Canvas is very affordable and worth what you pay for it. It’s a lot of space and a decent location. It can be a little bit disorganized and maintenance sometimes takes a while, but overall it’s good for student housing.

Management is incompetent. Most of the reviews on here that are 5 star or up are fake. Usually they do these things where if you leave a 5 star review then they will give you something or your name will be put in a drawing for prizes. They do this so that their apartments will look better. The reality of it is that the management is terrible. They will charge you for any and everything they possibly can. When we first moved in our A/C didn’t work and our fridge was leaking water everywhere. This is our second year living here and our first year when we moved in there was a giant hole in the ceiling where our AC was being stored. We resigned because yet we got a deal on the rent however, when you finally apply everything else that they try and charge you for or scam you for, none of it is worth it. Live somewhere else. They do not care about their tenets and it is very obvious. Do not live here. Live at elevate 231, they are a tiny bit more expensive but the management is much better and so is the apartment itself. Live literally anywhere else but here. Not. Worth. It.

The apartment itself is equivalent in quality to its cost which is a happy surprise considering it is a college student apartment complex. However, at 11am on move in day I walked in to zero furniture in my unit. I was told to complete a maintenance request which my roommates and I submitted promptly. Throughout the day we asked for an approximate time of the arrival of our furniture and received no answer aside from “It will be done sometime today” and “Several units are having this same issue.” At 5:40 pm the leasing office said that we were the second building of units on the list that they would continue furnishing after the leasing office closes at 6:00 pm. It is now 7:45 pm and still no furniture. Not sure how this will continue to play out, but I do know that my lease was for a furnished unit beginning at 10:00 am on August 20th.

Please take the time to read these reviews in order to save yourself so much time, money, and stress!The management is more than incompetent, they shouldn’t even be considered a management office.The signed lease stated I could be moved in by the 1st. Meaning my apartment and all that it entails was ready. It was the 14th when I finally got my mail. That is 13 days of withholding my mail, without ANY notice of when the issue would be resolved. My roommates who moved in before I did, STILL have not received any emails letting them know the keys have FINALLY arrived. There was time sensitive information I was waiting for, and it’s disappointing the severity of it was not recognized. I have made a visit to the office, as well as a phone call almost every single day with no responses, or excuses for damage control!Go live somewhere else!!!

I made a review a couple months ago speaking about my devastating loss at canvas & my disappointment within the company. However my experience here has since changed as the staff has shown me a great amount of kindness & respect .while living at canvas I lost my pet and although the situation didn’t start off too well, in the end I was very pleased with how they handled it and helped me through my grieving process. They left a card and flowers at my door step, which I found to be very thoughtful; There were property managers that made it there business to check on me and see how I was doing even after my poor excuse of behavior . I must also brag on maintenance, I seem to be a very forgetful person and always locking myself out of my apartment however the on ground maintenance guy is always there when I need him and always comes within a reasonable time . I hope this review can help others who are debating on moving to canvas to make a finale decision. The apartments are nice & the staff is amazing !

Canvas Townhomes is a great place to live. Apartments are spacious and the staff is very nice. Maintenance has improved greatly throughout the time Ive lived here, and is usually able to fix problems with little notice. Just recently my heating went out and Clint (part of the maintenance crew) was able to fix it immediately. Rent prices are also very affordable. I definitely recommend living here!

Me and my roommates have loved Canvas so far! Management and maintenance is always very responsive to our needs and concerns. Our apartment is spacious and we LOVE all the cabinet space we have in the kitchen! The only downside is we don’t have ceiling fans, but the value alone is reason enough to stay here!

Was so close to giving them a higher rating but then they decided it was a good idea to put the biggest, steepest, car damaging speed bumps into the neighborhood. Which sounds fine in theory but they have speed bumps every 10 yards. At the entrances, around every corner, on steep hills. As a mechanic it makes me cringe seeing people drive over them. These bumps are goin to cause a lot of tire problems, steering issues, and suspension damage. Stay away from this place if you like your car at all.

Im so glad I chose to live at Canvas Townhomes this year! After looking at other complexes for next year, I ultimately decided to resign my lease and stay here because you definitely get the most space for your dollar! The rooms are huge, each person has their own bathroom + a guest half bath on the main floor. The 3 stories give everyone more than enough room to spread out! Maintenance has always responded timely to any request we have made, and the girls in the office are always very helpful when I call! The only reason Im not giving 5 stars is because the clubhouse/gym have been closed since I moved in due to COVID/renovations. Other than that, I love living here!

I currently live here and I would not recommend it to my worst enemy. If I could give this place zero stars I would. They try and tell you that it’s better because it is under new management, but it is not. All of the reviews that say do not live here are true. My apartment alone had no AC for months in the summer, and no heat in the winter. They are slow to do anything here, maintenance is terrible. Do not live here.

They don’t clear roads, sidewalks, or put down salt in the winter. They host events and give away stuff instead of just paying for basic services residents need. After living here for 9 months, they decided to raise our rates for next year and stop paying for part of utilities. AND they were overcharging me and my roommate for utilities thinking we just wouldn’t notice. They technically broke our lease. Don’t sign here. They are now trying to charge my other roommate over a hundred dollars more for next year even though she just moved in last month. That is not enough time to re-sign. Everything is a hassle with the management and they are so frustrating to work with.

I would recommend living here. The apartments are very spacious and simple. I live in a 4 bedroom 5bath, I was surprised by the size of the bedrooms and personal bathrooms! I think it is one of the best priced apartments in town for what you are getting. The only downside is maintenance is not good, and some of the appliances are very old.

Living at Canvas has probably been one of the worst experiences besides living in The dorms. No one received a key to access our mail until three months after we moved in, and that was after calling several times and begging for the key. To access my mail. It’s a federal crime to steal or restrict access to someone’s mail. We were also “fortunate” enough to have one of the few units not renovated, and you can very much tell, considering the flooring everywhere is warped and causes everything to shift sideways, our dishwasher is missing parts, and none of our carpets were cleaned for move-in. The maintenance people are fantastic, but management never calls them when it is an emergency. I’ve had water pouring from our ceiling in the kitchen and it took three hours for anyone to consider coming over. Our HVAC is also very messed up and is not consistent with temperature; most of the rooms in the house will not get hot air at all unless it is above 75°F, but also will not always cool the place down in warmer months. Our washer and dryer quit working and it took them five days to find a replacement in a house full of four people who all have work clothes and need to do laundry. We submitted 8 tickets (this is not on maintenance, this is on MANAGEMENT) before someone came by to look at it.Management has also been keen to randomly close the office with no notice and threatened to send packages to the sender with little to no notice, which I find concerning, especially for those who have to pick up medication that’s mailed to them. That is very predatory.To top all of this off, they called my roommate asking to break our lease early to renovate. This would not have been an issue if they would have been open and honest with needing to renovate, but they didn’t alert us of this until quite literally two weeks ago, so now me and my roommates are not only scrambling to try to find another place to live, but they also did not let anyone else know except the one roommate. Do yourself a favor and find somewhere else to live.Last but not least, as someone who works social media for my job, the responses to these negative reviews by the management team are just unacceptable because they never address any of the problems and just ask you to “call them”. That’s terrible customer service. It’s also evident that the reviews that are posted here within the past month that are positive is 100% just management bribing people with gift card drawings to make the actual issues seem like more of an inconvenience and not exploitation of someone’s shelter.TLDR; nothing was clean for move in, management does very little to get anything fixed, did not have access to mail, everything in our unit doesn’t work, management is trying to break our lease early to fix things they knew were broken when we signed an August-July lease and did not alert us until two weeks ago and only notified 25% of roommates...

We just moved in today and the conditions of the unit are terrible. There is a huge hole in the ceiling from water leaking/mold, one of the toilets is clogged, none of the furniture matches or is updated, all of the appliances are in bad shape and missing pieces, there was a razor on one of the dressers, they left a dolly in one room, one of the desks handle is installed inside out, and the overall quality of this place is really bad. It honestly couldn’t be worse. They couldn’t even bother cleaning the unit out and there is dirt and dust everywhere. When we tried to contact the managers/staff, they did nothing but write down our unit number and were rude. I would never recommend this place to anyone. I wish I could back out of the lease and find anywhere else, even if it’s more expensive because just seeing how the staff treated us, they clearly don’t care about their residents.Edit: after calling and leaving a lengthy voicemail, the area manager showed up that night and was very accommodating. There are still some issues that me and my roommates are experiencing such as they still haven’t delivered a single chair to our unit. However, they have fixed the hole in the ceiling and updated our furniture.

The office staff is super helpful and friendly, the maintenance makes sure they get the job done correctly, and the townhomes are very spacious. I have enough room for a full size bed, large dog crate, two dressers & a desk😱 with walking room. Each room has its own bathroom as well, and in unit laundry. I have a 4bedroom townhome and throughly enjoy it.

Nice place to live, the apartments are spacious and comfortable, but the management is terrible. I’ve been living here for two months, I still didn’t receive the key to my mailbox. The three of us (PhD students) moved to a 4b4b apartment as they had no 3b3b available for us. Two months later, they send us an email that an undergraduate student is moving in with us. We talked to him and we agreed that it’s not ideal for us or for him to live in the same place because of our schedule differences. We talked to the management multiple times and they did nothing to solve this issue. I have heard from other residents similar complaints about management and maintenance.

Not a terrible place to live for a college student, however management does a very poor job in my opinion. The first problem was when my apartment was broken into over break (this was my 100% my fault) and they failed to notify me, however they were happy to let Columbia PD into my private residence without contacting me. I didnt find out until I came back from break which was almost a month after the incident occurred, giving me almost 0 chance at retrieving my stolen items. The second problem was when I was given my move out information that stated I had signed in my lease saying I would pay to have my carpets professionally cleaned. After reading my lease there was no such wording and after being put on hold by management they said that in fact I was right and there was no such wording in the lease. This is them trying to save money by blatantly lying about what is in the lease and is very unprofessional and a terrible business practice. Spiders were also a big problem and I even found a little ring snake in my apartment one night. Overall its not a terrible place to live just be aware that you get what you pay for and cheaper will lead to poorly ran complexes such as this one.

Move in Day with COVID-19 protocols was pretty slow it took multiple hours to get our keys and communication with office and maintenance requests are very slow which can be frustrating, but overall a great place to live! The rooms are a decent size and having your own bathroom is definitely a plus!

Copper Beech has been the worst place I have lived thus far. The neighbors are very loud and the walls are paper thin. However, the biggest issues stem from maintenance and management. For starters, my air conditioner has been out now for 4-5 days and I have called multiple times, but no one has even come to look at it. Their first excuse was the maintenance person was off then “it was too muddy” for them to even look. This is the THIRD time my air conditioner has quit working here. The first time was an ordeal, but the second time my apartment got up to 95 degrees. Again, I had to call MANY times before it was “fixed.” My shower has been leaking since I moved in about a year ago and each time they “fix it” it just seems to get worse. Upon moving in, my roommate and I noticed the carpet had pet hair embedded in it as well as just sitting on top of it, along with the washer and dryer being covered in pet hair. We were assured it had all been cleaned, but after multiple complaints they finally recleaned the carpets for us... except it still looks the same. Our garbage disposal and dish washer have never worked properly, again after multiple maintenance visits. In all, I can say that maintenance does not seem to care about the tenants.. but then again, neither does management. My roommate and I moved in after graduating in a different city. We were told we would just need to call and they would meet us with the keys. The complex was open until 5pm that day, so as long as we were there before then it shouldn’t have been an issue. Around 3-4pm that day we got a call that the office would be closing then because the person there wanted to go eat lunch with her family. Luckily, I was able to get her to stay until I got there, but my roommate was unable to get her key until later that week. I have sent multiple calls and emails that have gone unanswered. The most recent have been that the office has been closed and I have packages there. I only wanted an idea of when the office would be open after COVID, since I do work nights and have a different schedule than most. No response. To add to it, when signing our leases, the incentive (which we also signed contracts for) was gift cards for each lease signed.. we have yet to see those. Keep in mind that I signed my lease in May 2019. Again, after multiple times of me reaching out and just being ignored. To be fair, the rent is fairly cheap and the rooms are nice size. That is the only good thing I can say. I was hoping after new owners took over this complex a few months ago that things would begin to look up. Unfortunately, that has not been the case.

I just became a copper resident Feb 1st. I already love it. The process to move in was easy with the amount of assistance I was provided from all of the office staff. Great communication styles and use of email and text options for copper beech events. The weather alerts also were a great help with the shuttle services provided. I would recommend over almost any other place. My mamas being the first lol. Great privacy and maintence as well. I have a disability and they are great with assistance and understanding with my dog. Annabelle loves the area and its amazing she feels so comfortable with the area. Every staff member has made sure to inform us of all the amenities available to us, and the areas kept really clean. The amount of space per room here is great. the kitchen is also big and there is a decent sized living room. The furniture is a little outdated, but I think they updated most units, just not mine since I moved into a unit with a resident who already lived here, not really sure why we didnt get updates but thats okay. Also, not that I need it with my roommates, but there are no locks on individual rooms here which is kinda weird considering the leases are individual. It is really easy to pay rent and thats great. The one thing I have a problem with is that the shuttle to campus. It doesnt run often enough to be convenient and it is always several minutes behind schedule.

The good:The large living area and bedrooms are great. Decent on time when it came to repairs.The bad:They moved me into an apartment that had mold by the washer and dryer. The kitchen sags in the middle so it looks like it could collapse in a few years. Front walkway (in front of front door) collapsed while my neighbor was standing on it. Backporch looks like it could definitely collapse within the year.Copper Beech employees are extremely money hungry and will try to pull a lot of tricks over on you. If you want to live here, I definitely recommend going over the hard copy with someone AND signing a hard copy and DO NOT sign electronically. They have the ability to go back an edit things in your lease after signing is over done with. BEWARE OF COPPER BEECH.If I could give these people and Copper Beech 0 stars, I would.

Love Copper Beech. Since the new Property manager, Veronica, took over things have been awesome! Maintenance is responsive and does the job right, the staff is friendly and helpful. The units are huge and very nice. I paid the same price in another complex that was like a third of the size. I have lived in other places in Columbia that were a nightmare. From talking to friends and my own personal experience I would say Copper Beech seems like a the best place at Mizzou for student housing. I HIGHLY recommend Copper Beech.

I lived with them for two years, wanted to live with them a third, but they didnt offer any special signing bonuses for me. I had never missed rent, etc. They want to do everything on their terms and when they mess up, they dont apologize and revoke their demands, they just keep pressing. I was charged twice for late fees and while I called and explained the situation to them multiple times all I got in response was When are you going to pay them? and then the following month they called me personally to ask if I was going to pay rent. I understand you cant trust all college students with rent, but I bet they have worse problems than me!They dont care about resident happiness, they only care about getting the money. Typical college town housing development.They also raised our rent without notifying us. And they were supposed to clean the carpets over the summer when no one was in the house, but never did and then gave use one day notice to get everything off the floor while my roommate and I were trying to work, do college and live in the apartment.I can handle a lot of things, but their customer service is just simply rude and inconsiderate.Dont rent from them if you can find another places. Rents arent even that great.

Without the huge amount of closet space, and space given in general for a decent price theres no way I would have resigned my lease for a second year. While the people who work here are nice, and I have genuinely developed a positive relationship with the front desk attendants the apartments are dismal.Moving in was awful, with a full 7 months head notice that we would be moving in early, and the knowledge that they always have free rooms available, the condition of the apartment when we moved in was unacceptable. A toolbox had been casually thrown on the inside of the door, light fixtures were missing, mold was on the fridge, the carpets were disgusting and I would itch every time I had sat on the couch (we were paying for a furnished apartment). Once notified, the manager seemed deeply apologetic and came in to see the condition of the apartment herself--agreeing it was unacceptable.That day alone we ended up writing over 26 work orders for maintenance to come fix. They did not actually come fix anything for over a month, however. To this day the outlet in my bathroom has never worked and the detachable sink hose thing basically only lets water trickle out of it. To their credit; maintenance is always friendly and trustworthy, the shuttle is very convenient and the bus drivers friendly (though it stops running at 6pm, leaving me stranded on campus at times), when our washing machine broke we were provided with an entirely new model (though it was installed wrong and I had to get my stronger roommate to pull it out of the crevice it was in to remove a metal rod that keeps the machine from working before it is purchased), and the apartment was prompt about hiring someone to deal with our ant problem after we put in a notice. If you move in make a call the second you see an ant, there were days I was playing whack-a-mole with ants on my kitchen counter.I was also present when they finally sent someone to clean our apartment, which was just the maintenance men with cleaning supplies. I have worked as a professional housekeeper and performed deep cleans of home between residents moving in and out, and was very unsatisfied with the job done. Apparently because we had moved into our rooms already as well they did not even touch those. I felt dirty for the first 6 months we lived there even after doing a deep clean myself, and ended up getting a cover for the couch so I would not need to touch it any longer.Another side note, BRING YOUR OWN MATTRESS if you pay for a furnished apartment. The mattresses are the worst, my ex would refuse to sleep over after one of the first times they did I woke up to find they had taken a blanket and chose to sleep on my bedroom FLOOR instead.Overall I really dont want to give the people who work here a bad name because they are really great, but I would not suggest this place to anyone.

After the new management took over it has been a lot better living here! I finally receive an email when my packages arrive which makes me so happy! I still wish the apartments were updated just a little bit because a lot of our furniture is so gross - we dont even use it because of that!!

I have enjoyed everything about Copper Beech from the day i signed my lease. The staff here are more than helpful, any time I have a problem they are more than happy to quickly resole it. This is a great place to live and call home!

It is nice living here, a lot better than my old place. The only issue I have had is that bugs like to get inside (I live on the ground floor). I wish they automatically treat ground units for bugs before I moved in. Other than that they complete maintenance requests typically in a couple days. The office staff is also very nice and friendly.

Knew it was a mistake from the beginning. Kitchen was missing light fixtures, the floor was split down the middle (the whole length of the kitchen) and peeling up, the dishwasher wasnt fully installed, my bedroom window was cracked, the window screen was broken as well, my bedroom carpet had stains on it from the last person taping cables down to the floor, my roommate was missing his shower head, and our thermostat was broke. All of these things were problems ON MOVE IN DAY! But they wont hesitate to uphold a late fee on rent that wasnt paid until 5 days after it was first able to be paid. What about waiting over a month for a kitchen floor you can walk on??? No discount or apology for anything. No warning on fees, terrible maintenance and staff (manners, helpfulness, etc.) and the money hungry ownership make it absolutely impossible to have a good experience living here. I already signed a lease at another, slightly more expensive, apartment complex and I am very happy with that decision. Its worth every penny just to live somewhere else. DO NOT LIVE HERE!

The ventilation could be better in each room. I had to move furniture around in order to get air flowing. Washer is the best things I live with because its heavy duty, however, the dryer is weak even on high heat. Ive put in less clothing a few times but not matter what it always takes 70 minutes to dry.

Staff is generally pleasant, but there have been multiple times where things that should have been fixed quickly were put off. We were without a washer for a month and the apartment claimed no responsibility, my electricity in only my room was out for days, and water stopped draining in a couple of our tubs. I had to call multiple times just to annoy them to the point where they finally got someone over.

If anyone give this place a 3 or more stars they are probably paid or employees.. There is a reason they have less stars then McDonalds and thats saying alot. they are scammers they take 4 months to even get maintenance to come look at a leak and then try to blame the residence for it even though they where told ever week there was water damage. The staff are rude mangers are money hungry. if u want mail dont have it sent there you will have packages going missing ... when u move out they give u a list over charged for example if u lose or damage your house key just a normal key they want $40.00 dollars you could go to Walmart and copy a key for less then $2.00 dollars but they have 40 times the amount charges on everything . If u lose or damage the shuttle pass which is made out of cheap plastice its $100.00
