Working with the Wilmoth Group has been a NIGHTMARE. We have rented with them for nearly two years and have lived in a home that is not fit for habitability. They have flat out ignored our calls and emails about recent repair requests (MAJOR repair requests, there is a giant hole in our bathroom ceiling from a leak). There is a complete lack of communication and regard for human decency. If you are looking to rent one of their properties, DO NOT RENT WITH THEM! And if you plan to sign your properties with them, you can expect your property and the tenants occupying it to be completely neglected.

Do not rent from wilmoth. My family has been dealing with them for the past year. They have neglected to make very serious repairs to my family’s home.What’s worse is that they’re alllll about passing the buck. If you’ll read their own responses to tenants who leave 1-star reviews, they’ll say they do not own the property and cannot make repairs without cooperation from the owner. Either they are incompetent in their ability to communicate the severity of these repairs to the owner, OR they simply have no problem playing middle man for a slumlord.They will also likely craft a non-apology to this review, like they did for the rest “I’m sorry you feel this way” with no accountability for the lack of ability to manage, followed by a veiled threat to remove this review because I’m not actually a tenant of record, but the impact of their negligence HAS affected me, as I have many times in the past had to loan my family money for missed wages lost in Order to address these pervasive problems. The actual effect of their business practices deserves to be accurately represented on their reviews. If they are the property managers, and not the owners—as they repeat ad nauseum—they have failed to manage. End of story.

My apartments were recently sold and new ownership managed by this company has taken over, first thing they did was serve most the building notices to vacate, during a pandemic, soon people were being violated over the simplest things so their leases could be terminated, tried emailing just to get the typical cut and paste response of sorry there is nothing we can do. Im 34 weeks pregnant with a 4 year old daughter and now risk homelessness and exposure to covid and they could care less, only care for profit, if i could leave a lesser score i wouldP.s we had signed a new lease prior to the switching of ownership, that suddenly expired the day they were to take charge

I wish you could give zero stars. These people are slumlords. The only reasonable conclusion that I can come to is that they absolutely do not care about a tenant’s quality of life and environment. They WILL NOT COMMUNICATE with tenants. They do not return phone calls or emails regarding urgent matters regarding the property in any kind of timely manner. Their leases are so designed against the tenant, it’s ridiculous. In order to have maintenance done on the property, you must submit request through a system called PropertyMeld for contractors to communicate with tenants in order to complete maintenance. However, if you have an urgent problem, do not expect to have it addressed any time soon. Wilmoth exists so that property owners do not have to communicate with tenants. And since Wilmoth cannot seem to communicate, they don’t even adequately communicate with PropertyMeld contractors who are trying to seek their approval to address serious and urgent property maintenance. You have to go throwing three separate entities to even get anything accomplished. And even when contractors through PropertyMeld DO come to assess damages and maintenance, they do not even fix the problem. They look at it, they maybe do something, and then leave and you never hear about it again. In the property where I rent, there is no smoke detector even though the lease says there is, there is mold everywhere because I have never once seen documentation that our property was ever inspected by the county or the city, the foundation is rotting, the windows broken and cracked and allowing all of our heat to escape, and THEY WILL NOT FIX THEM despite numerous requests. We have informed Wilmoth several times of the mold that is growing in our closets and in our bathroom, and we have received no maintenance to eliminate it. Because our property cannot function correctly, we are being forced to pay much higher rates in utilities. Our bills have been outrageous at times. They would not provide us with a new lease on time when it came time to renew. They regard their tenants as inconveniences and annoyances. DO NOT RENT FROM WILMOTH PROPERTY MANAGEMENT. You will suffer financially, mentally, and perhaps physically because of any of their other rental properties are in the state ours is in, who knows what your misfortunes could be. And if you currently rent with Wilmoth, get out as soon as you can because they do not have the ability to help you or they would. They also scrub these reviews vigorously, so if you’re seeing all of the positive reviews, then select Lowest, because they just keep on coming.

I’m giving it a solid 2 right now. There is not a way you can get in cantact with someone about you application! I have all my money to move and turned in my application and did my viewing. Someone from the office name Morgan was contacting me then jus stopped. I feel like I been scammed. A couple of close friends I know rent from you guys and said that you guys are amazing. I turned in all my documents for what you asked for the last house I wanted got grabbed and I told my application was being moved to athoee house. Which is okay. It’s would be very helpful if you communicated more. I moved into a house they didnt even bother to clean, it was disgusting. They didnt even offer to have it cleaned. Advertising a washer and dryer that didnt even work. My house has been broken into 3 different times now and even had to USE MY FIREARM IN SELF DEFENSE. Dear Wilmoth, I want to say that so far your company is 1000x better than prior PM. The inspection reports with detailed images AND the detailed communication per property is unmatched in my prior experience renting properties in Indiana over the past 8 years with 3 different PMs. I wish I would have found your company sooner but I was complacent with D level service from prior PM companies. Also, Ive been charged $10/day for renewing my lease and no one will respond to my calls or emails. So now I guess I owe $3k for renewing when Ive never missed a rent payment or never had a late payment. About a year ago, Max said hed take care of it. I have been working with Wilmoth for about 7 months and overall I have been happy with their performance. They currently manage a total of 3 multi-family properties (11 doors total) for me in the Indianapolis area. They have been very responsive to tenant service requests and have maintained open lines of communications with us as issues arise. They have also done a very good job of quickly renovating properties when tenants leave. Their staff has also been very friendly and easy to work with, and have been able to meet with me in-person to talk about our properties and finances when I have made trips to visit. Wilmoth has been fantastic to work with. I contacted them about a property this fall that had been vacant for quite some time; they helped me prep the property and had it listed and rented out within a few weeks. They handled obtaining work estimates, verifying work was done, screening tenants, and all of the headaches that go with it. They have been attentive to tenant needs and also very proactive in communicating with me; I am often too busy to visit the property so they provide tons of pictures and detailed explanations. I came to the Wilmoth Group in February of 2020, and have finally found a property manager that actually wants to rent properties. They seem to always have the investor in mind, and will work hard to find quality tenants, and cash flow your properties. Yes, they want to rent your properties to where you succeed.To give an example of how bad it was for me, I went through 3 property managers. With them, my emails were rarely returned sometimes 6 weeks later, phone appointments were no shows, and voice mails ignored. They screwed me, into taking horrible tenants who paid well under market, and I paid all the bills in which each unit I would lose hundreds to sometimes thousands of dollars. Each tenant I got, ended up being an evicted in a few months. I lost thousands. When I raised concerns about why am I paying 1k on a water bill, this is really high? They were like we will look into it, then ignored my pleas. Almost 7K later my expensive water bill was taken care of, because the tenant finally left, and I had the water shut off. And, my heater got stolen. Whoops. It cost me $230 to have someone they sent confirm this is what happened. All my units a total of 4 were all now vacant and stayed that way for the final 7 months. I was relieved because it was cheaper to have vacant properties, than losing thousands per month having horrible tenants. They kept promising me, they would get my properties rent ready to do the necessary rehab, but they lied.How do I know? I went to the Wilmoth Group, and upon their inspections I saw all the neglect. All my properties except one unit looked like an abandoned crack house in war torn Beirut, severely damaged, moldy, and destroyed. This was 2 years of hell, and thousands of dollars gone!!! I was distraught.But now, I am so happy. I found the Wilmoth Group. My property manager Lacy cares and is nice. I was shocked to find someone like her. She replies back right away, no later than 24 hours. She even will talk to me after hours in which I am like please thank you, but you have a family. LOL. I will talk to you tomorrow. She checks in and sees through the repairs are done correctly, and even got me a refund on a repair over $200.Finally, all 4 of my units are rented out. The rehabs took less than 60 days. Covid made life hard, but now I am cashflowing. I have better rents, better tenants, and no extra bills. And, Peace!!! So, I highly recommend the Wilmoth Group.Aamer

We have rented with Wilmoth for about a year now, and have endured a freezing winter with a $500 heating bill in a 1200sq/ft house, along with many other issues concerning the livable quality of the property. The way they keep track of tenant needs is very impersonal and vague, and there is a general lack of communication and clarity between those doing maintenance and Wilmoth associates. We are good tenants, we pay on time, every time, and generally do not complain. However, the way that this property has been neglected prior to our occupancy, and Wilmoths apparent unwillingness to care about the tenants quality of life, is unacceptable. They would benefit from better management.

Okay, so Im not worried about mice and roaches I can get rid of them myself. But on July 19th of 2020 I went and self toured 3 of their properties1st one I saw wasnt bad Ill admit they did seem to try and beautify it adding new carpet, waterheater, and appeared to be a new furnace with central heating and air.Downside is 2 out of the 5 floor vents did not have any duct work going to it so you are paying the electrical bill to cool the crawl space. The front door was not sturdy its like someone had broke in or attempted to break in several times. The floors are like a wave soft spots high spots low spots all throughout. No water pressure in the kitchen, the bathroom has good water pressure and roaches of course no sign of mice (did not see droppings) but they did have poison out for them. Other then that the 1st one was by far the best.2nd place its right off a busy road so parking is in back not bad, but once you pull in the back there is a blue tarp on the roof go to the front and the front porch is the nicest thing in the whole place they claim its a one bedroom its more of a studio apartment no bedroom at all. The carpet is well over due for something different it looks like its a garage rug where you would park your car on top of to prevent oil in the garage. No tub only shower.No light in the front room. Yard unkempt. All in all it didnt take us long to just leave so didnt really do a full inspection of the home. (It didnt have a bedroom so we didnt want it)3rd place was in a nice neighborhood walked into the door the floors were nasty dirty. I asked my wife how much she told me the price I immediately said no because we just got done looking at another place for that price that we both really liked. Just for the hell of it we continued looking opened the first closest door 2 five gallon buckets in the closest of what might of been sheetrock mud, a giant mouse was just chilling with them. My wife screamed and bee lined to the front door and said she couldnt. So we didnt even make it past the 2nd room in this house and we left.

Applied for an upcoming rental, they based my criteria off of dorfman property management. the only call i received was that the application was denied but i could never get a response as to why. instead of trying to work with me they decided to work against me! no matter when one door closes, God will open the gates of heaven and flood me with blessings!

I live and share a driveway next to a home that is managed by this group. The bushes in the yard running along our driveway are completely overgrown and have giant trees growing out of them. The branches scratch all of our cars anytime we go up or down the driveway. I have called FOUR times requesting these to be cut. Both tenants that live in the home managed by this group have requested to have these trimmed and cleaned up. NOTHING HAS BEEN DONE!!!When the previous tenants moved out, they flipped the unit and there is still trash throughout the beds of theses bushes. The contractors removed one of the bushes that was closest to the street because it was very dangerous, you couldn’t even see the sidewalk until you are approaching. When that bush was cut out, a huge tree was left that has been growing in the bushes for at least 10 years. It’s a site for sore eyes!!!! I wouldn’t recommend renting from this group because they clearly do not care what the properties look like.

If I could give 0 stars I could. The apartment my girlfriend and I were renting was handed over to the Wilmoths mid lease. They would not address any of our concerns regarding our lease, they took about a month to address our repair needs including a broken fridge and utilities that were meant to be included in rent, but were not in livable condition. They then sent us a bill for our portion of included utilities without notice of the policy change. It has now been 2 and a half months since our move out date. We have been repeatedly assured that our deposit check is in the mail. The deposit money still hasnt arrived and we cannot seem to get a confirmation that it was actually sent. It is impossible to talk to a live person and voicemails recieve no response. Emails result in empty assurances that you must be patient to receive. They also switched their payment method which had an obscene charge for electronic payment. We quickly decided to give our 1 months notice to vacate the premises. We will be preparing to contact a tenant landlord attorney and the better business bureau if the situation cannot be remedied quickly after 2 and a half months of attempting to retrieve our payment that is expressly stated will be returned to us within 2 weeks of leaving the premises. On a property owners standpoint. I will say that 3/4 apartments in a quadplex were empty within 2 months of the Wilmoths taking over the leases. I would also like to add that our neighbor was also overcharged and never received his deposit for an immaculate apartment. They also processed his rent and claimed he didnt pay while he was still in possession of the money order receipt. I have his personal number and we may use the same attorney if need be.

Dealt with Wilmoth group for the last year until I finally fed up with their BS. They were suppose to manage my house which they really are there for their own profit based on lies. Communication is horrible and constantly over charge for management and other fees. As some of you stated it, of course they can’t ever be reached. Still have account balance that need to be closed and refunded to me which they basicallylied MANY times even after I had my accountant look at the numbers.They are simply scammers. They break contracts all the time but they go back to referring contract only when it is for their own benefit which is greed and make money based on dishonesty . They over charge for maintenance. They really are not in this for tenant or owner. STAY AWAY from this company as far as you can.Working on getting some legal actions against them as they falsely claim payments made from my account to other parties which simply wasn’t made. Objective data and numbers doesn’t matter to them as long as they are making money of off your property by deception.Horrible experience!

Terrible business based in Fishers. Paid rent and after a week started to get notices about late fees due to rent not being paid. This company took part of the rent to use for a deposit that didn’t need to be paid. I’m pretty sure it’s illegal to use someone’s rent check for something other than the rent. Now, out of nowhere there is a $41 charge tacked onto my rent supposedly for renter’s insurance. That doesn’t make any sense, there is nothing in the lease regarding renter’s insurance and renter’s insurance is paid through the occupant’s insurance company and it’s only about $7 a month. This company just wants to tack on bs fees that should NOT exist just to be greedy. Someone needs to take this company to court!! And of course they can’t be reached at any of the phone numbers they have given to their tenants. Avoid renting from any building that this company is in charge of.. beware

Joel and his team at Wilmoth Group have been great! Prior to Wilmoth Group, I had (quite possibly) the worst property management service in Indianapolis; my rental was in disrepair, I had no tenant, and I had no one working on my behalf. It was the quintessential horror story of a long-distance property owner. In the aftermath, I got in touch with Joel and he was able to completely turn the situation around for me. They were able to facilitate all the necessary repairs and renovations, found a good tenant, and they kept me up-to-date with all the necessary accounting, receipts, etc. Their communication has been great throughout. Definitely recommended!

I have had the worst move in experience thus far. After moving in so many repairs needed to be done, that I am just now after 2 months of renting is somewhat able to get adjusted in the new place. Still currently awaiting for the AC to be fixed, which have left me with no air the entire 2 months of renting.
