The parking situation here is terrible. If you work late or even want to take a ride at night expect to park far away from your apartment. This issue could be solved but is ignored and they will put a boot on your car if you park on the curb. I have never parked on the curb so no boot but I am sick of driving around looking for parking in my own neighborhood. The Preserve solution is to park at the office but that is usually full too. This issue can and should be solved immediately but it has gone on for years.

If i could give 0 stars to this community I would. I have been at the preserve for 2 years and about 6 months in, one of the bedrooms started to feel around 80 degrees or more every single day. I reported the issue for months and tried every Avenue to get it fixed but all they did was evade it and make excuses. We have never missed a payment but during covid we had one month where we were short on the rent. I notified them that I’d be paying the balance in 2 parts and to please help me with the late fees as I was still staying current on all upcoming rent bills. They did nothing to help and instead added another 20$ charge for not having insurance on the apartment when I have the document that says I am covered 04/01/21-04/01/22. Truly unprofessional and not considerate at all to their residents. They will boot your car even though you’re a resident WITH a decal.... happened to my sister and she had to pay to get the boot off because the office once again didn’t care.I could go on forever but please AVOID this place. It’s not worth the couple hundred dollars you’ll save. You’ll have never ending headaches dealing with them, only for them to steal your money whichever way they can. We’re moving out and never recommending this place again.

I’m visiting my son and I was incredulous at a situation that happened today. His townhouse has a balcony and there’s another apartment, under his, with a tenant living in it. Unfortunately, the balcony has a drain and it’s located up the neighbor’s parking space, which means, every time when the balcony is cleaned up with water, or even when it’s raining, the dirty water will fall on the neighbor’s car. Unfortunately there’s nothing to be done. I can’t change the position of the drain. I was at home today and an assistant manager Laila was knocking so hard on the door wanting to complain about the whole situation. In the midst of so much complaining and shouting, I felt embarrassed, mainly because I dont speak English properly and the way that she talked to me was so unprofessional for someone in her position. I am very upset and I believe that if this is the type of professional we have to deal with, imagine when we have to face a serious problem.

I have lived here for 2 years. The community itself is nice and I have liked my neighbors. Trash and parking have been up and down but it seems they have a better handle on it. The biggest issue is you can expect your rent to increase every year by 6-7% due to current market rates.

The property itself is really beautiful. I love walking around the lake and sitting at the picnic table. It is located next to everything you need. Grocery stores, shopping, restaurants, highway, beach is 15/20 minute drive. It is kept well maintained and for the most part, maintenance responds to requests pretty quickly. Their biggest downfall is parking in certain areas of the complex. If you plan on moving in, I would sit down and have a thorough conversation about the best buildings to live in for parking. Their new parking policy enforces vehicles (residents and guests) to register their plates to avoid being booted. You are prohibited from parking on any form of curb. This was frustrating at first, but I can also understand how it is helping the community to not resemble a junk yard with cars everywhere. At one point I had some concerns and issues with parking and my windows being dirty. Management called me almost immediately. We had two phone meetings and also a sit down meeting to resolve my issues. This means a lot and goes a long way to show they do care.

The Preserve at Deer Creek has been my home for almost 6 years. It’s been a great place to call home. More recently the maintenance staff have been great in fixing an issues I have within 24-72 hours(mostly dead light bulbs). The office staff have done a great job helping me on the few occasions I’ve needed it but most importantly the community has improved.A few weeks ago, there was a lost dog in the complex running around without a leash. We all know the dog from seeing him and his person walking around, but his person wasn’t with him. So I called the police to send out an officer to catch him and get him back home. The police took a while as it wasn’t an emergency. During that time my neighbors helped keep the dog around, and even figured out where the owner lives, apparently he is friends with another dog owner in the complex. Long story short, the police caught the dog and brought him back to his home, but without the help of quite a few neighbors the dog would have left our gated community and been lost forever. That’s what living in the Preserve is like, not everyday, but when it counts the most.

Ive updated my review from 1 to 4 stars.Pros:Nice, clean, friendly neighborhood in a good area. The amenities are always clean and having 2 pools is always a plus.I normally get the maintenance orders completed in a decent timely manner. Dara at the leasing office is very friendly and she was the one who assisted me and made my moving process easy.Cons:Amenities hours-10am - 6pm. Inconvenient hours.Parking - Unless you live in a town home or lease a garage for an additional $150 monthly, then the parking is first come first serve in your building. & in my case, you need to walk home late at night if you get unlucky and have to park far. At the beginning I had issues with the new parking rule and was very upset with getting a $75 boot for parking against a curb with no signs.

I used to love living in the condominium, the facilities are excellent, the condominium is very beautiful and clean, but unfortunately in the last few months the customer service has dropped a lot! First, the new parking policy, which is not fair and affects the lives of residents on a very bad way, especially those who arrive late at home and are unable to find parking spots near their building. Then the attempt to help resolve this issue is vague and not efficient at all! Even abusive, as I was offered help in exchange for removing my old bad review of the complex, which was done on my part, but the opposite did not happen. Now Im trying to pay my rent on the website with my debit card, as I always did, and the processing fee is absurd (It was around $ 3, now its $ 42!) and when I call the office to ask for help about it, again no one can do anything for me. I renewed the rent for this year, but I regret it already! Perhaps it is a new administration or what really matters is just the money. Regrettable, ridiculous and no consideration with a resident of almost four years who pays her rent absolutely on time all this time!

I live here with my mother and we have two cars. Every night we have figure out what we are going to do about parking my car because I get home late and all the parking spots (which at most is like 15) are taken. I’m pretty sure people who don’t live here are taking the spots and it’s become an increasingly worse problem because even all the front office parking spaces get taken up. I’ve been booted even though I live here which is extremely frustrating because you go to sleep not knowing whether or not you have a car for the day in the morning. They desperately need to do something about this, whether it’s giving a fine to the people who don’t live here or not booting the people who do..

This place is awful. The leasing office will knock on your door in the middle of the day for something that could be a simple email or phone call. There is no parking and the guest sign in so glitchy good luck ever having guests stay over. The leasing office doesn’t return phone calls or emails. Maintenance stands outside your window and yells all morning. Landscaping starts before 830 AM. Trash men come over an hour before the scheduled time to have your trash out and sometimes don’t come at all even though you pay for it, and again no one will address it. Overall customer service is awful. Good luck if you’re planning to move here.

I have lived at the Preserve for almost 2 years now, and my whole time here has been genuinely a wonderful experience. Its a quiet neighborhood with great amenities that has the feeling of being safe and secluded. Its the perfect distance from i95, the Turnpike, the beach and shopping; not too close, and not too far for an easy commute. The upkeep of the property is very regular. in fact, it actually looks just as beautiful as it does in the websites photos, unlike many other complexes that can be deceptive. Under the new management company, Milestone, any minor problems here have/are being quickly improved. There have been major investments in new grounds upkeep, improvements to the gym, construction to community areas, and building refurbishment. The staff in the office are always friendly, welcoming and willing to help. I always see Odette for any of my concerns and shes always professional and prompt. Upon my experience I would recommend the Preserve to anyone.

Lystra helped me through the application and leasing process, and she was amazing and extremely helpful. The apartment is beautiful and clean. I love it. The only reason Im giving four stars is because the dish washer was broken upon my arrival to the apartment. Do not rent here. Management could care less about the residents. Water started leaking from the ceiling of third floor bedroom a few months ago. They sent a roofer to β€œfix” it & after some heavy rains this October, it appears the leak was actually rerouted to the 2nd level!!! Pieces of the ceiling started falling on living room furniture. I had to place buckets on the tile to catch the nonstop waterfall. So now, I likely have mold growing inside the walls and an even larger leak in the second level. After multiple phone calls & emails they sent roofers to β€œfix it again.” Come Tropical Storm Eta now THE CEILING IN THE ENTIRE SECOND FLOOR IS SOAKED. Not only are they incompetent, their roofers are too! Save yourself the headache and don’t move here.

Just wanted to take a few minutes to write a POSITIVE review for any potential tenants who are interested in this property. The Preserve at Deer Creek has an amazing staff (big kudos to Danielle and Dara - they are amazing!) and also has a wonderful and friendly maintenance team. They strive in assuring any request are taken care of and pay close mind to what is a priority. The location is IDEAL and the community offers a lot of amenities. This is also the only community I know of (and Ive done my fair sharing of apartment looking within Broward) who has a split floor plan with a three bedroom layout. This is fantastic for any family or roommates needing/wanting privacy. Oh, and theres no restrictions on breeds. Hope this helps!

Welcome to south FL living. The complex itself isn’t bad. Layouts are spacious. The top floors have vaulted ceilings, gives a little boujee taste. They KEEP UP on the landscape. Most of your neighbors are friendly. There is never trash on the ground. Pets are kept after pretty well. The gates work 80% of the time.Amenities could use a little help (in the back) but the leasing office pool is beautiful. The parking isn’t great, at all. So if you have more than 1 car, it might not be the place for you. It’s a tight complex. We are all very close to one another, and that makes the parking extremely limited. Especially at night. The location is pretty great. You have target, publix, 3 gas stations, dollar tree, restaurants, all cellphone companies literally all within walking distance. Each corner at the neighboring intersection is a booming shopping plaza. Super convenient.I’ve never had an issue with those in the leasing office. They’re polite, do what they can to address the situations, and move from there. It’s a pretty hefty complex to manage and they do a pretty good job.I personally won’t be renewing my lease, but maybe this place fits better for someone else :)

Amazing community, great amenities, great maintenance staff now let me get in to why I gave it a 3 stars after living here for less than 2 months....Before you move in make sure you do your homework and speak to your soon to be neighbors regarding noise, peace and quiet.Since day 1 I have been dealing with a neighbor who has zero consideration for others and my house litteraly shakes with loud music from the moment I wake up until just before 10pm every single day! With covid here and working from home you can imagine how this has become unbearable. I have gotten the office involved several times in person and via email and basically there is nothing they can do when they do respond - The cops have been called 3 times and they have asked this individual to tone it down but tell me ultimately its up to the leasing office to do something.Summarizing Im paying 1500 a month to live in HELL so do yourself a favor and do your homework before picking your unit but outside of this youre looking at a great place.

Property manager is horrible, and extremely rude. I was harassed by her while I was at the pool with my children she even went as far as to call the cops on me and my family for doing nothing. I pay a lot of money to live here. This has to stop she needs to be fired. I should be able to enjoy the peace and comfort of living at the Preserve instead we are being harassed and menaced by this tyrant property manger Odette. I will be contacting a attorney corporate, and moving out.

I have just signed my 10th lease in this beautiful residence i call home. The grounds are beautifully kept. Ghe apartments are spacious and comfortable. The residence is safe and secure. The management is outstanding. Odette is a brilliant and proactive manager who keeps coming up with innovative ideas for the property and invests in many celebrations and social events for the residents. The staff are great and all maintenance requests are handled swiftly. I feel privileged to call this exquisite place home

In a recent email my corridor was posted I guess for something that goes against the rules for valet trash. I am very conscious of the garbage I put out. Never leaking, never more than allowed and most times we take it to the dump ourselves. The reason I’m guessing my area was photographed was because the trash men drag leaking garbage from across the hall to pick up my trash, leaving a mess on my floor in front of my area. I have asked the men not to do that and I have washed my floor several times. I think I’m the only one who even sweeps the corridor.I guess I was really upset getting a bad rap for my neighbors lack of cleanliness.Thank you,LuAnn PremockBldg 29 #106

I recently moved into the Preserve at Deer Creek and could not be happier. I took my time researching and visited over 20 communities within a 10 mile radius and the Preserve was by far the best option! The process from viewing the apartment, getting approved, to moving in, was all painless and made my transition here smooth and easy. Everyone in the leasing office was helpful and friendly. I love all the amenities and its a great location, close to everything.

It’s over priced and the staff at the front is ridiculous. The only good thing here is that they have move in deals. They raised the rent over $100 a month when your first lease expires, they don’t care about the tickets you submit to have repairs done and if you want to be home while someone is in your house making repairs they make it near impossible. They won’t tell you when the one maintenance man is going to come to handle your maintenance ticket, so you need to leave the whole week open while you wait for the one day the repair is getting done. They tell you they will give you a 30 min window to get to your apartment to let the maintenance man in but realistically it’s 10 min and if you miss him your tickets gets closed and you need to submit a whole new ticket and wait another week. I had a leak in the roof and it took them three weeks to fix and only because I emailed the entire executive staff at milestone management. They have no consideration for the residences who work a 9-5 jobs. You get charged $40 for trash and the restrictions they place make it near impossible to utilize the trash valet you pay for. The most recent email states that we need to bring the trash binds (that are covered with dirt and spider webs) into our apartment on non trash pick up days and after the trash is picked up (which is sometimes after 11pm). Oh and they consistently have homeless people dumpster diving in the β€œrecycling center” because the gates in the community are a joke. Only move here if it’s your only option.

I have lived here for a year. I suggest to rent somewhere else! The major downfall of this neighborhood is dealing with the leasing office. The main lady is EXTREMELY rude and disrespectful. She was so demeaning to me when I went in to discuss what I needed fixed in my home. She made it clear she was too busy for this and belittled my questions. Stay away from dealing with the property manager in the leasing office. Horrible experience!! Dont sign a lease here.

Our apartment fits our large family snuggly (2 adults, 4 kids). The layout is nice and I do appreciate the two pools which are pretty much always clean. There is a tennis court and dog run in the back. The playground isn’t very good. It is too small for big kids to enjoy, but the height is too large for little kids to play on safely. It also isn’t covered so it is uncomfortable to sit at. There is a very nice park within walking distance though. The turn around on work orders is very good, from my experience. I’m not sure with emergencies as I haven’t had to file one. Parking is terrible. We are lucky as in we live off in a corner and there are more spots than cars but overall the community doesn’t have enough spots and if you rent a garage you’ll be required to use it as a parking space. There also is no guest parking. So your guests will have to fend for themselves to find a spot. I also do not like that almost all of the interior walls (except for a small one in the kitchen) are painted with either just primer or flat paint. Because of this, they are incredibly difficult /impossible to clean. When you do clean them if you manage to clean the grime, fingerprints, beautiful drawings of your child, you’ll also take some paint off. Your washcloth/rag will be ruined with paint and the walls will have streaky marks from the paint being gone.
