After waiting 2 months for my deposit to be returned... TWO MONTHS, I was billed 10.00 instead of getting my $600.00 back. The reason was it took 2 people 6 hours to clean my old place.. It was spotless except for one room, my vacuum belt broke so I couldnt vacuum it. Guess it takes 2 people 6 hours to vacuum a room for $600.00. I had family there as witnesss because they helped me move a few things out. Never rent from them again. Did I mention when I moved in I said I dont want to have to move out next year or have the price go up, was assured it wouldnt. Well when it came time to renew my lease my rent went from 600 to 1100 or 1200 lol. Was told they wanted to rent it to college kids per room even though I was promised it wouldnt happen. They lied to get me to sign the contract smh.
My wife, kids and I have rented from EIP for 3 years now, a 6 bedroom/3 bathroom.Weve had the opposite experience as some of you have.Some of the reviews are really negative.We always pay our rent when its due, and they never bother us.If something breaks, they send someone to fix it in a timely manner.Its a nice place and its well maintained.They have a few hundred properties, so if you dont like yours, ask to shift to a different or better one, the people in the office have been good to us.
These people are HEARTLESS They do not care about their tenants AT ALL talking to them is like talking to a brick wall they never fix any of your problems and they NEVER email or call back unless it’s for the rent money. They have terrible communication skills and are downright rude for no reason. All they’re worried about is taking your money do not rent from these people you will regret it.
This property management is terrible. I have been here for 5 years and honestly the only reason I stayed because it’s cheap. They do not respond in prompt time but badger you about their rent. Poor customer service, low quality buildings, and terrible property managers. They have broken many violations as far heat/air conditioning, mildew and mold forming in a broken washer filled with water (took weeks for someone to come out), maintenance men walking into my apartment without notice, has emergency maintenance but not really, fire alarms did not work, did not have a CO2 detector, and so much. I can literally go on. Please go stay with someone else because these people don’t care but always have their hand out for money. I have been asking to speak to the owner, but they stop me everytime. I hope someone from their office sees this and does something about it. I am done.
I would never rent from EIP again, they told me the last minute I couldn’t renew my lease and I had to be out of my apartment in two weeks. Minding you I’m thinking I would be able to renew my lease, so I hadn’t been looking for a new place. The fact they told me at the last minute and I had to be out in two weeks made me feel like they really don’t care about there tenets. I wasn’t just going to be able to hurry and find a place within two weeks I work full time and go to school full time. They basically didn’t care if I didn’t have no where to go and just wanted there keys back in two weeks. They did not properly give me notice that I could not renew my lease. It was to the point I had to get a lawyer, because I know my rights. Especially during covid right now they are not suppose to make people just leave. EIP has some very crooked people!
Don’t rent from these people they’ll show you an apartment just to lease it to someone else, don’t waist your time.
Im now on my third year with living with EIP, and through out my stay they have always been understanding of outside situations and try to accommodate the tenants situations in order to make their lives a little easier. Any issue that weve had that needed maintenance has been fixed in a timely manner. The staff is always friendly when going into the office, and Ive stayed and chatted with the staff on multiple occasions. My family loves renting through this company and will continue to do so until we move on to getting buying our own home.
Will not be resigning next year at the apartment I live in now or any other location with EIP. Have inquired multiple times about multiple different houses someone says theyre going to get back to you and then never does. I was first in line for one of the house last week... was told to call back Monday... Called back Monday... Tuesday ... Wednesday ... And yesterday and now today to house has been rented .. Dont understand how you can tell someone that their first in line to call back after the weekend and then not answer anybody for a week. Absolutely unprofessional... You think they would want to keep repeat tenants but with the service, trust and respect I can see why the have a 2 star rating. Would not recommend this leasing office to anyone ....
I really love my apartment. When I moved in things where in a descent and smooth condition. The Staff is excellent and show so much hospitality. Maintenance is awesome as well because any inconvenience was taken care of right away. Trust me give them a try I believe you’ll like the properties they have to offer.

They made my move into a more updated apartment at a cheaper price than I was paying before. They did all the hunting for me and I was able to pick the most beneficial place. Recommend going to them especially as a college student.
I have lived in my apartment for maybe 6 weeks now. For 3 of those weeks, my 5 year old daughter and I were without a refrigerator. I informed EIP my fridge was not working and it took them 2 different repairs to finally decide they just had to get a whole new fridge. We finally got our fridge last week but were not reimbursed for any spoiled food and the owner is apprehensive about giving a discount off of my rent because it is a secondhand companies fault, not his. I would absolutely never rent from Reggie Phillips again and cant wait for the end of my lease.
By far the best place to rent. Our experience was the best for the 1st year, so I decided to renew my lease. Attentive and respond immediately. Friendly staff and nice maintenance.
I have been waiting for a call back about my security deposit for over a week now. Mind you I moved out on 07/31/2020. I was told it was a 60 day wait (which I have never had at ANY rental property) to get my deposit back. I was told by 2 different employees last week that they would look into it and call me. I havent heard anything. Im just disappointed and frustrated that a company can be so lax with a tenant that always paid on time and took care of the property. Not to mention we are in the middle of a pandemic. I left a voicemail today so hopefully someone will be reaching out to me. I work in a customer service position and would be ashamed if I neglected someone like this.

This is by far the worst place I have ever rented from leaving me to worry for others who would rent from them as well. In less than a year my best friend and I had our apartment flood at least on 4 occasions leaving mold rotting through our kitchen cabinets. These took many phone calls and emails before getting taken care of months later. The worst part of it all is their negligence. We called about our ceiling fan in the bathroom making a loud awful noise which was never even looked at. About 2 months later, during quarantine, a fire started in the middle of the night in the bathroom ceiling with my roommate in bed asleep.. she was ambulanced to the hospital for smoke inhalation. I was out of town and they failed to contact me. When I called they told me “I didn’t know someone else lived there” and I had to insist they find another place for me to stay with my belongings as I had a lease with them and suddenly didn’t have a place to live. All while paying rent to these people. this was absolutely the worst and scary experience I have ever had renting from anyone and hope this doesn’t happen to someone else. Now Its been well over 60 days with no information regarding my security deposit even after phone calls I’ve made to them. They have promised emails and phone calls back and I have heard nothing.

Made a complaint in person. Came back one day to talk and was told I had screamed and cursed then stomped out of their office...funny since that never happened, I dont scream amd very rarely yell, but Im also not a 12 yr. old teen girl that stomps out of rooms...
Need to get all of their employees on the same page so they know how to answer Peoples questions
