T & R Staff -- Please stop posting fake 5 star reviews at your properties.Someone that no longer works for the company advised me that they post fake 5 star reviews to boost up their score at their properties. If you relied on these fake 5 star reviews (unaware they were fake) when you signed your lease, you should contact an attorney.Many residents have slipped and fell on the ice. For the entire winter, they did no preparation that I know of before snowfall, and did a horrible showing plowing the parking lot, causing many residents to slip and fall.My water heater is potentially going to explode. Maintenance came out several times to try and fix the issue but has been unable. In order to save money, T & R Properties has thus far not sent out any professional company to fix this. I am hoping as a response to this review they will finally take the appropriate steps to fix this safety issue.My air ducts are filled with dust, causing me to have breathing issues(ive attached a picture of how dirty they are).I anticipate retaliation from the company unfortunately. When I move out I am sure they will try and steal from my security deposit even though I will leave the apartment in cleaner condition than it was when I moved in.
I had a leak in my bathroom ceiling for months. No one could find where the leak was coming from. Well we have a new maintenance man Jay and he found the leak right away. He is in the process of repairing the ceiling. I have been at Hidden Ridge for 5 years. I have never had any problems. I asked since you were repainting the bathroom and hallway if they would paint the Livingroom area for me and they have agreed. I am very pleased with the staff Abby has been wonderful and Jay in the maintenance department fixed the problem right away.
I have had experience with Jay at Hidden Ridge Condos. He is very knowledgeable and helpful. T&R Properties is lucky to have such a great employee.
When it comes to professionalism and proper etiquette, Janelle Barker at the Arbors of Bowling Green leaves much to be desired.
It’s not even the charges I’m concerned about, it’s the fact I had to figure out who to reach to understand the charges, I was also told so many other things when we moved in and we were under the impression of so many other things. I did not appreciate the lack of communication and the miscommunication. I understand what I was charged now, but the fact it took me three months of figuring out how to contact the corporate office to figure out these charges is BEYOND me. I constantly was in contact with trying to figure them out. Thanks.
I interviewed with this company today and it was the most aggressive, unprofessional and rudest interview I’ve ever experienced. It confirmed a lot of the negative employee reviews online and resulted in me withdrawing my application for employment. Employees please beware and do your research before making the decision to work here. Thank god I dodged a bullet.
We chose not to move for safety reasons and as a company this has not been understood nor taken into any consideration. We received one letter stating our application was denied after we got approved and had a lease drawn up, because we chose not to move, followed by a bill asking us to pay for an apartment we never had; it cannot be both. The pandemic is hard on millions of people and instead of trying to be helpful your company is being hurtful and not understanding.
I fell on the sidewalk outside of my apartment. The sidewalk had not been pre-treated for the ice and snow, nor had it been cleaned after the bad weather. I slipped on the ice and broke my leg. I was told by the property manager that they would pay my medical bills. I have given the office the bills multiple times. It’s 9 months later and they are still not paid. The main office avoids my calls and obviously doesn’t return my calls. The property manager keeps telling there’s still no status update on my claims. Honestly I don’t think they’ve turned them in since it’s been 9 months and still no word. If you deal with this company and have any issues don’t expect that they will care and take care of the issues for you, you will be on your own. But best believe if you are a day late on rent they put a notice on your door that day.
My boyfriend and I were looking for apartments around Pittsburgh, PA and we came across Summit Station, a new and upcoming luxury apartment complex. We called the leasing office and got a tour of multiple apartment options, all of which we really liked! At the end of our visit we got I formation about the app process which was started by the leasing office MIKE. We started the app when we got home because it was very confusing and not clear. We called the leasing office at least 10 times with no answers or return call from MIKE. it’s been a week with no response, so my boyfriend and I found an even better place for cheaper with more. Don’t rent at summit starion in Pittsburgh, PA!!
I had nothing but problem when I moved to the woods. So of course I was ready to move regardless the buyout price. I ended up doing a buy out and was told they don’t take checks anymore that you have to pay online but the office manager told me to wait until the amount of the buyout posted. The amount never posted. Fast forward 2 months... got a letter saying I owe them double the amount of the buyout I called and they have no record of the buyout paper I signed even though I watched the manager at the time make a copy. They told me they would call me back that week and figure out the issue. Never got a call back. Now I received a letter from a collections agency for the wrong amount and it shouldn’t even be in collections in the first place since I was told to wait for the amount to post. I have called twice last week and was told the regional manager would call me... never did. I called 4 times today for them to tell me they are busy with other things and will get to it when they can!
One star for the one positive thing about the Moors property, the staff are mostly polite. They are worthless, but they are polite. I read the bad reviews and thought it couldn’t be as bad as it said, but if you see even one thing in the advertisement that you like, it’s a lie. Or even if they tell you that they will show you the apartment you are moving into, it’s bait and switch. Honestly I had low expectations from the start, and even I was disappointed.
The owner of T & R properties, discriminates toward disable people. Does not do up keep on the backside of the complex. He will keep your deposit, if you dont follow his rules, but he does not want to take care of his properties. Too high prices for what you get. I cant rate the owner. Sorry.
I live in the Moors in Canal Winchester. Terrible place. The office workers talk to the renters as if were peasants and not renters. They overcharged me for paying my rent late. They also accused me of stealing a package. I do not know how they are still open and functioning but they need to be shut down. The maintenance and management need replaced. I couldnt live here for one day. I recommend nobody stays here I repeat nobody stay here.
If I could make it a 0 star review I would. The apartments are completely torn up and disgusting upon move in. Within a couple of months we found mice, let the apartment complex know, and then had to pay to exterminate ourselves and do all repairs because it was going to be months. No requested repairs were ever addressed by maintenance. Upon move out preparations, they lost our letter of intent to vacate, our move in sheet, our lease, etc. Very unsettling that they lose tenant’s personal identifying information. We made attempts to work it out with the staff but were told that we are “young and deserve to learn a lesson”. I would love to speak to management but no one will return my calls and the staff refuses to let me speak with anyone. My husband and I will be seeking legal action against this incompetent property management. Furthermore, DO NOT LIVE HERE or at any other T&R Properties complex.
Haven’t worked there for about two weeks now and still haven’t got my last check. Called corporate around 3:30-4 and no one picked up left a message and yet still no call it’s Friday now this company’s priority’s are unorganized and unprofessional do not recommend.
My lease ending on 30th June, and I was suppose to move out on 15th July, they still be charging me full July month rent. I went to give my 45 days notice on 31st May. They said NO PRO-RATED RENT AT T&R properties and you have to pay whole month rent . I have been renting from 6 years almost 4 different apartments, Florida to Ohio, I never heard no Prorated rent clause. Only T&R means 30 days notice means whole month. They are fooling people or read terms as per there benefits. All Renters associations are following same Ohio renters policy dont know what is special with T & R.Neither they sent me any lease renewal notice before 45 days nor they explained me this clause beginning of the lease term.0 Stars if possible. Never rent at any T & R properties.
Wow...where to begin. Living on their properties has truly been an experience. From not knowing if we got the apartment till the day before, to moving into a filthy apartment they didnt bother to clean, and to the mold currently growing in my ceiling and causing me health issues.We had to clean the carpets ourselves, buy a black light to find the where the cat piss was that the previous tenets kindly left us, the furnace had never been cleaned or had a filter changed, our balcony is rotting away- the list goes on. (Oh and did I mention the adorable mice that moved in?)Maintenance shows up about 25% of the time so we fixed everything ourselves so far. What we cant fix is the leak in our ceiling and black mold growing in my bathroom. After I complained enough they fixed the leak, but the mold grows on! Ive asked maintenance to fix my ceiling numerous times and that it was effecting my health but still no one has come to fix it.Boy has it been a fun ride living at The Moors the past few months!Save yourself the time and go with a property manager that cares about the wellbeing and health of their tenets.
We have had nothing but problems since moving in!! Had to pay over $3000 to move in, were told by Bev that water was included with the rent. All of a sudden in November we started receiving a water bill, called the office and was informed by Bev “it is included with the rent.” Spoke with Lucy regarding our neighbor who is harassing us non stop about our service animal (which is a whole separate issue!) and Lucy informed us water is on top of the $1,114 a month! Then just received our emotional support animal due to my previous domestic abuse marriage, anxiety and depression and our neighbor comes over drunk and disorderly claiming our small dog was barking non-stop (which is a lie as I am home during the day with her and continually hear other dogs. We are surrounded by them in our building.) We told the neighbor to go away and she reported us to the office, the office took her word and had been progressively sending nuisance letters since by both Bev and Lucy. Stating we take her out on a tie out and not a leash. We addressed this with Lucy and have been taking her out even though our tie out is still on our porch! We have a leash inside!!! We contacted Lucy AGAIN and she gave us till the end of the month to get a form signed by the doctor or pay a fee for our support dog. Has anyone demanded a doctor appointment at Thanksgiving or the holidays? My doctor couldn’t get me in and so this month we paid over $1700 for rent, 2 water bills that were thrown on our account and fees including a pet fee and pet rent. Checked my balance today on rentpayment to make sure there was a zero balance and there was another water fee!!! Then I left to pick my fiancé up at work and came home to another letter threatening us to get rid of our dog in a week!! After speaking to Lucy regarding all this, after paying a fee we don’t technically owe but to appease them we did!!!! We have left two voicemails to address this today. We have been harassed non stop and it’s really old. It seems like they are constantly doing things to push us out. Worse place I have ever rented from since I was 18 and I am now 38!!!!!!
I just left Cabot Mills and I was nickel and dimed until I owed them - no deposit back.I was charged to replace their carpet AND CHARGED A CARPET CLEANING FEE!!? DID THEY REPLACE THE CARPET WITH DIRTY USED CARPET THAT NEEDED TO BE CLEANED!!??? Also, the lawn maintenance was dismal and there is probably still that big branch in the back that fell from the storm. Weeds/dandelions everywhere, grass sometimes not cut. The reason we moved out after 4 years was because they were way, way overpriced for such a poor living space. So, we bought a new house in a better area, with twice the square footage and are almost paying what we wouldve paid. They also kept losing stuff like our proof of insurance or even our notice to inform that the pets were moved out and our termination notice. They tried charging us for another months rent, and after I had personally taken the signed notice to their office that had followed their policies to a tee. I could go on about so much more.. things like good luck calling and getting ahold of someone, etc. Avoid this company at all costs would be my recommendation. Its so not worth the headache.
Biggest scam of a “business” I’ve ever seen.
I rent from Dooleys Orchard and I have got to say the team here is AWESOME!!! Earlier this month I had a pipe underneath our townhouse burst which caused a massive flood. I was nervous, scared, and anxious with no clue as to what to do next. Thankfully, I ran into Nick and Adam, which is Dooleys maintenance team and they were immediately on top of the situation. What made things better was when Patrick came. He just clocked in but came right over and started calling contractors for help. These three gentlemen not only helped fix the situation, but they also gave me and my family a peace of mind that we might not have had in other residences. I shared this story with a friend of mine and he told me that he went through the same thing but, he had to rent a hotel room and stay there for TWO months. Dooleys team took care of my situation all in one day, and for that I am grateful. Patrick, Nick, Adam thank you so much. I am forever grateful.
The Moors at Contryview has to be the WORST complex Ive EVER lived at. Funny thing is, I read horrible reviews before signing the lease and I did anyways. My mistake. Maintenance is HORRIBLE. They NEVER come to fix anything when I call to report it. Theyll turn your water off all day with out giving ANY notification and dont care what you have to do that day. They suggest taking a shower in their disgusting gym bathroom. ??? The rental office is rude and always overcharge for being late, youll end up paying around $100 if you are just a couple days behind. They are NOT people friendly and will never help if youre in a sticky situation. Youll be charged for EVERYTHING. When this lease is up, I will be running as far as possible from these renters! DONT live here!!!!!
I have an apartment that has a beautiful view but is literally falling apart. They replaced a bad fridge with another bad fridge, the guest bathroom has plumbing issues, the ceiling had mold & mildew when I first moved in and now the a/c is causing the carpet to be soaked. Mgmt is more worried about replacing another units a/c than making sure my kid has a fridge for her food!
This place is a joke..It takes forever to get anything fixed.I live in the Moores location in canal winchester. When we signed the lease it did state in the lease that we are responsible for pests in the apt. But one would assume it meant pests you brought in like bed bugs or roaches. But now they mean ALL pests.there was ants when we moved in. And bees are all through the walls coming into the apartment through the light fixtures and yet that is still my problem to fix. They are tormenting my family and at least the family that lives above me. That was told to me by the regional manager.The lights in the hallways have been out for 3 weeks. The lamp in the parking lot has also been out for 3 weeks. It is pitch black out there in the morning and at night. There are cops here almost every night looking into some kind of trouble.A man was shot right outside my house. When i told them about the light and that i didnt feel safe all i was told was well they getting rid of a few people and that should help the problems.and that the guy who shot that man didnt live here so that shouldnt be a issue either.If it wasnt for the fact that we are trying to buy a house in the next few years we would break the lease and move out now.
I have lived here since 7/2014. To date, Im still waiting on my move in list to be rectified. The management at Cabott Mills is terrible. Maintenance obviously doesnt care that they do a horrible job.Currently my AC is leaking from somewhere and my carpet is wet to the living room. The is the second time this summer. Water extraction never took place and Im sure we now have mold under the carpet. My stove has 2 working burners, my front door, I see light from outside. In December maintenance said the door was installed wrong and the molding around the door is falling off. My shelves inside the cabinets are broken.I could go on and on but it doesnt matter to anyone that works for T R Properties in The Woods, or Cabott Mills. The staffing has a huge turn over and nobody knows what the others have or havent done.I would not recommend either properties, they are disgraceful.
I never even made it to the lease singing before T&R completely dropped the ball. To say I was missing informed and lied to, would be an understatement. Lets start with application process. 1st, once app was turned in along with all paperwork needed to be considered, I was told I would hear their decision within 2 days. 3 days later after hearing nothing, I had to call for an update. At that point was told I was accepted but they needed an additional $259.00 for prossesing fee and holding fee. I asked to see a model and was told they dont have one to show but would contact me as soon as they did. This was July 16. On July 26th, after hearing nothing, I left a couple messages with no response. On the last day of July, I went into the office and was given a move in date of August 10th. But unfortunately there was still no model for me to view and was also told they didnt know which apartment I was moving into nor did they have the break down of my move in fees. I asked about the size of washer and drier that would fit in the 1 bedroom apartment and was told it had a full size connection. The website also stated that. So I left being told I would receive an email by the end of the week with all the info needed to move in. In the meantime, I went out and purchased a full size washer and dryer. By August 9th ( day before move in ) I once again had to visit the office do to no call back or email. When I walked in at 9am, I was told I came at a bad time and was told to return around 2pm and I could finally view an apartment and that she would get the break down of my move in fees. I came back that day and was given a key to finally view the unit that was assigned to me. Was told they were still waiting on cleaners and carpet guy, ( mind you, this is day before move in). I viewed the apartment but when looked at the closet that held washer and dryer, it was very oviously that only one would fit. When asked why I was told that full size fit and why website says the same thing, she replied by saying that I could just stack them on top of each other. Besides the fact that it would be unsafe, that was not an option. Than I was told that she would have maintenance drill a hole in my bedroom wall so that I could hook my dryer up in there. Who says that? I informed her that I was not interested in the least and was told thats fine but I will not receive any of the almost $300 back. Even my hold fee which the apartment was not held. It wasnt even ready the day before move in. T&R completely dropped the ball the entire process. I was mislead and lied too and they were completely unprofessional. I have since than contacted an attorney and will be taking this as far as possible to get my money back. My time was totally wasted over a months span. This was all at Silver Maple Apartments in Delaware, Ohio 43015.

There is siding currently outside my door that has been there for about 3 days now.*they came into my apartment when i wasnt there and installed a water meter. they switched me to paying a water bill after i resigned my lease for a set amount water bill.*There is poop everywhere. Dont walk through the grass.*After my truck was hit in the parking lot ( because people speed through ) they finally put down speed bump. which havent helped the Brice rd and gender rd speeders slow down at all.They just put these cheap speed bumps in that fell apartment after a month. I had a piece of speed bump in front of my building for weeks.*When you re-sign your lease, they dont provide the re-signing service (carpet cleaning, new blinds, etc.) that you sign for. Update 2/8/18 : I still have not heard from them regarding this issue.*The gym is always closed because they let anybody in and last time i went, there was blood all over the womens sink. smh*They keep raising the price and no upgrades have been made to the apartments. They just painted the old stuff black and for almost $720, you dont get stainless steel appliances.*the crime rate has gone up in area. (lil boy was stabbed at pool this year)I use to enjoy living here but at this point im over it and super excited about my townhome in reynoldsburg.If youre looking to live some where long term for a set price, i wouldnt advise you moving here. There are alot of places in reynoldsburg that offer nice apartments for affordable set prices
Horrible experience at bayside apartments, owned by T&R PROPERTIES in Hilliard. when i moved in they lost my deposit and first month rent, made me have to pay another deposit and first months rent putting me in a financial hardship. on top of paying the next month rent that was due so i ended up paying $3500 all in one months, all they cared about was money. then when i moved in to the apartment there was a snake in my apt for a week before anyone came out but i had my fiancee catch it and kill it himself, by then. then i had issues with with roaches, and still having issues with ants. i cant wait til my lease is up im out of here and not looking back ever again. i would never recommend them period. they dont fix anything, and the upkeep on the property is horrible just trashy. Buildings need new siding and power-washed they are so filthy. they built new apartments in the front of the complex and never remodeled the existing apartments behind the newly built apartment, its looks like that were trying to cover up how trashy the place really looks with the new builds. its like they neglect the old apartments. Just tacky...they should be shut down they care nothing about their tenants. im so close to calling the city on them and discussing my complaints this is just sad to have a apartment complex like this in HILLIARD.. T&R Property needs to really step up their games and stop taking advantage of people, something needs to be done. Maybe we need to protest or petition to shut bayside apartments or T&R porperties down.
T and R Properties management were very responsive. Of course the property is older but the service was second to none.

I am a former resident of T&R Properties d/b/a Crystal Lake Apartments in Hilliard Ohio.The parties lease was executed May 31, 2013; and was evidenced by a document titled, Residential Apartment Lease - Term Sheet (Term Sheet). On April 21, 2014, I hand-delivered my written Notice to Vacate; and as mandated by the Term Sheets 45 days written requirement.Since February 2015; I written detailed and comprehensive reviews and complaints against T&R Properties and Crystal Lake Apartments (Hilliard, Ohio); and my negative reviews and complaints had been posted on various sites. However, since February 2015, T&R Properties and Crystal Lake Apartments (Hilliard, Ohio) have consistently, persistently and aggressively use various tactics in order alter, filter, hide, and/or block mine and others negative reviews and complaints.Today, during a routine Google search, Ive discovered yet another incident whereby previously posted negative reviews and complaints, against T&R Properties and Crystal Lake Apartments (Hilliard, Ohio) are mysteriously missing, altered, filtered, hidden, and/or blocked. Hi i live in bayside appartment, management are worst, richard in byaside appartment office when you go make a compaint he use fu.... c word using and cursing a lot .as well assitance manager black lady is refuse tell her name as well her associate . and very rude . when you make compaints super comes after a week i had a mold and lekage in my bad room they fix after a week.{specially richard clerk is way rude and behaving we are living free here } please think twice and thrice before move here
We have a long and detailed review regarding this company (Bayside Commons/Countryview West). I hope it will be helpful for you if you are considering an apartment, and help you in this important decision-making process - we hope to be as accurate as possible.My family and I arent even residents and our experience has been more than problematic.We have been given differing answers throughout our interaction and application process. They took over $200 from my account without my authorization and then would not return any of my phone calls. After a week, fifteen attempts to call them, personal visits, voicemails, and even by email, and they didnt get back to me with answers, even after it was promised on three different occasions.I was given excuses by an employee by the name of Karissa from, I dont work X days and, only the manager was in and, the manager isnt able to handle applications. We even returned in person several days later and was told that they have been working everyday on our information, but they dont actually know what the information is. I was also told statements that they have the right to charge us un-refundable administrative fees that werent listed on the paperwork.We even were directly lied to. They also took money from our account to hold an apartment that we didnt even know that were we supposedly leasing. When I asked what specific apartment they were holding for us she couldnt give a straight (or the same) answer twice. She then said that she held the one that we previewed and put words into our mouths that we definitely said that we wanted it and to hold it, which neither my wife, nor myself, did. On the contrary, a majority of our questions to her that day were comparisons between what we would consider as opposed to it, asking square footage and such (which her nor anyone else in the office knew!) I take it seriously when people would rather lie than be honest with me. We also interacted with an employee named Destiny, whom I was told is a manager, though she doesnt have the power to look into our information nor the ability to call us back (per Karissa). They also are refusing to return any of the money that we never agreed, nor signed, for them to take from us - this is the beginning of our experience with Bayside Commons/Countryview West. It seems that other reviews regarding the management were correct and we should have listened to others feedback.Our recommendation: do NOT rent from this company (T&R Properties). If we have any positive updates to this I will do the courtesy to post it.
This place is absolutely ridiculous, every time you call to get something done they have to make a work order. Even with emergencies. Along with that the turnover rate at the front office is crazy, you go in and ask about a work order that you placed days ago but its a different worker and they seem to have lost the work order you are looking for. So you have to file another, then weeks later nothing is still done about it. When we first moved in our A/C didnt work, then our refrigerator was leaking water all over the place, every once in awhile the electricity in the bedrooms will just shut off and it cannot be fixed. Management never has any answers to the questions you have, if you ask to speak to someone higher, or corporate they just blow you off and act like they dont hear you. Every time I see someone visit for a tour I just want to say to them how bad this company is to rent from. If you are ever considering living at a T&R property, think again. You would be making a huge mistake.
