Not to mention they told me I didn’t have to pay for one month and so I don’t ! Then the next month they tell me I am late on my rent !!! I can’t believe this place it was my fault I didn’t get it on paper, but there is so much roaches !!! You got people walking around fighting and can hear your neighbors through the walls ! I can’t believe it thank God my lease is over and I hope to find something WAAAAAY better! But it does put a roof over your head and I am thankful at the same time.

Management is quick and polite. Elizabeth is great she helped us move in two years ago we got a great apartment. There had been many updates to the property since we moved in renovated kitchens new stoves a repainted bbq are and and a while new parking lot. Maintenance has always been helpful and knowledgeable. Jeremy the maintenance supervisor is personable and does a good job of updating and cleaning up apartments along with keeping the property clean and comfortable for all of us. The property is dated though and does have a pest problem, management has a company come weekly for pest control and they do their best to keep it clean and safe. All in all it’s well worth moving in and staying two years. We are thankful to the team here that has always been patient and helpful.

My fiancé and myself are residents Las Brisas Apartment 2001 N. Rancho Avenue Colton Ca 92324, Donna From office, informed me, that they are waiting on Management, to fix this issue in our apartment, definitely unsafe, plugs,are dangling from wall outlet, due to one of our electric outlets out. Non- operating, the maintenance Man Javier, is unprofessional, unpleasant to work with, he has that doesnt care attitude, says one thing completely, does not keep his word, he should be replaced, from treating people in a rude, disrespecting manner., So upon inspection, he informed my fiancé, issue will not be fixed, due to him not fitting properly inside wall, to fix electric outlet. Javier,one other maintenance had, left a tag, at our front door, reading be back to fix this major issue, waiting,, no one showed up, no call or email, to informed No-show reason, or reschedule repair, day or time. Very unprofessional, it seems as if they leave it up to the residents to fix these issues,So here we are waiting, patience is truly a virtue Property Management, andmaintenance.

Horrible place to live the walls/ windows are super thin you could hear everything that happens outside and whats happening in your neighbors studio next door. Not to mention dead animal smells coming from the roof/walls. Did I mention the gas leak that they refuse to check until I called the corporate office directly? The managers on site said it was my plants lol that was literally the only thing keeping that place semi purified. I wouldnt recommend it. I lucked out since the managers turn over rate is so quick the girl to help set up my lease made a mistake and only made it a 8 month lease I was able to get out of there sooner. Thanks girl!

Lived here for 2 years. Rented a studio. Neighbor moved in next door came with 5 cats and management does nothing. Had to have my studio sprayed down twice and still had roaches. If youre looking for a quiet neighborhood this is not the place. Lots of kids running around and random people in and out. Neighbors with kids have them play outside but dont pick up after their kids. Theyre also best friends with the tow company, so theyll find any reason to tow your car. Had my car towed once and my brother had his towed twice. Towed because there was no white lines painted therefore wasnt considered a parking spot. However there was no sign stating no parking, until after I move out they want to paint it stating no parking. Staff was unhelpful and didnt seem to care. Im moving to a studio in Upland for only $100 more/month and wow, I definitely settled for less with Las Brisas.There is no pool/jacuzzi at Las Brisas, no assigned parking and always packed, no gym, the kitchen counters are not appealing, old stoves, does not include a refrigerator, bathroom tub will start to peel, very old apartments to live in. I would not recommend to anyone.

Had the best experiencing living here. Will recommend it to anyone. The only reason why I moved was because I need a bigger space. The property manager Donna hands down was nothing but professional, kind. Absolutely knew her stuff she in my experience was the best property manager that Ive had.

Maintenance guys are friendly and polite, but the shower panel that had to be removed to complete repairs stills needs to be reattached.

While I think we just got lucky by not having roaches, waking up to a leaking roof, no numbers to call for help, and nobody in the office today I guess our luck just ran out. That on top of the frequent homeless camps and mountains of trash, id say I was wrong in my initial review.

I just got approved for a studio apartment within this community. The staff is really reliable and friendly. They’re really willing to answer any and all questions and concerns. The application process was fast and easy as well.

Thanks to Isaiha for helping me out with all my concerns in my unit. I’ve never had a maintenance guy go so above and beyond as much as this guy does I truly appreciate him.

Ive lived here for two years, managment is very professinal, polit and quick to help out. New Maintenance man ( Isaha Sutton) very fast at problem solving and getting the job done right the first time. Overall great place to live and have a family.

First place with my boyfriend and son! Management is very nice and friendly and whenever there is a maintenance problem they are quick to resolve the issue! Not bad for our first place. I always try to keep real clean! Which helps animals not visit. I give a 4 because I feel its peaceful not loud neighbors. Everyone minds their business and like i said everyone in the office is flexible and nice!!!

Please consider moving to another apartment! This place is horrible I was only here for a year because of my lease but its infested with roaches! I could hear my neighbors all the time! Their walls are paper thin and dont expect to get a good night sleep! The gate was always broken and anyone from the streets can come in. One of the tenets kept smoking and I couldnt keep my windows open. Their laundry is disgusting and always broken. They recently remodeled the outside but even if they make it look nice its horrible in the inside. It was not worth paying the price they were asking. Avoid at all cost!

DONT RENT FROM THIS PLACE. THEY SCAM YOU OUT OF YOUR MONEY AND EVEN IF YOU HAVE EMAIL AND DOCUMENTION APPROVED BY PREVIOUS MANAGER THEY WILL NOT UP HOLD AGREED ARRANGEMENTS.

I would actually give this a full five stars if Las Brisas were to actually get a better laundromat for the apartments. There are normally only a few broken all the time and the management wont give you the change back because the laundromat isnt owned by them but by a different company, who never respond. Ive lived here for three years, its been the best. Ive had maintenance problems and they get resolved quickly. Its a quiet community.

Both Justin and Tony are great to deal with. Justin has always gotten what needed to be done done with a smile and is great to go to.. Tony is one of the maintenance men is real nice and a pleasure to be around. they both are cool guys and they are the ones i love to deal with always a smile on their faces

This place is newly renovated and is looking for good tenants. Even though I could not stay they are helping me with the moving out process. The layout of the rooms are well designed and maintenance is always active keeping things fixed. It is located in a quiet neighborhood and the neighbors are nice. I would recommend this place.

I can’t stand this place anymore maintenance guys are lazy and just flirting with female tenants you can tell from first seeing them. The only staff member who was polite and professional moved on to bigger, better things . I unfortunately rushed into moving here and I regret it big time . Avoid this place at all costs unless you love living with roaches and nosy gossiping staff.

Message is those that have a problem with roaches. You should do your own investigation on which product would be best to use. So far it would be best to use roach poisoning bait products. Like the roach motels or this one product called advion syngenta gel. Learn about these roach killing products and how they kill the roaches.

I applied to rent apartment, the staff is nice to end the sale, they hides the truth to fill application and get the application fee. They scam me, the website did not to upload all my paystubs to show that I met the income, they are not honest and I do not recommend them.

Las Brisas is splendid. The management are advanced professionals in the real estate industry. I love my new abode so much as I use it as a stepping stone to my education as I take My G.E.D.

My older sister lives here, this is one of the best apartment complexes ive been to, very clean and provides oven. The closets are pretty big, my sister uses it for her babys bed. (Not crib, bed)

I just have to take a quick minute to say how much I look forward to coming home. Ive lived here for just over a year and I would never have been able to say that a year ago...It makes me sad to see all of the negative reviews but some of those complaints...A year ago were true. But the apartment complex is under different management...Or has a new owner..The onsite manager that is always on point is Sana. She is super sweet and I even one morning when I was super short with her because someone had parked in my spot ...She stayed professional...I appreciate her understanding and how quickly she acts to resolve any issues that come up...She really cares that the tenants are happy. I feel like home is my favorite place to be. Its not to expensive and for a small fee they let you have your pets...Keep up the hard work.

This is a decent place with good and fair management. While not first class, it it not the slums either. It used to be worse, but the company is putting in the time, money, and talent to improve the place. Be open with the management, kerp to your contract, and this will be a decent place to live.

Dont come live here its the worst place to live ever the cockroach activity is super high the picture are a cockroach trap and after one night (ONE NIGHT) the trap was full also they dont do anything about the cockroach they claim to get pest control but it doesnt work the roaches are still here you be better off living at a different apartment

This place has gotten better since I moved in. Obviously there are still some improvements that can be made, particularly with getting neighbors to comply with the community’s regulations (such as the trash problem) but it’s nowhere near as bad as it used to be. Noise isn’t much of an issue anymore and management has been better about handling the issues.

Dont bother to come here to take a look the cockroach activity is high they dont do anything about anything the rent is high and the worker are rude not the manager but the employees are always getting angry at their jobs

Las Brisas Apartments are the worse apartments to ever live in. They dont do anything around there. They make you pay a deposit for a gate clicker on a gate that never closes. They refuse to fix anything in the apartments. The grounds are disgusting. Why do I live here? Well I dont because the people I do know that live there, well I have witnessed them having issue after issue. One friend of mine has an air conditioner that does not work properly. Instead of cooling off the apartment, it makes it hotter. It causes my friends dog to be sick and throwing up all the time from the apartment not being able to be cooled down while at work. The apartment is a fire hazard. The electrical outlets are joke. When you plug something into the outlet, the plug just falls out. Another thing, there was no shower head in the shower. My friend requested a shower head to be put in right away and the apartment manager had the gull to say we have to order it. He has lived there for 6 weeks now, and still no shower head from the apartment complex. He had to buy his own. You have to pay for water and gas here and the hot water will not shut off in the bathroom causing the bill to be high. There is not one thing that I can say that is nice about this place.

These are some little tiny apartments that are like prison cells the kitchen is so small the bathroom is small wonder all tiny airconditioner the bedrooms dont even have windows I would never rent from this place I went there to see a friend and talked him into moving out

I lived there back in 1989-1991 when they were called the Rose Garden Apartments..at first wasnt bad but then it started to get bad. A lot of the criminal activity flooded from the complex up the street...Rent is too high for both Studio and One bedroom. And in order to post this review had give it at least on star its no even that.

DONT MOVE HERE!!! worse place to move to ever. the pipes are nasty water come out brown, there was brown water coming up out of the bath tub! and when maintanence unplug the pipes from outside they leave all the poop/tissue on the ground. roaches everywhere no matter what you do to get rid of them. maintenance is rude! and lazy! its always dirty outside. water was out in the whole complex at one time, also lights at one time, but every time something like this happen the office is closed like they run away from the problems here. I hate it here cant wait to move!!

Was almost killed in this apartment complex about 30 mins ago by a resident. Pulled up to pick my brother up and a drunk Mexican man hops out of a white suburban with a gun and threatens me to leave, he claims I dont live here. As Im speeding away and approach the front gate hes chasing after my car with gun in hand, I almost crashed my car into another trying to speed away. Idk if this is how your residents react but long story short i had to wait for my brother in stater brothers parking lot because when i tried to go back to pick him up the same man was waiting for me in the parking lot, this time out of his car and pacing with weapon in hand. I wasnt going to take the chance. Seems like a huge safety issue if I cant even pick up a tenant at these apartments without having my life threatened.

Came here 3 times to look at an apartment and seem like there is never anyone in the office, they dont answer their phones and the place good use some cleaning.

Worst place to live. These apartments are very run down. I put in work orders they never come to fix the problems. Management is always changing so you just get the run around. They lose work orders. Maintenance never fixes things the right way. Maintenance people are never here for long. Staff is always changing. The pictures they post are not what the apartments really look like. Parking is horrible. You can not even have guest here because there are only 4 guest parking spots.

DO NOT MOVE HERE! Puts tenants at such an inconvenience with redoing the asphalt! Car got towed twice once while in the complex and again while parking in family dollar! Couldnt you work out an agreement with them if youre going to have entire front parking blocked off?!?! Bad planning. Money for asphalt shouldve been used for useful things for the apartments like doorbells, peepholes, screen doors, etc.! And also they couldnt even notify us that we could park across the street at Staters, the tow company had to tell me!!! Extremely unprofessional and I regret moving here!

I loved living here I lived here for 8 years and had to move for better career opportunities, management is super professional and always handled all my issues in a timely manner the assistant manager Elizabeth is a sweet heart she did whatever she could to make my stay as pleasant as possible and I will miss living here and if I ever had to come back i wouldnt hesitate for a second this is a quiet and great place to live thank you las brisas for my wonder 8 years of great and happy memories.

Dark wood cabinets with beige walls. Its a pretty little apartment, at 500 square feet.- the lawn is always green and trimmed here, which my pet and I appreciate. I enjoy taking my dog out for a walk. My front yard is always green and makes me feel like im living in more of a home.- This is a quiet apartment community. I was a little surprised at how quiet it truly is. I am not a fan of kids, and I dont see many here. I have not yet been bothered by any noise or foot traffic, and my apartment is on the main parking strip, so that says a lot.- The maintenance team here is fast. Ive had two maintenance submittals which were completed within a day or two. I also appreciate the convenience of submitting a request online. Its a very easy online system that I can do many things from, including paying my rent.- The leasing staff up front is very sweet and professional. Sana, Elizabeth, and Donna have always helped me with a smile with any question or concern I had.WHICH BRINGS ME TO THE CONS.....Cons:- There seems to be a cockroach issue here at Las Brisas. After reading reviews prior to moving in, I already knew this might be a potential issue. After discussing their active approach, my worries were put at ease. Every tenant must pay a $10.00 maintenance fee, which bug termination is included. Unfortunately, it is not mandatory for every unit to get sprayed, it is up to the tenants discretion. Of course, after only a few days of living at my new place, I started seeing cockroaches. I informed management, and my unit was sprayed the following week. Unfortunately, I havent seen any improvements thus far. Cockroach activity is still high, particularly in my bathroom and kitchen area. I dont know what else to do. Spot spraying wont do anything for my case, as the cockroaches are in the walls and coming from the vents and attic of the building. I understand that this complex is very old in structure. I just wish something more powerful could be done about the cockroach infestation because I know my neighbors have the same problem.- The gate that is supposed to close every night at 7 doesnt always work. Its only in operable condition about 30% of the time. I dont understand why I paid $50 for a gate key when Ive hardly had to use it. I wish the gate would work when its supposed to. These arent the cheapest apartments but that is okay, I dont mind paying for the things that are important to me. Such as safety (closed gate), bug free house, and quiet and well maintained.With the exception of the cockroaches and gate that doesnt work all of the time, I would recommend these apartments to a friend.I really do like my new apartment and cant wait to see the improvements to be made!

First and foremost its the money. Their is no rent control in San Bernardino County, and management takes advantage of renter. Renter pays for insurance on Apt with attached landlord coverage rider. Renter pay water for lawn and unit. Pest control,trash,maintenence,administration, fees all paid by Renter. City of Colton water base fee also paid by Renter. No assigned parking, unless you pay 50.00 monthly . 95 dollar monthly increase to renew lease. I have excellent credit so I wasnt interested in their game to sign up for credit reporting. Ask the question, what does landlord pay? If I am buying, I expect to pay everything, not renting. Old building with no refrigerator and small stove,no dishwasher, heater inop. Depressing living, no security cameras. My car window broke by someone unknown.

Ive been living here for the past five months and it was great at first but then when summer came around i began to have a problem with cockroaches. I asked them about it and they said they would send someone to spray. The first time they sprayed the roaches came back a few days later. They sprayed my apartment 3 times and yup still infested. I cant even make food here because they contaminate it as soon as I cook it. My oven is infested so when I turn it on a large amount of them run out.Stay away. This place is a joke.

Nasty.baby cockroaches.my studio was clean when I lived in it amd when I moved out get somehow you charge me for things ive never even did .$80 for cleaning?its your property thats what u do before someone moves in idiots.and my place was spotless.damages wow really i lived alone and kept to myself amd cleaned every night.you guys say i took a remote?for what what remote haha you guys are scandalous man im so happy I left.not to mention all those loud crips every night fighting over baby momma drama.the only good i saw was stater bro and the dollar store.its gross there walls thin no parking i cant even say more Im so pissed.

Worst place to live in!!!!!! We lived there for 6 months which were the worst months of my life!! We lived with cocroaches and RATS!! yes you heard rats. Told the office and they NEVER believed us. My husband has proof and PICTURES. I WOULD NEVER RECOMMEND THIS PLACE TO ANYONE EVER IN MY LIFE!!! JUST A DISGUSTING APARTMENT COMPLEX. Most horrible apartments I have ever lived in. They have mold and roaches in the apartments. The play ground they claim they have has never been open to the public, they just say its under maintenance yet has been that way for 2 years plus. They will find any reason to tow your car. The cops are constantly at the apartments whether it is for a noise complaint or domestic disputes (which are constant!).The teenagers that live there constantly throw footballs or soccer balls at your windows, they have climbed on the roof of my apartment and will go through the garbage just to destroy thrown away televisions or anything they can get their hands on and on top of that the dumpsters are constantly over filled leaving trash all over the floor which the maintenance workers do nothing about. I have had trash left on the side of my apartment and stuffed in the trees and bushes for days. I would suggest you do not live here, it is a waste of money and your personal time.
