Love living here. They are pleasant and very accommodating. They keep the ground in clean condition the staff is very nice. Love the Assistant Manager, shes been the constant since we moved in and always treat us with respect and always is helpful.

I have been here for almost 19 years. The staff, neighbors, grounds are all above par. Staff definitely goes above and beyond helpfulness and caring than any other I have interacted with since I first began living in an apartment in 1980, so I know of which I speak. True diamonds of the first water!
Good location; decent prices for apartments; maintenance crew are on it w/ repair issues etc. and Apartment managers work with you.

I continue to be disappointed with the lack of continuity of enforcement of rules. The valet trash service was forced upon me after many years and to my disappointment, my neighbors leave trash cans out all hours causing an unsightly atmosphere. Also, this is attracting bugs and other creatures around the building. Management fails to enforce rules despite repeated complaints to the office staff.
Overall the apartments are pretty nice, lots of closet space and nice big windows and a patio and dining room as well. I love the free coffee and printing in the business center. Also the maintenance people are very quick to fix things which is great. However, the pool could be a lot cleaner, and a security system wouldn’t hurt, as my boyfriend’s car has been broken into twice, and it has happened to other tenants. Rent is a little pricy in my opinion, but considering it’s located less than 10 minutes from downtown, maybe not so bad. My biggest complaint is probably the pool. Someone should be out there every day before it opens to clean the bugs, and maybe buy a pool vacuum to clean the bottom better. As valued customers we at least have the right to some fun in the sun without swimmers ear!
I wish I had never moved into this apartment complex. While it may look nice from the outside, there are a number of items that detract. The walls in this apartment complex are paper-thin. Soon after I moved in I discovered that I had a raging and sobbing alcoholic that could be heard even over my TV. I dont know about you, but waking up to someone throwing up in a different unit isnt what I want to hear. While this complex is dog friendly, the grounds arent. I often had to wrestle chicken bones or some other item that people just toss around the grounds from my dog. Their fenced dog park area was also small and lacks gross - so not really a selling point. Lastly, when you move out - plan for fees to be tagged out - such as 3 months of water bills which you thought were clearly being paid. If it wasnt water I was paying - what are they Service Fees constantly added to my bills.You can find better apartments in Columbia at comparable prices; or houses for rent that charge less for dog fees, have more space, and cost less in rent overall (like I did!).
This community is nestled back off Broad River. Very private and quiet and the apartments are extremely spacious. Each unit has a deck or patio which is great. Some have river views! The office and maintenance staff are very helpful and timely. The lake in the center makes it stand apart.
My S.O. and I have lived here for a year and a half. I’ve had friends who have lived here. This is an amazing place to live. It’s calm, peaceful and quiet. I love taking walks on the property. I love the dog park. My absolute favorite amenity is the pool and grilling area. It’s the best place to be. I never hear my neighbors. 10/10 recommend. I tell everyone that until I’m ready to buy a home, I’m never leave BRT.
The staff is friendly and very helpful. My home is up-to-date and my concerns are addressed in a very timely manner. I highly recommend that you become a member of our community at Broad River Trace!

Service is deteriorating lately. I’ve been living here for about 3 years. Customer service was very good previously, and issues used to be fixed immediately. Last few months I’ve been noticing that, it takes longer to fix the issues, especially after change of management. Because, I guess, they are running with low resources(technicians). On the other hand, rents are gating way higher on each renewal.
This apartment was my first apartment when I moved out and its really nice. Very nice grounds. The staff is really nice and prompt with their responses. The location is right by downtown which is so convenient!! The only thing is the cost. I stayed in a one bedroom/one bath. I did have hardwood floors through out but the rent is high for these apartments. You are paying more for location than anything. Also there are a lot of added fees and no utilities included in rent. Thats the only bad thing I can say about it. But overall it was a nice apartment.
If I could give no stars I would. Very excited to move in and then after a few months of living here, we cant wait to get out. The worst part is that this is one of the better complexes in the area however they prefer to stay average. the most unsafe Ive EVER felt in a home. ever. The first thing that happed was our neighbor stole the car, second, 5 cars were broken into about a month ago, and the police said theyve tried telling this complex on several different occasions that they need some form of security and they simply refuse. Just a few nights ago, I was walking out to my car to find three men all wearing white t-shirts stalking around the parking lot. I couldnt believe it! They ran off when they saw me walk out. Management recommended we call the police when we see that happen however this apparently happens all the time. I had to get some form of protection after that. We wouldnt be willing to pay almost 1000 a month only to see that our cars are not safe and apparently neither are we. Also, the pool area was infested with spiders all summer- especially the hot tub area so we avoided that as well. No place is perfect but for what we pay, this is all ridiculous. Management could easily get someone to pressure wash the area, but never did. They are nice people, no doubt. But nice doesnt mean the job gets done and that is what I am more concerned with when Im giving someone my money.
I relocated to Columbia SC looking high and low for simplicity, after two months of complicated housing solutions, i spoke with MY GUARDIAN ANGEL l.o.l Miss Chrissy. She handle the conversation with professionalism and simplicity. They also honor military dependents, and move in pricing was, i would say the best in the carolinas!!! Management and maintenance the last few years have been excellent. Facilities and apartments are great. Location is very close to downtown and we are also in walking distance of canal park.
Overall, the apartments were OK. I stayed here from january to may of 2016.The office staff was always courteous and helpful whenever I needed something. However, for the price, there are much better and more luxurious apartments. The apartments are old and not updated. The walls and floors are quite thin, so if you dont want to be bothered by noise get a 3rd floor apartment. Also, my boyfriends vehicle was broken into (window smashed open) during my stay and items stolen, so safety is definitely a concern. Overall, the apartments are decent, but you can find better for the price.
Best apartment complex I have lived at. The staff is fantastic and by far the best management of any place I have lived. Maintenance is done quickly, people are friendly, and is just a great place to live. Have lived here for 4 years.
Ive been living here for a little over a year and love it! I rarely ever have an issue, and when I do, the staff is quick to fix it. Case in point - they do an excellent job of enforcing visitor parking (residents should obviously have spots available and it would be so frustrating to not be able to find a spot because of visitors). However, my brother, who is a disabled veteran, and his pregnant wife came to visit for the weekend recently. There were no handicapped parking spots available, so he just parked in a close spot in front of the building (there was ample parking available). A few hours later, his vehicle was towed because he did not have a resident parking permit, even though he had a handicapped plate. I contacted the apartment staff, who quickly rectified the situation. The young lady who assisted me was friendly and patient, and really went out of her way to provide service. She even contacted her manager on a Sunday (her day off) to take care of situation. They ultimately apologized, thanked him for his service, wished him and his wife the best with their baby, and contacted the towing company for us to get a refund. They also suggested to notify the office in the future prior to his visit in order to prevent this from happening again. People make mistakes and life happens, so things are going to go wrong from time to time anywhere you live. The way the mistake is handled makes all the difference. The staff here truly cares about the residents and their families, and they treat others the way they would want to be treated. You cant really ask for more than that. Customer service at its finest!!
Been here a month and so far both my husband and I love it. Quiet, safe so far, well lit at night, nice friendly and helpful staff, well insulated walls, I never hear my neighbors besides people moving around above us which is no big deal. The fenced in dog area is a decent enough size for my two larger dogs to run and wrestle and burn off energy. This is the first place that we dont have a washer and dryer in our apartment but the coin op ones in the building are easy to use and always free and no one steals your stuff so you dont have to stay and guard it. All in all so far so good.
Not worth the price. I definitely would not call this luxury living. Ive had trouble with the community hot tub not working(its been at least a month, Ive been checking and I know its cold but isnt that the point of a hot tub? For use when its NOT 100 degrees out?), the appliances (which appear very dated), the AC unit, break-ins in the neighborhood (latest occurrence that Im aware of was Oct. and Nov. of 2013), and the staff, but every time the lease came up for renewal, they raised the rate without having updated anything except the basics like roof and parking lot repair. Theyve been promising a dog park for YEARS and they havent even started working on anything yet. As far as Im concerned, promising and failing to deliver for this long is a put-off and a lie. Many apartment complexes in the Columbia area do not charge a pet fee AND monthly pet rent of $20. When I questioned the office staff concerning the necessity of the monthly pet fee (in addition to the fee and security deposit, which were two fees I could understand for expenses like replacing the carpet, repair to damages caused by pet, etc.) she told me that it was for the pet waste stands they have around the complex. REALLY?! Every pet owner paying 20 bucks a month for community poo bags and poo bag removal when the complex grounds are a total minefield? As for maintenance issues, it usually took about 3-4 tries for one (the one with the lousy attitude, the other is always very nice and has gotten issues handled for me on the first try) of the two maintenance personnel to get the issue resolved. As most of you know, when you have an issue at home, whether its a leak, a major appliance that doesnt work, the AC being out, or WHATEVER, it can really throw off your day. And when it takes a week to resolve, were no longer talking about luxury living. I disagree with the other reviews in that, this place isnt a total dump, it seems quite a bit nicer than most others on Broad River, but a garden tub and balcony (my two favorite things about Broad River Trace) arent grounds for luxury bragging rights. I hope this has been helpful!
Great place to live with many amenities!Community: very friendly people and great location!Apartment: updated appliances, valet trash pick up, spacious garden tub in master bed room, couldnt ask for more in an apartment as this feels more like a home!Staff: Very curtious, friendly, and helpful. If something breaks like say an outlet in my case, they had it fixed and even left a note if I needed further assistance to call the maintenance man directly. (If you have ever lived in an apartment this is above and beyond and is really wow factor!). I have seen other reviews of the staff not being these things and the only thing I can think of is if you treat them with respect they will go above and beyond back!!!Would highly recommend!!!
•The groundsThey are kept clean, with the grass and trees trimmed, no trash around, a pond in the background (of my unit at least), and the neighbors, while not overly friendly, seem to be good people.•The unit - very underwhelming compared to a new apartment complex-paint globbed on walls, carpets dirty, grease on wall.-5 outlets in unit never did work•The Staff- terrible service and arrogant- they seem to have no customer service skills- rude- they do not think of or care about their residentsI would encourage everyone to stay away from this apartment complex
A great place to live and very family friendly.
I stopped by Broad River Trace this weekend to inquire about the availability of their two bedroom apartment homes. There were no other guest or customers waiting to be served, so I politely walked to the desk of the office attendant to ask for assitance. The attendant, for whatever reason did not seem to want to be bothered (with me the customer). She asked what I needed and spent less than 60 seconds talking with me before sending me on my way. She did not take my name or any other information regarding my move date. I had to ask for a brochure and information regarding their floor plans; once I received it, I left. My total time there was less than a minute.... I visited several other Columbia Apartment Communities yesterday and had a positive experience with them all......needless to say, I will not go back to Broad River Terrace, due to the poor service.
