You cant even contact the owners. Theyve shut off all of their phones. If you care about where you live, DONT LIVE HERE. NOT only will you lose money, you will lose priceless family photos due to how much leakage and bugs their are in the facility. These owners do not care about their own property and are just trying to make a quick buck. AGAIN DO NOT LIVE HERE.

I do not recommend moving here. Our ceiling has leaked ever since we moved in in October of 2020 and they have yet to come and completely fix it. It is now July of 2021. So I’m sure there is mold in the ceiling. Every time we call the office during office hours no one answers but as soon as our roommates girlfriend who does not live and is not on the lease they answer right away and when she asks about information regarding our apartment they go ahead and tell her without telling anyone who is actually on the lease. When something goes wrong we get the run around. So if you want to live somewhere where issues will be taken care of in a timely manner and there is good communication between the office and residents DON’T come here. Not worth it.

Management has not responded to many calls about a leak in our unit. They keep saying the roof will be fixed, but every time it has rained for the last 8 months our ceiling had leaked!! Emergency maintenance has never come to our apartment to even see what we’re talking about. They just say they will come in the morning, then they never do. Absolutely do not live here if you care about your belongings.

They have the audacity to charge everyone more for rent and then never respond to maintenance request. It’s been almost 3 months and I still haven’t gotten my shower fixed. Do not give them your money.

I used to live there, dont let the dog and pony show they put on in the office fool you. if they dont like you they will treat you like garbage. We had our window freeze on tge inside when we called emergency maintenance he was clearly drunk. He refused to do anything about it. My two year old son found synthetic pot in the hallways. We have had to call the police because of the junky methheads who beat their wives in the parking lot the buildings always smell of pot. But christie would rather rent to goverment aid drugies then anyone... Christie has also been known to go to sugars and get highly drunk amd trash talk everyone from fellow employees to residents.. if she doesnt like you sticker or not she will have the tow truck driver remove your car by dragging it not towing it unless he is seen by someone i personally told him hook it up right or i will call the cops because your destroying their rear end.. dont get me started on the lack of respect of picking up after your dog and all they do is put up a sign and nothing has ever changed... they also have a nice volleyball court/ sink hole they have done nothing to fix.. the drug problem there has gotten so bad maintenance has had to carry a pistol to do apartment checks... our former building now basicly has no one in it due to the piss poor management and dont waste your time talking to corporate they wont do anything

Love living here. maintenance is fast and reliable. office people are sweet and kind, willing to answer any question. neighbors are friendly. clean and safe.

From the application process to a few major problems with the apartments bathroom flooding, the ladies in the office and maintenance have been great and helpful. Requests for maintenance is easy and they get the job done quickly, were finally all settled in and love calling this our home. Sometimes during the weekend it can get rowdy outside, but all our neighbors seem friendly and so far we havent had any issues.-Side note, I can understand why people would be frustrated with trash, you either have a bit of a walk to take your trash out or drive it over to the dumpster in your car. I think more strategically placed dumpsters would be better, but nothing thats deterred me from enjoying our new home.

This place is a joke they rip people off I have a leak the hallway always steak and dirty they dont fix there stuff they glue it and then want you sign a piece paper

Loving the changes Im seeing here. My mom lives here and she has been here a long time, but it is just getting stable here with the whole property looking good and the atmosphere seems so much more positive. The new manager is super sweet and always asking if she needs anything, really seems to care. Neighbors are thrilled with it too. Spending time here with my mom is relaxing now and the pool is always very clean with a lot of nice people around. I would highly recommend it here for a family or single people.

This complex is amazing. I have had only good experiences here and the managers have always been very professional. Office ladies are sweet and very helpful. It is quiet and in a somewhat secluded area. I would recommend this property with 10 stars if I could!

If this is your first apartment go for it, if it’s not keep looking. Dishwasher barely works. Small. The whole building stinks like death and cigs. It got the job done but I’m happy to be out.

Maintenance is on top of everything very quickly and management is really making some good changes that have been needed for a while. We love it here. Quiet neighborhood, very clean now and kind of a private area which is nice. Neighbors are great!

Sidewalks breaking down, no handrails to get up to front door railroad ties need to be replaced in my ..garden apartment .. but Ive already been told no replacement for that or the sidewalks.... I will definitely be looking for a new place after almost 10 years living here

When you move out no matter if you left apartment in better condition that you even moved into they will refuse to give the down deposit to you. Basically all apartments have mold. I lived here for a year. I also have friends who live here we ALL had mold. They refuse to fix anything. Just a very unpleasant and unprofessional living environment. I highly recommend any other different apartments!!

The pricing for the pet deposit is pretty awesome, way better than any other place around. Ive been here for almost 2 years.The buildings could use some upgrades, but besides that there havent been much issues. The maintenance does a great job in getting thing done. Overall a pretty good experience here.Management in the office is fairly new..

Can’t get office to answer EVER, maintenance so unprofessional let alone I have been waiting six months for them to get a handle on the mold coming from the ceiling.. going to be calling health services..

Just moved in around 3 weeks ago. Had a problem w/ shower head and maintenance came in a timely manor. Only compliant is so far is that the hallways smells and dirty and some railing arent even on tight. Also 7 dollars each card just to pay rent. Thats ridiculous

I rented from them a few years ago. Apartment was clean staff is friendly. They have a small gym and pool. I never had a bug issue. Thank God.. My only issue here really was I was on the second floor and I could always here the neighbor above me.

We moved into the Sherwood Apartments in July this year, so just a few weeks back. We LOVE it here! It is quiet, nice neighbors surrounding us. The building we are in almost everyone owns a dog or two. No problems with other animals and hearing any noise from them in apartments. If I have had a problem, it gets taken care of. Maybe others who have left reviews were under old management, but we have had no issues at all. Security Patrol I see every night. It is a wonderful place to live. We are extremely happy we moved here! Sarah is wonderful in the office!

New management has been spectacular, sad about leaving the property... all issues are taken care of immediately. The maintenance is amazing and pool is wonderful. Deb and Christy are fantastic they are always willing to help me I regret leaving but need to be closer to family and work.

Worst apartments in council Bluffs/Omaha area. New management isnt any better. They dont notify residents when there is construction going on or if theyre going to be checking buildings for fire alarms etc. They never change air filters like other apartments Ive lived at, I had to tell them to change mine because the air vent was blowing BLACK AIR onto our ceiling. Parking is horrible! And animal owners never pick up after their animals. When I set trash out in my deck while cleaning, there they are knocking on my door telling me to throw it in the dumpster. Well I pay for the surface area of this deck when I pay rent. If I want to set trash there for 1 hour while I clean. I will.Ive lived here for 8 months and I got a new car, parked in in the last visitor parking spot, got towed, (not even 24 hours of having the car) and the apartment managers basically told me too bad so I paid a $200 recover fee PLUS another $10 just for a new permit. Instead of saying sorry you got towed, heres a free new permit senss you just paid rent and a recover fee. SO done with this place when the lease is up. Never would recommend this place to anyone.

Been here 3 years and have been happy, maintenance calls are answered quickly and office staff Deb is a great employee, always easy to get answers!I honestly love the Forest and animals!I respect that they dont play NO games with late rent and I see lots of people come and go! Honesty is always the best policy, I love the area, in general people who Ive came across mind their own business!Only complaint I have is the hall ways odor, Ive gagged quite a few times, either someones garbage needs took out ASAP, nobody wants to walk out of your Apt and literally get hit with the worst smells EVER!Not to mention who ever doesnt properly. Clean up dog poop after their dog, sometimes the whole building smells like theirs a pony pooping! Disgusting and funny thing is .... Dog owner from bldg. Next to mine has allowed his dog to come Into this bldg, to pass through and Leave that type of smell behind!Not cool, pinesole works wonders, Just respect others, as you would like to be respected in turn!I cant wait to actually find a home in this area, familys grown and I need space for kids to play and grow a garden(+_+)

I used to live here. We got cockroaches in our apartment after we had some different neighbors move in. We complained to the management several times, they kept telling us that they would have somebody come in and spray and no one ever showed up. When I gave my 60-day written notice I did not make a copy of it and then when it was time to move out they said I did not give them notice. I received my deposit back today it was $50 I guess I was lucky because everybody else I talk to you didnt get any of their deposits back.

When we moved in and they gave us a different room than what we were showed and that room had bed bugs, it took them 3 months to get rid of them. After that we had black mold in our bathroom and we told them multiple times through our a week and we wanted a new room and they blamed us for it and this is after being there for 5 months. I highly recommend not living here.

I have lived here for almost three years while preparing to purchase a house. At first it wasn’t bad because I don’t typically get upset over minor things. Now, I can’t wait until this lease is up. They go through employees like no other and at this point it has to be a corporate issue rather than an employee issue. They hire people because they’re desperate instead of hiring good candidates. Example: a maintenance guy came to the pool drunk and cursing at a group of teenagers (who live here and we’re not hurting anyone) to “get the f*** out of the pool.” While stumbling all over the place and should have been there to ask everyone to leave when the pool actually closed. Meanwhile my 7 year old step son was listening and watching him. I asked to get carpet replaced due to having a puppy and offered to pay for whatever my insurance didn’t pay for. They stated they could not replace it while I’m living there. They advertise a decent sized workout room but it is small and only open during office hours which is not convenient for any tenant because that is normal working hours and no weekends. No one uses their tennis court so children would go over there to ride bikes (beings that there is no playground) they have locked the tennis court because it is caving in and they refuse to fix it or convert it. They close the pool whenever they feel like it leaving adults who pay for it and children with nothing to do during the summer.Overall my happiness level here has went from an 8 to a 2. I do not recommend this place at the moment and I wish corporate would get it together. I know nothing about running an apartment complex but as an outsider, it’s not going good and gets worse every year.

I found the office to be fabulous and amazing. They are quick to address any issues I may have concerning anything at all . I love it here

I would not recommend living here. Whenever you put in a maintenance request it takes a while for them to come fix it, and the leasing office is never open, they never respond to your emails or phone calls.

I am just curious about hearing they dont take money orders to pay rent...that true? Because my friend was told she could. Next day she tried to pay with a money order and they denied it. So how the hell she suppose to pay her rent?

This is the most disgusting, putrid apartment I have ever had the displeasure of dealing with! There is black mold, yes, black mold. It is dangerous to be in these buildings. Theft, terrible management, vermin, gross. If you have children, elderly, or care for your own health, safety, well-being, do not even visit this health danger. They need to rehab the whole place, with a bulldozer! Zero Stars! I had to click one star just to post.

Ive lived here for only 2 months and the management is horrible.They told us that we dont have to pay water and that it was included with trash. Its not included. 2nd day of living here, maintenance just let themselves in while someone was here alone. Didnt let us open the door for them, they let themselves in without warning. Maintenance rarely comes to fix anything, even when weve told them twice that a ton of things were broken. They also only give you a 1 day notice before telling you that maintenance is going to let themselves in the next day to test fire alarms and they expect you to kennel your dog up the whole day. (So they have time to go to every apartment to check fire alarms, but not come fix things.) if I would have gotten a week notice, I could have found someone to watch my dog instead of keeping him locked up in a small kennel all day. Parking is also horrible, they say they tow cars without a sticker but they dont. And the last thing is that they dont accept cash or checks for rent. You have to get a stupid card then go to Kmart to pay for rent. And on top of that, you have to pay a $4.00 fee just to pay rent, its ridiculous. The new management needs to step it up.

Notice how they only respond to positive comments and not the negative comments. They don’t like addressin problems or being confronted. They have poor management skills.Don’t live here unless you like low quality leadership, maintenance that comes to ‘fix’ things then ends up calling people who can actually come and fix it, neighbors that don’t pick up after their dogs, pay cards that don’t work unless you pay in full plus a $4 fee, windows that have cracks in them and freeze over in the winter, air vents that blow black air, carpet that was poorly installed, parking that’s horrible, notice letters that come only a day before. Well the list goes on.

When I first moved here in June I already hated it, trying to move and there is a whole bunch of cockroaches all over? Gross. Then coming home every night from work and my hallway would smell like weed or poop. Maintenance was not professional and would invite themselves in. They made a big deal out of everything like the way I had to pay rent. Also people just leave trash EVERYWHERE, such as someone left a dirty diaper on the stairs, or just a half eaten hand burger just sitting on the stairs and it made the place smell horrible. Also the sidewalks and the stairs are just horrible and awkward. Don’t let me get started on the spider problem. They are super over priced for what you get, I was expecting a lot more for $630 a month. Don’t live here unless you’re completely desperate. I have already broke my lease only living there for 4 months. Worst 4 months of my life.

We live here for a little over a year. This place is one of if not the worst places I have ever lived. The management when I moved in misplaced paperwork saying what was wrong with the apartment when we moved in and now the new management is saying that we never turned it in. They are trying to charge us for $1180 worth of work that was needed for a year and some minor cleaning. They dont do anything when you report noise and they dont do anything when you tell them that the hallways smell like pot.

Christy and Deb are out of this world. Whenever I have an issue with my home or need help with something, they are always available. The community itself is quiet, respectful and is a cost effective place for singles and families. I’ve read several reviews on here complaining about being charged for breaking a lease. Guess what???? A lease is a legally binding contract!! Unless there are mitigating circumstances (i.e. you’re in the military and have to transfer), usually you CAN’T get out of your contract. At least Sherwood (Monarch) lets you GET out of it, even if there is a fee involved.

Dont rent here. Lots of cockroaches due to the trash that live here. Our apartment is always clean, but that doesnt help when neighbors live in filth. Many complaints have been made and the pest control is a joke.

Worst apartments. Poor quality of management. Bath tub would back up and would drain properly, got bitten up by spiders and they never sent anyone to fix anything.

Horrible apartment complex to live in. Full of Meth addicts, Section 8 trash, and so much more. The apartments are full of black mold, nothing gets fixed, and are falling apart. Maintenance people are nothing but a bunch of drunks who are lazy and rude. The lackadaisical office people are worth about as much as all the dog crap that none of these dirty trash residents pickup after their dogs drop it all over the property. Parking is an absolute mess due to management allowing residents to have 5 vehicles for one apartment. To bad we cant give negative star ratings.My advice to Monarch would be to bulldoze the entire property and sell it!

I cant believe this place. I just recently came here and the last 2 nights got bit buy something, its bed bugs I sent boyfriend to office over it and they told him that he has to set up appointment to get place treated. I mean wth is that its there job to take care of the problem. Me and my girls are leaving today we have bites on us. Im also contacting a lawyer cause they new they had a problem with them and didnt care about the residents or send out anything about it. Do not for any reason move here.

The management of Sherwood are corrupt and thieves. The people are drug dealers and scumbags. I wouldnt put my worst enemy at Sherwood. Stay away

My husband and are prepared to move in tomorrow and we were reading the reviews about had bad it is to live here. were scared about what we have been reading and hope that its not as bad as some are saying.

This is one the worst apartments I have ever been in. The office people are rude especially catilyn. The apartments smells really bad and dirty. The people that lived across from was doing drugs and the maintenance people are really rude. I wouldnt recommend this place to no one. Then theu charge us all this money for breaking the lease. These apartments are old and nasty the carpet was dirty and smelled like animals droppings. It was nasty they wouldnt even change our carpet. After we moved they sent us a letter threatening us about if we dont pay them its going to collections and it said it will stop us from renting out another apartment or anything else I regret ever dealing with them.

A lot of theft and drug use here. Place is for criminals. New management lied to authorities to get someone in trouble, I witnessed it. New manager lied through her teeth to an officer about what happened, she should have been ticketed. Garages have leaking roofs, they wont fix and dont care. They try to raise your rent every time you visit the office. No security here at all, its a free for all for theives and drug addicts.

This place is trash. My truck has been stolen. The plates on my car have been stolen. Nothin but a bunch of punks and foreign people here. Its been over 80 out for like a month and they still havent opened the pool. The gym is a joke, just a bunch of broken stuff lying around. Now they have the nerve to say no more grills allowed here at all. If you own a vehicle, have anything of value and enjoy sleeping at night this isnt the place to live. If youre on drugs, have no job and enjoy getting harrassing letters about nothing from a bunch of idiots they call management then this is the place for you!Edit: After living here for 12 months the whole building now has BED BUGS!!! ALL MY brand new furniture is trash now. Im currently saving up to buy all new possesions. Weve also had to deal with spiders, ants and termite ants this summer. My new car has been jumped on by some punks and when you complain to management they just blame you for the problems.

Well Ive been here three months and havent had a/c for almost 30 days now, Nobody will help with the problem, There waiting for approvals to have fixed apparently meanwhile my apt is 87 degrees inside and no one know what going on to get this fixed

This place is absolutely horrible. Management lets thieves, thugs, druggies, etc in here and does nothing about them. Dont expect things to work and if you ask for maintenance expect to wait...months. There is a reason why they have gone through 3 managers in 6 months. All the other reviews are correct in that there is theft, vandalism, drunks, etc. STAY FAR AWAY!!!!!!!!!!!!!

Absolute dump! Everything there is just filthy and old. The smell in all of the hallways is enough to make you puke, and the outside of the buildings are not maintained.
