Not sure where the rest of my review went but I think all the complaints below cover it! No water pressure filthy grounds, spray paint repairs pretty much a public pool and mold! Not waste your money.

Great apartment 👍Isabella, Shay another young man and a lady a rock star of a team. They will make things right and truly care. The grounds are beautiful and it is reasonable compare to other complexes. But the shout out really goes to the office staff.

I had a shower that didn’t work for 2 weeks. Also every time there was a big storm the electrical in my dining room would go out.The kicker is I was being stalked and had to leave my apartment. They didn’t care why but just want money. Their employees wouldn’t even let me finish my sentences while speaking to them over the phone. They got upset that I didn’t give any information of where I went into hiding due to being stalked. Didn’t even care that it was reported to the police department. Oh and actually there’s a law that was put into place about not owing for breaking your lease if you were a victim of stalking. They’ll be hearing from a lawyer soon!Long story short DO NOT RENT HERE! They don’t care about you!

Moved in with my boyfriend and this place is a complete joke. Save your money and find somewhere else. They shut off our water for hours on end every two days this past month, closed down the pool multiple extended times (you still have to pay for it in full even if they don’t allow you to use it), never came to fix our closets that all broke from the hinges, do not do anything about complaints.

My family & I moved in a few weeks ago and it has been great. Definitely happy with our decision moving here. Madison in the office was amazing with helping us and answering any questions we’ve had. Also love the amenities! Pool is nicely kept, kids love the playground, and being able to walk around the lake.

Great place to live! I highly recommend living here! We just resigned our lease for the second time. Its safe, quiet, dog friendly, beautiful pool and beautiful lake! I love living here! Never had a problem!

The residents are nice, and the units are workable. However, too many issues with management. To boil it down to one main issue, we called maintenance and management several times about water pressure issues. We actually moved out early, but continued to pay the rent through the end of the lease. We checked on the unit periodically and discovered that maintenance would come and look at some of the issues we reported or just come and do maintenance (which we were notified of ahead of time) but all would not be well. At times we would come back and find the water left on or a plumbing issue was not fully addressed. After we left, we didn’t get all of our security deposit back because they claimed we owed them for a huge water bill. Oh, you mean a water bill possibly caused by the plumbing issues we told you about repeatedly before our lease was up? Those issues? They nickel and dime you with a lot of fees. When you add in the shady billing practices for the water and the inattention by management you’re better off spending your money someplace else even if the fees or rent are more expensive upfront. I have moved a lot in my life and this was not my favorite.

One star is too generous. Theres never any water, in the sinks or in the showers, theres a mess everywhere you go, no matter what part of the property you walk onto, they will email you and say maintenance has been to your apartment to solve your problem without ever having step foot in your home. There is a fee for trash pickup, they dont even take your trash sometimes and then you will be blamed and even fined for it. Multiple packages have been stolen from me, and there is no accountability on their part since they have no cameras on the property aside from their office. If you do not live here, please do not consider it. Do not give these people your money for this ridiculously lackluster service and quality. Please find somewhere better to live.

NOT WORTH IT! MAJOR WATER PRESSURE PROBLEM THAT THEY DO NOT DISCLOSE AFTER YOU SIGNED THE LEASE!!! Take your money somewhere else!!! AWEFUL CUSTOMER SERVICE AND WORSE MAINTENANCE DEPT! They take 3 weeks to come and fix something and they don’t even fix it! Several reviews about this and it’s true! They blame it on being short staffed, the city, the tenants…. Never take responsibility. Wanna deal with a bunch of little girls telling you “sorry but it’s not our fault”…. This is your place.

The lakefront views and amenities are hard to beat in Fort Myers for the price. We needed a three bedroom for a reasonable price and Lexington palms delivered. Yuli was an awesome and friendly associate who showed us the property and has done a great job working with us since. Highly recommend.

Not only do you feel like your on vacation everyday living here but the staff is incredible! Extremely caring about their residents! Youre in the best location with everything close by that you would need...

Within other things today was the cherry on top. We went to The pool and find out that it was close again! Pool works should be done during weekdays. This is the second weekend in a row that we can’t “enjoy” the pool. Also if you are closing the pool you should tell residents ahead so we don’t have to find out when we bring our children, get in the pool and find out once we are inside. Awful. Poor management.

It has been great living here this past year. Everyone in the office have always been very friendly and professional. They made my familys and my out of state relocation easy, smooth and headache free. Awesome team and great place to live at.

I’ve been with Lexington Palm almost a year and I loveeeee it . I love the property manger, Madison and all the girls . They help me with what I need and get the job done ♥️ Very peaceful. I never have any problems. Best decision ever . The property is beautiful and amenities are great . Love it here

Love living here! Madison and all of the staff in the front office helped me with all my applications and paperwork to make my move super easy and fast. My apartment has given me no issues at all, and the community amenities are beautiful.

I wouldn’t even give it a one star. I have a 100 dollar holding fee for a apartment and decided it wasn’t best because they fist said it would be first and security and then ones we were approved told us it would be 4000 dollars to move in and now won’t refund me the 100 dollars because they said I cancelled my application with I never did dint recommend they are only looking to steal your money. I’m sure they will also reply to this saying sorry for any inconvenience this ain’t true they just trying to look good.

I also met frankie and matt these are the best workers for maintance in my eye these are the guys u want at your place if u need work done. Lexington palm is a great community . It’s very secluded and private . There’s a lot to do in the community very spacious. The out that they give is very detailed everything is modern and techy . I love it here

Much nicer apartments and more spacious in the area for equal value. They will rob you of your deposit. Everything you want to do to decorate the barely close to nothing space outside of your apartment will bother them and they will threaten you with a daily fine for it. Your rent will increase every year. I mean the list goes on

The staff is wonderful and I love the complex! Its like living at a resort!!!

My AC stopped working early Sunday morning, so ofcourse I called the emergency maintenance and I was very pleased! They came out very shortly after I called and my AC was back up and running within maybe 20 minutes! Very appreciative.

Worth the price, nearby downtown and other shops. Yuli and the office staff are very responsive and helpful. Matt and Rafael have been a great help with maintenance requests.

This place is AMAZING! I have the best experiences and my move in was perfect. My apartment is huge with really pretty finishes and Ashley and Elizabeth in the office are beyond helpful and will do anything to help the residents. They have really cool events like Bagel Day and a pool party coming up. 5 star service and excellent location! I will recommend!

Dissatisfied with how the leasing and marketing consultant responded to my inquiry email and will not be looking further into this complex... The response was a red flag itself.In my email, which was sent in the early afternoon, I informed the leasing agent that my family would be relocating to the area in the summer and currently resides several states away. I simply asked for information on pet breed restrictions as this narrows down my search for an apartment for my family and pets. Three minutes before their office closes, the woman who responded to my email sent me the following: I currently have a beautiful apartment home with updates, washer and dryer included, stainless steel appliances, breath taking lake view, and much more to love. Would you like to come by today to tour? Followed by, P.s I also have an amazing special you will llove. It ends today J.The leasing agents need to take the time to read what a future resident is asking about in regard to the complex, proofread their emails (the grammar and typos... unprofessional) and stop copying and pasting the same response to all inquiries. Also, attempting to pressure us into rushing into signing a lease does neither them or the potential tenants any favors.Based off of how I was entirely disregarded and their clear desire to fill their apartments quickly, I completely believe the other one-star reviews. We will not be looking here any further.

Ever since they have switched to a new maintenance crew, the turn-around-time for tickets has become really bad. Most of the time we are looking at about a week before someone responds to our tickets. And, those times, have been because -we- called to follow-up about them.The quality of work, when done, is fine. Each worker that has come to perform a task has been excellent (thanks guys!).But, their responsiveness to getting someone out is really bad (and that is not any particular individuals fault, except management).

Matt the maintenance supervisor and the other gentleman did a great job fixing my a/c. They were professional and respectful.

My fiance and I just moved in this week and I couldnt ask for a nicer group of ladies that helped us make this a speedy and enjoyable process moving into our beautiful new three-bedroom. Ashley and Rebecca and the rest of the team go above and beyond to make things right. The place is beautiful, well-kept, and has a buzz about it even when its empty. It just has a good energy there. Were going to have some great times at Lexington Palms.

Maintenance is excellent. Matt fixed my electrical problem in less than 2 hours. They always respond quickly.

Wonderful place to live with very beautiful aesthetic. I love the pool, fitness center, and the open dog policy. The only thing that would make it better is more staff on hand. They seem always busy in the office. Other than that, I would highly recommend this place for its price.

Roaches everywhere, mold, water from the ceiling, this place is a nightmare.

The staff at Lexington Palms is awesome. Ms. Ami and Ms. Brittany kept us updated throughout our whole process from the application to the move-in. This is by far one of the easiest moves I have experienced. Thank you to the staff for being so welcoming and professional! The apartment was just what my family and I were looking for!! Lexington Palms is a great to place to call home!!

These are not luxury apartments the monthly is not worth what they ask for we recently moved in and since day one we had the worst experience we there’s barely running water we have to shower with a bucket, the maintenance crew takes forever to come to your apartment to make any repairs

I am so thankful for Amy she helped me with my apartment and she made my first apartment shopping experience so simple. Amy made everything so convenient for me because of my long work hours and got me into a place in no time. I highly recommend Lexington Palms. Glad to be here.

***DONT SIGN ANYTHING WITH THEM UNTIL YOU ARE 100%***After telling them that I would not have all of the money to move in for weeks. My GF and I were on our way out of the door when they suggested to me that it would be best to just go ahead and sign some forms that would at least hold the apt for me and pay a deposit. Turns out that I ended up signing the lease, I did not get a copy and was not told that one of the forms was the lease as I was rushing out of the door. and now they are trying to charge me $2530 because I decided not to move in. You read that right, they are charging $2530 for an apt I never even saw.***THESE PEOPLE CAN BE SHADY BEWARE***

This place has mold!So much like it ruined all my clothes expensive purses everything in my apartment.. my shoes everything .. my toddlers crib ended up having mold on it.. it was so bad they actually let me break my lease.My toddler and teenager child were sick the whole time I lived here.. I had a random person living on my stairwell.. which wasn’t even the worse part..the worst was almost loosing everything I owned at the time because it was moldy. 😞

Me and my family have been living here for a year already, and just decided to go up a size for the comfort of our children. We love it here, our children can play freely at the playground, the pool is always pleasant, they also have kayaks to go out on the lake, and we cannot wait to try them out. so far it is the best community we have lived on, and management makes it all much better. If you are tired of dealing with bad management, come in to this beautiful community. You will not regret it!

The staff are wonderful. They help a lot. They go beyond their capacity to please residents. They would answer the phone as soon as a residents call to report an emergency. They also make follow ups to maintenance request and make sure residents are satisfied. I would recommend Lexington Palms to any of my friends.

Lexington palms is such a nice and comforting place to live in. The community is always kept clean and organized ! The staff is amazing ! They are so welcoming and ready to listen to any problems we may have. At least once a month, there will be specials treats in the office for all residents to enjoy, which is something so thoughtful !!! I recommend this place to anyone that is looking for a home !

Community is nice, maintenance is quick and attentive, rent is a little pricey but the community is relatively safe. Staff are very kind and caring. Worst thing can be neighbors as some are loud but other than that we love it here. Had my deposit refund issued very quickly. Overall great place and great staff!

So far this Community is the best Ive lived on. Management takes care of everything and fast, it is peaceful, I can walk around anytime without feeling in danger. If you are looking for your next home, where you can relax, and stay for a long time, then this is where you want to be.

We never got to move in. We were moving from out of state and was talking to them until the date we were supposed to leave. On our way to Florida from Missouri they sent us an email that denied us after telling us the place was ours, leaving our family homeless. Then wouldnt tell us why or answer our calls. Not good business at all. I would not recommend them to anyone.

They make the place look nice but it’s not. I read a lot of the reviews and it’s true the 5 stars are people that works there and fake reviews. I applied for the apt but canceled due to moving out of state and the staff Britney said I’ll get my $99 hold deposit back and then didn’t get it back not to long ago there was a shooting in the condo. If anyone wants to rent there call the sheriffs dept and see how many break ins and crime goes in that condo area. There was a gate but not anymore. Thank goodness we didn’t take the apartment they are nothing but a rip off

All the other reviews are true.. when I signed my lease no one told me about the hidden fees.. the prices they show online are lies I wanted a 3 bedroom conviently they only had one that was open for around 1300 which I needed a place right then so I signed it and now my rent is over 1500 because of all sorts of extra charges.. I would understand water and one trash charge but there are more than one charge for everything. There trash “valet” service just makes the complex look like garbage because half of the people just keep there trash cans outside,. I have never once done this and have always just taken my trash to the trash compactor.. and still get charged a different price every month for it.. for 1500$ a month you can buy a house and if you are thinking of renting here don’t you pay a ridiculous amount of money for a little ghetto apartment that doesn’t have balconies or anything..you should save your money and go buy a house... at least the other reviews said they got there first month rent free I didn’t get anything.. I came in explained my situation so they didn’t give me any offers knowing clearly I needed to rent a place ASAP.. which is sad because I am a single mother of 2.. but whatever I’m counting down the months of my lease being up

I loved the location, and Ami was fantastic...the ONE star is only for her, not for Lexinton, as they dont deserve any. I unfortunately found myself in the position of having to find a place to live on my own due to a relationship issue. I submitted my application and the mandatory hold fee, for a total of $165 (not small change to me, at the moment, in my current situation) on October 18. I was shown a couple of available apartments like the one I would be renting, one of which smelled very distinctly of cigarette smoke. I repeatedly asked during the week and a half I waited for approval to be shown the actual apartment I would be renting. I was told it was occupied and they would clean it and I could move in on November 10. However, that I would be UNABLE to be shown the actual space until the day they wanted me to sign the lease. This was completely unacceptable, and I lost out on three other wonderful properties during the three weeks I waited to be approved and be shown the actual apartment I would be living in. On Oct 31, I respectfully requested my $100 hold fee back, as I did not feel comfortable being forced to sign a lease without seeing/smelling/walking through the actual home I would be living in for at least a year. Lexington REFUSED to return my $100, despite the apartment not being able to be shown to me. DO NOT give this company your application and deposit money unless you are SURE you will be approved and have seen the actual home you will be living in, because they WILL steal your money. Good to find out sooner rather than later, that a huge company like this needs to keep a single mom just trying to leave a bad situations $100 bucks with some excuse... they must need it more than I do. Be WARNED.

If i could put a 0 star rating i would. AWFUL staff, AWFUL apartments especially for the price. Thank goodness our lease is finally up, longest 12 months. So many issues and it always took weeks to fix, has a leaking fridge we reported every week we lived there it NEVER got fixed either they were too busy with other fixes or they would come over and over again and it still was never fixed! We were told when we moved in last December there would be gates put up by February for security and that there were on site security from dusk till dawn LIE! Our vehicle got broken into for a kids pair of shoes (so pathetic) and they didnt do anything or notify the rest of the complex to let them know that such thing was going on and the next few nights it happened to quite a few others. The kayaks mentioned in other reviews have been in the same area since before we moved in we were told they would also be available in February still not available just there for appearance for future residents. During he hurricane people in our building had MOLD and STANDING water through out their apartments but the maintenance main concerns were repainting the stair wells and the pool shower ? There we multiple shootings and stabbings as well through out the time we lived there which could have been prevented if their was security gates or even just security on the premises at night. Not a safe place especially for a family. I can go on and on with so many more issues with this place. The only upside is the location so close to everything but thats literally it and there are amazing apartments with great staff and good prices right down the road, dont fall into this one!

Visited these apartments and they were located in a central location, close to almost everything in town. They looked clean and well maintained. I received a tour from a person named Yuli, and she was very informative. Will keep in my list of probable places to rent.

A lot has changed with the change of management. Ive lived in a few different complexes and this is the best by far. They cater to all groups, from college students to couples with families. Its clean, the staff is friendly and helpful also inside the apartments are so nice. Also the cost is pretty reasonable. I can see myself living here for a while if it continues to stay this way. #palmlife

MUST READ: I don’t normally do this but I feel the need to. I’ve lived at Lexington palms before and so have a few of my good friends. We all moved in around the same time and unfortunately for all of us, we couldn’t wait to get out of there. My car was broken into 2 times and I lived right beside the office. I asked maintenance one day as I waited for police to arrive if they could check the cameras that I seen on a post close to my car and they said the cameras don’t even work. I had 5 packages stolen from my front door within the time staying there. Sometimes within 30mins after being delivered! Definitely package vultures lurking around there. There was a lot of drug activity as well. I had people knocking on my door asking if I can find them ‘anything’. Cops would randomly pop up at my door and ask if I’ve seen so and so that lives at whatever apartment and to just keep an eye out... whatever that means.. I’m not sure. Many nights, after the pool was closed, there would be obnoxious parties going until all hours of the early morning. One early morning upon trying to leave my apartment, a man was laying in front of my door on my door mat completely out so I couldn’t open my door. Cops take forever to respond to that area. My friend heard everything from his apartment as well and decided one night to go down and ask them to quiet down and they jumped him. Will warn you that they don’t abide by the 24hr warning to residents before coming into your apartment. I had cameras in my home and maintenance came in to do a repair that I never scheduled or was told about. The maintenance is a joke, they’re repairs are mediocre and majority of the time, I could’ve done a better job with no experience.**** I found multiple houses in Cape Coral for the same price and even cheaper where you will get way more peace and quiet.When it comes to the security deposit, after reading the reviews, I was terrified that I wouldn’t get mine back although I’m an absolute clean freak. No worries!! I got mine back in FULL. Just keep it tidy, shampoo your carpets before leaving, and touch up any wall dings with paint. They will provide you with some if you ask the office.**** UPDATE : After seeing the response from the management on my review saying that last time we spoke or when was there that... I was ‘satisfied’, so I figured I’d leave an update to address this. I was not satisfied or okay with living there in slightest way and the office was made aware of that so many times. From crying because my cars were broken into. From panic attacks on package delivery days of important medicine which were being stolen within 30 mins of delivery. From opening my door and people sleeping in the breezeway and blocking me from leaving. From screaming and fights so many nights in the pool area. Personally, it was a matter of money. I couldn’t afford to break the lease. I made my time there as positive as possible.Hope this helps someone. Sending love to all! 💌

Ami Ventimiglia is one of the nicest and sweetest girls Ive ever met. She really did everything she could to take care of me and make my day. Shes one heck of a woman. Everyone should come do business just to work with her!

The management at Lexington Palms are very friendly, and they make sure they handle any concerns that I may have, when I call for a repair on my rental they handle the matter professionally and with haste. I love the environment, it’s quiet and peaceful.

Had a water pressure issue and they sent someone to the apartment within the hour. Matt was great!

Thia place is horrible for so many reasons. To start if they offer a special deal on rent, they will never give it to you and they over charge for below average apartments. The staff lies constantly and I dont even think they do any maintenance because the place was filthy. Rats and roaches are invited to stay at a discounted rate this month only though!

I have had 2 major issues here at Lexington Palms. Both issues were due to other tenants but honestly the office staff took all the right measures to fix the issues and make sure everything is back to normal. Its an apartment complex so dont have your expectations too high. I wish I wasnt moving back home because I would renew my lease here in a heart beat! The maintenance guys are very nice and always wave whenever you drive by, kids are always out playing on the playground, and my dog has made plenty of friends at the dog park which is almost always in use! Its so nice to be sitting inside and hear kids having fun and not people arguing!! 😊

This place will ask for your hundred dollar hold. Then they will say if you don’t get approved you will get it back well they will tell you the deposit will be between one months rent and $500 well they will approve you with a $3000 deposit to move and when you tell them that you can get a house for that they say OK thanks no problem and that’s it so if you want to Pei Lexington Palms hundred dollars for no reason go for it I’ll read your review later

Hi I’ve lived here for a year now, and decided to renew the lease, we love ❤️ and enjoy 😊 the blue sparkling pool, being able to kayak in the lake was very fun lol, the community is very clean, the team work hard every day and try their very best to help out and get the jobs done, they are also very nice and friendly..

All the staff that works in this prioerty are extremely outstanding from customer services to any and all of your needs and concerns, very friendly and welcoming, but most of all very professional, fast,and very courteous, property really clean and well kept, many activities and amenities for residence, very nice views and safe and secure place to live wether you are alone or with family and kids, very family oriented.. highly recommend it, just moved here and I love it, big kudos to Ami.. nice agent to work with ... walk you through the whole process and make it happen .... thank you

Pictures speak a thousand words. Dont let the filtered out pictures fool you. Nice community, terrible management. Apartments are terrible quality and the price is def not worth it. I jumped from paying $580 for a one bedroom to $900 because of fake wood floors that bubble up if wet, fake granite counters, paper thin walls, peeling paint, and non working appliances.Brittany and Jackie, the office manager, have the worst attitude. Putting your definition of good looking girls in the front office so people are fooled when looking to lease is what they are doing.Do your research before moving here. Trust me

Worst Apartment ever... Very Rude manager Brittany and the staff too... They will eat your deposit money and also fine you $1000 for staying there for 3 years... we stayed for 3 years they eat deposit and asked for extra $1000.. 2 Stabbing and 1 guy was shot there... roaches are all over and not a safe place to stay

Unless you’re fond of theft, car damage, towing of your guests vehicles, infestations of ants, carpenter ants, roaches, mold infestations, floods, paper thin walls, incompetent and rude managment, cheap appliances, loud messy neighbors, unsanitary grounds, a VERY high rent for not much, and hundreds of dollars a month in hidden “fees”.The apartment they show is very embellished and done up to make this place seem like paradise, but the exact opposite is what you’ll get. Once you sign your rent will NOT be what you signed for! Anywhere from $300-$500 in fees and additional charges will be added every month! And any issues you may have, the office staff will be sure to take their time on the matter or not resolve them at all. The only people here I’d say will treat you with a modicum of respect are the men in the maintenance staff, (which you will be quite well acquainted with if you move here..) Lived here for over one year and my rent has gone up $400.00 for a tiny apartment that has plastic floors, counters and is literally falling apart from the inside out. Save yourself a year or more of stress, and constant anxiety and don’t even bother calling this hell hole.

Ive lived here 2 years with 2 room mates and cant complain. The location is PERFECT and the rent is pretty good I think.

This is a nice apartment. I have a lovely lake view and no serious issues. Maintenance usually resolves issues promptly. There is a fenced area for dogs, a popular playground and a very nice pool. The gym is on the small side and has no machines or water fountain (I know, crazy). But I promise it isnt bad. Its actually nice.So the trash service: convenient, but yes you will see peoples trash before some guy comes to pick it up.There are raccoons! Ive seen a gang of them but it was at a dumpster off in the cut. One time, one was chillin near my doorstep. Yikes!Also, one side of the apartments is next to a field where cows roam. The women in the leasing office wont tell you that lolI havent had any serious problems with cats, though I do have a minor ant problem. No roaches!

The place is so dirty and disgusting. The roaches are as big as rats and the rats as big as cats. Exaggerating a little but it was a very unpleasant experience living there!

Awesome office staff, great location close to shopping centers and 75! Apartments well maintained and perfect for families!

DO NOT RENT FROM LEXINGTON PALMS AT THE FORUM/ASPEN SQUARE MANAGEMENT. I WISH I CAN GIVE THEM A NEGATIVE ZERO STAR. I rented a three bedroom MILDEW INFESTED apartment for a period of 17 months. I repeatedly requested service on vents that were extremely dusty as I have a child diagnosed with Asthma. While the filter was changed by the property maintenance person on a few occasions, the inadequate and poor quality of the filters would allow the vents to quickly collect excessive amounts of dust.Additionally, I later discovered mildew in the closet of the master bedroom. While I did my best to clean the mildew using mildew cleaners and bleach, the mildew continued to spread throughout the closet and infected my shoes, clothing and other personal items. I was later paid $50 (SLAP IN THE FACE CONSIDERING ALL THEY HEADACHE AND MONEY SPENT TO CLEAN AND REPLACED DAMAGED ITEMS) by the apartment complex management for damages caused by the mildew.After making several service requests in an attempt to reconcile these very poor conditions. I was charged excessive moving fees: there is a bill in acess of $300 for water and sewage. I am completely baffled by this cost as I typically pay approximately $80 for sewage and $50 for water per month respectively. Furthermore, I am never behind on these utilities. Therefore, there is no explination for these inflated cost.I was addtionally charged $200 dollars for typical wear and tear on flooring. Again this fee is completely exaggerated.The final bill is excessive and unreasonable. I am requesting that the bill be reviewed and that I be absolved from the cost of all the isssues that were the responsibility of the apartment maintenance personel such as any issues having to do with normal wear and tear, vent issues that are part of the complexes responsibilities for upkeep and minor repairs to flooring. They also kept the $500 deposit which was more than enough to cover their RIDICULOUS cleaning & repair costS. DONT BE FOOLED BY THE FAKE FRIENDLY STAFF IN THE OFFICE; THEY ARE ALL OUT TO GET YOUR $$$ ESPECIALLY THE MANAGER REBECCA AND ASSISTANT LIRETTE. I CANT BELIEVE THIS COMPANY CAN STILL BE IN BUSINESS NOT SURE HOW THEY CAN CONTINUE ABUSING THEIR TENANTS IN SUCH TERRIBLE MANNER. 3.1 STARS? YEAH RIGHT!!! THEY MUST HAVE HAD FRIENDS & FAMS FILL THEM OUT. DO YOURSELF AND YOUR FAMILY A FAVOR DO NOT!! DO NOT!! RENT FROM THESE MONEY HUNGRY FOLKS/COMPANY. SEE ATTACHED PHOTOS OF DAMAGED BELONGINGS.

Since it has come under new management I haven’t had any problems. Other than wild children which isn’t their fault. This is a good place for families and pet owners.

Very disappointed overall with the whole entire property as well as the office people working there. Usually I dont complain about individual people but they are inept, slow and disorganized. The apartments are small dark, dirty and almost claustrophobic in some areas. Imitation hard wood (laminate) but they call it hard wood. The area around the lake was dirty and not well maintained and the gym was not fit for an adult who actually takes exercise seriously. Overall I wouldnt recommend this place to anybody at any price and dont trust them when they say youre getting a discount because they will find the tiniest blemish in your application and give you a reason for NOT getting the discount. BUYER BEWARE!

I have never lived in an apartment setting but this place has helped me adjust pretty well. Decently maintained and not too over priced.

If I could give no stars I would! This place is an absolute rip off!! They bribe the residents with free stuff to give them a good Google review! Not worth the money at all and your going to end up paying WAY more than expected because they tax for everything! There is never any parking outside your apartment. You have to pay for that. There is mold in the walls. Getting anything fixed there is a chore in itself. If you do move in, make sure you do a thorough walk thru because they dont when people move out and they will charge you for someone elses damage. I was living there for almost a year before I realized that the locks on the windows dont work. Took me a few weeks to notice half of the outlets dont. Youll always see people moving out because no one stays longer than a year. Smells like a circus most of the time because it is surrounded (on all sides) by a cow pasture. I wish I wouldve listened to the reviews before I moved in. They lied about the amount of money I payed for my deposit and unfortunately I didnt keep my money orders. They want you think theyre nice decent people but they are really nasty and incompetent.

UPDATED REVIEW:This place is HORRIBLE. All of the other reviews are 100% true. The office staff are all very nice, the grounds/apartments are okay, but the hidden charges are outrageous. We rent a 3 bedroom apartment and have seen our rent go up $25 to $30 every single month since we have been there. Our rent is now over $1,500.00 with all of the hidden fees that they include for water/sewage and trash. We have continuously tried to reason with them and find out why we are paying for the entire communities (including the pool, sprinklers, etc.) water bill when in our original lease, it clearly states that we would only be paying for what we use. Please do yourself a favor and look elsewhere. You can find a comparable apartment home in the area without all of the hidden charges and increasing monthly rates.

Living at Lexington palms has been nothing short of wonderful. The entire front desk staff is very accommodating & they truly make me feel at home!

I will be leaving at the end of this month not a bad place buts it is to small for the amount you pay and I don’t feel safe at all because the doors don’t lock properly and all the neighbors upStairs or next door have no respect and are loud even after you mention it to them

You can find a nicer apartment. No place for a family. On the weekend everyone comes and uses the pool and trash dumpster (makes a mess). No one here care about anything. By the way some one was just shot and killed here stay away.

This complex was just taken over by new management, yet again. The new management is not friendly and the apartments are still overrun with cockroaches. I would not rent from this new management team.

Am not the one to leave reviews but believe me when I say DO NOT SIGN!!!!!!! My family and I lived at Lexington for two years and trust me they charge you for even the air you breathe. They are THIEVES!!!!!

Much ants in the apparent, high prices, bad location and bad quality of personal in the office. Can not get my deposit for 7 weeks, they always tell me different things.

People get trapped here once, and sooner they realize hidden charges in billing, poor quality appliances problems, they wait anxiously for their lease to end and run away without looking behind. I discussed with couple of neighbors and everyone has same concerns, so I realized I am not the only one. They will add $ 150-200 in name of water. One of my neighbor went to other state to see his family and friends, they still added $ 180 in water bill…lol He was very mad about that. Their reviews say it all.Rent: Add $ 200-$300 more in your rent bill because that’s what you really receive as your bill almost every month. This additional is added in name of water/sewer/trash. Not what the leasing office will tell you. They told me $1260/month with first month free. So, after 1st month, I started receiving bills between $1300 to $1500. 9 0ut of 11 bills were around $ 1500.Appliances are of poor quality …found out within 1st week washer and dryer problematic. Complained to leasing office 3-4 times, technicians came 2-3 times but could never fix appliances. Washer always took twice to wash and dryer took 4-6 times throughout year. Our electricity bill was very high due to that.Water Pressure & Draining: Water pressure is very weak in showers. Water does not drain well from bath tubs and sinks.Valet Trash is drama. They left notice 2-3 times “friendly reminder we will charge you $ 25 next time as fine” They will give you silly excuses for that such as trash bags were found out of trash can …bla, bla, bla…, so we had to take trash throughout year to dumpster in front of leasing office which was very painful every single day while they kept on charging in name of Valet Trash.Dogs’ Poop: Dog Owners 9 out of 10 times never pick up their dogs’ poop. So, you see poop here and there within community especially within green grassy areas. So, I was always hesitant to take my daughter around.Security Deposit: They grabbed my all security deposit of $ 500 and sent me an additional bill of $ 56.41. One of the reason was really silly because they did not have another excuse so they came up with--- “Unit failed Landlord clean inspection-oven $ 150”???? seriously?????????Safety: Safety is an issue in this area. People steal stuff from your cars, sometimes try to sneak into your apartment even if you are inside and your door is not locked from inside. Even the cars get stolen from this area. Our neighbor’s car was stolen too.Roaches issue: we discovered roach issue within 1st week in our apartment.

TODAY I ENDED MY LEASE EARLY BECAUSE OF HOW HORRIBLY WRONG THIS APARMENT COMPANY IS RAN .MY INITIAL RENT WAS ONLY 1,130 .I ENDED UP PAYING OVER $200 MORE A MONTH .WHEN WE MOVED IN WE SIGNED FOR A METERED WATER BILL AND THE NEXT MONTH THEY CHANGED IT. WE WENT FROM $50 WATER BILL TO $150.WHY? BECAUSE THEY WANT TO BILL YOU $40 OF WATER AND $100 SEWER .HOW DOES THAT MAKE SENSE? I HAVE LIVED IN FT MYERS AND MY WATER BILL WAS NEVER OVER $60 .THEY USE A FORMULA THAT MAKES YOU PAY 2× THE ACTUAL AMOUNT THAT YOU SHOULD BE PAYING. HOW IS SEWER MORE THEN WATER?!?!?! When asked questions as to WHY its so much they had no answer for me .They do not send invoices on the exact usuage of your water bill only how much they decide to charge you. You pay $15 a month for valet trash that doesnt get picked up and animals rip up the bag and then they want to charge you fees because the outside is dirty .I refused to pay for this but it doesnt matter to them. They change you a $200 fee for cleaning ontop of what you already have to pay for you damages to the apartment even if you clean the place spotless. PLEASE DO NOT RENT FROM HERE. The maintence men come into your home whenever they want without notice. If they knock 2 times and you dont answer the door in time they help themselves in .Its a breach of privacy . There is ALOT of pests whether its ants, roaches, bedbugs whatever it may be they are there even with pest control. These people will drain you of your money. If you just so happen to break your lease be prepared to get nothing back because of charges and fees which include you termination amount. So please do not rent from here youre better off renting a house where loud motorcycles wont wake your sleeping child. ONCE AGAIN PLEASE DO NOT RENT FROM HERE. 👎👎👎

Very over priced I agree. You can tell they tried to recover the apartments but they did not do a very good job. Do not let the model home fool you we first moved in we had really bad bug issues, Leaks, Stuff falling apart, toilet issues, just things you dont expect when you pay so much money in rent. Again do not let the model home the pool area all the little cute things fool you. Not worth it. Counting down the days my lease is up. No speed limit signs someone hit my car while it was parked from speeding. When you enter you can not see if a car is coming because how they did the front so your liable to get in an accident. I can see where their trying to go but they have a longgggg way. The hidden fees is ridiculous they basically Charge like your living in a house. The only good thing I have to say is the apartments are spacious and they will let anyone move in as long as you have the income! Kayaks arent available dont let them hanging on the gate fool you. The lake isnt fenced so not kid friendly. Just buy a home dont even bother.

This has been edited from a previous 5 star review.I will say this. My apartment is very nice, I cant take that away from them. I have no issues with my place. The people running this place, however, I have certain qualms.It began with the theft of my bike. I called the front office and told them that my bike was stolen. They told me to call the police. Heres the deal though, its just a bike, and the police wont find it, because Im sure that bike is gone, and I do not want to waste the Polices time in filing a report on a missing bike.So I asked if I could place a camera outside my apartment to see if I could catch the person that stole my bike (also, two packages have been stolen from my doorstep, each item stolen being worth over $100). They told me no. They told me no because they consider a camera a fixture. For those non lawyers, a fixture is essentially defined as an item that becomes so affixed to a property that taking it off would cause damage. I wanted to put an essential PlayStation 3 Eye outside and just see. That can be removed as easy as placing a soccer ball from the ground to a shelf. Second, they told me that because I rent the apartment and not the immediate area outside my apartment, I would not be able to put anything up.And you know what, thats fair. Ill give you that, if its in the lease, then It is. I signed it. So my next step it educate myself with what I can do to prevent further crime from happening right outside my doorstep (while Im home, I work part time nights, and my fiancé is here then). Putting a camera inside my home, which is what they recommended, would not help as I do not have the angle to see from my window on the inside.So I read the lease again. They have a full part of it that talks about crime prevention and that if a tenant, a person in the home, or a guest breaks the law, theyll throw the mighty hammer of Thor down upon that tenant. Yet when I discuss the rampant crime not 10 feet from my person, I cant do anything other than put a camera inside, which would only catch the mysterious not picking up after the dog bandit. The lease also says that I, as a tenant, have to take any measure necessary -- ANY MEASURE NECESSARY -- to protect myself, people in my apartment, and my property, but oh yeah, I cant put up a camera. Contradiction after contradiction, and they even know it.I called day 1 and complained, they said they would have maintenance come look. Youre not going to believe this, but they didnt. Night 1 passed, all night it beeped, we slept not.I call day 2 a bit more insistent. Please turn this beeping noise off, its infuriating. All day, 5+ phone calls, an actual in person visit, and finally, maintenance comes. They push a button and it goes away...for twenty minutes. Then its back. I call again, no one comes back. They close, I call the after hours maintenance like. 10+ times. They dont pick up. Fine, Ill leave a message. Mailbox is full, goodbye. Night 2 passed, all night it beeped, we slept not.Welcome to day 3. I called when they got in, told me 15 minutes. 3 hours later I called again. The company in charge of the box was called, and while no time frame was given, I was assured it would be today. Two things: 1) maintenance couldnt fix it all along, so they had to call the company; 2) if they knew that, why did it take 3 days to make that call? God forbid they dont come, this weekend is gonna be a blast.So now, at almost noon, 3 days later, I wait until the most annoying sound in the world goes away so I can once again enjoy my apartment the best I can, by installing inside cameras to see owners not pick up dog poop and watch as my packages and sanity are literally stolen from right under me. Anticipating night 3 passing, listening all night to it beep, and sleeping not.Avoid this place. Go anywhere else. Please. Dont get sucked in. It all looks pretty until you spend a day here.
