This escrow company was the BEST. Everything was completed on time and without any issues. Justin was the most professional escrow officer I have ever worked with in all my experience of real estate.

What a disappointment this experience was! After being solicited by their sales team for future business. Here are the facts: I was offered a ‘free’ escrow for my sellers to give them a try. Well there’s truth in “you get what you pay for”. In the first 3 days there were 3 financial errors. The sellers net estimated proceeds sheet included escrow fees on our ‘free escrow’ then a revised copy reflected a $7501 charge for a home warranty. At mistake 3, I was done but unfortunately committed to hang in there. The file was pulled from the assistant then passed along to the office manager. Things improved but still not the stellar experience I would want for my clients. Email communication for electronic signatures were claimed as never received days and days later but later located in spam (which should be checked frequently for what may have slipped through the cracks) Then the disbursements, close a file on a Wednesday to be told on Friday “your closing package will be in the mail and you can expect to receive the following week” Translating into my receipt of the hard copy of my file and my commission check to be expected 5-7 days after closing! Most escrow companies get the agent their closing package 1-2 days after closing the file and they utilize a messenger service. Arbor One uses the old pony express necessitating me getting in my car late on a Friday afternoon to make the more than an hour long trek on the 91 freeway with its infamous heavy traffic before they pulled their “checks in the mail” routine on me. I just wanted to be done and over with this escrow office as soon as possible. The mistakes and frustration of working with them just needed to end. On a positive side, yes, my sellers netted more proceeds but everything has its cost. My clients were the recipients of more net but at the expense of my having to be frustrated with the service, catch financial errors of thousands of dollars not once but twice making the entire experience one a busy realtor has no time or patience for. The final act of my jumping in my car to drive 3 freeways then a winding Carbon Canyon Rd on a late Friday afternoon was just the cherry on the sundae to walk in and ask for my closing package. There is no free lunch and you get what you pay for sayings are so true. My final words out the door were “I will NEVER be back, never” 34 years of real estate experience and never has the quality of experience been this horrendous. I understand human error but errors when attempting to correct previous errors are so not worth the increase in net to my clients at the expense of feeling so uneasy, untrusting, frustrated and ultimately inconvenienced from the start to the end. NEVER again.

Also thank you so much to the Owner Christian Perez there was a slight hiccup at the start with another notary but he went into action immediately and had someone at my home within minutes. He was incredibly professional not many company’s let alone owners reach out to resolve a minor delay and check in after to make sure I was pleased as a client. Avoid at all costs...we were forced into using this company by the sellers of our home purchase. $125 email fee? Miscalculations on closing statements that ended up costing additional wiring fees? 2 separate charges totally $350 for 1 notary? Buying a house is expensive enough as it is, this company will NICKEL and DIME you for items that other escrow companies dont. If you have a choice, this shouldnt be it.....

Ive worked with the Rancho Cucamonga office of Arbor One Escrow, they also have offices in Chino and Riverside, CA. I have closed several transactions representing both buyers and sellers with Jennifer Young, and now with Amy VanSlogteren and her team. Their fees are very competitive, their service is outstanding. The office is beautiful with plenty of conference rooms and the office location is perfect too. The staff are very professional and always helpful when weve encountered extraordinary issues. They work with all real estate offices, so give them a try and I guarantee you wont be disappointed.

One of the best escrow companies in the Inland Empire. They have several locations, but I have had excellent service from specifically Amy Van Slogteren and her staff located in the Rancho Cucamonga branch office. They are extremely knowledgeable in their services and have always been a step ahead of an escrow in process. I like the fact that pretty much everything is done online which is a huge time saver plus being green is a good and proactive. Pricing has been fair and a little on the low side based on other escrow company fees. The office environment is very inviting and staff has always been professional and courteous on visits. Parking is a little limited, but I have yet to have an issue on my past visits.

Had a terrible experience with Arbor One Escrow. The general escrow manager is incompetent on multiple occasions. First, she didn’t arrange a public notary for us, didn’t mail paperwork to us, did not send fedex envelope, and did responsed to multiple emails from our loan manager. We ended up on the last day before expiration of the locked loan rate, had to print the documents ourselves, figure out all the different paper sizes, work with personal friend who is public notary but without experience of real estate paperwork, rush to FedEx store to mail the package. Because of this, inevitably we made a few mistakes and had to fix them next day. That is just the beginning of this terrible experience. Afterwards, we were over charged on closing cost and multiple other disappointments. It seems this general escrow manager needs other people to do her job all the time otherwise she will screw up. I tried to call the owner to complain. Guess what, no response to multiple messages. I am done with them. For my future real estate investment, my first request is to NOT deal with Arbor One Escrow.

Arbor One failed to distribute funds properly during our closing which resulted in our home warranty plan not being inforce. We had an HVAC claim and I only found our our policy was never started when I called to make a claim. I called arbor one and they did send a check for the premium and admitted their mistake. Home warranty wouldn’t cover the loss since technically it happened before the policy was started, all because of Arbor One’s negligence. We ended up paying thousands of dollars out of pocket to replace the HVAC unit ourselves.Arbor One refuses to reimburse us the full cost even after agreeing this was their mistake by not sending the check out when they should have. They have paid us a small fraction of our costs but we have also learned this same thing happened to a couple other home buyers as well. I’m not sure how their cases were settled but I wouldn’t hold my breath that they were made whole either.WORST EXPERIENCE I’VE EVER HAD WITH A ‘PROFESSIONAL’ COMPANY.
