experience.They even had an answer for every complaint i had at my last property: no trash or feces littering the grounds, the bins are never overflowing, the gate always works so its very secure, and the amenities are clean and spacious. I dont have a single complaint or suggestion for improvement. Ive never had a problem parking directly in front of my building, and my apartment was the cleanest i have ever seen upon move in. Even the cleaning and make ready staff are top notch!Definitely recommend this property to anyone looking for a quiet, peaceful, secure community!

Ive lived here for almost a year and i love it. Property is well maintained, i never had a problem out of the office staff. My AC unit works fine never had a problem with it. Over all the BEST apartment Ive EVER lived in.

The property is nice and clean 99% of the time. I always felt safe on the property and neighbors were always quiet and respectful. Rent rates are reasonable. I only had about 2 maintenance request and the maintenance guys were always quick and friendly.My only complaint is that the office staff never smiled and barely opened their mouths to acknowledge you when you walk in. They always looked as if the office is the last place they wanted to be. When you walk in they simply stare at you and wait for you to say something. Also, many times when you talk to them in person, they are checking their phones. There were a few other interactions with the staff that didn’t sit well with me, but in the end, the issue was resolved by management, so I’ll just leave it at that.Overall, the office staff is the only reason I can’t give this location 5 stars, but other than that my 7 months living there was nice and they served the needs of the temporary housing that I needed. I would definitely recommend anyone looking for a nice place in Fort Worth to check them, but just know that your interactions with the office staff may not be very welcoming. Prior to living there, I hadn’t lived in an apartment in quite some time, but I just always remembered the office staff in my past experience were much more welcoming.

People put there garbage out when we don’t have pick up service. If you’re the bottom floor you hear everything above you. I might just be a little bit picky but they don’t keep the grounds clean. Double check everything when you move in cause they over spray paint. Just not happy here.

We have been here for two years, my husband for 3 and we have loved it here!! These apartments are really the only one in the Fort Worth area that ARENT income based and reasonably priced!! The property is always beautiful: flowers and trees bloom in the spring and summer and really make the apartments pop! Never EVER had a problem with the office, just overall great experience here! Definitely recommend ❤️

Havent been here too long but love it thus far! Super cool staff (Shannon and Emily are awesome) that will work with you and are very accommodating. Everyone Ive interacted with from maintenance to in the office have been so cool. Love the dog park area and met some neat people. (Ive never had an issue with parking as some of the others have mentioned)

The apartments are big, not too expensive, and well maintained. What more they are pretty safe with a gate that actually closes, and good neighbours. They respond to maintenance requests the day of or after, and they even have community events to help people get to know each other. If you go into the office they are helpful and kind, and can usually get your problem taken care of pretty quick.

Have lived here with my wife for 2 years and counting. Never had any problems. Staff are great and courteous I love working with Emily or Shannon if any issues arise. Very attentive and do what they can to help you immediately. Great place!

My neighbors are fantastically quiet property was always clean and the gates always work fine. The old manager Sheeran was the sweetest and best person Ive dealt with. Maira v the new property manager is very rude And doesnt return calls at all. Parking is sub par. Never had a issue with my AC or heating unit but i use it very minimum. Have to admit Ive had a very hard time getting my ac filter change. All other maintenance or repairs was done very quickly. Maira v Nick pick over ever little thing and when you try to talk to her bout anything with the property she deflect.

I stayed more than two years in these apartments and AC systems were working very bad. I saw the same review from other person who posted here. I heard this complaint from other residents as well. I also believe this is not a fixable problem and it is serious one. In my new apartments there’s no such a problem like this. Office people are not nice especially the old lady is talking every word with sarcastic voice tone. I would prefer not to give one star even.

I stayed more than one year in these apartments and AC systems were working awful. Especially when it is winter, one room gets burning other one is freezing cold. I got sick many times during all year. When I request a maintenance they just tell me that I can close some of the AC vents in order to redirect air flow. I tried this but didn’t work at all. It started to unbearable noises too. I believe this is not a fixable problem and it is serious one. In my new apartments there’s no such a problem like this.

I have been living in here since February, 2018. It is a nice experience. Office is helpful and maintenance is fast. Apartments, neighbors are good. Appliances are modern.

My wife and I have lived here for almost 4 years and loved every minute of it. Very friendly staff who took care of whatever came up with apartment. We will be moving soon and I recommend this place to anyone in southwest Fort Worth.

I hate this place I need you to inform you that it is so noisy place. Train is making noises every single night. Not only noises but also shaking the apartments. I thought that I would get used to it but I couldn’t. Sometimes it is scary too..

Best apartment complex Ive ever lived in. We moved out to buy a house, but if the circumstances called for it, I would live here again in a heartbeat. Very quiet neighborhood and great updated appliances.

Lack of parking spots will force you to park miles away from your apartment. They sure make more money out of parking infractions than they do from the rent itself, you will see towing cars driving by the property all the time!. The management does not want to enforce parking regulations, they simply want their portion of the towing fee, and they will be more than glad to call the towing company on your car. There are insufficient visitor parking spaces as well.Incompetent staff and lots of problems posting payments online.The people at the office simply dont care about you once you have signed the contract.

The office staff is awesome! Maintenance request are completed at top speed. Very quiet and peaceful community. I have been a resident for 5 years and truly happy to say The Cumberlands on Grandbury is home!

My husband and I love our apartment here. We live in a 1br/1ba and were totally impressed with how clean it was at move in. Weve been here a while now and the staff is always friendly, helpful, and timely with everything so far. There are lot of codes to access gates/the pool/fitness which can be hard to keep up with but makes me feel safe. There are no noise issues (and we live on the bottom!) There is plenty of parking for residents and assigned guest parking which saves a ton of time and energy not having to acquire a pass of some sort like other complexes.We were recommended here by my brother-in-law who used to be a courtesy officer here and he spoke highly of the place and its safety. Id absolutely recommend it.

While the office staff is ok and the maintenance tries hard, overall I have not enjoyed this complex much. There are A LOT of undesirable tenants that are out late and do not respect their neighbors and quite a bit of loud music from vehicles passing by. We also had quite a bad ant issue early on which made things worse. They are not bad looking for the money but all of the external issues made them disappointing as a whole.

Love the area, so quiet and peaceful! The leasing office staff goes above and beyond to assist us in anything we need. Coming from Dallas, this was the place we needed. We lived in a 1br/ba Which was $675 a month with a discount because my fiance worked for the City. We liked it at first but then after about a week coach roaches...very large ones started crawling out from under the bathroom sink, they pushed the pipe cover off to get through. We are very clean people. A week after that, red ants were all over our carpet in our bedroom and was biting our dog, they were climbing out of the door frame. They had to come spray 3 times which finally took care of the ants. All that was annoying but the apartment its self was nice and I never had a problem with the grounds or people being to loud except sometimes at the pool on the weekends. The Gym is nice for what it is also. My biggest issue is the Managers, the staff themselves were nice but the older lady is one of the rudest people I have ever met. She rolled her eyes at me while walking our place to see if it was clean enough which of course she wasnt pleased with several things but were easy to go back and fix. Then she proceeded to argue with my fiance that I never turned the key in and was going to charge us $25 a day until we turned it in when I had proof via Text that I had turned them in, to her i might add.Anyway the apartment itself is fine, the staff is ridiculous.
