I have live here for over 2 years, and I adore our clubhouse.several changes has happen,Im happy management has been stable lately easy to talk with and helpful.thanks for the weekly breakfast and meeting .lets all work together.

The young lady in the office Courtney Smith is the best ..... shes very professional and efficient. Whenever anyone has a problem in the apartment or whatever situation.....shes on it.....No long waiting days or weeks to get the situation/issue with the apartment or paper work needed. I and others was sorry to learn that she will be leaving this month ..... GOOD LUCK COURTNEY!!.GOD BLESS YOU AND THANK YOU

Place is a joke. Dont even bother. They are too lazy to even get up an talk to you. They sit at their desk, not look at you. Tell you no tours are available, check online. One in the back wouldnt even show her face when talking. They would not even put in an effort to talk to you I wonder how terrible they are at taking care of the resident seniors.

This place is no longer a senior apartment that is a lie theres more kids in here than there is cats places very dirty it is going downhill has been going downhill for years now the floors are always disgusting the carpeting on the upper floors is nasty they need to buy new carpeting it stinks. I am embarrassed to bring family or friends over here.

My 80 year old mom has lived here since 2012. We had decided to move her out when her lease was up this year until Rachel Washington became the new manager. I can not begin to tell you what she has done since she recently came on board. For 8 years, my mom (and I) dealt with many unresolved issues, horrible customer service, and ongoing problems with her apartment that were just swept under the rug. No one took her seriously Im assuming because of her age and physical limitations. I worried for her. I hated that she was treated so poorly. But in the past few weeks of having Rachel as the new manager, things have completely turned around. Not only does she go ABOVE and BEYOND to help, she does it with a smile and with such patience. She is kind and knowledgeable. She genuinely cares. I am so thankful for what she has done for my mom. I am so thankful my mom is treated her like a human being and not as a nuisance. It means more to our family than she will ever know. I know if you decide to move to this complex, you will be in great hands and will be treated fairly. Not to mention all the positive changes that are continuing to be made for the residents is a big plus!

Two years ago, December 23, 2018, I was mugged and robbed of a very valuable family heirloom. I havent felt safe since.

I like the pool,it is very clean the pool is accommodated for elderly people 4ft being the deepest. And it has a gate for security! They have trash cans everywhere which is convenient to keep the place clean,hallways smell very clean! Stores,Restaurants and pharmacys all within walking distance or a short drive,Wal-Mart right across the street! Overall really nice place to live.

Staff is so friendly sweet and polite lillian and rachel are so helpful the maintenance ernesto javier and Phillip are amazing always take care of any issues everyone has a great can do attitude i love it here Ive been here going on 2yrs plan to be here many more with the new ownership and staff i have seen this property change like all great things slowly but surely for the better

The apartments overall are decent need some work the maintenance crew is good Philip is one of the better maintenance men he does a good job I give Philip a five star rating I also give Patty a 5-star rating she does her job and more

The Orchards is unresponsive, Rachel Washington was short and non-responsive to emails. I sent multiple emails, placed phone calls, and sent a message via messenger on Facebook and still received no response. I requested for Rachel to call me back specifically because she was unprofessional and dismissive. Sending a quick un-detailed email is unprofessional. The request for the call was sent after her unprofessional response via email. This review cannot speak to the Orchards as a property, but I would not trust my advanced age parent living here. All communications whether they are positive or negative deserve a response especially if one is requested. It has now been over a week since my original request for Rachel to confirm receipt of my email and to return my call, she has chose not too and the company is also still in possession of a holding fee that should have been immediately refunded once we decided to not go with this property. A 28 business day turn around time for a refund is unacceptable.

I have gone there 2 times lately to visit a friend and I believe its a nice place, very clean. Ofcourse right now with covid 19 many common places are closed for gatherings, but other than that they have many siting areas outdoors and even a cute dog park. I saw people sitting and talking outside and thought it was nice. I would definetly live here some day when I reach my 55 years of age. .

I went with my friend to visit her grandma and I thought the place was very nice and it was clean .We walked around and there is many places to sit and they have a dog park.

Whomever is giving this place a good review, is lying!A New Management Company just took over and they came here without a Cleaning Crew, without a Maintenance Crew and also without a Security Crew!How are you going to take over a Apartments building like this one without bringing any reliable personnel?The cleanliness is crapy, still NO SECURITY CREW,Maintenance took 2 weeks to change a shower head!The New Manager MUST think she is a Queen, she doesnt want to face ANY of the Tenants, and wants to ignored the Contract that we all signed before she came here!The owner of this place now, must be a deadbeat!No Security Crew?All the weirdos are coming out at night and there is no Security to stop their behavior!They are so cheap, they wants us to rely on the Police.The Police is not going to enforced their Contract!That is the duty of the so called Management Company and the Owner!Dont believe any good comments that you may read here, they are lying!

I dont know why Im doing this again cause nothing changes around here. This place STINKS!!!! Why would you put carpet in a hallway that your never going to shampoo. Take out the carpet and put that cheap fake wooden flooring. This place rent is way to high. Were seniors on fixed income. Trust me Ive been looking for other places that rent is just as high but at least Id have a full kitchen instead of a kitchenette. I dont need a response telling me to talk to my manager, isnt it your job to check on them

The Orchards staff has been doing a great job recently. Maintenance is keeping the place clean and have been a big help to me. Also the office staff is always friendly and helpful, no complaints from me

Told me it was a senior citizen living was a lie. New management came in with new owners got fired. The newest management not any better talking about the front office one. Got rid of over 100 people before 2020 rent increase is crazy.

We been here 2 years this property has recently changed hands. The new owners have abolished assigned parking and my husband along with many other tenants are handicapped with difficulty walk. We are required to pay $35.00 to park on the lot with no assigned parking. We feel like this is and injustice and just plain wrong. God is looking at all the wrong being done.

The staff, including Matthew is Amazing, they were very helpful with my dad move inThe property is beautiful and the apartment is great! I highly recommend it.

Been here since Dec 2012. Just received a Notice to Terminate lease to hike rents before January 1 2020. Dozens received notice. Never late on rent. Never offered a new apt. Office workers not any help. Manager Ive never seen always hiding in office. Apt directly across from me empty since July 1.2019 priced at $51690 was $1250. Many will be homeless now,myself included. This is how seniors are treated in California and the poor.Sorry couldnt clean better after the stress I turned in keys I had a heart attack . No wonder I was feeling so bad. I need my cleaning deposit since you cost me dearly. If you care . This was all due to Orchard apts.

Ive been here12 years i have been happy here, some things here could be better.im happy we once again have a monthly calender of events.. celebrating the birthdays..downside is having to pay 50.00 for a key fob..it to much..i hope to be here another 12 years i love the staf

We keep getting steep rent hikes! My first one was $130 after the first year. The second was only $65. Last year was $65 again and now this year is $75...so I will be (if I stay) paying $1200/mo for 460sq.ft.Even the police say this is a ghetto. There are more drugs dealt here than at the local Walgreens.Last December 23, 2018 I was sitting with my dog in the doorway of our lobby when a thug came up to me, looked me right in my eyes and tore my necklace right off.I would not encourage anyone to move here. Youll only regret it as so many of us do.

In considerate and not patient with senor try to make them scared if the had to leave because of medical issues and they say they have flexible lease thats a lie they dont. Care about medical and they fired a girl Robbin that was vary sweet and helpful

Lived here 4 months now. Our elevator is CONSTANTLY OUT!! #89. I spoke to one of the repair guys and he told me it needs a complete overhaul. A police officer got stuck in there. They redid the inside, but never did a overhaul. It broke down again...this past weekend. Window seal in stairwell has termite damage.STILL. YESTERDAY, one of the gals came outside and told my mom to move from a sitting area so the lawn guys can clean. My mom cant move without assistance....she had to get up and move without help. My mom just got out of the hospital!!! Let me inform you, you clean around every resident, we are the ones who pay YUGE money to live here. YOU ARE TO ACCOMMODATE ALL RESIDENTS. YOU WORK AROUND US....NOT US AROUND YOU. This place is NOT safe for the elderly.

The new staff is great. The new manager Myra has done a good job here and shes very friendly. Susane alwyas is helpful and friendly. The old managers didnt do anything for this place like the new ones. They recently did a raffle contest here and I was the winner! If your looking for a nice place to stay come rent here

They are trying to get all low income out so they raised the rent and left people out in the cold at the last minute. Terrible management staff!

My sister lives here and she hates it. I wish she would get out of there its not safe... the elevator is broken all of the time and people get stuck in there until the fire department comes. It looks clean on the outside but the inside is disgusting. When I came 2 or 3 weeks ago they were painting the speed bumps in the parking lot but wont clean the buildings.. No one cleans the lobby of the building and there is dirt, mud, pee from animals, and dead bugs everywhere. People leave there food all over the mail boxes... when I visit my sister I see cabbages yogurt and other groceries sitting in the lobby. Her apartment have roaches but they spray some time but doesnt seem to do much she said. She also tells me that the office people dont care and they will leave whatever time they feel like it so if u are trying to pay your rent they wil charge you extra $50 because they werent in the office when you came and is late. I want her to get out of there but she still has a lot of month left on her lease sadly... lately she been telling me that there are homeless people sleeping in the stairs and leaving clothes everywhere and food everywhere its just a dirty place and they do everything to make the outside look good so they can trap more seniors citizens... for apartments that expensive they dont seem to be taking care of their property like they should.. I wonder what theyre doing with all of the money theyre robbing from the tenants then... If u are looking for a nice place to put your parents or family this is not the place... maybe instead of the managers saying sorry to the people commenting on here they should actually say sorry to tenants and make it safer and better for what they paying for

The information that they r describing is not for active seniors! They dont have activities and one day they closed the club house for minor upgrades . ?Noting been done? They the hours would be from 9a.m.-6:00p.m. and would resume to normal hrs.on 5-1-18. They didnt open or resume to normal hours. Staff never stay to closing time!Security Guard would close the place about 9-10 p.m. . Have never given the tenants a reason why that have strip from enjoying the club house. People that work cant enjoy the gym,spa,computer room or just sit by the fireplace because of the hours they have. So what we r paying for they cont. To take away. Their r no activities as they say! Bingo is all they have. All they know is how to decive the future tenants. Criminal activities is a problem and we have visitors that stay on the 4th floor of each building and they take over. The office is so aware of it!Their is no neighborhood watch as they state. Just yesterday their was a shopping cart on the 3rd floor with plastic bottles, insulin container and syringes on the cart and floor for hours. Their is so much bad that goes on ! They discriminate senior that need reasonable accommodations.If u dont have a vehicle they refuse to give u a park space.Some of us have personthat assist us by taking us to our appointments and their is no parking and makes itvery difficult to walk a distances. And I mean distance! If u Had a parkingand u no longer drive because of a disability or illness they take away! Not everyone has the Newappliances and newly Renovated Unit..Many Seniors that have been here for many years r stuck with the old small appliances and if they want the new ones,they have to come with $300.00. They have not made improvements .Especialy on the units that r occupied by seniors that been here a very long time. They have ugly old blue carpet, cabinets and walls that r discolored and falling apart. Many seniors r not aware of their rightI could go on! What a false statement: The Life Youve Always Promise Yourself Is Here ! False Again! Theres no comfort recreation and peace of mind convenience. Theres no Social opportunities in the recreation building theirs no hobby room. These Apts r not run as if its a place for Seniors. I have seen many seniors so depressed and crying! It breaks my ❤ please do not bring ur love ones to live here. Im speaking for many seniors that r afraid to say anything! Scared of retaliation and hit them right in their face! They been emotionly abuse. Hopefully things will get better if we all work together and compermaize. If only they would remember this is a Senior Complex. Kindness, caring, and patiention, would do!

You get what you pay for here. It maybe cheaper than other places and if you move in youll see why. Ive yet to hear a single resident say how great its to live here. Staff is indifferent, maintenance is very slow at fixing things, and the atmosphere is very depressing. Much more I could say but I think you get the idea...i hope

Please do not ever consider moving here! I was first place next to an alcoholic who screamed obscenities from morning tonight through the walls and I couldn’t sleep. He claimed he had PTSD and the management said they could not do anything about it, but I observed that he was an alcoholic. He would pour beer in front of my door and leave cigarette butts in front of my door. He also Verbally sexually harassed me on a regular basis. Finally after getting a lawyer, I was moved to a new building. Now, the office just takes off any day they want without notifying the tenant. I stayed home today, costing me $135 in wages to pick up a package from the office, but the office is empty, and the tenants were not notified in anyway shape or form. Also, the Jacuzzi is locked up. There is no sign or notification explaining why. There’s trash all over the place, and it is not a safe place. Someone tried to steal my computer, and FedEx will not deliver to my door because they say that it will automatically be stolen. The Daily people I encounter in the office are quite pleasant, so I suspect that the problem comes from upper management. Also, parking is a nightmare! My parking spot is next to a fire hydrant and a red painted curb. I hope I donnot get a ticket. There is no place to park for visitors ever! I am counting the days until my lease is up. This is a horrible place! Again, the office worker bees are as nice as can be, but somebody somewhere does not know how to run an apartment complex! I’m sure it’s upper management and it’s all about greed!I forgot to mention that there’s absolutely no storage whatsoever! I had to buy special Furniture to help out with this problem. I also have to pay for storage Which of course adds to my cost of living here. I was also not told about the extra cost of utilities. I was told utilities would be provided, but then was presented with a bill. Additionally, I was told my daughter could live here with me since I am 55. Then when I try to move her in, I was told that she could not move in without a doctors notification. This was told to me after she had broken her previous lease. Information is not completely provided meaning that communication is bad.Additionally, every so often a voice will come over a speaker into every single unit in the middle of the day or any time of day making announcements. This is unwelcome. Perhaps I’m reading or in the middle of a nap or doing homework. It gives it an atmosphere of being in a prison or a mental hospital. I wish I was there was a way I could turn the speaker off because I don’t want to hear it.The elevators are rickety and I refused to ride in them, and the stairwells are often dirty. There’s a funky smell in the hallway and the carpet in the hallways are very unattractive and beat up.On the positive side, the grounds are very well-maintained, and when the pool is open, the facilities are nice. Additionally, it’s kind of sweet to have a doggie park where I live. But if I Had the chance to make my decision again, I would never have signed a lease to live here, and I’m very much looking forward to the month that my lease is up so I can leave this place.

The Team Veronica has gone above and beyond to try and get this property to its full potential. The dedication this team has shown has touched my heart. The clean up in ALL aspects of managing this property is monumental and will take time. Its already a huge improvement.Still love my APT!I love my APT! Christie is doing an excellent job... Finally security cameras and hopefully as soon as parking is fixed.. Her team is working on it😊😊👏👏🥳Yay!
