Pam is one of the most organized and professional community managers I have ever dealt with. Her communication was incredible. We deal with many HOA’s and communities and I just want to say what an asset she is to this company and property. 👍👍 She made our job much easier! Thank you Pam!

Clean, efficient RV Park with friendly and helpful staff. Quiet. More of a city park with sites fairly close together. Small pool. Nice rec hall and shuffleboard courts. Staff works with your needs well.

Great Park at a reasonable price.This park is awesome. It is well kept, tidy, clean and neat. The trash is picked up regularly and the bathrooms and showers are cleaned daily . The people are very nice and polite. The pool always seems clean. I have no issues at this park . Best kept secret in Clearwater. Ive never had an issue with the office. Pam has always been polite and down to earth. I dont understand the low ratings from others . This place feels like home.

The park it self is nice, the people here are really great too. But the management is absolutely unbearable. It would be 5 stars but the management is so bad that I would give zero stars if that was an option.Edit: in response to Avalons comment, not absolutely no one has been in contact with us even when we go to the office to ask a question we dont get an answer.

Lived here 2 years. Great park with reasonable prices is hard to find. Would stay but need to upgrade. All homes here are park model RVs or smaller. Thanks for all the hard work Avalon.

I live here in a camper for 3 months. The people who live here are all super friendly, feels like a good neighborhood. The bathrooms and showers are always clean, and the laundry on site is nice. Theres plenty of machines and cost less than local laundromats. The staff was quick, friendly, and helpful. Theres a big clubhouse with events and a bunch shuffle board games out front. Oh the pool too ♡ clean and never too crowded so far.

I lived here for two months. It’s smack dab in the middle of Clearwater! It’s a very safe clean RV park considering your in the inner city. A small pool and laundry is on hand. The regulars that vacation there are a great group! I had fun there...

Pam (the manager) was nice enough on the phone and in person.Restrooms were clean. Sites are on grass/sand. Tight for a long Class A.We thought we were in NYC though as every five minutes there were sirens. It was Saturday night and the road noise was awful. Motorcycle, trucks and hot rods racing up/down the road made for a miserable nights sleep. We checked out early. We wont be back

Great place to get affordable housing

Stopped to see if we wanted to move there. Looks clean and staff friendly. Only 2 seasonal spots left. Were looking for yearly

The location is convenient. The price is reasonable. The wifi is not bad and I encountered mostly friendly folks. However; my site was not at all level. The sewer connection was a loose rubber gasket that couldnt stay in while draining (see my picture), there is no space to hitch and unhitch, the rec hall is closed and I had to wait nearly an hour just to get checked in (partly blocking traffic). Apparently the office staff was out to lunch and I tried the two numbers given to get someones attention. No answer.

A very nicely run and very affordable RV park. Convenient to everything. Pam the manager was very nice and very helpful. Lots are wide with concrete patios.

Wish I could give this place 0 stars. This place used to be an ok place to stay but with our current manager its not. The manager Pam weeks is against the lgbt community and POC. She will find any reason to harass people writing people up several times. Her and her husband (also an rhp employee) have talked negatively about me to other residents using derogatory lgbt terms. Contacting corporate is useless as they dont respond. Ive been written up 4 times for absolutely nothing in two months. I will include the latest today being written up for their lawn care not doing their job. Its really sad that a corporation allows such nastiness to go on.

Love this park and I have many friends here. Its just too bad the manager is rude and completely petty when it comes to about everything. Or so at least I have heard from the tenants in the park, so I am glad I dont live there.

Wow unbelievable how many rvs you can stick in such a small space. Must be a cash cow to the owners.

Apparently my opinion was not handled well by the staff so I apologize. This park is awesome. In no ways do they pick and choose who follows the rules nor do they treat you differently if you just wanna be left alone. They treat everyone equally and fair here. They are NEVER rude to people who have opinions and take everything like the adults they should.

Blaze and I loved our stay at Avalon

I HAVE BEEN WORKING FOR CUSTOMER SERVICE FOR YEARS. I HAVE BEEN A CUSTOMER FOR YEARS (WHICH IS OBVIOUS) AND I HAD NEVER RECEIVED SUCH DISRESPECTFUL SERVICE UNTILL TODAY. I RECEIVED A CALL FROM THIS RV RESORT WITH A WOMEN ON THE PHONE WHO BUSTED MY BEHIND RUDELY ---> BECAUSE I FORGOT TO CANCEL AN ARRIVING

RV park is clean and neighbors are friendly..Staff is amazing !!!

The management corp and their staff are shady as can be. Offered to help moving my 5th wheel and recommended an employee who drug it out to the last possible day, citing one problem or another until I called a transportation company and then the sniveling maintenance worker comes to watch and tries offering $1000 to save me the headache. My unit is worth well over 10k, and I dug it out of a neighbor that this is common practice. Cheapest family park around, but theres a reason, theyll even fine you for not taking care of the lawn, which the lease clearly states is included in lot rent.My suggestion is to steer clear of this place and their shiesty habits.

Have lived here for almost a year, and management picks and chooses who has to follow the rules. Police called MULTIPLE times for issues on 1st street. But managers friends live there, so ... the issues persist. Residents with outstanding warrants for their arrest, tenants wearing ankle monitors, murder/suicide ... I sleep with a gun under my pillow!!

They run games by not getting you a lease there. I have two twins that live there and they refused to give one of them a lease and they have the same work history and living history and never been in trouble. they pay 605 a month just to live there when they could pay paying only 333

I hate it here.The place is dumpy. The pool is awful.The laundry facilities are awful. They padlock them in the evening.The dumpsters in the middle of the park are constantly overflowing.They have no standards for the RVs on site. I see them broken down.I had one sitting next to me for months with no one living in it and falling apart.They tell me different rules every time I see them.They allowed my neighbor to complain to them and brought it to me that the neighbors shed which is on my property and pointing at my RV. That I needed to provide a walk way on my property of at least 3 feet so they could access their shed. This is on top of the 3 feet of flower bed on my property that they already have.We told them we want to leave. Well, if we do theyre gonna keep my $700 deposit.With the number of trailer park models here. Its more trailer park than RV park.STAY AWAY FROM THIS PLACE

This place has gone downhill since my positive review last year as the person running it has been more interested in sharing everyones private info with everyone outside of the company, they never give out notices anymore, expect you to go to the bath house to see any postings, our grass had not been cut by them but that was part of the lot rent. There are so many more things wrong that I cant even list them all here. If they do not get different management I would not stay here long and definitely wouldnt do long term as they like to find a way to keep your deposit no matter what you do.

Nice mobile park, children allowed it seems. Resident says it is getting more run down with new management. Hope this isnt ongoing.

A lot of noise in this park motorcycles loud cars, and apparently my Fifth Wheel is too large for the site they put me in and want me to move. Not a problem I’m moving to another park.
